Absolutely BRUTAL. They are very poor at responding, charged us for unnecessary costs at move out from the previous tenants. It was in horrible shape when we moved in then somehow we get charged for the previous tenants issues and damage. I contacted them about the sprinklers system being broken through their portal as instructed and they never replied at all for months. Followed up with no response, due to this I called someone to get it fixed and turns out it needed over $1900 in repairs which is now not being reimbursed. They acknowledged they didn't reply, tried to call someone and they didn't reply and then just left it in my hands. As a tenant I want to ensure the place is in good shape and all the grass would have died which would have been a worse expense and more headache. Be ready for nickel and dimming and less than stellar maintenance program. $20 "Maintenance fee" will be added to your monthly rent so they can buy you an air filter for the AC every single month because we all know how necessary that is. (Bull****) Also the filter they provide to you is hardly worth $5. $90 Rental application- They charged me $45 per adult occupying the house. My wife didn't work and had no reason to apply for the apartment since I would be fully financially responsible for everything. However, they required for us to fill two separate applications so they could charge the $45 twice. Will nickel and dime your security deposit no matter how immaculate you leave the property. Save yourself the hassle and don't even attempt to clean after yourself. You are better off considering your security deposit a move in fee. I got the carpets professionally cleaned, paid for pest control, painted all the walls and still received less than half of my deposit back. The place was A LOT cleaner when I left than when I got it. Their work order system is a joke. My AC broke in the middle of August with daily temps over 100 degrees. I started a work order using their only way (online on their website) and didn't get someone to stop by to even look at the system until days later. I then spent over a week without AC because they were waiting on parts to fix the unit. This repair would have gone a million times smoother if I was dealing with the homeowners insurance directly. I do not feel they respect the renter after you sign the contract. They require you to buy a $25.00 air filter monthly which is added to your rental payment. They have a $10 process fee use a debit or credit card to make a payment. They have a $2.50 processing fee if you pay by check. They have a walk through inspection every 6 months which to me is very inconvenient. When you end your lease they provide you a list on contractors that are optional for you to use. Completely unsatisfied I stayed in a rental home for 2 years with the company the house had its fair share of damages and items left behind by previous tenants. Upon leaving we were charge an absurd amount our deposit was taken and we actually owed them an additional amount exceeding 400 dollars. They have poor communication skills in my opinion and come off very unapologetic about their actions as if justified for charging us beyond our deposit. My advice would be to record everything and keep a record of all transactions and communications they will take advantage of you don't. So here we are 2 years later with an update. I go and considered getting another place. They refused me because they had me down as having not paid for the property expenses I complained about right here in this review back then! If I could give 0 stars to this company I would. First and foremost, I am the household manager. Apparently, even though I bring in more money, handle all the financials, speak directly to management and put in all the work orders, Linnemann will be damned if they contact me first for ANYTHING. Before we even rented from them there were LOADS of issues. Including that we were promised move in for one home that they then decided needed major "repairs" so it was off the market. We decided to rent a home that was 200 more a month, but looked a lot nicer in the pictures. BIG MISTAKE. Secondly, on the second day we moved in to our rental that we pay 1200 dollars a month for, I noticed that the garbage disposal not only had something stuck in it but also was causing a huge leak where the whole cabinet under the sink was flooded. A month later I was given an invoice straight to my account for "servicing" even though that was literally 2 DAYS after we moved in. First strike. About a month later a hint TREE fell in the back yard behind the fence line. I informed Linnemann TWICE and the only reason they took action is because I threatened to not take any part in the pest control effort because they left a giant tree ROTTING in the back yard after being told MULTIPLE times that it was an issue. Their problem? They couldn't decide to be responsible for the tree since they decided it was on the neighbors property line. News flash. It wasn't on the neighbors property line, the original owners of the home just decided a super weird fence line was better than fencing the whole property, I guess. Then literally 2 months after the tree, the AC FLOODS the entire area under the unit and a closet. It takes them a WEEK AND A HALF to send someone out to FIX this issue and we had to waste our brand new towels, pots and pans as well as an EXTRAORDINARY water bill in order to placate this disaster and not have any continued, major damage TO A HOME THAT ISN'T EVEN MINE! To the owners of Linnemann, shame on you. Your company is an absolute abhorrent disaster, dumpster fire. I am more than sure even after using preferred vendors for move out, paying rent on time, having multitudes of pictures and documented evidence of all my experiences here that they will keep our full deposit of 1000 and try to charge us more. If you're looking for a truly decent company to rent from in Copperas Cove, I suggest Dewald. They are modest but they maintain everything and have great maintenance people that actually give a damn and do their job, instead of hiring "cute" girls to do nothing but sit in the office all day and make you do their jobs. Or they will hire a licensed contractor, let them do the work without pulling the REQUIRED permits and again, you're left holding the bag with no recourse because of a little blurb in the contract that basically says "we can do as shitty a job as possible, but we're not liable for anything." I really wish there was an option to rate 0 stars for piss poor management. These people are deceitful and they take advantage. So, first of all, when I paid for my security deposit to rent my place, the unit was listed at $1,070. That's what I was under the impression I was going to pay. When I go to sign my lease, they have an additional agreement to pay for a $20 filter for the A/C unit that is nowhere near costing $20. Which I stayed in that place for a total of 385 days and I only changed my filter once (minus before I moved out) and it still works fine because I never used my A/C until the Summer (I moved in September of 2018). Secondly, if you miss your rent one time they take away the option to pay online and they charge a 3% fee to pay over the phone and additional to go in and pay. Next, I had a problem with my duplex neighbors where they would park their 2 cars in the driveway and allow their GUESTS to park on the sides of our duplex and because Killeen's city regulations allow that, the rental management said they couldn't do anything about it and they definitely could have because they were GUESTS, they don't live there. They could've told them that their GUESTS are not allowed to stay more than 10 days unless they put them on the lease like it's stated in the lease. But because I came there everyday to complain they didn't do anything. The girl Ashley at the front desk acted stupid when I came in to raise hell about the same issue when she knew what the hell I was talking about. And then finally a manger/director whatever the hell her position is talked to me about it and ensured me it will be taken care of and she essentially did nothing either. She gave me her card to call her for any other issues and when I called she never answered. My neighbors also let their dog poop in my yard and I brought that up as well and Linnemann did not enforce them picking up their dog's poop. Essentially, the entire Linnemann Realty of Killeen is a worthless and a scam. In addition, I just got my security deposit email. I moved out on September 30, today is October 25th. They have 30 days to send me my security deposit and they took all of 25 days to send me my money and when I get it back they're trying to refund me $380 claiming that $620 of my $1,000 security deposit was for cleaning. My apartment had wood floors all throughout the place. I literally lived there a whole year with nothing put up on the walls and 2 beds (mine, and my son's room). I cleaned that entire place. Again, there was not much to do except clean the refrigerator, stove/oven, bathrooms, sweep, and mop. I did ALL OF THAT. They charged me $200 for cleaning. $50 for "Marcus Lawn Care" when my lawn was always cut by this guy who is contracted by them I guess, to cut the lawn. I never had to pay for it, but when I move out, I have to pay for a service that you already pay a guy to do. F*** outta here! $60 for "S & P Home repairs" every little dent and scratch in that home I notated on my move-in inspection, so that's not valid. $100 for a rein spection fee because I failed, yet when I did my inspection the lady never told me I failed. She said I was good, now they want to charge extra money because they highway robbing people. And lastly, $150 for a processing fee. Linnemann Realty better give me my security deposit back or I will sue. And they did not attach any receipts, I had to request them. But the receipts are not my issue, they have no right to charge me for these expenses because they are fraudulent and invalid. Give me my money or I will sue the f*** out of yall. Don't play with me. Stay Away from this company!!! We rented a home and were told the home was move in ready. There was mold in the showers and in the ceiling, the floors tiles were coming up in various places and mold behind dry wall. This was only the minor issues. The back room (addon) looked like someone had target practice with th e amount of holes in the walls. The home was advertised as having 2200sf then upon move in we realized 600 of those sf were in an addon that could not be utilized during the summer and were filled with lizards. My wife and I are dual military and moving as many know is a pain so we were truly forced to stay and upon the 1 year lease expiration on we found another home but then lineman would not sign a notice for the new property management company verifying lease expiration. We could have fought this but with deployments and 3 children were just too busy for the hassle. The last straw was when our dryer stopped drying due to almost 6 gallons of water being stuck in the outlet valve that they failed to have cleaned and removed prior to us moving in as a maintenance item until we showed them this was a homeowner responsibility. They still kept almost our entire deposit for items we clearly photographed upon move in and throughout quarterly inspections. Sad... read more

They do'nt offer proration to militarily moves so they jipped me out of $600. My move out was flawless and no damages. When it came time to send me my check for my security deposit they sent it out on november 30th 2019 6 weeks after move out. It's funny how they treat their customers. My best friend rents from them in a "upper-class" neighborhood. I rent from them in what would be considered a lower class neighborhood, and the service we get is completely different. Little do they know, we hang out all the time, and I can hear how they treat her on the phone versus how they treat me. One of the first things they always ask is, "What's your address?" And when I tell them mine, the ma'ams go away, the person I want to speak with is "on the phone," and I get a "I can take your name down, and she'll call you back." I never receive that call of course. However, my friend, whom I'm always with, calls and she continuously gets ma'am, and they do their best to help her. It's pathetic really. At the end of the day, I've never missed my rent, and she'll even admit she has, but because I'm in a lower quality neighborhood, I guess that means I deserve to receive lower quality service? I can't wait to be done with this company. Lately their phones have been saying, "You've reached us after normal business hours..." It's 3pm... Also, from my understanding their maintenance guy is a registered sex offender? Why does he have keys to homes where children, young girls, and single girls live? I did think it was strange how he asked me for some food while he was in my home... I'm just ready to go. Edit: I have officially left the company, happily. And out of a $600 deposit, I received $54 back. The only issue in the home was that my dog had ripped a small section of carpet near a door in a bedroom (which my $350 pet deposit should have covered, that's why we pay pay deposits right?). I spoke to THE OWNERS CONTRACTOR and got an estimate of $75 to fix the carpet in the small room, somehow they jack it up to $280, when everyone and their Momma knows it doesn't cost that much to fix ONE bedroom's worth of carpet. Anyways, I got charged because the CITY would not keep the water on longer than 7 days after I moved out, out of my control... A processing fee for...? And a reinpection fee for...? i rented from the company for 2 years and that was too long. my water heater went out. so the maintenance guys from linnemann came out to fix the issues. but did not have the experience to fix the water heater . so they left still not hot water. i waited 2 day without hot water. taking a bathe by boiling water on stove. as well as washing dishes by boiling water on stove. then a experienced guy came . after two visists from linnemann with no results. boiling water to take a bathe again for about 2 days. the final fixture of water heater.there was other issues but that was the greatest. when moving out my papers was lost. so i had to pay a double fee for carpet cleaning. and other repairs as well . unbelievable i got no refund and to pay additional funds to the company. !!!! i called and no help at all. so of cause i paid the money because i am a honest person. my beliefs is that what goes around will come back to you. no worries . just trusting what i believe!!!! read more

I would give negative stars if I could. Do not rent or buy from Linnemann realty. My wife and I rented from them for 3 1/2 years and couldn't wait to move. In the time we rented from them we had raw sewage back up into every sink toilet and tub in the house twice. The first time in took around 36 hours for response from the maintenance people. The second time it took almost 72 hours after multiple online requests and voicemails. Our second summer in the house the A/C flooded due to improper maintenance prior to us even moving in. It soaked the carpet in the entry closet causing it to mold, as well as causing the area under the air intake to mold. It took Linnemann 3 weeks to have maintenance to come look at it and then we had to pay to have to A/C cleaned for $600. They did nothing for the mold. I put in another maintenance request for black mold for growing in the entry closet and after a few more weeks they sent a guy out to paint the woodwork and did nothing for the molded carpet or the mold in the air intake area. I had to remove the carpet, dry the area and paint over the molded area with mold killing paint. In our last year there we had a leak under the sink and called maintenance out. It was a wear and tear item, which per lease tenants are not responsible for, but they didn't fix it. The plumber said it would be $600-750 and Linnemann again did nothing. I fixed it for $20 and again had to paint the area with mold killing paint because they took so long to respond that the area began growing black mold. After moving out, not only took our entire security deposit, they sent a non itemized bill for more money saying that we owed them for something not cover by the security deposit, but because the only set a total, I couldn't begin to say what it was for. Linnemann didn't tell the owners of the house we had paid the reletting fee and they tried coming after us for back rent after three months. Things were fairly okay with this company until inspection time. First of all, you have to use their approved list of vendors for services (carpet cleaning, lawn maintenance, etc.). If you don't, you probably won't pass the inspection. They charged me for a broken dryer vent cover, which probably was already broken when I moved in. They don't communicate effectively, not even notifying me when my inspection was done so I could call utility companies and turn off service 5 days after inspection. Plus, it took over a month to receive my security deposit minus the broken dryer vent cover fee. If they do the inspection upon your turning in the keys, why does it take so long to get a security deposit back? I've been told by tenants with other companies that other companies include pest control and lawn maintenance with the rent. Not Linnemann; you pay for everything with them. The employees aren't that friendly once you sign on the dotted line, either. The only good thing about them is that they handle work orders fairly quickly. I regret 100% using this company in order to find a property here in Harker Heights. I have moved multiple times due to being in the military. Because I am in the military I can't just fly to a state I'm moving to in order to look at the property before I rent it. I have never been so disappointed with a business. I moved from Fort Bragg, NC to Harker Heights. After a 1,200 mile trip I arrived to my new home and was shocked by how unkept this property was. 1. Dead bugs all inside the property. Huge cockroaches scattered everywhere (luckily they were dead). I even had dead cockroaches in my showers. 2. The carpet installed in this property is a joke. It literally looks like an 8yr old did it. Strings from the carpet are all over the place. There are multiple places that the carpet isn't even nailed down. You can literally pick it up off the ground. The carpet itself is in horrible condition. Stains all over the place. Burn marks all over the place. 3. Garbage was scattered throughout my yard. Old metal chairs were left in my yard. Old metal pools were left in my yard. 4. Light fixtures have different color/style light bulbs. One is literally hanging off the wall. 5. The shower curtain rod isn't even installed. I found that out whenever I opened the shower curtain and the whole thing fell off. 6. The first night here I tried to take a shower and couldn't without the whole tub filling up. The water would not drain. Had to go to homedepot and get supplies to unclog the drain. I spent nearly 30 minutes pulling enough hair out to open my own wig store. It was disgusting. 7. My AC is leaking water into the hallway. This was the last straw which is why I decided to come here to voice my issues. 8. The house was dirty. There were pieces of carpet all over the place. I guess from the carpet install. Someone was even nice enough to leave a crumbled up receipt on the counter for toilet paper. Can't make this up. Whenever you move into a house or apartment you are given a couple of days to write down whatever issues you find with the property. We were told that we had to take pictures of everything and put it on a flash drive and give them the flash drive. I had to go to the store and buy a flash drive and put all the pictures of the stuff I just talked about above on to that flash drive. In closing, what upsets me is that this company knew I was moving into this property. They had about a 2-3 weeks notice I was moving in here and yet I walked into this house in this condition. I just moved in to this property but I can say with confidence that I will not be extending my lease once it runs out. I will not do business with this company again. In this duplex there is no smoking, of course, drugs also. Well, they have written emails and tried to get something done about the new neighbors that moved in and nothing at all is happening, nothing! All she gets is smart remarks. God will surely have them reap what Linnemann has sown! They said that they drove by to check out the situation, but to just "drive by"? Then was told that they said that they (tenants) smoke outside, really? Any person with a mind knows that they are smoking inside to include the drugs because the smell is strong and aweful!! What if this was there daughter, or grandchild. They would do all that they can to get the situation cleared! I do praise my Lord for this though, because I was going to look for a place with them, definitely not now. Places like Hunter Rentals, and JWC wouldn't even put up with stuff like this, and that I do know! The people at Linnemann's act like my daughter and son in law is lying. They are good young Christian people who would do nothing to someone just to get them in trouble, not to mention, again, I smelled it. I pray for my heavenly Father's judgement to come upon this place, and those in the office who choose not to do anything!!! All people want to do to is live in peace and harmony, but you cant even do that, because its always about the money and never the tenants with some of these rental places. I'm posting this with my daughter not even knowing, because when people are so evil and hateful like this to not even do anything, it makes me upset, and its a sin against my Lord to not do right. With my Lord's help, I will find them another place. Please future renters, check reviews on places like this, and pray before you sign a lease with any rental place, but especially this one!! Jesus saids offenses will come, but Woe, by whom they come! (Luke 17:1-2) It hurts me that my family is going through this, and nothing is being done, but God's Will, will be done, you can be sure of that!! Just don't do it...don't rent from this company. There are plenty of other companies in the area that offer the same services but do it better. We rented from this company and it was a headache from start to finish. Never again will I deal with them. Nice until you sign your contract and then it all goes downhill from there. read more

Horrible company!!! DO NOT RENT with these people. They are horrible, they have an attitude of superiority towards their costumers. Their costumer service truly sucks.
