    I will begin this with saying, the place was great AT THE BEGINNING. It's time to renew now, as I…read morepaid 6 months in advance. I paid what would be equivalent to $550/month upfront=$3500. I thought to myself "Ok, $500/month apt. Prolly got roaches, prolly not the best neighborhood, prolly not great but it's doable." I'm going to highlight the decent and the bad. Firstly, if you're going to view any of their apartments, please be on the lookout to see if the main rooms have lights in the ceiling. I didn't even think to check for something like this, but my living room, and both bedrooms do not have overhead lights. no biggie, I'll just buy lamps. Go to plug in the lamps, half the outlets don't work and of course the ones that don't work are the most convenient locations. Next, there was a hole in the tub before I even moved in and I've been hesitant to ask them to fix it because I don't want to deal with the rigamarole of trying to get someone to do it correctly the first time, which they couldn't seem to do with my toilet, which wouldn't stop running. I had to call someone 3 separate times because every time they "fixed it," it would just "break" again. Then my sink disposal broke and they took it out entirely and replaced it with a regular sink drain. After that, my in unit AC (which looks like it belonged in a condemned building) started leaking. Put in yet another work order. They came in a timely manner and fixed it correctly the first time And they were friendly. It was a father daughter pair who did great! I was disappointed with the rental, but I remained grateful because the rent was cheap and up until that point, I had only seen a few roly pollies, maybe a spider here or there. And my neighbors are cool and it's pretty quiet for the most part. My renewal inspection came. The inspector doesn't knock, and they initially charged me because my door was deadbolted, but I called and he was gracious enough to come back and removed the $50 "unable to inspect fee." Then, boom. I finally saw the first roach. A German cockroach! I didn't even waste my time calling pest control. It wasn't as if I had completely neglected to do the necessary preparation before this uninvited house gues arrived either. Nevertheless, I put on my cleaning mask, gloves, grabbed my Boric acid, and my Lysol wipes. I vacuumed the carpets, rewashed the baseboards, sprayed so much raid that it triggered my sinitus, and my carpet crack edges as well as any gap, nook, and cranny were filled with boric acid. After this, I was doing my budget to see which renewal option I would choose as they had sent out that email. AS I WAS DOING MY BUDGET IN THE MIDNIGHT HOUR, I passed by my bathroom/AC unit. I was so preoccupied that I didn't notice that I had another unannounced roommate! This one however, was an American cockroach, so I was initially more horrified because of the sheer size, but I was grateful that it wasn't a German cockroach. Now remember I told you they only charged $550/month initially. The renewal rates were 575/1 year upfront, 625/6 months upfront, or 675/month-month. Now if they had've updated LITERALLY ANYTHING, I would've been a smidgen more understanding. HOWEVER IF 1+1=2 and 2+2=4, not only should I not be paying anything more than I already was, but I also would never pick the month to month because they will just raise the rate whenever they feel "a market value increase" is warranted. I understand I am privileged to even be able to write this review to complain, and that I still have so much to be grateful for, but damn! Gas is just as high as it is hot outside, food costs are exceeding the food stamps and it's getting be comparable to eating out, and the minimum wage is still $7.25. It feels unfair to be up charged for nothing. And then the roaches are "my problem", and I don't have a bathroom where I can take an actual bath if I want or non leaky faucets. You can't show favoritism to your own whether it be race, sexual orientation, culture , etc. Im an immaculate cleaner, and for them to take my deposit & charge me for wear and tear damage, items & damage that was alrready present I could'nt believe it. They gave me notice that the owner didnt want to renew after 4yrs;not true they wanted me out.They wanted me out to move someone else in. In the middle of the Christmas holidays I had to find me a place & move. 1 week b4 moved out I found a place. Next I had to get money for deposit & 1month rent. I am disabled and I had to move 80% by myself going up and down stairs with no car. I think I was a good tenant. Have a reason to put someone out. Its time to stand against landlords like this. I didn't receive deposit letter until 4-6 months afterwards. I reach out to Goldmedal in reference to the deposit and charges no response. I will be reaching out to the Governor of Texas, and advocating against landlord unfairly taking deposits, and removing tenants. More laws and regulations need to be in place to protect the tenants. If your on a fixed income or Hud dont rent from them. I had 5 week notice close to impossible to come up with the $s. Agencies assisting the homeless with rent dont send people over there. They're contributing to homelessness & hardship putting folks out for no reason. If I wasn't a fighter Id of been on the streets. Who wants to help you during the Holidays? No luck on my Gofundme.

Delia Gutierrez produced a fraudulent sellers disclosure, failing to disclose severe problems with a property's windows, the correct age of the roof, and a serious and visible cockroach infestation. I was unable to see the property in person before making an offer, so Joanna Pearce saw it, didn't fairly disclose the condition, including an obvious hole in the wall in the kitchen, then had me bid up past the top of the market without doing a market analysis on comparable listings. When I discovered all of the deficiencies in the property via an inspectors report and personal inspection, where I found dead roaches in plain view and dried roach parts in the kitchen drawers, indicating someone had tried to clean them away, and the property did not appraise according to VA guidelines, I opted to terminate. Andrea Thompson advised that I should get a lender denial of funding for insufficient appraisal to produce to the seller to support my termination, rather than the actual appraisal report. I did so, and produced it, but I'm aware that she then called my lender without consulting me and asked for the appraisal report. Given that appraisers generally are not going to do a detailed inspection and are more generous in the prices they assign than the actual market, I did not want to the appraisal for which I paid $500 to be used as a marketing tool for the scam the sellers are running. Moreover, I asked that Andrea include the fraudulent sellers disclosure (claiming a new roof in 2018, and not disclosing known insulation issues with the windows and cockroach infestation) as a reason for termination, and she would not. But she was supposed to be my fiduciary. Although Delia Gutierrez received notice that the property would appraise low, to which she responded, and she had a letter from my lender denying funds for insufficient appraisal, she refused to get her sellers to release my earnest money - mind you, I had already paid $950 in inspection, option fee and appraisal based on their misrepresentations - claiming they needed the appraisal I paid for to make sure the property actually had appraised low. What a liar! I saw on Zillow, that she used my appraisal report to set a new price. They were refusing to release my earnest money, to which I was entitled , so they could get the $500 report that I paid for! On top of deceiving me in order to engage me in buying the property in the first place! No doubt, despite having the inspection report, Delia will continue to lie on sellers disclosures. During this process, when I asked when I could expect return of my earnest money, Andrea Thompson became unusually unresponsive and tried to prevaricate as to the guidance she had given me, leaving me to write a demand letter and work with the title company to get my earnest money back. This process was a nightmare for me due to these women's dishonesty and unethical behavior. Also, Andrea Thompson admitted to me that she's not even advising her sellers to clean up their properties in this hot market - they just see buyers as marks to target and exploit. Truly despicable. A few thousand dollars doesn't seem worth losing your license, but I guess they rely on people being naive. I honestly would not believe the depth and extent of the unethical behavior if I had not seen it for myself.

They think their tenants are their little prisoners that they come into their houses at any time to check for problems without any notices or even respectful discussion . Their maintenance man calling me every year only a few minutes before he comes in and do what ever he wants to my house that i live at. They wanted to remove for crying out loud a tiny chain i put on the door just so i can talk to any person knocking on my door before letting him in and protect myself in a rough area of killeen!!! I can't believe They had a problem with this chain!!! - For crying out loud It's not like I did serious damage to their door! They are always nity gritty harassing year after year after year! I asked them what code violation exactly is a chain on the door and i haven't received an answer back. I told them that i actually made their house more secure with this chain! They also charged me 70$ to fix a kitchen sink saying I caused the colognes even though it's obviously old pipes and wear and tear Rent is cheap and houses are nice but this is the only good thing i can say about them They got ten employees sitting in their office and cannot even take enough time to send me an email notifying me about the fact that they are coming Shame for a company that calls itself " professional property management company"

Shared maintenance fee - I believe taking care of normal wear and tear situations should be on the homeowner & not the tenant, especially when I know I'm not doing anything to purposely damage the home. If I were a homeowner, I'd incur all costs associated with normal wear and tear of my home. With this company, I have to pay every time a maintenance person comes out to repair an issue that likely existed before I rented the place. It just seems like another way to nickel and dime tenants already paying exorbitant rent prices and just trying to keep a roof over our heads in this terrible economy. 2. No contact with the office after 12 - You can't reach anybody in the office after 12 and have to wait the next day BEFORE 12 to be contacted by company staff because everyone is out "checking on properties" after 12. What kind of company doesn't have a receptionist in office to answer phone calls during business hours or some other type of communication portal where tenants can reach staff for general, non-maintenance related questions/issues? Then, when you do speak to someone, sometimes you don't get a thorough explanation that helps you understand what you need to do as a tenant or a response that seems like the company cares about you as a customer or person. If I could've found a comparable rental with a different company within the short amount of time I had to move, I would've. I believe there are better options out there when it comes to rental companies.
