    Dust-coated air duct in our bathroom

    TL;DR: Good location if you're going to enjoy 6th Street nightlife, and impressive free breakfast. Much less ideal if you want to go to sleep early or have dust allergies. The noise levels were unbelievable on two weekend nights. A nearby bar played music loud enough to rattle our walls, audible even over max-level white noise playing in our room. The air ducts were coated in dust, as shown in the attached picture, and we felt significant allergies during our stay. Also don't stay here if you're hoping to swim. The entire pool is barely larger than the bathroom in our room. On the bright side, the free breakfast was an impressive spread, and the entire dining area was clean and comfortable.

    You will be looking at the clock until 2am. That's when the clubs close.

    The clubs next door do not close until 2am. If you're trying to sleep before 2am, good luck. The bass thumping in the room at 1:30am has you contemplating life choices.

    We stayed here for ACL weekend and loved that their lobby was decorated for the festival and even offered free Liquid IV packets! Got in at around 9:30pm and thankfully check in went smoothly since we checked in online. The hotel was walking distance to Sixth Street (about 5-10min walk) and walking distance to lots of restaurants. I love the room layouts of Hyatt Houses because of how much space you get. The kitchen has a stove, microwave, mini fridge, and equipped with plates, utensils, and other kitchen items. It has an island that can seat about 4 people. The TV can swivel 360 to face the kitchen, the couch, or the bed. The bed was pretty comfortable though the pillows could use a little more fluff. I appreciated that there were 2 plugs on both lamps on either side of the bed though they were pretty loose and kept dislodging. I appreciated the full body mirror behind the closet door. The water pressure of the shower was nice and strong. The hotel had complimentary breakfast available but we unfortunately didn't wake up in time for it. They had an outdoor patio area with a fire pit and a small pool. Towards the other side of the hotel, there seemed to be a game area with a pool table. The gym had dumbbells, a handful of cardio machines including a Peloton bike. There seemed to be valet parking that was around $40ish a night? Overall, I was satisfied with my stay here and would consider staying here whenever we visit Austin again because of its convenient location, decent pricing, and comfortable rooms.

    Cheapest hotel I could find downtown within hotel budget. I like the free breakfast and the location is good in that it's walkable to downtown and good food and food trucks, but there are *quite* a few homeless people a block away. No joke, like 6 in one block constantly each day I was there. You need to ask for housekeeping services and cable doesn't have many channels. I couldn't watch the CMT music awards live even though they were taking place in Austin!

    We really wanted to give this location 5 stars, but my wife and I had one small issue with our room #600 after a maid cleaned our room on day 2 of our stay. There was some kind of sour smell emanating from the sofa area by the window. We contacted the desk immediately. They said they would look into it but no one came by to check on our issue, so I found a floor maid making up another room and she came to see. From her face expression even she smelled something odd. So two maid women sprayed our room with some cleaning agents and the issue supsided briefly then came back. We were leaving the next day anyway, thankfully the bed area was the only place to escape the smell. *First off we were VERY IMPRESSED both with the location (2 blocks from the State Capitol and Museums), and room amenities. As soon as we walked in the first thing you see is a comfortable bed and sofa by the window. To which my wife adopted immediately upon arrival to relax by the window even take a nap. The room comes with your own adjustable AC thermostat and on the same floor across from room #616 is where you'll find an ice machine maker which can also be found on floors 2, 4, and 8. There was a very large Whirlpool Microwave oven and Refrigerator tucked away in the cabinet below. The bathroom had a large sink and shower which had neat towels and included shampoo, conditioner and body wash pump containers adhered to the wall in the shower. The water pressure was more than ample while the hot water; responsive. Under the sink a hair dryer. Next up is closet space, nearly a walk in closet with hangers an ironing board and iron.. If a swimming pool is your thing on a HOT DAY here in downtown Texas the Hyatt House has one but nearly the size of a Toyota Corolla Car...LOL The hotel across the street can hold 6 cars in their pool called the Holiday Inn Express. Renting a car or bringing your own the Hyatt House charges $45 a day to park your vehicle inside (WHAT A RIP). As a side note outside of the city limits hotels DONT CHARGE to park your vehicle in their parking lot, but do your research. Parking Outside in the street may be subject to limited time stays and ticketing. Breakfast downstairs in the lobby every morning a real pleasure. Coffee, fruits, eggs bagels etc. Well done Hyatt House. Let me conclude by saying that WE ‍‍ would definitely stay here again if we ever need a Clean Comfortable Secure Hospitable hotel again.     Black mold covered ducts

    If you like BLACK MOLD this place is for you. After unpacking clothes, toys, toiletries and groceries for a 7 day stay my husband couldn't stop sneezing. I stood on the sofa to peer in the air ducts and to my horror black mold was covering the entire opening. The worst part is when we complained they didn't seem shocked in the slightest. If you care about your health at all, stay far far away from this place.

    4 stars for location, value, friendly and helpful staff, and clean rooms. The rooms are huge and clean, the whole facility is too. It comes with a big dining area for their daily FREE breakfast. The staff are all very nice, polite, and goes out of their way to assist. The value is phenomenal, compared to the other Hyatt's and other 4 star hotels nearby. Best of all, this location is great! It's surrounded by restaurants, music venues, and (south) 6th St is just a 5 minute walk. This is my first time in Austin and I absolutely love their nightlife. This hotel is in the middle of all the fun! So glad we stayed here. I don't know why this place gets a bad rap for being two full blocks away from the homeless shelter. First of all, the homeless people are people also, except for they camp every night instead of staying at the Hyatt. Second, they don't litter the streets like described in the reviews. Third, if this is a problem, you should really think about what you're focusing on. Jussayin.

    3.5 stars. The room had a nice view the bathrooms could have been a little cleaner, specifically the shower, The staff was nice, beds were clean and the breakfast was decent. You do have to pay to park at this hotel either valet or street parking which was about 30-40 a day.

    Do not recommend. Had my $200 free people kimono stolen and after reaching out more than 6 times, I have still yet to receive a follow up.

The pricing is on the higher side, but it matches the upscale experience and beautiful setting. For dinner, we ordered the Burrata as an appetizer and the Autumn Garden for the main course, along with an American IPA and a Jack Frost cocktail. Everything was delicious, but the Burrata truly stood out as my favorite. Breakfast was equally enjoyable--we had custom-made omelettes with veggies and avocado toast, both fresh and flavorful. Overall, The Loren Hotel, along with Nido, offers a great blend of comfort, excellent food, and a beautiful atmosphere. The Friday night gathering was amazing. It was a perfect setting on the eight floor to talk, mingle, and meet new people. The evening was warm enough to go outside on the balcony/deck and have conversations and enjoy a breeze. The room itself is large with a water station and a bar. A few short tables were set up for sitting and a few tall ones for standing. They had a nice selection of drinks from beer and wine to mixed drinks. The food included lobster rolls, sliders (chicken and beef), a tray of different veggies and dips, little balls of cheese and something, and aroncini? My favorite was canapés of Mellon and prosciutto. The saltiness of the prosciutto added to the flavor of the melon. This event was 5***** I blame the architect for the room setup. Why would you put bedrooms on the side of a hotel next to traffic. The noise, honking and sirens. It finally quieted down around 11:30. Saturday was also an issue. They do provide ear plugs and sound machines, neither works for me. I was also surprised there was no lotion in the room. There was no microwave. Everything else in the room was top notch. Robes, slippers, a safe, a bar, and fridge. Overall, the noise is what created the 3*** rating. That was very disappointing.

While I mostly kept to the hotel, when I did venture out, I found that there were lots of great dining options within walking distance. My only nitpick is that the Wi-Fi was unreliable, which I've seen mentioned in a few other reviews. My first night, there was an outage throughout the entire hotel. If this stay were not reimbursed, I would have removed a star considering rooms average $500 a night and reliable internet access is expected. However, I was given 2,500 bonus points after calling the front desk when I first noticed I didn't have service. Completely unexpected but very much appreciated and yet another testament to the great service here.

The staff members were super nice and I really enjoyed the flavored waters in the lobby and that the reception desk gave us bottles of water when we checked in. I so wish I'd taken a picture of the shower! The shower was luxurious and I started each day feeling like I was showing in a spa. I definitely will stay here again next time I am in Austin!

The "Butler Pantry" in the morning is kind of a joke. The decaf coffee was cold and the regular coffee was empty one of the three mornings. The Biscoff biscuits and apples were inadequate to qualify as anything other than a nice gesture. The restaurant was closed one of the nights for a "private party" and booked the next night, so we were not able to dine there (we were busy the third night). The accommodations were nice and the shower was great, but not worth the price we paid. We had to call room service for ice, so that was kind of a pain, but they were very quick in bringing it, so not a big deal. I would not stay here in the future.

Upon…read morewalking to our room into the main hallway, there is a lingering musty smell that lingers. We had a clean and tidy suite on the first level. Two double beds were comfy and plenty of towels. Our first night's stay was decent. Surprised to know they seem to use softened water because it made our skin feel slippery. I noticed the shower gel holder was falling out of the wall. A precarious situation of having to carefully pull the mechanism to dispense without pulling too hard. I did notify the night staff but the next day, it didn't seem like anyone came to fix it. No extra body wash or soap was provided even when I asked for some. The wall sockets with the en-suite appliances was not usable. The electrical outlets weren't working so we couldn't toast anything, use the kettle, or the coffee machine. Couldn't find one with a GFCI breaker to reset that side so gave up. Interestingly, the full-sized fridge and microwave were working ok though. The rod for one of the window curtains fell off while opening them. Because it's floor to ceiling we just left it alone. The common spaces around the property are well decorated, from the Library, Executive board room, kids corner, gym/yoga studio, and outdoor lounge space. Although, the snack/tea/coffee station with Keurig isn't filled maintained often. We had to ask the night staff to refill the water for tea and the lobby water dispenser was constantly low as well. On our second to last day, I found the hot water and still water station downstairs at Simona's. Pros: Clean, comfy, affordable stay. Enjoyed the bottomless drip coffee $5 and their signature Breakfast at Tiffany's latte. Also appreciated them letting us do late checkout and upgrade our room. Cons: Complimentary water station, Keurig / snack station, overall maintenance of room amenities could be handled better. Warning: If booking from 3rd party (BILT, Capital One Portal...) the added parking is not the same price that's on Colton's House's website. It's actually $40/day (with in/out privileges). However if booking directly through Colton House for stays, parking is 50% off at $20. Would we stay here again in the future? Most likely not. For an SLH property, we may look for another better-maintained option in the future.

There's a food truck instead of a restaurant! That's progress. Simona's is its coffee-and-cocktail bar in the lobby! I spent a full day at the pool. A beautiful choc hotel. A huge flaw is you need a key to get everywhere. You cannot go park and get to the lobby. You have to use a key to get from your room floor to the lobby. That's just weird.
