I've been renting property for the last 17 years of my life and never have I dealt with a less flexible and more untrustworthy staff in my life. Maintenance was always good, but the office is a laughing stock. I went into their office close to 75-80 days before my lease expired to ensure I follow the proper steps for move out and expediting my departure from my apartment and property. When I asked the front office what needed to be done they provided me with a pricing sheet and said to ensure I gave them a 30 day notice. I return about 32 days before my lease to ask what if anything I need to provide to make sure they're aware I'm not staying at which time I'm told that I had to have done this 60 days prior. instead I would be paying for an additional months rent at double my agreed upon monthly rate, or I could buy myself out of my lease for an additional 2k. I opted for the 2k because otherwise I'd pay $3500/mo for 45 days. After explaining the misunderstanding the property manager advised me he would not be assisting or waiving either fee as a courtesy for a tenant who's Felt duped. As I'm moving out, I go back into the office to ask for assistance with a walk through to ensure I do not incur any additional charges. The property manager tells me they don't nickel and dime, but we clean and vacuum anyway. I then get a statement emailed, not even mailed or certified that I owed them more money and they'd be keeping my deposit for a cleaning fee. And that if it's not paid in 7 days I'll be sent to collections. Long story short...don't rent here, find other options and do not trust Yvonne or bill in the front office.

We had ongoing concerns in our unit involving moisture and visible mold like growth in multiple…read moreareas, including the water heater closet and bathroom baseboards. We reported the issue in writing and requested proper inspection and remediation, especially given that we had a toddler living in the home. Maintenance inspected the unit, but no remediation, testing, or repairs were performed to address the underlying condition. During the inspection, visible dark growth was acknowledged but described as "dead mold". After this, the area in the water heater closet was painted over without addressing the underlying condition. Shortly after, we observed additional visible growth in that same area. Due to this, we terminated our lease under Arizona law after providing written notice. The property disagreed and charged over $5,000 in termination-related fees. The account was then sent to collections while the charges were still actively disputed and within the stated 30-day period. We attempted to resolve this directly and through the Better Business Bureau, but the property has maintained its position based on internal assessments only. We are not looking for a response from the complex, but want future residents to be aware of our experience.

DON'T MOVE HERE!!…read more The first picture below shows a bamboo privacy barrier we hung up on our patio so we didn't have to look at trash 24/7 which is constantly overflowing and very poorly managed by the Acero Val Vista staff (you should smell it in the summertime, the Arizona heat really ripens up the stench). Long story short, the complex manager issued us an eviction notice for having the bamboo privacy screen hung up. Before I hung it up, I checked the lease we signed and it says nothing about not having a privacy barrier on our patio. There are also many other apartments with similar barriers ranging from wood, fake leaves, and tarps. When I asked the manager why they were coming after us specifically for ours (singling us out) she said it "doesn't fit the aesthetic ". Hmmmmm. Sounds highly subjective to me! The main reason we got the barrier was so that we did not have to look at heaps of trash all over the parking lot in front of our place. This is the first apartment complex where I did not get my full security deposit back, despite leaving the unit in excellent condition. They falsely claimed that my carpet was full of pee, which is a blatant lie since my dogs are potty trained and have never had an accident inside. Additionally, they accused me of breaking the stove, resulting in a $700 replacement fee. The only thing they excel at is taking your money. During my stay, management changed multiple times, each worse than the last. I had several times where the roof filled with water and would flood into my bathroom and maintenance would have to fix it but each time it was just a temporary fix. I was also wrongly charged for lapses in renters insurance due to their faulty email system, despite my insurance never actually lapsing. They claimed my address was not updated, which was not true. The office staff are rude, condescending, and utterly unhelpful. In summary, I would strongly advise against renting here. Save yourself the trouble and find a place that values its residents and maintains a decent living environment. Glad to have moved on to a better place.

I think the yard work could improve by my building and I wish there was more parking closer to my unit but that's really it. It's a quiet complex. I feel safe. Exploitative, Dishonest, and Unethical Business Practices…read moreI lived in this apartment complex and experienced firsthand how predatory and dishonest their business practices are, especially when it comes to the return of security deposits. Upon move-out, I was initially charged my entire $900 deposit plus an additional $466 for a full carpet replacement. These charges were completely baseless and seemed to be part of an intentional effort to push renovation costs onto tenants. It wasn't until I began recording calls, compiling video and photo evidence, and asserting my legal rights that they conveniently "reconsidered" and removed the carpet charge, which should never have been there in the first place. Even then, they still kept half my deposit, allegedly for "paint," which I strongly suspect was just another way to squeeze money out of tenants. The apartment was given to me in a disgusting and unacceptable condition at move-in: * Hair in the freezer * Rusted dishwasher * Molded washing machine * Urine stains on the toilet * Bugs in the light fixtures and sink I have video documentation of all of this. There were ongoing maintenance issues throughout my lease. My A/C leaked for a full week before being fixed. The security gate was broken for over 75 percent of my stay with no compensation offered. The leasing office also underwent loud renovations despite being told there were "no plans for renovation" at lease signing, which I also have on video. When I attempted to dispute the false charges, the leasing office gave me the runaround. They referred me to property management numbers that went straight to voicemail, refused to provide anything in writing, and ignored every voicemail I left with no follow-up. Even their so-called "evidence" of the damage, which I requested, was low-quality, blurry, and clearly unreliable. This was a textbook case of malicious compliance. Once I made it clear that I had audio and video recordings of every interaction, including the condition of the unit before and after move-in and move-out, only then did they begin to backpedal. They did not do this out of fairness. They did it because they knew I had the evidence to win in court. They'll likely respond to this review with a PR-friendly line like, "We tried to resolve the issue and reached out to the tenant." This is a lie. I reached out multiple times, left voicemails, and was completely ignored. Now that I've received the partial deposit in the mail, I'm free to share my experience publicly without fear of retaliation. I strongly urge anyone considering moving in here to document everything and prepare to fight for your rights. Or better yet, don't sign here at all. This company preys on people who don't know tenant law and makes the deposit return process a nightmare. Tenants deserve better. *** now that they have responded you can see that they used a PR response.
