People seldom leave rave reviews about chain restaurants, but this may be an exception. I was warmly greeted and shown to my table early on a Sunday morning. I wanted to beat the church crowd. My weight person was very helpful and friendly and made a couple of suggestions about the omelettes. I opted for the Denver omelette and three pancakes. Very filling meal. Delicious and fresh and the lobby was very clean as it was the entire restaurant. I was checked on often to make sure that my coffee cup was filled and everything was to my satisfaction. I used to enjoy this place, a lot. Maybe management was taken over, I don't know. But they have surely gone downhill fast. I had my family with me. 4 adults and 2 children. At first, we were going to be sat at a booth (clearly not the best decision as there wasn't enough room for all of us) My uncle is handicapped so it was difficult for him to get up again and make another circle around the restaurant. After we were seated, our orders were taken in a decent amount of time. Food took a good 35 minutes. I'd understand if there were more customers in the restaurant (now I see why there was not). But it was literally just myself and my family. Not busy whatsoever. Some of the food came and then the other plates we ordered took another 15 minutes. I asked the waitress three times for some soda. By the third time, she finally brought the beverages to our table. Being that we were right by the kitchen and she kept passing by, I don't see how difficult it would be to check in on paying customers. We weren't asked how the food tasted, or if there were refills needed - nothing. My family member asked twice for more napkins. She got 3 whole napkins each time. I asked once and got two napkins. No refills for the water or the soda and the senior discount was not taken off at the end. The waitress was so quick to watch me filling out the receipt to see if she got a tip. That isn't the first time I had to ask twice if the senior discount was taken off for my family members (who were paying for the meal so I know this can easily be done seeing as it is offered right there on the menu) Discount was not taken off. Checking in on guests never happened. I might as well have gone back to get the napkins myself. No refills for soda or coffee. The water was brought at the end of the meal. This is not how you run an establishment. Hope they make some changes. read more

Stopped in a couple Sundays ago after having to get emergency dental work done (not exactly how I planned to start the day). The place was surprisingly packed, but the hostess was super friendly and got us seated pretty quickly. Our server was great--very prompt and on top of everything. The restaurant was clean and well kept, which I always appreciate. I ordered the Banana Foster pancakes and I don't know if it was the meds I was on or just the magic of a good stack of pancakes, but they really hit the spot. Absolutely delicious and honestly, they turned my whole day around. Overall, a solid experience--quick service, kind staff, tasty food. Went out to breakfast with Donna. She chose IHOP in Maple Valley, for their eggs Benedict. We were seated right away. It was a nice buzz in the air. Our server took our order and brought our drinks out. When the food came, It looked good and tasted good, could have used more Hollandaise Sauce though. I had the crispy cut potatoes with mine, which were just cooked right, and Donna chose hash browns. Overall size portions were good,they are a bit pricey for a IHOP. The service was great. Food good. To start off, I would like to say everyone that I have encountered at this IHOP is extremely nice! Upon coming in, we were greeted with a smile and seated right away. I think that this IHOP has more comfortable seatings, because I really like how there are more booths than tables. So down to my breakfast! I ordered the original French toast combo! I've been going to this location for years and while the food is average at best, the proportions are a lot. I mainly visit IHOP for dinner because it's never packed like Red Robin or Applebees. Even on a Friday night I won't have to wait at all for a table unlike those other dine-in places. The service from Leslie is stellar. This is our local IHOP and we generally don't have any issues. I have use this location to meet with longtime friends and sit down and catch up and generally don't have any issues. However, today I was told that we needed to leave because they needed to flip their table. Wow, I am a former restaurant on an owner. I understand the need to flip tables to keep a rotation. But this doesn't apply when your restaurant is not full. There is no one waiting to be seated and there is plenty of seating available. I can understand it may be occupying a section for staff, but there was plenty of open seats at the time. This iHop in Covington WA is our favorite for weekend brunch. Good food at reasonable cost. Service is excellent thanks to the manager hiring good staff. We see the same wait staff for years which speaks to good management. We noticed the manager is also a server. Pablano Egg Benedict and omelette with shredded roast beaf are our favorites. This is a corporate business, so the difference is on the service. I was pleasantly greeted by the host and promptly seated, my waitress came soon enough and asked if I wanted something to drink, I answered that I would like coffee; she replied, black? To this I said, with milk, she says, not cream? I answered no, milk. A few minutes later she comes back with a carafe of coffee and a glass with milk!!!! I am sure I have an idiotic smile of pleasure on my face, after this I know that everything I order it will be GOOD. We have been eating at Ihop for years, and it has always been. One of the breakfast one of us always ordered was the steak tips. They have changed the sauce they cook these in. It was also overcooked. I am sure they don't cook this at each location, it is most likely prepackaged and in portions and seasonings. They made an awful change. read more

I had to remove my previous post and post a completely new one. I've stopped in this IHOP a few times now and things have changed for the better. Even during the Covid-19 outbreak. You are seated away from other people and everything is brought to you in plastic containers or individual salt and pepper bags. The waitresses that have waited on us have always went above and beyond making sure our coffee and drinks are always filled and they check on us every 5 minutes or so. Service like this deserves recognition and I tip them 50% of my bill!! We usually spend around $45 for lunch for two people. Our family went to iHOP to commemorate my father's birthday. He passed away in 2016 and IHOP was one of his favorite restaurants. The food and service were excellent, the reason I'm not giving it a 5 star review is because of the 18% gratuity they added into the bill without my consent. I don't mind giving a tip when the service and food are good but I don't want it forced upon me, and 18%! With the higher minimum wage laws we now have they are making good wages and don't need an 18% tip. We are paying higher food prices to pay their higher wages and then get hit with an automatic 18% gratuity! I will now only be going to iHOP once a year to celebrate my father's birthday. This iHop was my favorite one (nice and clean, better service) until today. I went there with my son and when I ordered, I pointed the sign as well, saying like "10/24-10/31 free scary face pancake for kids". Food was good (my son was expecting to decorate by himself like other iHops let kids do rather than a pre-decorated one by a staff, but it's not a big deal at all). When I got a bill, I noticed they charged the kids pancake so I told the employee, pointed the sign again, "I thought it's free". She said "Yes, 10/24 and 10/31, it's free. Today is 10/25". I said "hmmm maybe you can ask somebody else like your manager?" And she said "That's what I was told." So I showed my email that I received from iHop. "It says through, that means today is included." She was still not convinced that it should be free so I looked around to see if other employees can read it together but she said "If you insist, I can give you discount." She looked reluctant. Uber eats an omelette for breakfast. It was so good and packed perfectly. Pretty impressed even if it were to come from a high end Tom Douglas restaurant. Everything was packed nicely. They "plated" the food nicely in the plastic containers. We didn't ask for hot sauce or ketchup but it was there in a small baggie. Wish more Uber eats restaurants would take a lesson from this particular ihop. Highly recommend as long as the cook that made ours makes yours and the packer puts it together like they did for us. read more

All the food was greasy, my 1 year old non-picky eater did not like her scrambled eggs because they were too greasy. My toast had no butter and they didn't bring any out. I had to request some and it was rock solid when they brought it out, so I couldn't use it. My husband ordered his eggs over medium and received over easy. The waitress was nowhere to be found to send them back. By the time I caught her to ask for the butter, my husband was done with what he could eat and the plate was sitting there with the eggs left on it. It should have been a clue. She was clues. This review takes into considerations to the other 2 times we've been here and service was decent, they got our food correct and it didn't take 5-15 minutes to get what we asked for. Those are the only reason they are getting 3 stars. Sunday night and I'm hoping the only reason service was this bad is because of the number of people that showed up on a tonight. I asked the lady at the front and she stated it's not normally this busy. I understand that places get slammed and it's difficult to provide good service but this was below decent, it was beyond ridiculous in my opinion. It took 2 + hours for our meal, most of that was spent waiting on our food or items we ask for. Our order wasn't correct either. I don't know if the service is like this in the mornings when it's busy but if it is, I'd avoid it. I'll seriously reconsider other place to eat before we return here again. $90 for 4 people that got pancake meals and 1 hamburger meal (which is cheaper than the pancakes) is ridiculous. There are other places to get pancakes that it's not that expensive. Bottom line, between the on average slower service during non-peak times and the continuous rising prices for the same quality food, I think we will find other places! read more

We were debating where to go to dinner when our teen suggested I Hop. After driving around we finally found it - I was looking for a free standing building but this one is part of a strip mall - in the middle and attached. The bonus was we arrived at 5:55 and saw they had a buy one - get a second free for seniors up until 6:00 PM- a good deal. The greeter and waitress were very friendly along with the others on staff who constantly checked to see if all was OK - picked up plates - got take home boxes for left over - all without hovering. All meals were good. I had the eggs, hash browns and Swedish Pancakes. Made just the way I requested. We also had a Banana and Nutella Crepe which was good and the Strawberry and Banana French toast (wife said a little dry). We had no problem giving them 4 stars and would recommend them - especially before 6:00 PM but after 3:00 PM for seniors. :) read more

Tonight my family and I were dining at this location and witnessed something absolutely appalling involving your manager. We were sitting at the tables closest to the front door. There was a woman that had been waiting for a VERY long time for her to-go order and when the manager finally brought it out- the woman began to mention that she had been waiting 30 minutes and was really frustrated about it. She was calm, polite and didn't raise her voice. Your manager immediately began yelling at her. He stated "I have one fu@king cook back there-and he is cooking for all these other people". The woman then stated calmly that there are only a few people in the whole restaurant and that it shouldn't take 30 or more minutes to get the to-go orders out. She told him that "if you guys need more cooks then you should hire more cooks because customers shouldn't have to wait so long for the food." He started screaming and cursing at her again. He said "tell the as@hole owner that-it's not my fu@king fault." She then told him that HE is the manager and he is responsible for getting orders out on time. He then told her to "get the fu@k out of here and don't come back". She was still calm and never raised her voice but as she was walking out he yelled "stupid b@tch" at her. I suggest the owner watch the surveillance video from 1/1/23 @8:30 pm so he can witness this himself. We will NEVER come back to this restaurant again as long as this manager is employed there.
