    I had low expectations when I went to this IHOP. My prior visits at IHOP locations in Arizona have been disappointing overall, especially as far as slow service. I went to this IHOP with a large group of friends, several of whom were visiting from the UK and had requested to go to IHOP. We were seated right away even though the restaurant was very busy. I was impressed with how large this IHOP location was and mentioned it to the server. She said it is the busiest IHOP location in the US. They are open 24 hours a day and are located not far from Disney World. We ordered, and I was glad that even though we were a large group, we were able to split up our orders. We received our food in about 10 - 15 minutes, which was amazing. They had a few servers bring the food to our table so it all made it out at the same time. The server was great at refilling drinks and checking in on a regular basis. I had the chocolate chip pancakes, which were decadent and delicious. I would definitely return to this IHOP location if I'm in the area again.

    Delicious and dependable! We arrived hungry around 8pm after flying in from New Jersey. We were seated right away by our friendly server and drinks and food arrived quickly. My Split Decision Breakfast of 2 eggs (my preference of over easy), 2 bacon strips, 2 pork sausages, 2 pancakes, and french toast was amazing! In fact, my whole family enjoyed our meals. Sometimes the best things are the simplest ones done perfectly right and they definitely do that here!

    I enjoy going to this IHOP. Always greeted warmly and with smiles. Food comes out pretty fast. The food here is delicious. Had the Sirlon steak with loaded mashed potatoes and broccoli. We also combo breakfast with turkey bacon (cooked to perfection). The bacon had just the right crispy taste. Also had pancakes, eggs with cheese. The chicken quesadilla was also good. I like the peppers were on the side. The meals looked just like the pictures. Good value for your money.

    Late dinner in Kissimmee Just your regular IHOP restaurant. I have not stepped in an IHOP in California in years so this was our first time back dining at an IHOP. I must say that our experience here was nice and pleasant. We had just spent a whole day at Epcot and after our transport bus from the park dropped us off back to our hotel we hopped on our car to look for a place to eat somewhere nearby that was still open... it was nearing 10:00p and this IHOP location was just around the corner from our hotel. The restaurant was not that busy but it still had quite a bit of people dining, probably tourists like us that just came from WDW. We were seated right away. Ordered the Breakfast Sampler and some buttermilk pancakes. Food came fast. Everything was good and delicious. Our server was great in checking on our table. We were in and out with happy tummies which I was pleased about since we had another full schedule the next day. Review #1572

    We are traveling so we end up having to eat at chain restaurants, which are. It my favorite. We were seated quickly, but had to wait for a long time for coffee. First we were told they need to make a fresh pot and then all the grounds went into the coffee so they had to make another pot. To top it off, one of our mugs came with lipstick on the rim. Ugh! I had a breakfast sandwich which was egg, bacon, cheese on sourdough bread and I got fruit as a side. The sandwich was good and way larger than I needed. The fruit was old and soft and should never have been served to a customer. My husband's pancakes arrived cold which is ridiculous in a place that is know for their pancakes. Not a good stop on this trip.

    Not only was the food on point, but the service was great! I normally don't have great experiences at IHOP, but this was different. Our server Tasha was so nice and attentive despite the high volume of people. The food was served promptly, at no cost to the taste. Definitely recommend this IHOP.

    You can't go wrong with IHOP. This restaurant didn't fail me on food, service, or cleanliness. Our waitress was fabulous.

    Lone end breakfast I think Dennie's is better. Service was slow and the food wasn't as good. Needs more skillet options

She approached the table, warmly greeted me, and asked if I would like some orange juice, which I gladly accepted. At the same time, I placed an order for their apple cinnamon french toast. Wow, I was impressed with the presentation. Three thick slices of bread nicely browned with cinnamon-spiced apple filling and dusted with powdered sugar. This dish didn't need any syrup. The flavors from the apples was just enough and it was so ooey-gooey good. The meal was thoroughly enjoyed and I received satisfactory service. I am definitely looking forward to my next visit.

Once seated, a busser took our drink orders, and our server came by shortly after to introduce herself and let us know she'd return to take our order. After ordering, the food came out in about 20 minutes, which was reasonable given how busy they were. Portion sizes were generous, definitely more food than we could finish. However, service became inconsistent as we were attended to by multiple staff members, likely due to the rush. We experienced the longest delays waiting for basics like syrup, drink refills, and utensils after the food had already been delivered. As for the food, it was good but fairly average for a breakfast spot. While everything was prepared well, it lacked the standout flavor you'd expect after nearly an hour wait. Additionally, the women's restroom was noticeably dirty and not well-maintained, which was disappointing and reinforced the overall impression that cleanliness could use more attention.

That drink was the main reason we would visit every time we were in a city that had one of these restaurants. We would also get one of their massive breakfasts to go with the coffees and we liked all the breakfast options. But that drink was the driver so I won't return. I'd give a lower rating but I hate to do that to the team at this location - they are really great people so if that mocha is of no consequence to you, definitely try this location.

My honest takeaway: if you go in expecting a Michelin-level experience, make that known upfront and I'm sure you'll be taken care of. But the real question is--should you have to ask for that? There's a lot of potential here, and some things they're doing extremely well. Just needs consistency across both the kitchen and the guest experience.
