This community is really pretty with great views and a lot of greenery, office and maintenance staff always friendly and pleasant if there's an issue. Every time I've had to interact with anyone from the office staff I have been treated kindly and fairly. They are busy with all of their tenants but make sure everyone is tended to in a timely and efficient manner. I've lived in a handful of different apartment communities and this office staff by far has proven to care the most about their tenants. read more

I just moved in. From the first call to the move-in day, the office team has been incredibly helpful and patient. The property is kept in top shape and the maintenance team is prompt in responding to calls for service. I had a minor repair and they responded very fast. A week and half ago, a fire broke out at our previous apartment complex early one morning. That apartment where we were living in was deemed habitable that same day. The very next day though, because the apartment above us was established uninhabitable because of a compromised roof - we were forced to move out. We needed to find something quickly because we did not have living expenses covered in our renters insurance policy to put us up in a hotel. There weren't many options and many apartments were not going to be available for at least 2 to 3 weeks. The wife and I needed to be close to work because of our schedules but most importantly to give our three-year-old autistic son some stability. We found IMT, called and scheduled to see an apartment - we explained our situation to Jeff Dominguez upon meeting him and were given a estimate of how soon we can move in. It was a week from that date. I had anticipated that and understood. It takes time to process an application and to receive approval. Now what we didn't expect was for Jeff to go above and beyond to get our application processed as quick as possible. We completed all of his requests as fast as we could and three days later we were handed keys to our new apartment. We slept on the floor the first three nights but that was OK, we were just grateful we didn't have to sleep in a tiny motel room or in a crowded relatives apartment. Our son is now able to run around freely. We are all moved in now and are very very grateful to Jeff, Jessica, Ashley, and the rest of the IMT staff. Oh and aintenance is prompt and efficient. Aside from that they have some kind and respectable members on their team. To anyone that takes the time to read this review. Do yourself a favor and consider personal property renters insurance and ask about living expenses. I'm familiar with personal property but never had I heard of living expense until this happened. Its what covers hotel cost. Renee apartments obligate you to purchase personal liability. This only covers the unit itself if you happen to damage it. read more

I'm not typically a Yelp reviewer, but I'm so happy in my new home at IMT that I wanted share my experience. First of all, if you're like me...a parent saving to buy a home and looking for a beautiful community with excellent schools and upgraded LA style/amenities, without LA prices, check out this place. Commute is 25mins in the morning to my office in NoHo, and 40mins home in the evening. Endless hiking trails, parks, and a gorgeous town in general. The community has three super clean pools, awesome gym with an indoor racquetball court, a great park, parcel service room, mail room, etc. All upgraded. My second lease with IMT ended just as Covid income circumstances left me needing to downsize a bit. I didn't want to leave the community, and the team was so responsive and helpful in getting my young son (I'm a single mom) and I set up in a beautiful- still upgraded - unit that I could afford more comfortably during this uncertainty. I'm actually even happier in the smaller two-bedroom...the upgrade is modern, fresh, and clean. I have not had any of the maintenance issues mentioned by other reviewers. Literally, have never waited more than 24 hours from my request, and there have been very few needed... If you're looking at this - or any - apartment community, expect some level of noise. Families with little kids, occasional college students, etc. It exists with apartment living. My strong suggestion is to do what I did prior to moving in, which was to walk around the building/unit where you plan to move at different times of the day or night to be absolutely sure you're choosing the right building/location for yourself. Some buildings and units are quieter than others. Also important to make sure you're not living above a balcony smoker. Stay away from this place. Apartment complex has gone down hill fast since IMT has taken over. Moved in about 3 years ago and it has been great however since the new management took over it has been ridiculous. The leasing staff are very rude and attempt to sway you when a problem is given to them. Tell them about an issue you have with your place and they will try to make you feel better and be all sweet instead of addressing the issue. They don't put themselves in your shoes. I know they wouldn't be happy either. Only speaking to a manager gets it done. Should not be that way. Terrible customer service. Maintenance almost doesn't exist. Takes multiple requests and demands to the leasing staff to get something repaired. Online requests do not have any weight. Only going in person multiple times gets something taken care of. Overall would not recommend this complex to anyone now that IMT are in charge. Leasing staff need some serious customer service classes to know how to treat people. read more

Since IMT took over my service requests never get taken care of. I have been trying to add my boyfriend to my lease which the last management company was supposed to take care of. When IMT took over and we realized he was never added they said they have to re-run my credit and I have to pay the $45 application fee again. I am not paying any fees as I was already approved when I moved in and shouldn't be inconvenienced just because they didn't get our records from the last management company. I am counting down the days until the lease is up and I can find somewhere else to live. read more

Let me tell you, they look great and the staff (especially Tannah I believe her name was) make you feel so welcomed and are happy to help with any random questions you may have. After reading the IMT Residential staff's reply to my review, I need to update a couple of details for the sake of intellectual honesty. Their refusal of the facts align with what I came to know of their institutional culture and poor customer service foundation. It is funny that I have an email received on Nov 3rd, 2019 from A. K., their representative, stating that "...unfortunately, we are not a non-smoking community." in reply to my complaints of tobacco and cannabis smell. In the same email, I complained about the trash valet service not picking up the trash from my front-door neighbor, who insisted on keeping the trash can outside, causing a stinky garbage smell in the hallway. I had plenty of unanswered emails and unobserved claims to base my claims on their poor customer service skills. Regarding the grills issue, I once asked for clarification in person at the office about tenants making grills on their patios, and the answer was that as long as they didn't use coal/wood, anything was permitted (of course, they'd use canned-gas grill devices, I suppose). So, they took no action when I complained of my neighbor's grills on the patio underneath mine, the tobacco smell, or the cannabis smell. They indeed made some improvements inside the property with modern LED lighting and an AC remote control. I haven't lived on the property since March 2020, and hopefully, they made some other much-needed improvements. Overall, the property itself is well located, and you almost get what you pay for when it comes to a rental house. What really leaves a terrible impression is their management. I would dismiss many of the property's flaws and shortcomings if the management were nice, considerate, truthful, and really cared for their tenants instead of their rent checks only. However, putting it all together, plus a set of unpleasant and inconsiderate neighbors, I can not recommend IMT Stevenson Ranch. read more

Imt took over from Graystar recently around the time the people above me decided to sublease to noisy walking/stomping their feet and playing musical instruments all night long. I asked them politely to stop. sent imt photos of their cigarette buds twice that went all over my deck..fire hazzard.........And when I mean loud ...like shuffling stomping. Came to find out they are subleased which I knew that since I've been living here longer. The new policy with Imt is no subleasing. They told me that they will be sending them a 30 day notice to leave by California law. The leasing office did talk to them about the loudness. They have gotten a little bit better but I'm writing this because October should of been their 30 days but the girls in the office clearly lied. This is in regards to the pool area by building 10. Due to covid-19 I would assume the cleaning crew would disinfect and wipe down the pool area but they only straighten up the chairs and takes out the trash. How are you supposed to feel safe down there while germs and bacteria linger. I would think IMT would take better precautions because of covid. Also in the garage area there has been dog poop all weekend, because the cleaning crew doesn't clean the garage area only drives by to look and leave. read more

My boyfriend and I lived here and recently moved out. There's a few things we did not like about this community. But mainly dealing with the office staff & maintenance was always a problem. If something broke or wasn't working right in our apartment it took the office staff days to let maintenance know what the problem was and maintenance took their time coming to fix it. The office staff is so unorganized and very unprofessional. Ashley for instance seems like she doesn't know how to do her job. She never follows up and seems careless to help in any way. She will not call you to follow up on anything and when you do call and ask for her she is never there. We would never recommend anyone to live in this community. The most disrespectful, aggressive, and unprofessional pair of management. They lack customer service and down right common courtesy. Was dealing with Kristin, and when I asked to speak to the person above her, her manager yells from her office "I can hear her and she's 100% correct" while walking towards her door, she proceeds to lecture me at her doorway in front of all other staff instead of asking me into her office and asking me what the issue was so that she can hear the issue from the beginning. As a manager you are there to diffuse situations not escalate them. This amongst many other issues we have had to deal with ever since they switched management. DO NOT MOVE HERE! First off the plumbing, AWFUL is an understatement. My sink would back up at least once a day and it would take maintenance sometimes even longer to fix the issue. Also, My bathroom formed a giant hole in the ceiling due to a leak in the upstairs apartment that wasn't fixed properly, "just patched." I know this because the maintenance man told me. After two months this hole was NOT fixed and I ended up moving out early with the hole still in my ceiling. When you pay 1,800k for a diamond renovated apartment you shouldn't have these kinds of issues. The cleanliness of my apartment during my move in was a 4 out of 10 with left over trash, and foot print paint stains. My mail key didn't work for the first four months I lived there and even that was a struggle to get fixed! Please don't get me started on the spiders and cockroaches... Trash EVERYWHERE even though you pay for trash pick up. They charge you expenses that are against California State Law once you move out as well and at that point you see completely different type of customer service. This is not a place of living I would recommend to ANYONE unless you want awful service, and to be charge for random bills once you leave. There's so much more I could add to this review but I feel these few facts are enough for now. Bottom line, DO NOT WASTE YOUR TIME OR MONEY HERE. read more

DO NOT MOVE HERE! I feel like a prisoner! The Manager is a liar and HATES the tenants! That's why she's not available on the weekends and doesn't open her door until 9:30am when most people are at work. I asked her to please keep the lawnmowers and leaf blowers from starting until 9am. Currently they are outside my window at 8am waking me up since I work late. Instead of seeing what she could do she bit my head off and said that she has every legal right to start the at 7am and that I'm lucky that they start at 8am. I was so angry at the lack of disrespect since I am a client, that I wrote my first negative review on Yelp. 3 days later she left me a message saying how she got them to start at another side of the complex. I was dumb enough to believe her. Then 3 days later the lawn mower was again right out my window waking me up at 8am. So now I know you can't believe a word she says. Which brings me to describe my next horrifying experience. I was accosted by a tenant up at the playground. I was sitting there with my dogs and she came at me with her cell phone camera rolling and she got in my face about my dogs. My face at the time was black and blue and swollen due to the dental surgery I just had and this lady was filming me. She proceeded to taunt me all the way back to my apartment. I immediately went to the manager office but the manager wasn't there because God forbid she work on the weekend. This tenant continued to stock and harass me. I AM LIVING IN FEAR AND THE MANAGER REFUSED TO MOVE ME INTO ANOTHER UNIT AWAY FROM THIS CRAZY LADY! The manager did bring us into the office and I thought this issue was resolved, but now that the Manager lied about the lawnmowers, I am afraid that this issue is not resolved, so I AM BACK TO LIVING IN FEAR FOR MYSELF, MY DOGS, MY HUSBAND AND MY CARS!!! The incident was so bad that I am now boarding my dogs up in Big Bear where I own a home. In a 500 unit complex, which isn't full, why couldn't she move us? It's because she HATES the tenants! I cannot wait until my lease is up in November. I will NEVER rent from IMT again! Deciding to live here was THE WORST decision I have ever made. We are also in an "upgraded" unit. The cheep flooring they used is cracking and breaking at the seams, and the blinds have been broken since before we moved in and they never fixed them. The washing machine was old and ruined the brand new bedding we bought, and the manger refused to re-imburse us for them. It took a few months but we finally got a new washer, but meanwhile we have a lot of damaged and stained clothes. So do yourself a favor and save yourself from a lot of heart ache by NOT MOVING HERE! read more

My wife and I have lived here for a year and a half. The first 12 months was fine but ever since September of this year, our experience at IMT has been subpar. In September we were looking to upgrade to a two bedroom apartment. During this process, the leasing office ensured us on the steps that needed to be taken while failing to inform us that we would not be able to move because we did not put in a 30 day notice, resulting in wasting everyone's time. After this, we still considered moving but ultimately decided that staying in our current unit would be best. We were told our holding fee would be returned after 5-7 business days. Then we were told it would be returned after 7-10 business days. We still do not have our money back. Days after our decision to stay at IMT, new water heaters were scheduled to be replaced for new ones. While we were working from home in Covid-19, a very loud, interruptive third party came into our apartment numerous times to install the new water heater while leaving a mess behind for me to clean up. After 18 days, 25 phone calls, seven maintenance/vendor visits, and two weeks of frustration over miscommunications and being cold in the month of December while working full-time from home, my heat is now fixed. I was told that 21 units at IMT had the same heating issue. I even called corporate over the heating issue and was told the regional manger would be giving me a call. Of course, she never called. While the location is peaceful, quiet and has great views and amenities, I just feel as though numerous balls have been dropped over the recent months here. I have no problem updating this review upon improvements to the overall service. read more

Mario did a great job with our plumbing issue. Mario was very professional and very presentable. He performed far above my expectations. We are on the first floor and our kitchen sink was backed up and filling up with water. Mario explained that there is an access point outside of the apartment that is important in solving this issue. Although he was unsuccessful in accessing that pipe he explained to me what the next steps are and that he is working with his supervisor to not only fix it but make it better. Mario cleared the water in my sink, cleaned the sink from all pipe debris, and even fixed our garbage disposal which I didn't know was not working. We do not use the garbage disposal and did not know it was not working. Mario was very pleasant during the entire service. Honestly, the kitchen sink looks better than when the issue started. read more
