If I could give them no stars I would. When we first moved into the building, everything was fine. The owners lived a few blocks a way, we would drop off the rent check on time, if we asked for anything to get fixed, no problem. It was done right away. As soon as the building changed owners that's when our problems started. Every time we got home we had letters on our door, saying to pay rent or move out, pay rent or move out. We submitted a maintenance request a MONTH earlier about the water in the tub not going down. Called and left several messages. We had to shower our daughter in the sink! because the tub was just too disgusting to shower her in! Had to go to our family members house for days! because they wouldn't come and fix the damn tub! Not a single response. They sent in a Plummer here and there and since they couldn't do it, they would send it the next one a week later. It literally took them 36 days to fix that damn tub. I understand the lease says not to withdrawal from paying rent in an appropriate amount of time. 30 days is not an appropriate amount of time and a $5 late fee per day is fair to be waived, but of course they wouldn't waive the fees either. Then the refrigerator wasn't working. I called and called, left messages, sent emails, and sent maintenance request to come fix the refrigerator, All my food ruined. Had to throw out my daughters milk and hear her cry at night for milk, because the fridge wasn't working and they wouldn't come fix it either. same with the garbage disposal - Which they didn't even come fix, my husband just ended up figuring it out by watching a YouTube video on how to fix garbage disposals. And then when we finally were able to get out of the crappy apt. I hadn't even turned in the keys, and they came into the apt. of course started fixing it for the next poor people that would move in, and they threw away my food out of the fridge! I had so much food, they didn't even have the decency to call and ask if I was turning in keys or why I had left stuff behind. Of course I haven't heard from them. With all the late fees we didn't pay - cleaning fees and all sorts of excuses why they wont return my $1500 deposit. Worse experience I've ever had with any management company. If you want to be able to sleep at night, trust me - You do not want to live in any of their units. read more

I wouldnt ordinarily give a rental management property 5 stars, because lets face it... it is NEVER a pleasant experience dealing with any kind of bureaucracy, especially not one that can directly effect your living situation. That being said- I give 5 starts because I feel like their current rating is very undeserved. I dont think Ive ever lived in any rental property in which getting a deposit back is easy, or maintenance requests are always immediately handled. What has to be remembered here is that this is Los Angeles, and companies like these are dealing with hundreds, if not thousands, of people who all have something to complain about. To be honest with you, I havent had any different experience renting in a building owned by this company than I have with any other rental company in LA County. I havent had an issue having my emails answered, or having standard maintenance requests filled. A few months ago my toilet started overflowing and they were there immediately to prevent water damage from happening to the lower unit. I think this company is pleasant to work with and part of my 5 star rating is how they handled my application despite my really unusual job situation. I recently started living off my freelance work and as such.. it hasnt come time for me to file that kind of income tax... and the only "proof of income" I had were bank statements showing deposits and payments flowing through my account regularly. They worked with me. I appreciated it. They dont deserve such a bad rap. They havent been anything less than courteous and helpful to me since Ive started renting with them. read more

THE WORST PLACE TO RENT!! THE CONTRACT IS ALL FALSE ADVERTISEMENT! DISHONEST COMPANY! There's no onsite manager which makes it hard with other tenants no one respects your parking or they park behind you tenants don't care if you need to go out they won't move their car. It's "non smoking apartments" everyone smokes here you come in and it smells like a cheap hotel! It's a "no pet policy" everyone has dogs! Worst part the dogs are outside with no leash!! Apartments are infested with roaches and all they do it's call a pest control which only puts gel and that's it! It's hard to get these people to fix something in the apartments they raise the rent but the apartments look like crap from the outside! Parking lot is not gated which everyone can come in and out when ever they want the kids are always playing in the parking lot and scratch cars! This is a bad bad place to live! They always change managers you call today and tomorrow there's another person that's manager every single manager that they hire for these apartments always have a bad attitude! Very rude and unhelpful! They give you until the 5th of the month to pay rent but if it's the 2nd or 3rd of the month they leave a note on your door that you need to pay worst part everyone can see what they wrote since they don't even leave it inside an envelope! And once you decide to rent somewhere else they take 100 dollars of your deposit to pay someone to clean the apartment which that shouldn't be done unless you leave the apartment in very bad condition. read more

When I saw negative reviews about the properties and working with Ingenious, I was a little hesitant to apply. However when I moved to LA I was in a really big bind- I had no credit history since I had no loans, and currently don't have a job (just savings). This sort of thing led to a lot of really big issues finding places. Even so, Alex was patient and worked hard to make the listing I was interested in work. He dealt with my multiple phone calls throughout the days, was responsive when I had questions, and patient when there was an issue with my ESA paperwork going through. Honestly everything that could go wrong in the application process did go wrong- ( on my end, NOT Ingenious's. ) and Alex and Ingenious worked to make sure it got fixed and went smoothly. As far as the actual property that I'm renting itself, I've also had wonderful luck. I'm currently in Central Park Apartments with Jama, and her and her husband were incredibly responsive in any concerns. My key didn't work for the mailbox? New lock replaced within 24 hours. My oven wasn't working? Jama came by within an hour of me calling, and when she realized she couldn't fix it, there was someone who came by to check it and fixed it within 5 hours so I could cook that night. The community is quiet and well kept, and I really can't complain. I'll update if that for some reason changes in the future, but right now I can see myself living here happily for a few years to come. read more

Wedding planning was hectic as it came. Everything was falling apart last minute and weeks away from saying 'I do' we were still clueless as to where we would live. That all ended the minute Jamay Baker opened the door to our home. WE FELL IN LOVE!! Just what we were looking for to begin our lives as newlyweds. The apartment location, the timing, the square footage and amenities were wonderful but I must say Jamays' warm welcoming and open arms was what sealed the deal. She is one of the fairest, friendliest, most according property managers I have ever met. She was very descriptive of the unit, amenities, and what was to be expected. When it came time to sign the lease she made sure my husband and I understood everything clearly and precise before we moved forward with the agreement. Of course with any unit there are and will be problems, but with the help of IAG and the support of Jamay they are quickly attended to and all is always well. Cannot say enough about how in love we are with our first home. Also thanks to Jamay for bringing a sense of unity into our building, making a friendly co-experience with the neighbors we've made friends with. I called several times with Stephanie and as of today she hasn't had the courtesy to return my phone calls yet whether it's positive or negative. As far as I am concerned, I believe she is unprofessional. I understand she might be busy but at least a ten second phone call would be appreciated. Ingenious asset group was the first management company we ever hired. We had no complaints with them since everything ran smoothly. We were kept informed, but still kept free from worry. Unfortunately, we were lead astray and changed management companies only because one offered lower lease-up fees. We now see why their fees were lower.... because they didn't invest in the marketing of our vacancies! Vacancies stayed longer, the tenant quality declined causing us to lose so much because of non-paying tenants. Of course they would not re-pay us for the lost rent like ingenious asset group guarantees to do. We were too embarrassed to go back so we tried another company. Another mistake- This one charged us hidden fees and was even slower at renting vacancies. We had enough! So we swallowed our pride and asked ingenious asset group if they would take over the management again. They quickly got to work and cleaned out the less desirable tenants and have restored our property back to the quality it was before we got stupid. Our income is back up and we couldnt be happier. The Ingenious Asset Group is doing as little as they can to maintain the building I live in and they are trying to fob off the responsibility onto the tenant, even when local regulations clearly prohibit it. I relocated from another state and was sent many pretty pictures of the building I would be moving into paying well over $2600.00 a month for a 2bed room apartment. They did not tell me that I would be living in one of Los Angeles most distressed location with a view of a trash plant. They lied at told me that this property had amenities and there are none. I have looked at other apartments in nicer Los Angeles areas that charge less and are much nicer. Furthermore they change managers like underwear I am assuming this is the reason for the poor customer service, dirty hallways with no ventilation that smell like trash! I have complained many times and nothing has changed! I WISH! I would have never moved here. Needless to say I have been ripped off! read more

I live in Glendale and I am renting a property managed by Jama Baker. Jama has always been responsive and very accommodating when I prompted her to any unit issues. I've seen some of the reviews before renting the apartment yet when I met Jama all my worries have been put to rest. The apartment complex is clean, well maintained and if any changes come up they are communicated in a timely manner. Jama along with the maintenance crew have been nice and professional and I couldn't be more thankful for finding them. I know it can be quite a challenge to find quality housing in the LA area. Also the leasing coordinator, Alex Higareda was on top of the whole renting process. I've never seen a more smooth transaction. So far my experience with the Ingenious as a property management company and it's employees have been excellent! They are responsive, considerate, and have great management. I particularly am very grateful to Dafne, the assistant property manager, she is a very wonderful and caring person, she has the character and heart of a person that deserves to have the position she does esp when interacting with people as her position requires. She also went out of her way to help me and make up for some issues that occurred. As well as Emma!(I'm not exactly sure her position). It is my first month here but So far my opinion of Ingenious is that their very responsible and considerate compared to other property management companies, have really great staff, and they accept quite wonderful people into the community as well, mostly good vibes all around ! Ingenious asset group property management just took over after rti management got the boot. Thank god since the people that rti had running my building sucked. When i called the office nobody would return my call so i was stuck with the ones who sucked to complain to. Everything changed last month when ingenious asset group showed up. They were extremely helpful and the people that Ive spoken to have been really nice. I was going to move across the street but am going to stay and give the new management a chance. They can be a little tardy on returning calls, but I mean, so far they've managed my building for a good month and some change, and I havent had any serious problems or issues. I want to applaud Ingenious Asset Group for their prompt response to my maintenance request!!! After a long day at work DTLA I got home just in time for dinner on Wednesday evening . I noticed my kitchen sink was clogged , too tired and hungry to think so I promised I would request maintenance for the next morning. It's Thursday morning around 8:00am so that's the first thing on my mind . I submitted a maintenance request through the portal and in about 20 minutes the property manager was texting me asking me if I was home that a maintenance guy could stop by , I said sure and by 9:45am same day , my kitchen sink was unclogged and working just fine!!! Unlike the cranky people before me, i have had nothing but good service from ingenious asset group.They must be doing something different because whenever I call, someone answers. Granted, I have to leave a voice mail and be called back, but they do eventually call back. . Ive never had a problem that didn't get address and or fixed (even if it did take a while to get anyone out to fix it). I feel for the people who have had bad experiences, but seems to me like every bad review was written in anger in reaction to one incident. Call me crazy- but I think reviews should be about an overall experience. Are they slow to get things done? I have been working with Omid to rent an apartment sight unseen from out of state. I was very intimidated to take the chance! Who wants to rent from a photo online only to find out the place is a dump? He was kind enough to FaceTime with me and walk me through the entire unit, laundry room, and show me street parking which made taking the leap a lot more comfortable. The company itself has been on top of the paperwork paperwork thus far and I have been really happy with my experience. Zulma Balsells, the property supervisor has been very helpful to me since I have moved in to the apartment several times she's gone out her way to make the move in transition into the apartment with ease. Although, I've had minor issues with the apartment which in normal and expected. she's has been very quick to resolve and handle the situation, She's always been available to answer and communicate with me effectively and in a timely manner. She's a nice person, friendly and available to speak to at any time of the day. So I am pleased with her management of the apartment complex. read more

Stephanie G. is soooooooooooo UNPROFESSIONAL and DEFINITELY WOULD NOT RECCOMEND WORKING WITH HER! She doesn't respond to your calls AT ALL and DOES NOT value your needs! DO NOT work with her! I tried so hard to work with her but I CAN NOT stand her UNPROFESSIONALISM! I had the money and the cash up front to pay for this apartment BUT because Stephanie pissed me off and wouldn't return my emails or phone calls I simply moved on to the next potential apartment I was looking at. I worked with Leslie C.. She was extremely helpful and made the process of renting seem effortless. I was able to do everything in a timely manner with her assistance. The apartment was in great condition unlike the post I see here with crack pipes. My individual experience was the complete opposite. The building hallways were spectacularly well kept and clean.
