Then they say I need to add a co signer, I accept then they say I need another $45 for that application. and after all that the lady named Fabi says I won't even qualify even if the co signer works. Rented a place from these guys and quite honestly most everything was dissatisfying. first of all they requested several months of rent upfront as we had co-signers. However we had very qualified co-signers not sure how we were marked as high risk. During the first months of tenancy they tried very hard to get us evicted from the unit (finding random lease violations e.t.c). I'm pretty sure they were trying to steal those several months of rent they forced us to pay up from us (almost 26K) (hint,hint) They were watching us almost like some kind of insurance company. Would do random inspections quite often with notice of course. However besides them being very hostile to us they actually leased us a unit WITH AN ACTIVE GAS LEAK. The only way we knew was when we had failed to pay our utility bill 6 months into the lease and when we paid everything up the utility company said they couldn't turn on the gas because there was an active leak. WE DID NOT HAVE WARM WATER OR HEAT FOR OVER 3 WEEKS. It took them a very long time to fix the gas leak and they were quite reluctant to do so. We never received any rent credit for those 3 weeks where we couldn't take warm showers, use the gas heaters, or cook food on the stove. The unit was uninhabitable by California Landlord Tenant Law. I would recommend avoiding this company if you can, easily one of the worst landlords I've ever rented from. read more

Terrible. This company just took over management for our house less than a week ago and have already "managed" to make our lives a living hell all on one day. 1. While working outside they somehow sliced our internet cable with a machete and didn't even say anything until one of us went outside to look at the cables and asked if anything had happened. 3 of us work from home.. 2. They knocked our gas out while doing something under the house and we couldn't cook or use the stove at all for a portion of the day. 3. One of the guys barged into my room because he had to paint the door. Didn't knock or ask if anyone was in the room or if it was ok to enter whatsoever. 4. One of the guys the day before mentioned that they wanted to change the light fixture in my room and I said that was fine but please don't replace my light bulb as it is a hue changing Bluetooth light that i purchased to control the lighting and he said ok... I just went to turn on my light and sure enough the light has been swapped out for a basic bulb that is way too bright and not mine on top of throwing away my bulb. 5. Before they leave they decide to drill one if their company signs on the front of the house to top it all off. The workers were nice and obviously just doing their job so I don't blame them at all but whoever is in charge needs to tighten up. read more

I made several phone calls regarding a cockroach problem and each time I was told someone would contact me. It was not until I hired a lawyer that they contacted me and sent an exterminator. I am already looking to break my lease and report this management group and their building at 729 Union Ave. to the LA Housing Dept. My fiancée was house sitting for me while I was at work. She was in the bath, unclothed and completely alone, when maintenance barged inside the apartment WITHOUT permission due to a "water leak". While entrance is allowed for an emergency, this was clearly trespassing as they never returned to fix this "water leak". I've contacted Ingenious Management multiple times with no resolution. They also "complete" repair requests you submit even if they never actually fix anything. Clearly they're willing to enter your residency when not allowed and with no confirmation a person is home - so I wouldn't be surprised if they enter apartments all the time. Zero contact. Called to verify if apartment was available for rent and sounded like it was a hassle I was calling. No follow up. After I reached out almost 2 weeks later ( when they say approval is 3-5 days) someone randomly calls and will not leave a voicemail. I call back since it's an LA number and they say I called and no one answered, correct, I have a job, leave a message and then says you haven't seen the apartment so I haven't even run your application. What?? So are you not going to tell me? We discuss I have moved several times across US and I don't need to view I just need to know if I'm approved or not. The random man says okay. More time passes and I remember I still haven't heard back. I message again and get another random call while working and ask them to leave a voicemail and call me back on a status. I then get a text from Mark with COMPLETE LIES and it's posted below. I would NOT recommend renting here. Update on 11/23: came home from a 48 hour shift to another water damage leak. Ingenious has not done any repairs for over a month since the last water leak. City Inspector already ordered repairs and nothing. I asked for mold testing on the water damaged area and they refused. As you can see, the area is infected by black mold. Water damaged my furniture inside unit and have not received replacements. At this point filling for a lawsuit. read more

Applied to one of their properties because I met all the requirements. Was told my credit score came back at 722 but because I didn't have "credit history", AKA multiple credit cards, I would have to pay two months security deposit. I can't share one good thing about this company. We moved in Sept 1 from Northern California to a filthy apartment, FILTHY! Broken blinds, cigarette butts in the window sills, hair in the paint that was used to touch up here and there, (yes touch up-no fresh paint) nicotine stains in the bathroom, bug traps and dead bugs left under all major appliances, and the list goes on. There were tampons that littered our parking spot from the last plumber that cleared a clog before our move-in, bees (a full hive) that infested the back wall, and overgrown foliage due to their lack of regular maintenance. I could go on. DO NOT SEEK A UNIT FROM THIS COMPANY. They will cease to exist when you reach out for help. So we have a problem with our building never being maintained with absentee owners and management that simply does not pay attention to our issues. We don't even have a building manager at the moment and Ingenious doesn't care enough to secure the building or replace locks when tenants leave. We've been broken into so many times it's astonishing that they've never cared to replace the locks. My neighbors and I just realized that some transients were using a recently vacated apartment as a brothel. And boy howdy did we find used condoms and crack pipes. The police popped by and removed them but hey no arresting going on despite the massive wafts of crack coming from the room. Anyway this just happened but this is literally one mere story among many other god awful tales so if you wanna know more check out my other review. If this place didn't look like an under-maintained crack house (with moldy floors, damaged doors, half completed work and cleaning crews that only seem to show up every 6 months) maybe we wouldn't get broken into so damn often. TL;DR DO NOT RENT FROM THIS COMPANY. Ingenious Asset Group and their property supervisor Ryu are unbelievably negligent. They repeatedly failed to fix plumbing issues that plagued my apartment for over three months! Per California Supreme Court, landlords are legally responsible for repairing conditions that seriously affect the rental unit's habitability. This means the apartment can be considered unlivable if plumbing facilities aren't in good working order. Also, a rental unit is required to have a working toilet and bathtub / shower. Given this, Ingenious Asset Group is responsible for making sure my apartment's plumbing is working smoothly. Since November 2017, the toilet and shower's draining problems make them unreliable and unusable. Neither could be used on a daily basis because the toilet wouldn't drain and the shower drain would back-flow with sewage. There is only one toilet and shower in the unit, so these must work daily for the apartment to be inhabitable. From November, I reached out to Ingenious multiple times to get the toilet and shower fixed. Emails, texts, their online request form, the works. Initially, I asked for Maintenance help in November, using the online submission form required by Ingenious. No one responded for at least two weeks. I finally called the Ingenious office line and was told that the property supervisor would look into it. It's been an ongoing nightmare for three months. During that time, Ingenious' Maintenance team visited multiple times to "fix" the problems. Initially I agreed to let Maintenance enter the apartment without me being present, but they would routinely leave a mess that I would clean up. There would be dirty footprints all over my bath mat or tracked in dirt / dried mud on my floors. I cleaned these up without mentioning them to the property supervisor at first, because I was hoping to get the draining problem fixed. Then this became an issue because Maintenance's attempts to fix brought MORE health risks. On Jan. 8, Maintenance brought a snaking machine to my apartment to clear the toilet drain. This was after repeated visits to fix draining, yet the problem was still recurring. During the visit, the snaking machine spewed toilet sewage water, including fecal matter, onto the apartment walls, mirrors, bathroom door, and on my belongings, including clothing, shoes, and shoe rack. The only reason Maintenance stopped what they were doing was because they were asked to leave. Afterwards, we were forced to clean up the mess immediately and washed everything that was potentially hit by the sewage spray. Since then, I don't allow Maintenance to enter my apartment if I'm not present to supervise. Dealing with the same problem repeatedly means taking time out of from my work day, arranging time to be there, or handling things after work hours when I want to rest after work. The amount of coordination and communication I've had with Ingenious over three months is incredibly frustrating. Finally, after yet another Maintenance visit, I noticed that the toilet and shower drain issues began again after the apartment building's washer and dryer were used. This means that the plumbing issue is tied to a larger systemic problem within the complex's pipelines. I was told an outsourced vendor came to fix the issue, but was never notified about whether the problem was truly resolved. I reached out to Ingenious again and asked if the problem could come back. Their answer? The problem was fixed "for now" and they were working on a "permanent fix." A permanent fix after three months? Since then, it's been unclear whether anything has actually been resolved. Ugh. In January, since plumbing was still an issue for me and my neighboring tenant, we were told to use Unit #1's bathroom. This meant we had to leave our apartment any time we wanted to use the toilet or the shower. Thankfully, Unit #1 didn't have a resident at the time so we were given a key to enter and use the unit's bathroom. If Unit #1 hadn't been available, we wouldn't have toilet or shower facilities to use on the premises. This is another example of Ingenious' negligence to address the actual problem. Later in January, I notified the city's Dept of Public Health and asked them to visit my apartment for an inspection. They came through and said that Ingenious should be fixing the issues. I'm keeping them posted so they're aware of Ingenious' negligence and the building's issues. If anything comes up again, I'm contacting the Dept. After all this, Ingenious sent a letter to me, implying that the plumbing issues may be due to items like clothing being flushed down the toilet. I have never misused any of the apartment's facilities, including the toilet and shower. Who flushes clothing?? Basically, after months of not fixing the problem, they want to play the blame game. Requested another fumigation TWENTY days before another trip, they didn't come, despite multiple calls. I've spent 6 days with all my food and plates and such on the floor because I'm still waiting for fumigation. Then Will had the nerve to yell AT ME when I rightfully took him to task for his slum lord behavior. Unbelievable. The management company we had before was so much better. i paid the fake fees , i reported the hallway and they violated public health and i guess i have gone without... but the bright side is that i guess it catches up with you eventually and they are getting in trouble. I kind of just thought this is the world and that no one cares whats going on. I often feel like someone will go crazy outside on the side walk so many homeless. mystery solved.... management company... is probably the red flags .. ignored and the world of pain they cause with no one concerened. i have often thought after being in several buildings that burned down. Is the reason the building burned down a mad person from the streets or what will i have to experience for the 3rd time... maybe its these horrible people making misery. Maybe putting everyone in danger .. We have been leasing one of their properties for the past few months and definitely do not recommend renting from them. We have had issues with their payment portal (incurred late fees that they were quick to charge) and if you need repairs good luck, they will add you to their backlog and get to it when they feel like it. The unit was rented to us without an AC filter. We ran it for weeks after the fires (with kids in the apartment) thinking it was helping filter out the smoke particles. The property grounds are overall pretty dirty with one single cleaning lady coming maybe once a week to clean everything. We also had issues with our utilities that were suddenly turned off because it had not been transferred to our name (after repeated assurance from their management that we did not need to do so). So to sum things up, they are good about making sure they get their money (I even got an email from their owner Josh Hodeda on a Saturday when we realized our payment with their portal did not go through) but with everything else they take their time. Stay away if you can. Updating the review to answer to some of incorrect assumption that the company owner made. And we do feel like it is very much warranted. If other people are considering renting from one of their properties, they have some opinions from actual renters. Isn't that what yelp is for? 1)Payment portal: Our balance had to be manually corrected by employees to compensate for system issues they had. We had funds in our bank account and our last month's payment was not successfully processed. They seem completely oblivious to the idea that there could be issues with their system. And their reaction seem to always be, user error. Late fee. $$$ No flexibility or trying to see what is going on. 3)Utilities: We never thought utilities would be included in our rent. In fact we paid for all the bills utilizing their online portal including this last month's. We did receive a couple of emails about transferring to our names but we would call the office and inquire and the answer was always the same, don't worry about it, you don't have to transfer it, ignore. And one day they finally disconnected our service even though we had always paid the utilities. read more

I must say this group has exceeded my expectations since looking for an apartment. I have been working with Alex and I couldn't believe when I applied and received a response the following day, so far ingenious has been nothing short of professional and easy to work with. I would honestly say do not feel discouraged if your credit isn't up to par as I know they are willing to work and try to get you to become a tenant which was my case. With the stress of moving already I must say Alex has been great in making it a smooth process for my husband an I to move in quickly and at our convenience! BE WARY OF 5 STAR REVIEWS. Several tenants in our building have been PAID OFF to write 5 star reviews. I'm sure it's the same at other properties! - I can't count the number of issues I've had with this company, but let me just provide a little anecdote that should be a good indicator of the way they usually operate. Today, I woke up to my car being towed. I was parked where I shouldn't be, and they had every right to tow me (i move my car into open guest parking for 10am-1pm on Monday or Tuesday, depending on where I'm parked on the street for street cleaning.) however, I had made a verbal agreement with Roxana Hernandez that, should an issue ever arise where my car needed to be moved, she would call me and ask me to move it. If i was unavailable, she would tow it. All good. Today, i received no such notice. Not good. As I was moving my car, Roxana exited the building and walked past my car. I rolled down my window and said "ma'am! Ma'am!" in an effort to get her attention. She heard me, looked at me, and continued to walk away. In case she hadn't heard me, i got out of my car, walked over to her car to speak with her. I had some issues regarding plumbing to discuss with her, and I wanted to ask why I'd not been called to move my car as we had discussed. She got into her car and shut the door. I waved at her and said "hey roxana! Can we talk for a moment!" She made eye contact and rolled up her window. I went over to her car and knocked on the window asking to please speak with her. She doesn't answer her phone, texts are ignored, and calling the company's office is pointless, so speaking to her in person is the only chance I get to file a complaint. She rolled down her window and said "I don't want to deal with this, last tenant that had issues with towing.. i just can't. I'm very busy today and on a tight schedule." and rolled it back up. I left, parked my car elsewhere and returned home on foot about 10 min later. She was still idling in her vehicle. I went up, said "wow, you look like you're on a really tight schedule there, Roxana" gave her a very sarcastic thumbs up and went up to my apartment. About 30 minutes later, two police officers arrived at my door. She had called the cops on me for "threatening her." I gave them my side of the story, they rolled their eyes at Roxana's behavior, and went on their way. THIS IS HOW THIS COMPANY BEHAVES. Promises to fix or adjust something, or make the place more livable (previous issues were resolved only when we involved a city health inspector) - for simple issues like pest control (terrible roach problem), fixing our oven that was broken on move-in and has broken twice since, brown tap water from seemingly endless plumbing issues, toilets that regurgitate raw sewage... They don't answer phone calls, they don't reply to emails, and do nothing beyond take your rent, make false promises when you DO speak to them in person, and behave immaturely in situations that would be easily resolved with proper communication. If i could give a company negative stars, i would. I moved in when the building was managed by the elderly owners. They were a 95 year old couple and they fixed problems faster and with better communication than an entire property management company has done in the year or so since they took over. Simply said, I loved my building until ingenious asset group took over. Every month they add random fees that are unexplained, there is constantly a new manager who never makes himself present or available (usually we just get passive aggressive notes when the manager changes), and nothing is ever monitored or repaired. Within a week of them taking over our building, they refused to fix our gate and a woman's car was broken into. Now that it's been a few months, the trash is never taken out, the lights aren't replaced, and the gate is almost always broken. The manager has changed 3 times and I have never actually met who our manager is. Ingenious assets is a pathetic conglomerate of slumlords. read more

She scheduled a maintenance man to come and fix the problems the very next day. She was so helpful and checked in after to make sure everything was fixed (which is was). Ok, this is long overdue, and I don't know where my previous review went, but OH MY GOSH, I couldn't ask for a more dedicated building manager. I've been living on Douglas street for 3/4 years now, and every time I've needed anything from my door unlocked to plumbing issues Rolando has always been there. I'm terribly forgetful and often have locked myself out at all hours (kinda scary when you're living alone in Los Angeles) and every-time, always super patient, Rolando is there. I've never had an issue go two days without response, and he even sends a monthly email asking if there are any issues in the building to address. We haven't had an assigned building manager in months and so I am writing a review and hopefully somebody will respond to me. We have had transients breaking into abandoned apartments in our building and living there running them as a brothel and using drugs. The cops can't arrest them because we don't have a manager to prove that they don't live there. They obviously have a key to the building somehow and I feel very very unsafe. I can't legally do anything without a manager talking to the police but we don't have a manager to my knowledge. I am in fear for my safety.
