We came with big expectations to the IatBO due to favorable review on TA. It is well located and the staff really go out of their way to accommodate you. The rooms (at least ours) was HUGE, probably almost 1000 sqft, with a large BR, LR, kitchenette, and bath, There are problems, however. The highly touted geothermal heating, really didn't work that well, with blowing cold air, and the hot water never was that hot or plentiful. The fancy net-based house phone didn't work either, nor did the coffee maker. Although located on a quiet street, it is opposite a construction site that it quite noisy, and the street does get a surprising amount of traffic. The staff, though helpful, are a bit too "laid back" for my taste, just seem like some "slouchers" hanging around the front desk more than service professionals. For my money, I'll stay next time at a big chain and leave the autoclaved gypsum walls, hypoallergenic concrete floors, organically grown linens, and geothermal heating for someone else to enjoy. read more

I stayed here on new years day for one night. The hotel is very nice and as soon as you check in the aroma from the organic establishment inside beside the desk is extraordinary!! Omg it's like wow I just ate but all of a sudden I'm hungry :)..our room was spacious and very cozy. They have a nice size jacuzzi in the bathroom area and they also give you a complimentary bottle of wine. Be sure to ask for it as we did when we checked in. The only reason i can't give this hotel 5 stars is because i could not get with the fact that they didn't have a microwave in the room. They had a frig but that was it. Maybe it's just me but if i had to stay there more than one night i would have preferred to have one. The organic very very healthy breakfast was super delicious. I enjoyed every bite.. also kudos to the comfortable bed. Overall it was a great stay :) And definitely nicer for couples.. read more

Staying here this evening and it just keeps getting worse. The guy at the front desk is very nice, but without a manager here he can't solve any problems. It's Valentine weekend and we booked a corner spa suite. Well, the jacuzzi tub doesn't work, but even if it did all of the hot water is murky brown. The thermostat also does not work either and to make matters worse the phone in the room doesn't work, so we have to go down to the desk to let them know our concerns. The hotel seems poorly taken care of as well. The walls are dirty and have patches all over them and the room is very strange, we have an open utility closet in room and a curtain in the bathroom that leads to an empty space with water hook ups on the wall. It could be a decent hotel if it were cleaned and/or painted and everything worked. We were told to wait for the manager to get in in the morning and see what she could do about it, so review pending outcome of a discussion with the manager. It's a shame because the hotel is in a great location and the amenities are great on paper. Update: Manager, Tiffany, was never in as promised and we never got a resolution. 0 stars. read more

Let me start by saying that I've never met nicer hotel/inn staff than those at the Inn at The Black Olive. Without exception, quality individuals. Having worked in Fells Point for years, and having interacted with the owner of the restaurant and inn, I was excited to finally have an opportunity to stay at the inn. (We were holding a function in the area and needed a place to get dressed after the hard work was done -- and sleep after the even harder work was done.) Not the fault of the inn, but that area of Caroline St. stinks -- like rotten eggs or sewage. I gagged several times while walking back and forth to our event venue. A wall in the living area that should have contained a piece of art was bare -- except for four screws. Also, it appears that there were several areas on the ceiling that had been spackled but not painted -- not very attractive. Unlike another review noted, there was no television in the bedroom. Loved the whirlpool bathtub. I wanted to love my stay there but I was a bit disappointed. read more

The space was a teeny bit cramped but that's probs cos most of the guests were larger than life personalities ;) I was bowled over by the polenta and the pie. The quality of everything was top notch. I wanted to love this hotel, but after staying here I can only say that I like it. The good: The rooms here are *huge*. The hotel's website says that its smallest rooms are 800 square feet, and my room definitely looked that big. For reference's sake, my room was about the same size as the apartment my now-wife was living in when I met her. The location's also great -- the hotel's in the trendy Fells Point neighborhood, and just a short walk away from Inner Harbor. The I'm-not-so-sure: The hotel's done in a style reminiscent of a Mediterranean villa, complete with plaster walls and bare concrete floors. I guess the look works, but it doesn't really feel luxurious in the way you'd expect in a hotel where the rooms start at close to $300 per night. I only ordered food once, but the "Baltimore Benedict" (eggs Benedict, except with crab instead of ham) I got was disappointingly flavorless. The WiFi is slow but usable. The bad: All of the room lights are controlled by motion sensors, but at least in my room the sensor couldn't see the shower, so halfway through each shower the windowless bathroom would be plunged into complete darkness. It's not the hotel's fault, but right now there's a million square foot office building being built across the street, which means that at seven o'clock in the morning every weekday, you're awakened by the sound of big trucks rumbling by and beeping as they back up. This is extra non-awesome if you're still on Mountain Time as I was. Also, there were some pretty gnarly stains on the walls of the bathroom and living room. (?!?) The hotel's location is perfect for what I'm looking for, so I may be back, but I have to say that the place isn't awesome for the price. read more

After having a bad experience a year ago at a different hotel chain I am very cautious about where I stay. I was very happy here. The place was beautiful inside and out. Our room was huge!! Had a nice view (minus the building being constructed across the street,which wasn't an issue for us). Had a nice living area and the bed was comfy!! Great, relaxing jacuzzi tub and huge shower. I was really happy with this place with the exception of 2 things. 1- you can't control the temperature in your room. You have to call down to the front desk to have them adjust it in the computer. When we left our room for dinner it was a comfortable 72. Then we got back a few hours later it had gone up to 80. The girl at the desk said that it was her mistake and she corrected it immediately. (The staff was so friendly). It was set to 68 so we could sleep. But in the middle of the night it got hot again and by the time we got out of bed to check.. It was just to 80 again. I don't know what happened this time but they again corrected it in the computer.... So I was not a fan of this. 2- The walls and floors aren't that thick. The person above us was up all night moving furniture across the floor and dropping things. We were able to hear every bit loud and clear. This is a great hotel and I would most likely stay here again but on the top floor so I am not kept awake all night. Hope this helps. read more

I had the pleasure of spending a glorious night (8/28/2010-8/29/2015) at the Inn at the Black Olive in Baltimore, Maryland. Where should I begin? 1. The staff (team is a better description) was friendly, warm, kind, knowledgeable, and a sheer delight to interact with. The team members I encountered at the front desk, the Olive Room, and Agora Market + Wine Bar were absolutely wonderful. 2. The suite was spacious, and comfortable. I had two flat screen televisions (bedroom and living room), refrigerator (with a large bottle of water that was perfect for the summer night), comfortable bed, and an incredible Hydrotherapy tub. 3. I had a fabulous dinner at the Olive Room. The shrimp ceviche was a delightful appetizer and my Scottish Salmon Fillet was perfect. I also had the pleasure of chatting with Dimitris Spiliadis, covering a myriad of topics. The energy, hospitality, and genuine warmness starts at the top. 4. After a great night of sleep, I was leaving to grab breakfast at a nearby diner. The young lady at the front desk had a delicious looking breakfast sandwich (eggs, cheese, avocado, and freshly baked bread). She told me the sandwich was great and it was from Agora Market + Wine Bar (50 feet from her desk). I ordered the same with a cup of coffee and enjoyed the beautiful city view. I have never written a review in my life; but the Inn at the Black Olive is now my favorite hotel and I'm looking forward to returning soon. Do yourself a favor and try it. read more

I'm a bit of a hotel brat, and have stayed in some of the finest hotels around the world. With two kids in college, the hotel budget is smaller, but the bratty expectations are still there, so I am challenged to find high standards at good prices. The Inn at the Black Olive made this hotel brat a very happy person. Upon arrival, I was intrigued by the small check-in area, with the small cafe next to the area, and wasn't entirely sure what to think. My check in was a breeze, and AJ took me to my suite on the fourth floor. The rooms were enormous! I was impressed by the rugs made with vegetable dyes, the hypoallergenic furnishings, the thoughtful (and free!) bottle of Mountain Vally water (my favorite) and a bottle of Greek wine chilling in the small refrigerator, the spacious bedroom and the colorful artwork. AJ gave an interesting explanation of the attributes of the mineral coloring in the walls, the art, and the other characteristics of the rooms. And the bathroom! A huge air jet tub, large enough for two, and the air jets made the spa bubbles ensuring no nasty recycled jacuzzi water was in this tub. And there was a separate shower that was also enormous. Great water pressure, organic bath products including a fabulous bubble bath, and separate WC for privacy. The towels were plentiful and thick. Other pluses: Valet parking is just $25 for the LENGTH OF YOUR STAY! Not per night. And your car is brought around very quickly. No carpet! I loved the oasis of the rugs, and no carpets meant cleaner floors, less allergens, and no stuff that gets trapped in carpets. Comfortable platform beds with lovely but firm mattresses. Great pillows, too. Large closet and plenty of nice wooden hangers. Delicious coffee and a coffee maker that actually worked. First class service! The staff, including AJ, Ahmed, Al, Chris, and Joseph were amazing! If I needed something, they were right there. One night I had to make a CVS run about 11:15 pm. Rather than send me out at night, one of the staff took me in their car and waited for me to make my purchase. You just don't find service like this anymore! One afternoon, the owner, Dimitris was in the lobby, and he inquired about my stay. I was telling him how pleased I was, then I figured out to whom I was speaking. Dimitris was so gracious, asking if I needed anything, and thanking me for selecting his hotel for my stay. You can tell the guests are appreciated at the Inn at the Black Olive. Overall, this is the place I will stay in Baltimore. I already have reservations for move-in weekend and Parents' Weekend at the university. The uniqueness, cleanliness, attention to detail, friendliness of staff and top-notch service have sold me on the Inn at the Black Olive. I used to wrinkle my nose at small boutique hotels, but not this one. What a great find. We vacationed in town for the weekend and the hotel is right at the juncture of Harbor East and Fells Point - lots of restaurants, shops, etc to walk to. A very Eco-friendly hotel - huge rooms , big bathrooms with a jacuzzi, incredible beds. Beautiful oriental carpets on the floors and very colorful walls and artwork. Met the owner, Dimitri, who is obviously very proud of his inn and was extremely gracious. Very nice bar on the top floor with a great view. A market on the ground floor too for coffee, sandwiches, etc. A very nice change from your standard hotel and such a nice personal feel to the place - would definitely come back. My only suggestion would be some more seating in the living area and perhaps a TV in the bedroom. read more

Awful service. Waited 30 minutes to be seated even though we had reservations. Took the staff two hours to serve us out main course despite us putting in the order at same time as appetizer. Had the braised lamb (just ok), catch of the day (just ok), crab cakes (no flavor), and lamb chops (just ok). The lamb chops came out raw and had to be sent back to finish cooking. Had 3 cocktails off their menu- all of them awful. Usually if I have a bad dining experience I won't take the time to yelp it. This time the restaurant earned the bad review in a big way. read more

My fabulous bridesmaids found the Inn and reserved a suite for my bachelorette party. There were two king beds and a whole separate bedroom. The bathroom was massive and gorgeous. We slept 6 people very comfortably (including an air mattress). The service of the staff is amazing .... they were so attentive. PLUS, you get a free bottle of wine with yelp check in!! Didn't stay here but visited the restaurant upstairs. We had a dinner party of 6 and were well taken care of the entire night. We went on a Saturday night for a birthday dinner and enjoyed our entire meal. Our meal began with a cucumber topped with some avocado cream puree. For our main course we ordered a bunch of family style plates that we passed around the table and shared. Everything was delicious and cooked perfectly. My steak was so tender and juicy I couldn't help but go for seconds. It is a bit expensive here but the food is worth it. Another great thing was the amazing view of the balcony. Great hotel! The rooms are suites with lots of natural light and very modern. I enjoyed the rooftop restaurant and bar. It's a short walk to all the great locations and parking in the adjacent garage was only $13 for 24 hours. A big plus is that the hotel is NON-Smoking so you don't get slapped in the face with the smell like you do in the big chains down the street. read more

The staff was extremely friendly. Carrying our bags to or room and delivering ice was just the start. They were kind enough to scatter rose petals around the room, made a heart on the bed, and around the bath tub. They also gave us a supply of bath salts to use in the two person hydro therapy hot tub. The stand in shower is one of the largest iv ever been in. OrderUp delivered breakfast from a local bagel shop in the morning. A fantastic start to our honeymoon. read more

My wife and I had a great relaxing time at the Inn at the Black Olive. The staff is very young but friendly. I met the owner and his son who managed the restaurant and they were both very welcoming and attentive. The room was huge for a hotel, it had a bedroom (I'm guessing 12X12), a large bathroom that had a large, Sani-jet tub (more sanitary than a typical jaccuzzi), a large glass shower and organic cotton towels and robes. These were very thick and high quality. The room also had a living room area that had the flat screen TV, a sofa and a table with 2 chairs. There was a sink in the "kitchen" area with a coffee maker (with excellent organic, coffee) and a fridge. Unusual touches included crushed limestone walls, concrete, heated floors, bamboo furniture, free Netflix, free bottle of wine, and an amazing Cozypure bed. This bed was so comfortable, I asked the owner for further info about the bed. The room also has 2 tiny balconies and handmade Persian rugs (dyed with vegetable dyes) and a ventilation system. The overall look to the room was "Mediterranean modern," and very, very clean. I've never been in a hotel room, not even 5 star ones, that didn't have any smell. It was also very quiet, except for the vehicles, sirens, etc. that passed the street below. We never heard any other guest, well, one crying baby, but that was it. read more

I stayed at the Black Olive Inn in August and used the valet parking option. During the night, my car was burglarized (it had apparently been left open bu the Black Olive personnel), resulting in the theft of a few items, as well as my car's registration. I pointed this out to the front desk clerk upon checking out. She assured me that there would be an investigation, which would include a review of available security camera footage. She also introduced me to a gentleman with a goatee and a ponytail by the name of John, whom she identified as one of the owners of the Inn, who also assured me he would personally look into this matter and get back to me. John took my phone number and email address. After a few weeks of silence, I emailed John, requesting an update on his investigation. There was no response. After a few more weeks, I emailed John again, likewise requesting an update on the investigation, and again, no response. To this date, three months later, not only has the Black Olive Inn made no offer to compensate me for the theft of my property, it has repeatedly ignored my requests for the results of its investigation. I contacted the owner Demitris and let him know that I was planning on staying at the Inn for New Years Eve the same night that I would be proposing to my now fiancé. Everything went well up until the stay I payed a little over $500 for the night due to it being a special occasion I didn't mind the cost. I had requested a dozen red roses for the room as offered by the inn, which were not present when we arrive and never arrived throughout the stay. We also never received strawberry and champagne which was ordered by a family member for us to celebrate our special occasion nor the breakfast in bed that was requested. The room was beautiful and spacious as it was the VIP corner spa suite which is their most expensive room. The only issues with the room it's self were one of the two balcony doors would not open which was reported to the front desk and was never check on, and the toilet was not secured to the floor which caused it to wobble. I had hoped for this special occasion to be perfect but unfortunately due to the service provided by this hotel it was not. Regardless we had a great time and enjoyed a wonderful view of the NYE fireworks but I will not return not can I recommend this hotel to anyone. I have tried to contact them by phone and sent two emails without any response, they had no issues answering my question before I paid but once they got my money I guess they don't have time for me any longer. I give two stars due to the location and room decor. read more

The hotel allowed a rooftop party on a Sunday night. Not only is it so loud I can't hear anything but the rap blasting...I've heard the "N" word and "F" bombs more then my entire life combined! We went to brunch today a the Inn at the Black Olive. We had anticipated a great meal and experience since the Black Olive used to be outstanding. It wss not at all what we expected. The poor waiter who was working seemed to be the only employee in the place who was actually doing anything. And most of what he was doing was apologizing for other employees -- the appetizer, wine and dessert we ordered from the menu were not available. It took over an hour to deliver our simple brunch meals to us and then they weren't as noted on the menu. Except for the beautiful day and great view, it was not at all what we had anticpated. And not up to the standard of the Black Olive name. I wouldn't go back for brunch on Sunday at all. read more

We were looking for a place to host a VERY special dinner for 8 complete with atmosphere, location, ambiance and amazing food and we found it all at restaurant at The Black Olive Inn. We met with Dimitri and Layce to tell them what we were looking for and they went above and beyond our expectations. They helped us find a little boat for a harbor tour, brought delicious appetizers on the boat for us and then laid a special table for us on the rooftop of the Inn including a personalized menu! Decided to take a spontaneous trip to Baltimore last week, and a deal on this hotel so decided to go for it after seeing positive reviews. Overall, I had a mixed experience. When I arrived to the hotel, we were unable to properly check-in because the system was down. This wasn't a huge deal because we were able to complete the process the next day. When I walked into the actual room we were staying in, I was a little surprised at first. The room was very sparse and it really looked like an unfinished apartment with paint peeling on the walls and cold concrete floors. Not necessarily bad, if you're into that style, but just very different from the style of a typical hotel. The good: There was a very convenient and fairly priced parking garage right next door. There was also a cool area with different bars/restaurants within walking distance. The bed was super comfortable, and there was a HUGE jacuzzi tub which was pretty fun. We also got a good price on the room, so I can't really complain. The bad: The room was HOT. I admit, I like to sleep in very cold temperatures; but the room was consistently set at 75 degrees. I adjusted it down to 65 before leaving to go to dinner, and after returning, the thermostat was still showing 75. There was a note saying to call down to the desk if you were having trouble adjusting the temperature (which leads me to believe you're unable to actually adjust it) but the person at the front desk said we should be able to adjust it ourselves. Needless to say, we left the balcony door open to cool down the room. There is also A LOT of outside noise that gets in to the room through the balcony. Even after the room cooled down and I closed the balcony, I was still woken up multiple times by noise from trucks driving by. There is also construction going on across the street (I know this is unavoidable) but it is just unfortunate getting woken up to the sound of jackhammers on a getaway. The bottom line is, for one night this hotel was fine. However, I probably wouldn't choose this it again over some of the other hotels in the area. read more

Stayed one night with my daughter while looking at colleges. First time here and was very impressed. Staff couldn't have been any more friendly and helpful. Room was a suite and very large. Though the property is relatively new it was made to look old which was great. We had dinner outside on the roof and the food and service was great. Couldn't have been any more relaxing. Came to Baltimore to see a concert and decided not to stay at a big name, branded hotel. Wanted something a bit more "boutique." I must say, I couldn't ask for more. The GM, Tiffany, has made us feel so unbelievably welcome that I feel like I'm staying at a friend's home. The room is gorgeous and SPOTLESSLY clean. The service has been top-notch, from the reservation, to the reschedule due to a blizzard, to the check-in. The staff is polite, and the accommodations are beautiful. Also, the rooms are very unique - stained concrete floors, area rugs, beautiful furniture - feels like an artsy, well decorated apartment, not a hotel. And the price was unbeatable! Thank you Tiffany and Staff for a pleasant experience that my wife and I could never have received from one of the big guys. I'd recommend this hotel to anyone! read more

Low key, relaxed, quiet and comfortable. Plus, it's a great deal! The two bedroom suite is huge, spare and modern. The beds are amazingly comfortable, with organic bedding. There is a large whirlpool bath as well. The staff is friendly and helpful. The cafe has nice choices and the nearby Greek restaurant associated with the hotel has terrific food. The hotel is in Fell's Point, close enough to be very convenient to restaurants and the waterfront, but far enough from the center to avoid the noise of the bar scene. read more
