Place is not what it seems. The photos online make it look European and updated. The furniture is old and the seats/chairs have so support on seat cushions. Now let's talk about the noise. You are totally screwed if you are a light sleeper. The Manor hotel was the section we stayed at. It was across the street from Hotel Viking. Way too much noise coming from the street and from the Hotel Viking. First night, there was a couple fighting so loud underneath my window around 1:30 AM that startled and woke me up. Not sure they were aware how loud they were and how long they will be together for. Had a family of 5 staying above us and their children's feet were like cinderblocks. Loud, heavy and rude. Second night, there was a wedding going on across the street and at 2:00 am the party took itself outside and woke me up again. Best part is that I was wearing ear plugs on both nights. Breakfast included was nice and better than expected, but the coffee was just mediocre. Most of the staff were pleasant. Now let's talk about the OWNER GINO, who asked how my stay was when I checked out. I was honest and although I know he cannot control the noise or clientele he suggested when I go home to get some sleep. That backhanded comment just cost him this review and for me to NEVER stay there again and to NEVER recommend this dump to anyone visiting Newport. read more

For three days our room had no water pressure. Each day they said "they are working on it now and it should be about an hour". They lied. We complained that we couldn't take a shower. They refused to offer any compensation. The only thing that they said was we could take a shower in another building when the guests in that room checked out. That's completely unacceptable! We stayed three nights in room 119 in the Bellevue Manor and had a wonderful time. It's a nice big room with a king canopy bed. Yes, it's on the second floor so be prepared to carry your luggage up the narrow stairs. No big deal for us. The location is very near downtown shops and restaurants but far enough away to be away from much of the noise. Parking was included so we walked everywhere. Breakfast was delicious and the staff was always very friendly. I highly recommend the Picnic cafe next door for coffee drinks and pastries. read more

Arrived on July 21st, 2025, with friend, stayed for 3 nights in Room 120. Front porch had empty coffee cups strewn about that were out there for 3 days and finally removed on our last night. 2nd floor has a coffee machine with pods that guests can use.. Never any water, items such as sugar, milk/cream, napkins, etc were never replenished, garbage bin was overflowing and never emptied throughout our stay, and every morning I would go down to basement where breakfast was being served and ask service employees for pitchers of water to operate the coffee machine. And you need new mattresses.. they are totally gone, you could hear the destroyed bed springs every time you moved. Really didnt get a great night's sleep for over $400 per night ! Cafe on corner has great salads. Newport beautiful , historic town, got to see a lot.. In spite of accommodations, did have a great time.. Will not be staying at this Inn again. Thank you, Teri D. Best place ever. We booked a regular room, but we were upgraded to a suite. The room was extremely clean, well decorated, and very comfortable. The bed was a king size and it was fit for royalty indeed. I felt like I had stepped back into the Gilded Age. The breakfast was so fabulous I cannot say enough about it. We had cheese omelette, pancakes, fresh fruit, coffee/tea, juice all in a regal dining room with a tapestry. I felt like a Vanderbilt. Kim was our hostess and was so charming. We didn't want to leave. Really a wonderful experience and place to stay right in the heart of town. I highly recommend visiting this B&B. read more

We stayed here before the world shut down in mid-March. Overall, we found the accommodations clean and nice. The location is terrific and walkable to downtown Newport and Bellevue Avenue. Parking is convenient behind the buildings. More about our stay: This place operates "separate" inns as one business. This isn't bad, but it took us by surprise that we were not placed in the inn we reserved when we booked. (We hadn't stayed there before, so it wasn't a big deal.) the only downside to some buildings vs others (I think) is if the breakfast or other common space is on that building or next door (20 yards away). The room was clean. Pillows weren't great. (Note to owners: That relatively inexpensive upgrade could make a big impression and difference.) The bathroom was small, but clean and updated. The staff were very friendly and breakfast was freshly made and offered a reasonably good selection. Other than the pillows, my biggest complaint was that the door to the building - while boasting a combination lock - was essentially open (i.e., was unlocked). Not great. Overall, if the price is decent and you're looking for a good location, you should give it a try. We would consider it again. read more

I stayed at this place thinking the reviews were up to par. Unfortunately it wasn't. The hotel room was classy, put together well, it was classic colonial. Little did it know I would be involved in a three week bed bug nightmare. I saw blood on my pillow and thought it was something else but it was actually a bed bug bite. The room was infested in the places you wouldn't think to look, the curtains and the head boards. The staff was not helpful and did not comp the stay. read more

I hate to write a bad review, but we were very disappointed in our stay. My boyfriend and I stayed for one night this past weekend. We were not in the room often at night while when we came back to the room we noticed a small bug on the pillow. We looked under the mattress and did not see anything, so we assumed it was nothing. When we woke up in the morning, we found several bugs all over the bed and several bites over our bodies. There were bed bugs living in the fabric headboard and all over the lampshade. There were minor issues in the room as well, such as the TV and heat not working while this was nothing in comparison to bed bugs. We got out of the room as fast as possible and missed the breakfast because we just wanted to be out of there. While the front desk staff and manager were apologetic, we're very disappointed with the owners response. We were told we would hear back about a response by end of the day the next day. We did not hear back so I called and was informed no one was there that could answer my questions. I then called back halfway through the next day and was told they could provide $100 refund. I was very disappointed they did not provide a full refund and surprised due to the severity of bed bugs. It was not only distressing while we were there, but we had to go through an ordeal when we got home to not bring anything into the house and wash everything immediately to ensure we didn't bring bed bugs home. To make it worse, I see from a previous review that there were additionally bed bugs in 2018, which makes me doubtful they have good upkeep and makes me more frustrated regarding lack of refund. read more

We had reserved a lower level room. When we got there we were told We were in the 3rd floor of the Bellevue inn. The stairs and narrow steep and winding ! We went downstairs showing them our reservation which stated lower level. We were told that room in in the basement where the breakfast is served ! We stayed in the upper level room. This room was not clean ! Dust along chair rail in bathroom. Floors and other things just not clean. Linens were of very poor quality and bed really uncomfortable! My first morning, I woke up early at 7am and had a craving for something sweet. I went downstairs and they said breakfast wasn't ready for another hour. I said 'no worries' and remembered they had cookies laying out in the sister hotel next store. As I walked out, a gentleman, the owner Gino Difanto, asked if I wanted a coffee, I said "No, Thank you", and kept walking. When I entered the hotel next store, they didn't have the cookies lying out, so I thought I had better look up a shop nearby and starting searching on my phone outside on curb. Gino Difanto came running up to with a bright red face, demanding to know why I was in the hotel next store, I said "to get cookies." He seemed angry at my response and confused, he asked again now screaming "Why were you in the hotel?!" "Are you even staying here?!" He asked to know my room number, He grabbed my key out of my hand, he continued to berate me, yelling at me loudly, not listening or not believing my responses? I felt unsafe and uncomfortable. I thought I need to get away from this guy. I screamed back, 'stay the f**k away from me.' He continued to yell at me as I ran away from him. Maybe I wasn't making myself clear enough to him, I was still tired. I only wanted to fix a low blood sugar craving, and go back to bed, but I wouldn't speak to anyone that way, especially a guest paying $320 a night. I am not sure what he thought was happening? I was breaking into their hotel? I don't think I look like a criminal or trouble maker? Maybe he was having a bad day, or hungover, but I was just trying to get a snack.. I quickly went back to my room and gathered my stuff and left. Didn't feel safe to stay another minute there. I would have paid another $320 just to not have this experience. read more

So first off, we had a "special" rate which was actually higher than the hotels.com listing. I understand that this is an old place but for $166 a night, they could update a few things. Namely the heat, the water pressure in the shower and add the option for hot water. (We didn't ask to switch rooms or complain about the water since we were just there overnight after a late event across the street.) All the rooms are a bit different and none of them were locked when we checked in. Just doors left open, including the main entrance. No feeling of security at all. We put everything back in the car to be safer. The cheap deadbolt on the door was barely held in by two remaining screws and even when locked the door could be opened a few inches. The bed was on wheels and needed a new mattress. It was like an under inflated air bed. You can see the plug in heater in the foreground that "heated" the room. The windows in the bathroom rattled all night in the wind and none of the other heating was turned on. Now the breakfast-Terrible with no flavor. The spread in the last photo is what they call a full breakfast. A bowl of fruit, plain yogurt, granola, French toast strata and some sort of potato frittata. None of it had any flavor whatsoever and it all tasted like yesterday's breakfast - dry and stale. The amenities listed in the guest book are all of the things around and a short walk from the hotel. The only included amenity was the intermittent wifi. I recommend staying across the street at the Viking instead. I would not return to this place if they offered a free stay with free breakfast. I've stayed at B&Bs before and this one is by far the worst. I don't know how they can remain in business. Clearly tourist season in Newport when there's no other options. This place gets one star only because that's the lowest rating available. read more

Enjoyed 3 nights over a holiday weekend at Bellevue Manor, one of 4 connected inns comprising the Inns on Bellevue. Despite a bustling weekend, the service was excellent, breakfast convenient and plentiful and room very clean. The location on Bellevue Ave is central. The Bellevue Manor was recently renovated. The breakfast menu was the same all 3 mornings but offered variety and was fresh; it was delightful to enjoy breakfast outside on the Manor's front porch. The breakfast staff really tried hard to please, our only negative was that the quiche each day was mainly inedible and we were not the only guests to make that observation. Otherwise, kudos to Paul the manager and the cleaning staff for making this a wonderful value. Bellevue Manor Room 119 is a lovely corner room that enjoys sunlight, has a King Bed and sitting area. The junior suites are nice too. read more

They let the bed bugs bite My friend and I decided to book a hotel closer to downtown for Newport Folk Festival this year and the hotel seemed great, our room #3 at the Inn at Bellevue had a queen and a twin/day bed and a good amount of space(see photo). We were going to switch off beds every night but I ended up being comfortable in the twin. Things were going well despite terrible water pressure and the free breakfast being served in the basement of the Bellevue Manor(not inside the Inn as advertised) but then on the 3rd day we came back to the room after 1AM to find a bug quickly crawling towards us on a pillow on the queen size bed. We thought it was a tick so I grabbed a tissue and tried to kill it, but it wouldn't die so I flushed it down the toilet. The next day at the festival my friend had itchy pink bumps formed all over her arms(see photo), legs and even on the side of her face. We were suspicious and searched for what bed bugs looked like and a picture of an "unfed" bed bug while similar to a tick is exactly what we found the night before. Worried we took a trip to the medical tent and the marks on her body and a few on mine were all confirmed to be bed bug bites by the doctor and several nurses on staff. Bed bugs can happen at any hotel, whether its a 5 star or a 2 star on the side of the highway, but its about what management and staff do when confronted with the problem. I called the hotel after speaking with the doctor and the hotel staff acted like it was going to be taken seriously and accommodated us by moving our belongings into another room at another of their hotels. After the concert ended we were told by staff that the room was looked at and one staff member boldly denied their being anything wrong with the room and that new guests were already moved in while another staff member said that the room had been "treated" and showed me the new mattress cover wrapper that they put on the queen size bed. We were then brought to a tiny queen room #18 at The Bellevue House but after one itchy night in that new room we were left with yet more bites. In the morning light we discovered bed bug droppings on the mattress and a bed skirt littered with droppings(see photo). We moved all of our belongings into the car and made plans to finally meet with the manager after our last day at the festival. Paul issued us a full refund and we had to check into a very expensive last minute hotel for the night. I wish I had checked hotel reviews after I booked it months ahead if I had I would have seen a review for the same exact room we stayed in, room #3 at the Inn at Bellevue that had reported bed bugs as well a few months prior. I now know far too many facts about bed bugs then I have ever wanted to because of this trip. Perhaps the most disturbing fact about bed bugs is that while the bites can take days to show up some people don't get a reaction at all. I guess we are lucky that we have fair, sensitive skin and that my friend got bit up from her feet to her face otherwise we would have still thought that bug was a tick and not have taken all the precautions to clean and sanitize all our belongings so that no bed bugs or eggs infected my home and family. This hotel knowingly lets the bed bugs bite, they don't wash all the linens on the beds, they think a mattress cover is a solution to the problem even after two reports of bed bugs in the same exact room months apart from each other. If you want to risk your health and your families then stay here or at any of the other hotels they own on this block because they do not care about actually fixing the problem. read more

It was safe to say that I was very disappointed with the quality of my stay here. Upon walking into the room we were greeted with the startlingly unpleasant surprise of multiple ants crawling on our bed. We found one on top of the sheet and multiple underneath the sheet covers. This was eventually resolved but it was unacceptable. To continue this unfortunate review, many of the outlets simply did not work. We asked the manager/staff for a power cord which eventually came after a long wait. We were later informed that the outlets in question only worked when "the lights were turned on" which is honestly, quite comical. What about charging your devices when you're sleeping? You'd think it can't get much worse, but it does. The shower pressure is horrendous. My family and I were barely able to wash our hair as the pressure was basicially non-existent. Not to mention, the glass-sliding shower doors were broken. My mother injured her arm as the door fell from its hinge and she had to push it back so the glass would not fall on the floor. Not to mention, the bathroom is tiny. You couldn't fit two people in there. When the door was broken, you had to slide behind the toilet to squeeze into the actual shower. The staff of the inn was very inconsiderate regarding our issues and offered us 0 compensation. The only reason it gets the extra star is because of the breakfast. The breakfast itself was okay but the staff was lovely in the kitchen. To end this review, I whole-heartedly never reccommend this place due to the ignorance of management and the multiple unresolved issues that lie within the room. read more

1) The paint was peeling on the shower area ceiling. 2) The window AC unit barely ket the room cool (and appeared very old). 3) There were two burned out bulbs in the room. 4) Various pieces of the baseboard heating were lying on the floor, broken. 5) Their idea of breakfast isn't breakfast (by any stretch). 6) There was a two-inch gap under the room door. 7) The pillows were as hard as bricks and the linens and towels as old (and as rough) as dirt. 8) I asked them to hold my luggage after checkout. They put it in the snack/breakfast area right next for the door with public sidewalk access, not in a secure, locked room. Glad I took my laptop and DSLR with me. Unlike other reviewers, I felt the tasty and full ham/quiche and pancake breakfast was the best part of my stay at one of the Inns on Bellevue. A real redeeming quality of service. Now for the sad part. The bathroom, recently renovated, had a tiny walk-in shower with cold tile flooring. The heater system we could hear through the walls but not feel as there was a draft in our room and our personal radiator thermostat switch was nonoperational. The front desk tried to turn on the radiator then provided a space heater which was nice but it was one of those basic necessities, that you expect to be ready and able for you when you arrive. All the rooms may have been different, however the thin walls between our particular room and the adjoining suite, as well as between our room and the hallway, meant a lot of problems: Hearing a hairdryer and a dog barking in the next room so loud it could have almost been in our room. Hearing footstomps up and down the wooden floor at 2:15AM along with a loud rude girl talking into her cell phone. Light and draft coming through the hallway door. Hearing two different neighbors alarms between 7 and 715 on a sleep-in Sunday before hitting the road. Wi-fi was not operational either in our room or the breakfast room/lobby but it is on their website that they offer it. I guess when the wifi went away they had no means to amend their own website. Pet deposits advertised on their website, as well as on a third party's hotels.com, were supposed to be $25 at the time I booked my stay. When we got there, we learned they had increased to $35 and when I pointed out the discrepancy for the benefit of future travelers I was just told it was no longer available and hasn't been for some time. I insisted that they adjust my bill after they twice informed me that the websites was not their error- even though the websites were the sole source of my reservation and they were making revenues from it therefore it really should have been controlled. read more

Although it's true that the location of this B&B is wonderful, and the free parking is certainly a plus, I was very disappointed upon arrival at this Inn. Our original room, which was actually in a distant building (a block away from breakfast and on a poorly lit and somewhat spooky side-street), was unacceptable. Contrary to their website, there was no Wi-Fi and no cable TV. One of the windows was missing any sort of curtain or blind, which would have meant 'up with the sun.' There was no soap (not even handsoap) in the bathroom and no shampoo. To the credit of the staff, when I asked for a new room, they accommodated us without question or complaint. The new room (in the main building) was better, but there were still issues with the Wi-Fi, which cut out regularly. Finally, the breakfast was really pretty poor. A fair sampling of foods, but much of it was cold and/or tasteless. I realize that some folks are looking for a 'rustic' and 'charming' experience, but I believe that, in this day and age, there are certain responsibilities that any place you're going to stay for a few nights must uphold. For the money that they charged, I didn't find the Inn on Bellevue to be worth it. read more

We were here on a living social coupon. I did my research beforehand, but it clearly wasn't enough. But again - for the price we paid, we got what we paid for. This place has the potential to be amazing. The complete and utter lack of care from the staff is what brings this place down. And I'm not talking about the concierge - she was amazing and knowledgeable. The room needs a facelift. The wood floors were scratched up and there were cracks in the tile - I get the old fashioned charm, but refinishing the floors won't take away from that. There were also a few ants and some spider webs and a general feeling that the room hadn't been thoroughly cleaned in awhile. We were excited to see a jet tub when we got to the room, but the drain wouldn't close, so it was unusable. Walls are paper thin. I heard my drunk neighbors when they left for the night and then again when they came back. The breakfast - oh boy. Very little options and this is supposed to be a B&B. Both days we were there, we went downstairs and two of the four dishes were empty and the staff showed no interest in making more. When you're feeding tons of guests at a "B&B", you don't wait until the pancake dish is completely empty to make more. The eggs were watery and the ham looks like it had been soaking in water - and I think it was the same ham both days. We were told we got a mimosa breakfast with our living social coupon, but it's a mimosa WITH breakfast, not a mimosa breakfast. Further, there aren't always enough chairs downstairs for everyone if you go at a busy time. Housekeeping showed up at like 5 pm to clean our room, while we were in there getting ready to go out. They did not try to get in and looked relieved when we finally told them to go away. We were out of the room for the entire day, they had plenty of time to get in. Part of the living social deal was supposed to be turn-down with chocolate - yes, we turned them away, but it still didn't happen. Oh yeah, the living social "snacks" and wine at arrival? Potato chips and peanuts. This was advertised as a romantic weekend getaway. Do. Better. If this place hired decent staff who cared and performed some minor upgrades and renovations, it would be really nice and would be worth the prices it charges. read more

We recently stayed here for a wedding and I was little appalled at the price versus the accommodations. It was very expensive and was worth about 1/3 of the price. Good: location, location, location, plus free parking Bad: outdated everywhere, in both common spaces and the room. It has a sort of neglected victorian vibe. The heat did not work and as it was the latter part of october it was cold. Also, the bathroom had inadequate lighting and a tiny outdated shower. They had lost our reservation when we called a couple days ahead. The breakfast was decent but the second morning of our stay they had quite a few guests and the chef seemed angry, saying they didn't expect all these people (?) and no seconds for anyone. Plus there was nowhere to sit and eat. Also, security was not great. The main door was not locked at night and there was only a deadbolt on the room door, no chain or key lock. All in all I would much rather stay at the viking across the street for a little more, or the marriot. read more

For the price and location, this is the best deal in town. Staff was super friendly and nice, it made me feel like we really were staying at a quaint Inn, which was charming. The location is perfect for a couple like us who loves walking and exploring, and needs a place to park. Free, easy parking was the thing that sold me originally on this place and it truly can't be beat for the price of the room. Walking to Thames Street is so easy, plus it's on Bellevue so that in itself is cool. The room was nice enough. Had that old house feel, with the slanting lines of the room and all, but that is part of the charm of the Inn. My only complaint is that they need to replace the comforter with a new one (it was slightly stained and looked old) but honestly this wasn't even a big issue because it was clean. My favorite part of our stay was the breakfast! We found out it was included in our stay, which was a nice surprise. They have a belgian waffles, french toast, fresh fruit, pastries, coffee and other little breakfast items. And besides the breakfast being freshly prepared and delicious, we got to sit in the entry way of the lobby, which was so cute and comfortable and relaxing (and I could people-watch out the window while sipping my coffee). First, I think their customer service was excellent. I had to call to book my reservation as I thought I would be traveling with my dog. They were great on the phone and promptly sent me my confirmation email. On arrival, we were quickly checked in and shown our room. It was simple and a little dated, but we were only looking for a place to lay our heads as there is a lot to do in Newport in the summer. The room was well air conditioned and clean. There was off street parking. The inn buildings are just across from the Viking hotel so it is a great spot...easily walkable to Thames St. and lots of other spots. We walked to First Beach and the Cliff Walk. Since it rained one afternoon, we sat on the front porch and drank wine and watched Netflix since there was free wifi. It was a lovely place to stay as long as you know how to make your own fun. PS The included breakfast was pretty darn good...French toast, fruit and coffee. Delish!!! read more

Unfortunately this is my first bed and breakfast experience and I have to say.. I am not about that B&B life. :( The manor was very outdated. I knew it was going to be tranquil because of the nature of the hotel but I wasn't expecting so much. Like another reviewer said, not worth the price which I supposedly got on special too. When we got there it was really cold out and to our luck the heat wasn't working. The guy said it was the warmest room in the place and would be on in about 30 min. 1 hour and still freezing. The lady(maybe owner) came, did something in the room across and voila! In about 20-30 minutes the heat was on and blasting. I'm usually cold so blast away! The breakfast was ok. I had blueberry pancakes and they were ok. OJ was awesome and the mimosas were good. However, I've never had mimosas so I'm not entirely sure what a good mimosa tastes like but this one was good. The jacuzzi was probably the best thing about the trip. It was by far the biggest jacuzzi I've ever had in a hotel room. Ever. The shower is definitely tiny. will not fit 2 people so no sexy time in there. The bathroom overall was eh. Not squeaky clean but not filthy or dirty. Just certain things that bothered me. The area around is not that accommodating either. No restaurants or much around but we really just wanted a quiet weekend so that wasn't a huge deal. The worst part about this experience was the room window. We're on the first floor. Bed was in front of the window. The curtain was see through and the window was a huge wall to wall window. Now I don't know about you but I don't like being watched by on goers if I'm changing my clothes or w.e it is that I'm doing. That alone cost them 2 stars. Have nothing but excellent things to say about this air bnb!!! Our room was beautifully set up upon arrival. We had our own bathroom, queen size bed, mini fridge and tv!! Room was more spacious than I thought it would be after reading reviews!!! Bathroom was very nice with soaps, towels, lotion etc! The breakfast was PHENOMENAL! We went to Newport for a three day stay, and it was great. Do not expect top of the line rooms, breakfast. However, if you are looking for convenience and are not picky, this is the place. Great location, walking distance to center of town (I think it is the center, :) ), walking distance to the Tennis Hall of Fame and biking, or walking distance if you are a walker like us, to the cliffs. Overall very pleased! I go on vacation to sightsee, not to stay in all day, thus, this location and Inn was great for us. FREE PARKING!!! read more

Upon arrival we noticed our sheets had blood stains on them and had to be changed. The room was unbearably hot. They advertised air conditioning, but the unit is in the hallway. It was 76 degrees so we couldn't sleep. The iron was broken and the bathroom is so small you can't move. The high point is the location, but definitely not worth dealing with the rest. read more

Reading previous reviews, staying here worried me but no, this place is NOT a "roach motel" as someone said but nor is it brand new. Although I have a few negative things to say it was not that bad. The Bellevue Manor was a cute building with a homey room however, they do need to dust a bit better. Move the lamp and other things, dont just dust the front of the nightstand! The bathroom sink was as small as they come making it hard to brush my teeth or wash my face. The thing that bugged me the most was the shower.. er the curtain. The shower/jacuzzi is in the room itself, not the bathroom but there was only a tiny one and a half foot pole with a sheer curtain to sheild you from whomever else is in the room. Although it was my husband, I prefer to wash myself in privacy. Other than that the shower was fine. Also.. just an FYI if you are pregnant! The beds are so soft that being 7 months pregnant, it was extremely hard to get up and turn over at night. Like I said, although I had some issues, it really was a cute place and the staff was extremely nice. Not the best but surely not the worst place. read more

We booked a jaccuzzi room at this inn for a Sunday night. Unfortunately, I meant to book it for the Saturday and upon realizing it no more than 1 minute after I got my confirmation email, I called and could not switch. The Saturday night was completely booked and for a crazy higher rate. So, we kept our Sunday night and booked at another hotel for Saturday, oh well, my mistake! Our room was very cute. However, there were a few glitches. The sink in the bathroom was VERY slow to drain, painfully slow in fact. One of the side lamps had a broken switch, so there was no way to turn it on and off, forcing us to unplug it and leave the other lamp on when we left at night. The jacuzzi was nice, but pretty cramped for two people and a few of the jets were not working very well. On the plus side, the rugs in the hallway make for little to no sounds of movement throughout the night. There is free parking in the back and the location is just a short 10 minute walk from downtown Newport. The breakfast was also absolutely delicious. However, as we sat out on of the street the intense odor of garbage from the back was a bit too much. read more

We stayed at the Bellevue Manor about a month ago and experienced both ups and downs. This wasn't my favorite bed and breakfast of all time, but it was acceptable for a simple overnight visit. First, the positives. The two rooms we rented were both quite clean and nicely decorated. My room, one of the first floor bedrooms, was relatively simple, but tastefully decorated with antiques. I was particularly impressed by the two-bedroom luxury suite: it was surprisingly spacious--it would work well for a small family--and included a jacuzzi tub. Both of the rooms also featured flat screen TVs which looked fairly new. The location of the inn itself was great. The surrounding area was fun to wander around a bit, with some interesting little shops, and the house was actually close enough to the mansions (less than a mile to the Elms and a-mile-and-a-half to Marble House and the Breakers) that we could walk to them. In addition, the staff was friendly and helpful when we ran into issues... This was a very good thing, because the heat in our rooms wasn't working so well when we arrived. We were given space heaters and the option to change rooms, which was appreciated. However, if you're planning on booking a room in the Bellevue Manor sometime this winter, I definitely recommend double-checking to make sure the heating issue is under control before you book it. The individual we spoke with about the heat mentioned that they were switching the heat over from oil to gas, so the problem might be resolved by now. Like other reviewers, I was not exactly blown away by the breakfast in the morning. It reminded me of a basic hotel/motel spread, but with less options, and wasn't what I was expecting from a "bed and breakfast" type place. It was fine, but not particularly good or exciting. All in all, I would consider staying at one of the Inns on Bellevue again, depending on what brought me to Newport. If you want somewhere easy with a friendly staff where you can crash at night and catch a quick bite in the morning, this place definitely fits the bill. For a more luxurious stay, however, you might want to see what other options there are. read more

We stayed at the actual "Inn on Bellevue". The customer service was very good and check-in was very easy. Our room was nice, the bathroom was large; but neither were overly impressive. It's location was very convenient. We biked from the Inn to explore Newport, including the mansions, cliff walk, Brenton Point, Fort Adams. We walked to dinner just because it was a nice evening. The breakfast was disappointing. It's normally my favorite part of staying at B&Bs, but the breakfast here was sliced ham and ham quiche. The quiche was okay, but if you didn't eat ham, all you had left to eat was croissants or bagels. Other than a few overly ripe bananas, there was not really a healthy option. Although I didn't have an overly negative experience, I would probably stay elsewhere my next trip to Newport. read more

I was just here for a girls getaway as well as my birthday week specifically stayed at Bellevue mannor room 122. The location is perfect I've stayed in Newport many times from economy Hampton inn to ivy lodge b&b. This has been one of my favorite locations because -it was a very quiet street not like the busy downtown where you could hardly get a parking space, downtown can get noisy at night. The There's so much to do in Newport that it's not the kind of town you would want to come to to just hang out at a B&B or inn. -central location great to walk to mansions, downtown, cliff walk. (Plus the Trolly comes through on that street) to Payless for a hotel or inn outside of town might seem all well and good until you A. Have to find parking in newport B. Pay for parking. (Most lots are $20 or $3.75 an hour.) - the price was great, it may not have all the bells and whistles of a B&B but it was great for what we needed. Compared to other places in Newport it was very affordable. - spacious rooms. Most rooms in b&b in newport I have found to be small. This room was larger than most. If you aren't high maintenance and looking for a laid back place to stay while touring beautiful newport than stay here! Modesto and Paul were great and so is the rest of the staff. read more

We were not sure what to expect but were pleasantly surprised. Our room was small but had everything we needed. The staff was friendly and helpful. There is a cute cafe right next door with great pastries. The only down side are the number of stairs and thin walls, but it's also an old house, so it's part of the charm. The hotel also has parking and we got breakfast too. read more

The Inns on Bellvue consist of the 3 properties. The properties appear nice but beware....it is possibly one step above a youth hostile.... I would never stay at these properties again...and it has made me think twice about even bed and breakfasts in general....Oh...by the way....breakfast eggs were cold....and when i brought it to the person's attention....he just looked at me with a blank stare...... read more

Stayed 4 nights in room 131 (two bedroom suite with small kitchen/LR area). This place is ancient (going to guess 200 years) - floors are not flat, nor level, stairs are steep and narrow. But the woodwork is lovely and the renovations are excellent. There was no musty smell as someone else mentioned. AC worked great. Maid service was like a typical hotel. Clean. Can't speak for the other persons comment about "spiders in the tub" as we never used the tub - we just used the huge shower but the tub looked immaculately clean. Breakfast wasn't amazing but good. A kind of quiche/scrambled eggs with ham and veggie squares, pancakes, warm ham slices and french toast on the hot buffet. Yogurt, fresh fruit (very ripe!), toast, oatmeal, orange juice, coffee, tea, and baked goods which varied but typically: coffee cake, bagels, crullers, scones, muffins. That sort of thing. Was expensive but so is every place we looked at in the Newport area. WIFI was overloaded with 70 devices connected. If you can't get service when you arrive (it sees it but just won't connect) then the router is at it's limit of 70 devices. Consider power cycling the router in the lobby as most of those 70 devices have probably left the building (in guests pockets). I didn't have to do that but wish I had the first night. Free parking never filled up. Will post pictures. read more
