Sadly I have to update this review. I've lived in my current home for a little over a year now. I've learned that the home (like most Florida homes) has a stucco issue. Basically the side of my house is showing stain/streaks of water damage due to cracks in the stucco. These cracks were present during my housing inspection (I went back and reviewed the photos). In addition, these cracks cause water to get into the outlets of the interior wall of the kitchen causing the outlets to shutdown 3-4 times a year since I moved in (happened first time about 4 months after moving in). Once again there was visible water damage around the outlets that was painted over but you could still see it (once again I reviewed move in photos). These are problems I expect a housing inspector to catch. Disappointed because the inspector did do a good job at looking at the rest of the house but now that I've been educated thoroughly on the issue the last year I ask how could the inspector miss this? read more

I'm glad he explained the big points at the end, and the report he sent was very thorough. We learned that insurance companies wanted a four-point inspection, which he provided. He even found issues the last 2 inspectors didn't find (active termites, electrical issues through thermal imaging). This review is for a pre-drywall inspection on new home construction in Bradenton Florida. I first contacted Dan through Yelp after I contracted on the home. Dan was very responsive and took the time to answer all my questions. When we were contacted by the home builder for the date of our pre-drywall inspection, Dan again was very responsive and flexible. Dan arrived on-time and performed an independent inspection while the builder walked us through the features of the home. Dan identified several items that needed to be addressed, that an inexperienced inspector/builder would have never identified. He took the time to walk us through his observations at the end of the inspection and answered all our questions and concerns. Dan then provided a summary and detailed report to us within 24 that included pictures that we then shared with the builder. Our builder immediately corrected the deficiencies identified by Dan and provided us pictures detailing the corrections. I do not think the builder would have been so responsive if it was not for Dan's qualifications and the detailed report that was delivered. We will be using Dan again for our final inspection.
