This was not an inspection -- it was a drive-by. He missed obvious, widespread tile floor cracks throughout the house, issues so visible it's hard to believe they were "overlooked" at all. When I asked him to come back and re-inspect his own miss, he had the nerve to say it would cost another fee. Because of this incompetent inspection, I lost $5,000 backing out of the home. This company didn't protect me, they cost me thousands. Total waste of time and money. This is a bullshit company with zero accountability. If you don't want expensive surprises after you're under contract, stay far away. You will absolutely regret hiring them. Never recommended.

Allan was very responsive throughout the entire process, and was available to discuss services with him 15 minutes after submitting. Pricing and payment was transparent and a smooth process. The inspection report was very thorough with pictures and written in terms I could understand. Allan checked items I wouldn't have even considered and made several ongoing maintenance suggestions. It's a small place but seems quite equipped to manage a lot of car issues, and the gentleman who did my inspection that day (Charlie) was the sole person doing them, so he was cranking through a list of folks. They put your name on the clipboard when you arrive and just go straight down that list. I'd called beforehand to confirm their hours and theyd advised to come early so I came around 9a or so. I think the wait was about 15-20 mins? Really wasn't bad, I just fiddled with my phone and sat in my car. The actual inspection was also pretty fast, like 10 mins or maybe even a bit less. I appreciated the efficiency. Of note they do charge a 3% credit card fee. A lot of places do that nowadays, but that was really the only "surprise." They also offer a basic inspection ($12, basics to renew car reg) or a more thorough one for $18 where they check your wipers and lights etc.

I consider myself a DIYer, but in this case, I wanted something done professionally to make sure everything was nice and neat. While I had a basic idea of what I wanted, I debated getting a formal project manager to handle coordination of the full install. With a ton of experience doing this kind of install, Marcus helped out so much that I was pretty much able to handle coordination of the main pieces and personnel without needing to hire anyone else. He did a great job making the vision come alive and was transparent with any problems that arises (and importantly fixing them when necessary). He was friendly, fair with pricing, and also very quick-- framing and installation took only 2 separate, spread out days (to allow for drywalling and parts arrival in between). My personal experience with him in terms of communication was excellent, but I also purposefully avoided peak summer season so as not to catch him at a busy time. I would not hesitate to hire him again.

We were a little nervous about putting down a deposit months in advance (he was booked so far in advance!), but the end result was fantastic. He was always forthright in communication and reliable. He did what he said and was honest when he had to reschedule something. On top of that, he was always friendly and direct. Josh listened carefully to exactly what we needed, talked out any possible issues we'd have, and accounted for all the outlets and such that would have to brought out through the piece. We also had to re-do the crown moulding around the piece, and he noticed the poor installation of the rest of the moulding in the room, so he agreed to re-do the rest of the moulding, too. He's meticulous and thorough. We got to watch the progress as he built the piece, because he posts pictures on his Twitter account, which is great! The installation went smoothly, and the final piece looks great (as you can see in the picture) - it's exactly what we wanted and discussed. The new moulding also looks great! I would absolutely recommend Josh for any carpentry project!

I was closing on a newly constructed home and needed an inspection. I evaluated several inspectors including those recommended by my realtor and other highly ranked and certified inspectors. My builder Taylor Morrison places a very stringent requirement on 3rd party inspectors to have $1M (!) liability policy (state requirement is only $100K). I cannot imagine how an inspector could possibly cause $1M in damages during an inspection, but I suspect the builder is trying to limit your available pool of inspectors to those hand-picked by them. During my interviews of inspectors, I discovered that several did seem to be on the hand picked list, which is of course the last thing you want in an inspector looking out for YOUR best interests. So Royce Moore at Inspection Services of Austin does indeed meet the liability requirement. He also has a streak of independence and principal in doing the right thing (no matter what) which is critical. Royce was very responsive in addressing my initial inquiries and setting up an agreement to do the inspection. He offered many references and I checked several with direct conversations that were very positive. On the day of my inspection, Royce had already begun and had spent several hours going all through the house, the roof, the attic and the exterior, giving us the opportunity for him to take me through every item of concern that he had observed. He clearly was well versed in best practices around workmanship, building code, aesthetics and safety. He is EXTREMELY detail oriented, which is what you want. We thought we had a very good house (and we do, no doubt, as no code violations or ultra major issues where found), but Royce's attention to detail uncovered MANY issues that needed to be addressed or otherwise looked after by me over time as risk areas. Royce produced a great inspection report with 30+ pages of issues, detailed descriptions and photos. He also produced a text only version which was helpful to carry around. I immediately sent it to my builder, and the builder (to their credit) acted upon just about every issue (most of which I would never have found by myself). The money I spent with Royce was well worth it and resulted in a much better, finished product that I am proud to call Home. read more

Out dated inspection process. Hired and couldn't even complete the inspection due to his lack of professionalism. Not only was I appalled but embarassed because he had to be escorted from the community due to cussing out the Construction Managers - which now he is not allowed on any of this particular builders homesites. When I showed up at the inspection, I was greeted by the man's wife. I found that extremely unprofessional. He went through the list of items found and said it's only 1.5 pages. He bragged about how he would be shocked if someone else could find something he missed. I happened to have a contractor show up the same time I was there to take measurements. As soon as the inspector bragged, the contractor found an external light fixture that didn't have proper coverage around the electrical component and could allow moisture. After that day, I was worried the inspection was rushed and things would be missed. Even though the contractor pointed out the light fixture, it was not written in the final report. During the final walk through before closing, I found the edge of the shower door was jagged and I could cut my finger on it. I'm extremely worried about what else we might find after we move in. I reached out to Austin Inspection Services after the walk through to communicate my concerns and I did not hear back.
