Back in 2005, my husband and I were looking for something a little bigger and we somehow got introduced to Hal Thomas, the founder of Thomas realty. He rented us a little home on 28th Street and we had our first baby there. Unfortunately, we had to move because they needed to do major repairs on the roof and foundation but they gave us 60 days notice. We moved to City heights and lived there for two years and when I got pregnant with my daughter, I just happen to remember Thomas realty so I called and told him that we used to rent from Hal and I ended up speaking with Travis, Hal's son who took over. I told him that we used to rent from his dad and what we were looking for and he asked me how much I was currently paying and when I told him, he told me that there was a two-bedroom on Illinois Street that was that price and I could go look at it but "keep in mind that there was no carpet and no appliances." My husband, little son and I walked in there and I knew we loved it. We will be at this house 12 years in February! We don't really ask for too much but anything we've ever asked for, Thomas realty addresses quickly and professionally. I recommend Thomas realty to anybody whoever asks me about rentals. We rented our first apartment in San Diego from Thomas Realtors, Tiffany was our contact person. She was a pleasure to work with from the very beginning. I had originally called about a different property which turned out to not fit our needs but she made some suggestions for other properties we might like. She also made an effort to get me more detailed info and let my friend go and take photos, since we were moving from out of town. When we decided to sign the lease we were required to post an additional deposit, since we could not provide income verification (we were moving from another state and did not have jobs lined up.) I was a little worried that we would have trouble getting the deposit back, but once we sent in pay stubs from our jobs we got the extra deposit back right away, no hassles. We did have some maintenance issues and the quality of the building itself was less than stellar, which is why I deducted 1 star. But can you really blame the management company if the owner refuses to invest in fixing it up? When we had to call about maintenance issues, they responded promptly (for the most part) and did their best to fix everything. When we moved out, Tiffany said we would have to pay to get the carpets cleaned but she had a guy that would do it for cheap, and the guy was there when she was doing the inspection. She also told me on the move out exactly what I would be charged for a few small items (light bulbs, oven pans) and when we got our deposit back she included the Home Depot receipt for the items (we were not upcharged some outrageous amount.) In general I felt they were very responsive, Tiffany was super nice, but most importantly they were honest and did not try to rip us off. I have had some horrible landlord experiences (really unbelievable) and Thomas Realtors is the best thus far. read more

One of the last affordable apartments in South Pa it's simply convenient it's walking distance to everything that South Park has to offer, especially target express and South Park Abbey. Tiffany was our agent and she was always extremely helpful. They run there office family style and that was quite refreshing moving to a new city. Also, I receive my entire deposit back minus a cleaning fee. In my experience usually apartments try to find every reason to keep your deposit and that was not the case with Thomas Realtors. Ed is extremely unprofessional. We spoke multiple times on the phone regarding a specific property. He let us know that it was ours because he already had our application and approved it. I offered to pay in full the day of and move in immediately. I was willing to meet him right away. My bf had some qualms with the paint job which Ed said he understood and would ask the owner if he would take some money off for us to paint it ourselves but we mentioned we still wanted the property if the owner didn't want us to paint. He said he would call us back once he spoke with the owner. He never called back and apparently took someone else's application and payment that same day! I'm sick to my stomach that someone could do that knowing how much we wanted the property. I spent the whole night packing and now my living room is boxes until we find our next home. In my opinion, Thomas Realtors are the worst property management company I have ever encountered. We lived in a property managed by Thomas Realtors, and a major plumbing renovation was initiated. The owner of the company, Travis, contacted us and basically told us that the owner of the building had contracted plumbers to do 2-3 days of work in our unit, but he would be out of town during the whole ordeal and we would need to contact the plumbers ourselves to make the arrangements! This complete mis-management [or utter lack of management] of a major renovation led to an extended two-week fiasco in which our home was nearly uninhabitable and all of our possessions were covered in dry-wall dust including an entire pantry full of ruined food, not to mention that our downstairs plumbing was left inoperable [washer & dryer disconnected, toilet in back yard]. When we dared to ask for some kind of compensation for the two weeks worth of being forced to eat out at restaurants, dry-cleaning expenses for dust-covered clothing and bedding, professional cleaning of electronic devices, ruined food and the general discomfort and inconvenience we had to endure, Thomas Realtors told us [and I am paraphrasing here] that if we didn't like it, we could go ahead and break our lease and move out! This was the most heinous of their inept management skills, but our entire experience with them was filled with a multitude of poor responsiveness to our needs as tenants; when we called to complain that the weeds in the walkway were now above our heads, the reply was that the landscaper was some guy the owner hired and they didn't know anything about it. Completely unacceptable! A property management company's responsibility is to manage the property to the satisfaction of both the owner and the tenants; all Thomas Realtors managed to do was pass the buck. If you are a tenant searching for an apartment or house to rent, avoid it at all costs if Thomas Realtors is the property manager. If you are a property owner looking for a management company, there are undoubtedly a hundred superior companies in San Diego that are more competent and will represent you and your property with professionalism and consideration for your tenants. read more

I rented from Thomas Realtors, and they were one of the best property managers I've encountered. Ed was the person I worked with primarily, but everyone else in the office was friendly and helpful when I interacted with them. They gave us flexibility on move-in dates, a reasonable price and terms, and any time there were issues in the apartment they sent someone right away to fix them. They also returned the majority of the deposit, keeping just $65 for cleaning which I thought was reasonable. I'm no longer renting, but I'd definitely go back to them if I were. read more

This is the worst place to go to to rent a house/apartment! We rented a house from them for 5 1/2 years! Whenever something needed to get fixed that was obviously because the house was old they always ended up charging us for it even tho it wasn't out fault! Worst service ever! The house we rented flooded like 4+ times and every time somehow it was out fault and the water would leave nasty spots on the carpet that would obviously stain but according to them it was dog pee lol!!!! Stupid people!!! When we moved out she told us not to worry about a few things and ended up charging us everything that she said not to worry about and then some! She charged us for a fence that they ended up tearing down and not even using at the end! They r a rip off and they never take care of the houses if they need some TLC. She knew the house was full of termites and never did anything about it!!! Go somewhere else!! U will end up paying way more if something ends up needing to get fixed and they will keep a big chunk of ur deposit!!!! read more

My bedroom reaked of animal urine. This was a issue I altered the property manager of on day 1 of moving in. The smell would come and go, and when he happened to have stopped by on the first day he didn't smell it. I think because of this, he didn't believe me. I had to pester him to get people over to look into the issue, and every single contractor that came in would confirm that I wasn't making it up or being too sensitive. This became a six month battle with the property manager not properly dealing with the animal waste problem. He would try a lot of quick-fixes which ultimately wouldn't work. I understand wanting to try the cheap option first, but whenever one of these attempt would fail it would take me emailing him 2-3 times before he would try something else. Many of the contractors he hired were very professional, but one left opened up a hole in my bedroom wall, getting dry wall debris everywhere and not cleaning it up, and left it with no promised date of when he was going to patch it up. This hole, which was created to remove the insulation (which REAKED of urine), was left open to 'air it out', however the smell in my bedroom after creating the hole did not air out. If anything it got worse, and the source of the smell moved. The smell was so intense I had to move out until it was fixed. A week went by, the hole was still open, and I had not been contacted about when it would be patched up. After threatening legal action, they provided me with dates it would be fixed, but in total I was displaced from my home for 21 days, still paid rent though. When the hole was patched up the wall was painted in two different colors and the sockets were hastily completed. After months of dealing with this, I got the impression that my property manager was just kind of lazy and wanted me to go away. Once while on the phone about this issue he actually said to me,"Well, what do you want me to do about it?" I didn't say this, but all I could think was "This is your job, your whole job. You are the one who is suppose to know what to do about it, not me." After I told him that the smell had migrated, which is kind of a clear indication that there's something living in the walls of the building, a building that he manages entirely, he didn't respond. Halfway through my lease, after the smell had predictably returned, I asked to be let out of my contract. It was granted. Why this isn't a one star rating is that the property manager allowed me to take me time to find a new place (I travel a lot) instead of kicking me out right away, he returned my security deposit in full, and he split the electricity utilities with me for the hotter summer months since the AC helped keep the urine smell to a minimum. read more

Thomas Realtors is the best. I rented from them for five years and never had to wait at all no matter what needed to be done. They made sure that all my needs were met and helped me a great deal with the move in arrangements and even when I moved out they were helpful in making sure that they personally walked through with me to make sure that anything the landlord might want to deduct was brought to my attention so that I could fix it. I received my full deposit back quickly and they even went out of the way to let me know when other apartments became available while I was looking for a new location. My only complaint would be that I wasn't able to find one in one of their managed complexes. I hated to lose them as my property manager.
