Do yourself a favor and don't rent from them. The homes they rent out are in need of major repairs, they do not fix maintenance issues, they don't respond to emails, and they charge you a huge amount of fees. They refuse to answer emails if they are not about rentals. We have one bathroom and it backed up and it took them weeks to get it repaired. We have moved a lot for work, and have rented from many different companies. We have rented from Invitation Homes in Arizona, and didn't have the best or worst experience so we were not expecting much in Seattle. David Camacho came to do our move in inspection and was to kind and knowledgeable. He went above and beyond to ensure our smart home hub was working properly and ordered some fridge inserts which we found were broken. Don't even bother with this company- they really couldn't care less about their customers. The house will be dirty when you move in- but they want it SPOTLESS when you move out. If you can't provide a spotless house upon move in, how are you going to expect tenants to do what you can't?? They take advantage of people 100% If you move in, note every single thing that is wrong with the place, and I mean everythingggg otherwise they will charge you for it in the end. I had a disappointing experience with Invitation Homes. We found a home we liked and paid the holding fee to keep the home off the market since we would not be in the area for several weeks. However, almost two weeks before the agreed upon date, we got an email saying the home was ready and we had two days to look at it or it would be put back on the market so we had to back out of the deal. However, the one bright side of the process was our leasing rep, Justine Brooks. She was filling in for our original rep so she didn't have the whole back story but she handled the situation fairly and with respect. She was able to get our holding fee refunded, which was very much appreciated. read more

UPDATE: We found out through the Sheriff's office that the previous tenants also made multiple complaints about the barking dogs. So Invitation Homes knew about the junkyard properties on either side of this rental and STILL decided to not disclose this decision changing info during the rental process. "By the way, the dogs have been a serious nuisance in the past and we can't do anything about it. Still want to rent this property?" No, actually. Thank you for letting us know! :/ So because they can't/won't do anything about the neighbor's barking dogs, we are forced to pay a fee (2 months rent $4200+) to break our lease and find a place without 3 aggressive dogs that bark 12+ hours a day to our right and a meth trailer to our left. Which might be fair if it would in fact take a full 60 days to find someone else to rent this property. Only we all know the rental market is booming right now and they will find new tenants within 2 weeks. Meaning they'll make upwards of $4k for blatantly lying to us about the neighbors. I even asked if these dogs would be an issue after the virtual tour to which the realtor replied "I don't think so they just seemed to not like strangers." DO NOT RENT WITH THESE PEOPLE. read more

Getting into our house was a very bad experience. The first house we wanted did not look like it was cleaned, had an awful dog piss smell, and the pictures were very miss leading of the backyard. We then found another house we want to tour and decided to go with that one. We had to transfer our fees to the new house and it made the process very stressful. Our "lease professional" wasn't able to make changes in our rent cafe or invitation homes portal and had to send changes to the office to be made, which made the process very stressful because it pushed back us getting into the house a few days. We had 5 different "move in totals" to pay and it has yet to be corrected after moving into the house. We had to overnight 2 different cashier checks to get the keys to our new place because our portal didnt have the correct amount online to pay. That created an extra $50 we had to spend because of their errors. We did have a wonderful experience with our house orientation! Ashely was fantastic and really turned our awful beginning into a positive one! I would give her 5 stars if I was rating each person in the process! After living here a few days, we enjoy the house and Ashely from our orientation, however I would NEVER rent from invitation homes again because our start into the home was so bad. The only reason why we decided to sign a lease with them was because the house we got was the best option we found for price point and location. I would rate the company a 1, but Ashely was so great, I'm averaging my rating to a 3, only because of her. read more

Raising rent every year is quite a great deterrent to keep good, pay on time, and loyal tenants involved in these homes. Times are hard these days, nobody deserves to pay on time for a year and get the wonderful reward of a 4% rent increase. Looking for a quick buck and squeezing all of the juice out of your tenants is simply deplorable. I love my home but I'm only going to be able to afford it for a short time, unfortunately. (This one is going to be long) Derek Lahti is by far the best maintenance technician I've ever encountered. I've been a renter for over 20 years and have had to deal with a litany of issues & maintenance people so when I say he's the best, I mean it. Derek is just fantastic all around!! He goes above and beyond for us (tenants) and answered every question we had (which were A LOT LOL) he took care of everything and did a really great job with the work performed. If Derek is assigned to your work order(s), you can be sure that you'll receive exemplary service!! Invitation Homes should take good care of him because he deserves it. I would also say everything above that's "high praise" for Jasmine Bernardez as well. She works in the office as a Customer Service Rep. She has been fielding a ton of emails and questions/calls from me for a few weeks now that I've moved into my new IH home. She has not dropped a single ball. She never made me feel like I was bothering her and she had so much compassion and understanding for what I've been going through (it wasn't an easy process and I was extremely sick during most of it). I love working with her on anything that comes up because I know she actually cares and will go above and beyond for my daughters and I. Invitation Homes has got another keeper in her for sure!! Last, but certainly not least. David Valencia and Whitney Hayes-Buck. I truly feel like God was watching out for me as I've hit the jackpot back-to-back with everyone at Invitation Homes I've had to deal with for the past 2 months. I almost walked away completely from invitation Homes had it not been for Whitney & then David. I had a pretty awful experience in my last IH rental home - from how bad the house was (major plumbing and flooding issues, really bad ant infestation that was living inside the walls etc) and the previous people who were supposed to take care of my needs (none of which still work at IH I believe, thankfully). While trying to find my next home to move to, I fell in love with this house...it happened to be another IH rental...I began the very stressful process of trying to get a transfer. Whitney, my Portfolio Director, was there every step of the way and would answer my flurry of emails/questions/calls, sometimes even after hours, to help me with getting a greenlight to transfer. She was extremely kind and also compassionate to the immensely frustrating and stressful ordeal I was facing. It took over 3 weeks to get everything done for the greenlight and the entire time David Valencia (the new rental property's leasing agent) was doing everything he could to hold the property for me. He definitely went above and beyond the "routine" things available to him. Asking for extensions, calling me any time I needed to update me, or even to give me advice on what to do next, reaching out to others in the company on my behalf, I mean the list goes on and on. These are just some examples of the things that neither of them HAD to do. You are lucky in life to come across really great people, I was (and still am) blessed to have 4 of them in a very short period of time, all within the same company!!  David Valencia and Whitney Hayes-Buck are diamonds in the rough and I certainly hope Invitation Homes Corporate sees/reads this review and makes a point to highlight them somehow, along with Jasmine & Derek. They all should be the standard to which others are held to. I hope I get to work with them going forward if, for any reason, it's needed. I'm now in my new rental home and I'm so in love with this house I immediately signed a 2-year lease and if I had it my way, I'd never leave lol. I'm sure issues will arise, but I know I feel so much safer this time around because of the people who will take care of whatever it is. Update. I'd give this company zero Stars if I could. In 7 months time we had over 60 people out to fix varrying items with the house. My husband and I both had to take time off of work to accommodate them showing up at our house. Sometimes they no showed to scheduled appointments. At one point a technician was scheduled who wasn't even licensed to do the work they were scheduled for. It took multiple days to replace the roof on the house because it was moldy. It took multiple weeks to replace the moldy insulation in the Attic. During this time we had zero use of one of the bedrooms as that was their main point of entry into the home. Our dishwasher broke, flooding the kitchen. It's an over 10-year-old dishwasher and instead of replacing the dishwasher they only replaced parts on it. First technician broke something in the dishwasher so we had to have somebody else come out again to replace more parts on it. They had to replace the faucet in one of the bathrooms for the bathtub because it was coming loose. That same bathtub the entire thing needed to be replaced because the tub cracked on the bottom. In the process of replacing the tub we had to have four people out because they did not finish the work either time. The fans were finally fixed after about the fourth person out to repair/replace. My husband and I were unable to fully unpack our house in the first 8 months we lived here because we had multiple technicians in any given room at a time. This hugely delayed me setting up the nursery for my child (I was in my second and third trimester as all this occurred) and caused us both extreme stress and anxiety. My blood pressure was elevated during this entire process. I spoke to many representatives of Invitation Homes who kept saying that they wanted to be accommodating to us, but they weren't. We asked for a price reduction on our rent for the following year or for the option to not increase the rent as this house was and continues to have many issues with it requiring maintenance. Not to mention the increase in our utility bills for the ongoing fan which jacked up our energy bill for that month, or the flooding that happened due to the dishwasher flooding which we came home to from the hospital after I gave birth. This is NOT The house that we signed a lease for considering we couldn't use one whole bedroom for over a month and two of the bathrooms for over a month. Many of the anemities have been in non-working condition at one point or another during our lease. I've had people reach out asking to talk about the issues, nothing is ever resolved, just A huge waste of mine in my husband's time. All I wanted was for our rent not to increase for the following year and invitation homes could not accommodate that saying that they couldn't change the lease, which I know for a fact could be changed if they wanted to. This entire company is a scam. They don't care about their residents and they don't care about the homes that they put on the market for people to rent. And for whatever representative that messages me saying they would like to contact me in regards to this house- no, I don't want to talk to any other representatives from invitation homes unless you can guarantee that my rent won't be increased for the following year that we are stuck in this sham of a "home". Had we known the quality of the home that we were renting we never would have signed a lease for 2 years. I'd almost go so far as saying this was a bait and switch. Oh and I did have a representative say that they would void the lease and we could move out of the home after. We had been living here for 8 years and they wouldn't charge us a fee for breaking the lease early. Which was a joke, my husband and I spent thousands of dollars moving into this home and on all of the deposits. We didn't have any other money saved up to move out of it. Needless to say, after our lease is up, we will never rent with invitation homes again, And I will continue to post wherever I am able to about how this company does not care about its renters and how they lie about trying to be accommodating and helpful when they are not. read more

I thought going with an agency would make the renting process easier but I was wrong. This company is so disorganized with multiple people but not on the same page, maintenance takes months and multiple phone calls, and maintenance was due to things like a toilet leaking, faulty hardware throughout the house etc. Also, one of the employees was very rude to me and degrading but when my husband contacted him had a total change of tone with a man to man conversation. Also, very difficult to work with when leaving our residence we were not provided the correct paint color, then when we got the exact paint ID and brand from Home Depot, it still didn't match to patch small holes from hanging photos. Very disappointed with our entire experience and baffled with the treatment of renting through this agency. read more

I would give invitation homes no stars if I could. The rental properties are not being taken care of. When viewing homes in the Seattle area, the homes visited were falling apart and had mold present. The walls were damaged, the paint was messy or missing, the entry doors show signs of destruction and the pictures online make the homes look better than they are in person. Also, there are additional fees that do not make sense. My son pays over 2000 a month for one of these homes. They have not had hot water for 2 days And no one had given them a time or anything just that they have 24 hours and it's on the list well 24 hours has long passed they have to drive to my home to shower. How sad is this. I know of other problems with them to I do not recommend they get you I. And your stuck. They had to paint all the base boards themselves. Walls were dirty screens never replaced. All tenants beware of the huge deposits this company requires. A so called security deposit of almost $4000 is outrageous and does not include a last months rent. Therefore, if you are a long term tenant of 3-7 years or more, this company arbitratily uses your deposit for normal wear and tear in the home. They get away with this by catagorizing it as replacement, but in many cases it was not damaged but needed upgrading. Using a tenant's security deposit in its entirety for mostly upgrading is so wrong and unethical Beware! read more

I was so impressed with Duncan Changa of Invitation Homes. I talked with him about my Move-Out assessment charges on the home I rented in Lacey, WA. The move-out charges included damage that was present before my move-in. He was very understanding and really listened to what I was saying. I would HIGHLY CAUTION anyone who is considering renting from Invitation Homes. They do not care about their tenants. My husband and I have been renting a home from them for about 2 and 1/2 years. We have had issues since before we even got our keys and I wish I had researched them before signing a lease. Our rent has been raised over $300 a month since we first signed our lease. They do not fix or maintain their properties. They do the bare minimum just to make their homes habitable. Our home would not even pass a home inspection. I could go on and on about the negatives of renting from them. They most recently made a mistake on my lease and after speaking to my leasing specialist David Valencia, I was under the impression that they would make it right but unfortunately Invitation Homes has failed me again. Oh, but I do have the option to resign another lease with them for $376 more a month and if I'd like to rent month to month for a short period of time it will $953 more a month! My husband and I have 2 children and we are trying to find a home to buy, and I really thought since Invitation Homes made a mistake on my lease that they would still give me the usual 90 days' notice to have the option to renew.... NOPE!!!!! I've had a broken window for 2 months that is being held up by a piece of wood. They have sent 2 maintenance people out to fix it but that was 30 days after I filled out a maintenance request. It's still not fixed. I also have a dilapidated fence in my backyard where boards are rotting and broken. When I asked them to come out last summer to replace it, they nailed up boards horizontally over the vertical wood boards. My neighbors have reached out to Invitation Homes several times to offer to split the cost of the fence and they refuse to replace it. We have had rodent problems and their solution was to staple some wire up in the garage over the hole a rodent chewed in the wall. This home is literally falling apart, and they don't care. I am still in shock that they will not work with me and let me rent for an additional month or two while my family closes on a home. I am not spending $953 more a month to rent month to month from these greedy scumbags. I was just in tears on the phone with my leasing agent asking them to please give me the 90 days since they messed up my lease and I never got a lease renewal, and they refuse to do it. My husband and I have been perfect tenants, never late on rent, our house is clean, and yard is immaculate, but they don't care. They only care about money.
