    It just goes to show the lack of professionalism that you will encounter with this business by posting personal info and slandering a service members as well as other renter's and home owner's. I never talked to Dave , but he sure didn't address maintenance issues. Instead of trying to justify every post with it's doing his job or some other false claims about money owed. My credit report says otherwise and from the track record it's obvious that your claims are false. For the record I PCS'd and followed all guidelines giving you a notice and Giles did the walk through? So how did we skate out and get evicted? Please stay away from this company their reviews are that low for a reason!!

    This email clearly states the $1699 includes cleaning and carpet cleaning costs. Now you're claiming I owe you money for those services?

    Was sent an invoice for various services upon closing my account. Paid said invoice, which clearly states covers cleaning and carpet cleaning costs. Now you claim I owe you money for those two services. No I do not. I paid you. Why do you try to scam people out of money? Judging by your facebook and yelp reviews you clearly do not do a good job. Update: What a colossal load of lies and misleadings. I'll pick through them one by one. First off, Dave, I am the previous owner of that property and closed on the selling of it about a month ago. I NEVER asked JC Higgins to "ready the unit" for sale. I'd love for you to share a screenshot of an email of me making this request because I know you can't. JC Higgins had been managing this property for me as a rental for about a year and a half. JC Higgins requested from me I ask my tenant to leave as she had become a problem in the community, yes I have emails showing this request and would be more than happy to share Dave. Not wanting any problems and feeling confident the property would soon rent out and not sit vacant, I agreed to have the tenant contract terminated. This is where JC Higgins did the services in prep for a new potential tenant as per there management services. I knew this and again, I NEVER made a request for you to do this, it's part of having you manage the property. After JC Higgins, specifically Amanda Arends, couldn't get the property rented out for 3 months, I decided to sell it. At this point, Dave, you are claiming in your response I asked you to ready the unit for sale, nope, that never happened. I simply said your management services are no longer needed as I am selling the unit and asked when could I pick up keys. Again, I can provide screenshots of all of this if you desire Dave. Amanda said in an email she had ALL the invoices and that I owed a bill for the services in those invoices, which she said included cleaning and carpet cleaning. Again, I can provide the screenshots to prove it. In fact, did you even read the screenshot I provided in my first review? I paid the requested amount, a few weeks pass, then I am asked to pay for cleaning and carpet cleaning. This makes zero sense and is a very bad business model. How is it you claim I think this is alright to do to folks? I'm not doing this to anybody. In fact, you and JC Higgins are doing it to me! And are you really serious as a business owner threatening legal action against me on behalf of a company you have no part in?!? Really?!? On a business review/social public website? How unprofessional is that? I feel bad for the residents of Stoney Brook as they really have no choice in having you and JC Higgins manage the community but I would strongly advise anyone renting out there property in that community to avoid you and JC Higgins as an individual property manager. And by all means if you would like to discuss this matter like a man my contact info can easily be accessed at your office. If anything maybe you can make it clear as to why you claim I owe you money.

And I'm OMG, what a CF! With 4 different J&M reps in 6 months, how could our HOA ever succeed? ARC requests are never responded to and apparently they are automatically approved if not processed in a timely manner. Again, how are they considered a property management company? There's software solutions out there that this company should use and it would probably solve 90% of their communication issues. We could bring back the majority of what they offer by using that software that deals with violations, ARCs, HOA due collection, email blasts, voting, surveys and so much more! I agree with everyone else here, if you could give them less than one star, we as the board, would.

They deliver on their promises and always keep my family as the focus on all their decisions.     1-Star Review (If I Could Give Zero, I Would)…read more If I could give zero stars, I absolutely would. I wish I had read the countless negative reviews before ever engaging with Vista Property. I was misled about the $250 administrative fee and was later told it was non-refundable, even though when I took the money order to their office the agent Olivia who stated to me that if it doesn't work out I would get my money order back. She added the reason for the money order not written out is for a smooth return if needed. When I asked for my money back--because proceeding with the lease no longer made financial sense--staff refused to return it and tried to hold me financially hostage. What made this experience far worse was the unprofessional and racially charged behavior I encountered. The office manager Lori made a micro-aggressive comment implying that because I am Black, I needed to "come respectful"--as if my race predetermined my behavior or justified calling the police. Because of that comment, I brought law enforcement with me to deliver my written request for a refund, for my own protection. The owner's behavior was even more alarming. When the officers accompanied me, he acted as if they belonged to him--scolding them, pointing in my face, refusing to speak with any professionalism, and ordering the police to remove me after I calmly explained the racial remark I experienced. Even after leaving the office, the officers continued to circulate the area, clearly influenced by the false narrative that I was somehow a threat--simply because I was a Black woman advocating for myself. I returned only to use the restroom and locate my payment receipt. This was a horrific, degrading, and discriminatory experience from start to finish. The lack of transparency, the refusal to return my money, the racial hostility, and the unprofessional conduct are all deeply concerning. I will be reporting Vista Property to the Better Business Bureau, filing a small claims lawsuit, and documenting this incident wherever possible so others don't go through what I experienced.

    By far the worst renting experience I've had in my life. Since the start, these people are…read moredifficult to get a hold of and are not responsive until they need something from you. They even didn't provide me a key to the front gate at the start of my lease and I should have known then what I was in for. I moved into this unit May of 2025 and despite wanting to stay at least 2 years, will be looking to move this year. I had a leak in my apartment in September 2025, called it in immediately, and had someone come out the same week. Only, they (property management) sent no water mitigation and all they did was stop the leak and close up the wall. The contractor said the pipes needed to all be replaced and that the floors were now in bad shape, but property management didn't listen and just sent another tech to close the wall. I warn them via text that they need to have someone come and assess the water damage. Nothing. I even mention the water damage when they send their quarterly inspector in November. He assures me the water damage is on the property owner to handle. In December while I was on vacation, another leak happened, but since it was the holidays, I'm told scheduling someone was more difficult and so the leak continued to get worse. Eventually, they do send water mitigation to put giant machines in my office, but are unable to tell me how long they have to be there for. Not a big deal over the holidays but starts to be a hassle once I have to start work again. They still ended up unresponsive and unable to address my concerns. Mainly that I didn't have full access to that room and that I couldn't take meetings due to the noise. Not to mention, my space being in disarray since I had to remove EVERYTHING from my closet and eventually move my studio out of this room. Once the machines are removed, I hear nothing from them for almost a WHOLE MONTH, so I assume they aren't going to do anything further and I'm just stuck with damaged floors until my lease is up. I reach out and tell them I'm really disappointed and they finally call me to tell me they are working with insurance to see what can be done. Their insurance calls me to interrogate me because RPMT tried to tell them it was MY negligence as to why the floors needed to be replaced. I got sick during this time (I think maybe in part due to the water damage in my home) and when the contractors reach out to me to schedule the flooring, I have to wait a few days for my voice to come back enough to have a conversation. I call when I can. The contractor tells me that RPMT wants to replace the ENTIRE floor of my apartment. I ask him if we can do that in pieces since otherwise I would basically have to move. He says no. So I reach out to RPMT to address the financial concerns and implications of having to remove all my belongings for this work to take place. They say they are on my side but ultimately, they are unwilling to work with me on compensation for not having access to my space. They are unwilling to NOT raise my rent (because during this time they also sent me a rent increase notice). And basically they were unwilling to offer me anything of value for the hassle and pain it has been to deal with them and THEIR NEGLIGENCE. I ended up staying in a hotel for 3 days so that the worst of the damage could be repaired. The contractor they chose did a shotty job and I wouldn't be surprised if they try to say that I can't get my deposit back due the corners that were cut (literally). All that is to say, I would stay far far away from this company when it comes to ensuring you have a safe, healthy home to live in. They also charge ridiculous fees which have not been worth dealing with them to justify the cost. I would give zero stars if I could.
