On top of it, I received the detailed report with pictures by 4:30 PM on the same day of the inspection that started at 10 am. My only regret is that Richard is not local to me and that I can't use him for all of my home inspections. After the inspection, and time passed, we found that: Our furnace never worked (he only said the intake filter needed to be replaced) Many of our outlets needed to be replaced (he said the fuse box was fairly new) Our dishwasher "looked good" (the motor housing has a crack in it, and leaks everywhere when we finally tried to use it, and now we have to replace it) Our handles in the shower pop off when you turn the handles (we had to replace those) Under the house was "crowded with junk" But failed to test our main water line valve. We found the main line shut off valve is broken and will have to be replaced He focused more on the aesthetics of the home rather the importance of appliances, heating, and plumbing. I do not suggest you use him if you want someone to really dig in and inspect the ins -and -outs of your home, rather then the superficial. A complete and udder waste of money. Had we been given a detailed and thorough inspection, we never would had purchased the home.
