What a beautiful apartment building, until you encounter leasing office management and you realize all they care about are maximizing profits, at the expense of their tenants. How I was tricked into signing a lease and the ensuing shadiness from the leasing office: #When I first inquired about my current unit, Ed Ness from the leasing office denied my request to see photos/videos of the unit, understandably because it was currently occupied. He referred me to the virtual tour online and let me know it would be an accurate representation of my current unit. The virtual tour shows floor to ceiling glass windows, with plenty of natural light and a view of the bay bridge. I signed the unit based on this premise. When I moved in and saw my unit for the first time, I was shocked. My unit has minimal natural lighting, since the windows are half the size of what was shown in the virtual tour, and there is a building directly across my windows blocking the little natural light available. As a result, I need to have all lights in my apartment on at 2pm in the middle of the day. This is not helping my work productivity nor well-being. #I email the office multiple times, hoping to get a unit transfer. After not receiving a response, I visit the leasing office in person. 15 DAYS AFTER I first emailed, Michelle Miranda "graciously" offers the opportunity to transfer to one of two available units. However, these units were being offered at about about $300-$400 more than what is available to other prospective tenants online (this is because she was only offering me the 12-month rates, instead of the 13-month rates available to all other prospective tenants). On top of this, she wants to charge a few hundred for paint and clean fees for my current unit and requires a two weeks' notice for my current unit. Prime example of trying to squeeze every last penny out of your tenants. #Parker Jellison, the manager whom I have emailed multiple times and left multiple voicemails for, has also ignored me throughout this whole ordeal. Great customer service. With that said, the concierge and staff at this building are absolutely lovely, especially Andy! Too bad the leasing office suffers from a lack of scruples. I am definitely not renewing and cannot wait to move to an apartment complex with reasonable management. Photos attached contrasting the virtual tour depiction and my actual unit. Forgot to update this. I actually did go in for a viewing here despite the bad over the phone experience with leasing.... The units are small. If you are looking at a 1 bedroom below $3500 you're looking at some pretty scant selections with little natural light. There's a strange gloomy feeling in the space because of this. It's not my preference, but this might not be a deal breaker for others. I just prefer plenty of natural light. The next is storage. There's not much storage space in any of the units I viewed (studios + 1 beds) If you cook a lot like I do, you know the pain of having kitchen storage space. It's definitely not ideal at Jasper. The plus side is that all the appliances are newer and of really great quality. Marble bathrooms as well. Overall the units themselves are built with great features, but are on the smaller side, lack storage space, and unless you're willing to go above 3500, it won't have very much natural light. The amenities are pretty cool. Very nice gym with peletons and reception. It seems to be very well maintained. It's fully equipped with everything you'd need for a good workout and they also have an indoor pool. A cool feature of the building is their rec lounge that was built to resemble a chic bar like atmosphere which can also double as an intimate work space where you can take calls, have a drink, watch a game. Beautifully built. On the first floor they have a small conference room equipped with video conferencing tools as well. Across the hall from that -a grill and small kitchen for use in the building for events you can book. The space is definitely built more for your tech bachelor with minimal at home needs. If you spend very little time actually in your unit and are looking for a building with fun amenities this could be for you. The one thing that turns me off about this place however is just the lease and reception staff I encountered... the girl I met at the reception (I was dressed in comfortable gym attire during my visit) she was so... idk angry? She wasn't rude but she wasn't exactly welcoming either. And the gentleman that helped me through the building was nice enough, but threw out some really greasy remarks as we walked through the units: "This is the only building in SF that has these elevators..." - not true "All apartments in SF will be like this storage wise." - again not true It just gave me a really weird vibe... For the price point you're essentially paying for access to their amenities. Not really a place to call home. read more

Got an announcement a couple days ago that they were shutting off the hot water for the day. Now the water is now filthy, producing sediment and an oily dirt-like substance. When I shower my skin itches and I get out feeling nauseous and have a headache. Maintenance came and tried to resolve this but after 30 minutes of cleaning out the pipes, there was nothing else he could do to fix this. read more

I have lived in this building since it opened in 2015. When it was managed by Crescent Heights, it was a really awesome place to call home, but since Greystar took over, it's gone downhill year after year. Reduced amenity hours, broken ice machine that's hasn't been fixed in forever, no more social events or monthly happy hours, removed the coffee machines and daily pastries (not a huge deal, but still!), trash and water bill shot up to about $150/month, heat doesn't work properly and they don't care to fix it. Not to mention there was a squatter in the building that they did nothing about until after someone tried to blow up his door. Then they hired fake security (they look like high school kids) to sit on a stool downstairs. With that no delivery services can deliver to our units anymore, nor can our guests be sent up. We're paying too much to live here to not have basic conveniences. FYI - they didn't inform us of what was going on, I got all the info about the squatter & explosion from nextdoor and the Facebook building group. Unacceptable to not share info that puts us at risk as residents. The only good thing I can say are a few of the front desk people are super nice - that's about it! read more

The most unprofessional and unresponsive leasing office. I called their leasing office soooo many times for a few days. No one picked up the phone. So I walked in to get a tour. There was a leasing agent (tall and older guy) at the lobby who told us to wait. We sat at the lobby for an hour and he never came back. We left the property thinking maybe we should make an appointment and come back later. Then I tried calling again to make an appointment. Finally someone picked up so I made an appointment for a tour at last. We arrived at the property for a tour but was told our appointment is not on the calendar. The woman at the lobby called the agent named Havi and was told she would come down to see us. After waiting at the lobby for 40 min, she was no where to be found. I called her 5 times and no one picked up the phone. The woman at the lobby told me to just keep calling her. This place is a joke. I am sure that's how I would be treated once I move in. read more

I recently moved into the jasper building and have been enjoying it so far. It's a great community to live in and call home. From the residents in the building to the valet and concierge to the leasing office; everyone has made it enjoyable. Both Kat and Hava have been so helpful and welcoming, not only to me but my dog Leon as well! The apartment itself is almost soundproof, great finishings, and not to mention, a balcony. My only complaint would be not being able to use the amenities, but that is to be expected given the pandemic, not Jasper's fault! It'll be nice to be able to access them once things open up again. read more

Absolutely love living here. During COVID-19 pandemic management has taken precautions with having hand sanitizer at every doorway in the building. The gym opened yesterday with reservations required, only 5 people in the gym at a time. Luckily, the Jasper has a great app that allows you to control everything at your fingertips: request you car, text concierge, track packages, make reservations, etc. Also, packages are delivered directly inside the apartment. All of the staff have been an absolute delight. Shout-out to Kat for being extremely helpful and readily available. The valet guys are always prompt and friendly and the concierge staff are always eager to help. read more

I lived there for a year and a half. After my lease was up they increased my rate by 10%+. Utilities drive the price up even more. It's really not worth it! the size of your apartment won't be worth the cost. I wish I looked elsewhere. I'm not one to write reviews but too many things went wrong with management and added costs + noisy neighbors that I feel it's necessary to say something. You may be considering this because of amenities but the amenities are great for a couple of weeks and won't equate to the headache you'll receive by living in this glorified college frat. read more

Overcharges your move-out, won't give your deposit back, and claims that your rent is not paid when they had a real tough time keeping their accountings and payments IT intact. I GTFO'd here as soon as I received a notice saying it's being taken over by Greystar, whose business model is taking over "underperforming" properties and realizing gains for the owner, which is a mutual fund that cannot give less damn about you as a resident. If you want to pay $150+ for trash per month, well, here's your ideal home. Crescent Heights, the developer of NEMA, abandoned Jasper for a reason. Google for 'Greystar Nightmare' or search other Greystar properties like 33 Tehema on Yelp. You can thank me after. read more

TLDR: Avoid this place like the plague. This is hands down the WORST managed building I've ever lived in. I've been a resident in three other high rises in SF over the course of 8 years and have never had any major problems. Within 6 months of living here there have been three significant issues that management was either very slow to correct or which they simply refused to even acknowledge. The most significant (and ongoing) issue so far is that, in November, some squatter managed to set off an explosive device to enter the unit they were squatting in and set off the building fire alarm. In response, management decided that the best solution would be to prevent *all* tenants in the building from having any guests or deliveries sent up to their units. They said "temporarily", but it has been 2 months now and they have not said a single word since, despite numerous tenants repeatedly asking for information, so "temporarily" seems to mean "indefinitely". They also instructed the staff not to say anything about it if asked. On top of that, they hired "private security" to hang out in the lobby 24/7 for the past two months (they mostly spend their time on their phones). Guess who's going to wind up paying for that once lease renewals come around. I've attempted to contact management twice so far over the past few weeks. Both attempts went completely unanswered, as if we don't exist. Perhaps they check Yelp? Though that seems unlikely as well, given all the other recent 1-star reviews. To be clear, the building staff, with whom we mostly interact with day-to-day, is very nice and helpful. Unfortunately, they are at the mercy of upholding the policies of the incompetent management, who have no interest in the satisfaction of their own tenants. Just read the other reviews on here and other sites. We made the mistake of thinking that we wouldn't have to deal with management once we signed our lease. Don't make that mistake as well. The building as a whole is fairly modern and the higher floor units have nice views of the city. The amenities are about on par with other similar buildings I the area. The units have very strange floor plans (inefficient use of space) and the kitchens are *not* designed for people who like to cook. So unless you eat out all of the time, Jasper is probably not a good fit for you. In short, we'll be getting the hell out of here as soon as we can, and we've talked to several neighbors who have said the same. Perhaps once the management is managing a half-empty building they'll finally pay attention to their remaining tenants. read more

I ve been living here for almost 2 years and my favorite amenities here is the Valet service. They are super efficient , fast , and friendly. Aaron and his team of valets are superb and exceed my expectations from my first impression. Aaron gets my car quickly and is always very cheerful and friendly. There are times where my car has had problems such as with my tire and Aaron came to help me with the spare air pump they had. I would like to thank Aaron for his help and service. read more

TL;DR Management is generally terrible (heating out for more than a week at Thanksgiving), and charged for damage that I didn't cause on move out. In my case, rather than back down, Michelle Miranda, the manager, sent photos of damage to a different unit. Firstly, like the other negative reviews let me preface this by saying that this review is for the management and leasing office only. Andy, who runs the front desk, is phenomenal. However, the leasing office staff demonstrate a complete disregard for California tenancy laws - and the arrogance of someone that has gotten away with it so many times that they are getting more and more emboldened. (Case in point: they don't bother to calculate the interest that is required by law on all SF rental deposits. Given how many units they manage, it is hard to see this as anything other than deliberate.) Over the years I had several friends move out of the building and all were charged a cleaning fee, along with a bunch of other unlawful charges, despite leaving their apartments in pristine condition. Most residents are relatively high income, so management probably thinks that they won't get taken to court over 500-600 dollars. (And they're probably right.) Being well aware of the above, when I moved out, I booked a move out inspection at 3pm the day before my departure. However, nobody showed up at the appointed time. I called and emailed multiple times, repeatedly stating that I was not waiving my right to an inspection, but no response. With no way to get in contact with management, I had no option but to leave (after taking a number of photos of the apartment). More that twenty one days go by and I did not receive an itemized statement of deductions (as required by law). I eventually received my deposit back, minus about $600 in unspecified charges. I vigorously disputed the charges, and after much back and forth, Michelle Miranda, the manager sent me photos which she claimed were of my apartment. Luckily, in this instance, she got sloppy and sent photos which I can easily prove were of a different floor plan, although it looks like I may have to do so in court. If you're considering living here, I would advise you to read some of the other reviews on Yelp and draw your own conclusions as to whether there is a pattern. Aside from overcharging, the management are generally terrible. The heating went out for eight days over Thanksgiving one time and they were entirely unconcerned. (My guess is they were too cheap to pay for an emergency repair). Also the water and trash fees here ($150 per month) are exorbitant. read more

Like the other honest reviews here, yes I can attest that the Greystar management take over has significantly decreased the quality of Jasper. I used to live here in 2017-2018 when Crescent Heights was managing it and I fell in love with everything. They treated me/all residents right and they really prioritized keeping the residents genuinely happy. I came back this year because I had high hopes and I did love Jasper but it's just not the same. I want to say that the non-leasing/management staff (front desk, ops, valet) are amazing and some have stayed (like Andy!). They are the only ones making our stay worthwhile. Jasper has always been at the top when it comes to providing residents the top tier service in SF, but because of Greystar, the service is less than subpar. When we first moved in around July 2020, we had an issue where the residents above our balcony was pouring a lot of water and was flooding our balcony, we called and emailed regarding the issue. They responded A MONTH LATER. Like how?? They didn't even really address our issue or provide a solution. Then now, after SF announced that it would allow gyms to open, other neighboring buildings have opened theirs but not Jasper. I asked them and they said upper management was still reviewing it and protocols. I think they are just being lazy and don't want to put in the work and proper sanitation measures for their residents. We understand it's been a tough year of restrictions but now that the city is allowing gyms to open, it's not right to delay it or withhold this amenity from residents just because management doesn't want to spend time and resources on it. Btw the gym is an integral part of Jasper's success in the past and this is why residents lease and stay. They had an incredible fitness trainer (Jimmy) and the past Yelp page if Jasper had numerous reviews about him. Greystar let him go and we were soo disappointed. It's so heartbreaking to say this because I used to love Jasper and I was a huge proponent for them, but now, it's not worth it anymore. Greystar ruined everything and so it's better to lease from Avery and other nearby high rise buildings. read more

They do not take COVID seriously, management is a hot mess -- the only redeeming quality about this building is Andy who runs the show in the lobby/front desk. There were constant plumbing problems while I lived there, we had toilets not working for ALMOST A WEEK. There's plenty of inventory in SF right now for you to look elsewhere, and I highly encourage that you do just that. read more

Disclaimer: I never lived in the Jasper. I only spoke to their leasing office, so this rating is based purely on my interactions with the folks in the leasing office. I was looking for a new place to rent and Jasper was one of the places I decided to look at. I spoke to Kat from the leasing office, who was very nice and accommodating. She made a big effort to really sell the place to me, and I was sold. We toured a couple units and I ended up liking one of the 1bds. I came home, and after thinking about it for a day, I decided to sign with Jasper. If I had gone through with it, I probably would have given a 5-star rating solely based on my interaction with Kat. I emailed back the next day, which was a Saturday morning, saying I wanted the unit, and was told the unit I was looking at had jumped $300 in rent overnight. Excuse me? This wasn't any type of significant date either (I believe it was July 25) so I couldn't understand why the price for the specific unit I was looking at would jump so much overnight. When I had first emailed back, I also wanted to negotiate an additional 2 weeks free: they were doing 6-weeks free, and I asked for 2-months instead. Kat said that luckily, the specific unit I was looking at already had a 2-months free special that weekend, which was great. However, I couldn't stomach the $300 difference, so I decided to go speak to her in person. I called her on the way and let her know I was on my way there, and she took time out to accommodate me, which was really nice of her. Again, my interactions with Kat were solid. When I got there, she said she had spoken to her boss about how much I wanted the unit, and said she got the go-ahead to lower the price $250, which was $50 higher than what I had been told the day before. Not the original deal, but I thought whatever, close enough. I signed my application in person, put down a security deposit, etc. and walked away pretty happy. However, on my way back, I noticed she hadn't confirmed the 2-months free in person. There were a lot of details she said she would 'manually adjust' after submitting the electronic application, so I got worried and called back. It seemed Hava, who was Kat's boss, was ultimately who decides on the details of the contract. She said the unit was already locked into the price, which was $50 more than what I had been told the day before, and 6-weeks free, which was 2 weeks less than what Kat had emailed me that very morning. Needless to say, I was pretty upset. I felt like I had enough material in writing and video footage that they couldn't just go back on their word. Kat gave me Hava's number but she was already out of the office at 5:01pm. I left a voicemail and waited until Monday, at which point Hava gave me a call back. My conversation with her was probably one of the most unpleasant conversations I've had, and ultimately made me not sign with Jasper. She started out by talking over me, saying things like she was the victim for doing something nice for me, and now it's coming back to bite her, yadi-yadi-yah. Ok, not a great start. She then said it was Kat's fault for not making things clear to me, which was a big red flag for me - I don't have any tolerance for managers who don't take responsibility and instead throw people under them under the bus. The last straw was when she started saying things like oh the rent was actually the price I signed (which was $50 higher than what I was told on Friday) and I was misremembering (I wasn't, I have video footage of Kat telling me the price), and the 2-months free was also not an official thing, but rather something she was offering to be nice (it wasn't, it was marked 2 months free on Kat's printed list of units). Since I had chosen the $250 "discount" over an additional 2 weeks free, she said she was unable to apply the 2 months free. Pretty sure they would have given it to me if I had just remembered to mention it when I had signed the application with Kat in person. Needless to say, I was very unhappy after the interaction, and decided to withdraw my application. I had never spoken to someone so rude. I still haven't gotten my $1000 security deposit back after almost a month, and when I emailed Hava about it, I was met with radio silence. Hopefully it'll show up in my bank account sometime soon, otherwise I'll have to take legal action. My experience with the Jasper leasing office was definitely the worst out of all the apartments I looked at, and I will not be renting or buying from them as long as their leasing office is there. read more

Your apartment is not safe, they will give access to your apartment without your permission if an individual knows your unit number, this happened to be me twice. On top of that please read the fine print, they automatically renew your lease and you will be liable for the amount owed. TL;DR: Don't do it! I second the other reviews here saying that the Greystar take-over has been detrimental to my experience at Jasper. Systems/portal transition was atrocious (and non-existent for a long while), $$$ trash and sewage bill each month, leasing office only responsive when it comes to lease renewal time (non-stop calling and leaving voicemails to get a decision even before 30 days prior to lease-end), etc. In short, all about the short-term money-making. I was already set on not renewing my lease after 2+ years, but I thought it was funny they would not budge on the $4,000 studio price tag when prices online were significantly lower due to COVID. Additionally, I'm 100% sure that I was charged significantly higher move-out fees. I expected that for utilities since they were already price-gouging during my occupancy, but cleaning (or "damages" as they put it)? I had the place professionally deep cleaned before my move-out and the place was immaculate except for scuffs on the wall. And yet I was charged pretty much a full cleaning charge. Good thing I took detailed pictures and videos of the place (I had an inkling it would come in handy given my experience)! 2 stars instead of 1 for most of the non-leasing/management staff who work efficiently and diligently. read more
