Recently, there's been another bathroom emergency which Linda, promptly helped solve on a Friday afternoon. Within a few minutes of submitting a request on the online portal, she reached out to help schedule a plumber and we had the toilet installed and ready to use in less than 2 hours. During the leasing process, the company was extremely persistent -- calling, texting, and emailing multiple times a day to ensure I signed the lease and submitted all required documents quickly. However, once I moved in and began submitting maintenance requests, the communication and urgency completely disappeared. It's been difficult to get acknowledgment or consistent follow-up on issues that need attention. Messages go unanswered, and requests seem to fall through the cracks. What makes this even more concerning is that a couple of the issues I've reported are health and safety related, which I believe should be prioritized and addressed promptly. It's frustrating to see such a sharp contrast between how attentive they were before signing the lease versus how unresponsive they've become afterward. If I were a landlord, I would be skeptical about hiring a property management company that struggles to manage and maintain properties effectively or communicate with tenants in a timely manner. Get ready to send emails/phone calls/text messages and receive no response if you're in need of any type of assistance. 3. All of their properties are poorly made (construction) meaning you will be able to hear all of the residents residing around you way more than living a comfortable life. If you love hearing the toilet flush from your neighbor, perfect for you. 4. When maintenance is being done in another residents unit- get ready to NOT be notified that they are shutting the water down and who knows for how long. They won't answer if you call the office- as I've said, they only care if you pay your rent. They have and will continue to be reported to the Los Angeles Department of Building and Safety as well as the Better Business Bureau. ALL of the 5 Star positive reviews are from Non-tenants! Example: - Sophia Saul, who has installed solar panels on their properties as well as does staging for rentals. NOT A TENANT. - Joy Afaneh, a woman who turned to Empire West Property Management after inheriting two Los Angeles properties from her deceased uncle which she was too inexperienced to manage herself. Joy accredits EWPM for evicting 17 "squatters" and I quote, "She helped us get a broker who sold these two distressed properties." Distressed properties is what Empire West Property Management excels at. - James Antonucci, a real estate agent in Studio City. - Michael Lefonts, real estate broker. If you don't get the gist you might be as slow as EWPM. They may have a multitude of properties but that's no excuse for not having adequate staff nor conducting proper routine inspections of the equipment concerning the amenities they are responsible for. Waiting for something to go wrong and only having a singular resource for amending is COMPLETELY UNACCEPTABLE. .
