First time eating in this mall, much to my surprise, there are tons of variety of foods there. Jimmy's is wonderful. I'll come to eat in this food court again

Chicken Steak and Egg w/ Rice in House Special Sauce + Hot H.K. Style Milk Tea.

Was in the area of Admiralty Center and just looking for a simple quick lunch. Counter staff and cooks looked familiar and confirmed they are sister food court vendors of Grill King at Lansdowne Mall. Menu consisted of your typical Hong Kong Café Rice / Pasta, Baked Rice, Sandwiches, and Instant Noodle offerings. Was craving something filling so decided on Chicken Steak, Egg, and Ham with Rice in House Special Sauce (White - Alfredo or Red - Marinara) + Hot H.K. Style Milk Tea. First impression was the portion size was quite small. The chicken steak was pan fried pretty well crispy on the outside and juicy on the inside which complimented well with the white Alfredo sauce. Everything else from the egg, ham, assorted vegetable bits, rice and milk tea was just average. $10 all in, there are better deals within the food court and not consistent with Grill King's reputation of good portion sizes at reasonable prices. Place takes cash only. Due to the pandemic seating is limited so expect to hover around tables until other partons are done before getting a seat. There is plenty of free parking on the upper and lower levels of the mall's parking lot.

Finally tried this shop at Admiralty Centre in Richmond! I would say they are 70% alike with Hong Kong style food!! It's good to change my friend's bad impression towards foodcourt What surprised me is that they got at least four tea pots for making the drinks, feels like professional. Overall cost us $23 for all this! It's absolutely a fair price with good quality! Nice try and will go to visit again~

Hands down my favorite food court. They have so many stalls and honestly they are all pretty good. Always a hard time choosing so lets just say I got a lot of food. Feasting today! * Baked Spaghetti with Meat Sauce (Jimmy Tea House) - $12.50 ~ So good I got this to go, and it was so hot even when I got back to my destination. It was super saucy, and delicious with loads of meat sauce. They didn't cheap out on any of the meat sauce and the spaghetti was cooked al dente, and super good once it was all combined and mixed. Super good for food court too! The portion is also generous! 9/10. * Hk Style Milk Tea (Jimmy Tea House) ~ This was so good to wash everything down. It was creamy, and flavorful. Also not too sweet. 8/10. * Definitely come check out this plaza. Some stalls are still cash only, but Jimmy Tea House accepts credit card, and Rice Holic accepts debit. Cant wait to come back next time to get my fix on the other stalls they have here! * Admiralty centre richmond BC.

    Satay beef noodles

Ordered the baked pork cutlet rice and the beef satay noodles. The pork cutlet rice had lots of pork in it and a lot of rice in it but the flavours weren't to our liking. Wasn't overly salty but just felt like it didn't taste like it was baked. As for the beef satay noodles, we were told to add water when we get home to ensure the noodles don't get bloated in the car ride there. The beef was tender but lacked satay flavour. It was also a little bit on the saltier side. Overall I wouldn't recommend the two dishes that I tried but I would definitely want to try the other items on the menu.

This was the third Hong Kong Style Cafe that I visited during my time in Vancouver for my trip and it was not good. I visited this restaurant today at lunchtime and it was pretty quiet in the surrounding areas around the restaurant. Also, the service was good when ordering and the staff was very nice. The first thing that I ordered was the Baked Pork Chop With Rice. Unfortunately, the dish had a little amount of cheese, the meat was a little chewy, and the rice was a little mushy. Also, the dish needed more tomato sauce and the tomato sauce needed more flavor. The next thing that I ordered was the Grilled Chicken And Pork With Spaghetti, Corn, Carrots, Peas, Green Beans, And Gravy. Unfortunately, the vegetable texture was a little bad, the gravy needed more flavor, the spaghetti texture needed to be better, and the meat was a little soggy. Furthermore, I put several spoonfuls of gravy on the spaghetti and it did not affect the dish very much. The third thing that I ordered was the Iced Hong Kong Style Milk Tea which needed more sweetness. The last thing that I got was the Hot Hong Kong Style Milk Tea which was a little bitter and needed more sweetness. Unfortunately, it was an underwhelming experience.

The staff were helpful, but more smiles would make customer feel more welcome. I saw two fancy brewing machines and saw the tea dripping out so this is a good sign. The prices are a little higher comparted to other bubbles places, but the freshly brewed tea makes it a higher quality of taste. I ordered the Taro Queen and enjoyed, and you can choose the amount of ice and sweetness. Loved sipping to find the taro paste but not alot of tea to drink. Not sure if I come back as there are other options.

Got the bubble volcano made with oat milk - I am fully aware there is no tea in this drink, and the cashier did note that. However the drink was very disappointing - as it was 25% ice, 65% FOAM and probably got like 10% worth of actual drinkable liquid. The Brown sugar taste was good , not overwhelming - however the amount of liquid for the price paid was seriously laughable. - Oat milk does come out of the carton pretty foamy after you shake it, however that doesn't mean you serve a cup of foam. Will not recommend - bubble tea scene is super competitive, especially in Richmond -

It was fun to eat on the tatami mats in the back - we got the whole space to ourselves since we came on a weekday. Note that the sets come in 2 and whatever tea you choose is for both people. The set was unique and very filling - it came with a mini unagi rice bowl, matcha yogurt with berries, sweet corn custard, 2xnigiri, and hojicha cake, etc. Their menu changes every few months though so best to check their Instagram to see what's new. Warning: Parking on the lot is 1.5hrs only for the whole day and they are strict and will ticket you - this includes if you are running errands earlier in the day in the same lot and had left and returned. The matcha drinks and desserts were beautifully presented and tasted rich and authentic, with that deep, fragrant matcha flavor that's never too sweet. We have today: Hojicha shaved ice, replaced with matcha ice cream. This location in Richmond had ran out of Hojicha ice cream for a long time. We asked every time when they will have hojicha ice cream back and staff doesn't know either. Hojicha Chestnut Shortcake, Cake is soft and fluffy, and very too sweet. It is always my favorite. This time i gave a 4 stars is because they discontinue serving Onigiri ( rice ball) and savory item. That's too bad! I love their Onigiri and ramen! Staff said the one inside the open road Toyota still has savory item. Maybe next time I will try that location

They ran out of black tea after my friend put in the order and we ended up having to wait 20 min for the drink. But, the tea was really fragrant when it was done brewing. I absolutely detest false or misleading marketing. In recent days, a few instagram marketing ads…read morefrom influencers promoted the special for this weekend, supposedly for Father's Day. All ads noted that you'd have to order through the fantuan app. The promotion was $2.99 each for their most popular 3 drinks. So we had a family gathering and I had gathered everyone's order the day before since this was definitely a good deal and i always had relatively positive review for the vendor. My husband arrived and tried to order off the app. It turned out that he was only able to order ONE drink at $2.99 and the rest of the drinks were at regular price. Nowhere and not one influencer even mentioned that customers are only limited to one drink at the promo price. Husband inquired with the staff and they offloaded the responsibility to fantuan, saying that the promotion was whatever that was on the app. Did they not review the accuracy of the marketing posts? Or were the posts simply a walk-in bait? I just felt this was very dishonest. Fantuan had a 40% off deal. So instead of the total order coming to $24, with one promo price and all else at regular, it ended up being $20. In conclusion, we had expected to spend $2.99 per drink but it ended up being $5 per drink. What a scam. My family advised that we shouldn't have proceeded with the order. What's even worst was that all drinks were watered down. I read comments on Instagram and apparently many other customers also felt the same. I'm never going back to such a dishonest vendor. Don't try to blame it on fantuan app when you were the one who invited the influencers to do those media posts.

The dining space is small but the decoration inside makes you feel like you transported to a different country. Marshmallow Thick Toast 4/5 The toast was about an inch thick, well toasted outside with a pillowy soft center. There's some melted chocolate on the bottom that added to the smores vibe. The marshmallows on top weren't very thick, so it melted to an even layer with perfect browning. The toast was cut into 9 pieces so it can be shared but given the portion I think 1-2 people would be fitting for this dessert. We weren't too hungry, so we shared amongst 4. Jasmine Tea Jelly 4/5 I really liked how fragrant the jelly was and that the jelly was a softer jelly that reminds you of Aiyu jelly. The after taste was a bit bitter but I feel like that tells me it was brewed and made and not just bought to serve. It's served with a splash of half and half I believe. To-Go I wanted to try and compare all the tea flavored jellies they had, Jasmine, Oolong and Earl Grey Tea Jelly. Packaged with small packets of the half and half to add later. The best was OOLONG 5/5- it had a slight roasted tea flavor that was refreshing and comforting at the same time. What you would want from a milk tea. Second best was Jasmine - fragrant and less bitter than the one I had in restaurant, typical jasmine flavor that's lightly floral and not too heavy Earl Grey 3/5 - it was good if you like earl grey like me, but it has an intensely strong fragrance and flavor that might be off-putting if you're not used to the taste. It was by far the strongest floral taste and smell of the three. I'd definitely be back to get these to go, they carry well and you can cross borders with them :)
