I went through 2 other different lender that recommended by my agent, one before greenbox which was just waisting my time and one after which still on air. I decided work with Greenbox loan & had chance to directly work with Payam Kohanbash. I have to say by far he was most knowledgeable and helpful person during this painful process.He gave me preapproval letter less then 12 hours and I guess because he is direct lender, he was able to approved me with just my one year of bank statement and locked good rate around week or so of starting process. He even told me, he will adjust my rate if rates go down before closing. The only concern he had and shared with us and my agent and seller/ builder agents from day one, was that at least 50% of project needed to bo done and sold under this loan program which the seller's agent assured us that's all done and no problem at all which end up been lie and we discovered it just 2 days before closing date because saller just delivered this most important document just 2 days before closing. Unfortunately with all Payam's and greenbox hard work and help we still couldn't close it because couldn't get approval for project which Payam warned us from day one. Even though I wasn't able to do the loan with greenbox but I have to say Payam and his team were amazing. He was so much patient, always available and gave me so many helpful advice which I really needed as first time buyer. unfortunately 4 weeks later, I am still dealing with loan company that seller agent recommended and claimed that can approved the building at no time but all promises and no action so just wasting our time because what Payam knew day first, they are just discovering 4 weeks later.
