I requested a tour for an apartment that seemed promising. Alexis, the tenant relations coordinator, reached out and worked on scheduling a visit. She was prompt with communication and was receptive/ responsive to any questions or concerns we had during the process. The application process was fairly standard and when we got approved for the unit the group was flexible with us and let us re-visit again to make sure that the apartment met our needs. While we didn't end up renting a property through Lingsch Realty (primarily due to space concerns - feedback which was requested and taken) , my experience with them was solid. If I were looking for apartments again , I'd definitely check in with the Lingsch Realty group to see if they had any availabilities.

I have lived in my building for 15 years and have firsthand experience with how Lingsch Realty operates. They apply rules selectively, ignore violations for some tenants while threatening eviction against others with no clear or consistent explanation. When questioned, they deny prior statements, change their story, and attempt to gaslight tenants rather than address concerns honestly or transparently. They may present themselves as professional and trustworthy at first, but over time their practices become very clear. Based on my long-term experience, I strongly caution renters to think twice before doing business with Lingsch Realty.

We were interested in renting an apartment that Golden Gate Properties is listing, but we were told…read morethat "all parties intending on residing in the unit are required to attend the in-person viewing together." We then asked if being from out-of-state, and being in the middle of a global pandemic and shelter-in-place order could allow us to do a virtual tour instead, and we were told that that is not an option, and that their policy remains that all potential tenants must tour in-person. In normal times, this policy may be understandable (though it does seem discriminatory against potential renters not already living in San Francisco), but I believe that this is entirely irresponsible and unacceptable while under the shelter-in-place order. Worse yet, it also appears that this policy may be illegal. The following quotation is pulled directly from the current shelter-in-place order from the SF Department of Health website: "Service providers that enable real estate transactions (including rentals, leases, and home sales), including, but not limited to, real estate agents, escrow agents, notaries, and title companies, provided that appointments and other residential real estate viewings must only occur virtually or, if a virtual viewing is not feasible, by appointment with no more than two visitors at a time residing within the same household or living unit and one individual showing the unit (except that in person visits are not allowed when the occupant is present in the residence)" All things considered, I'm happy that we won't be able to rent from this company due to their exclusionary policy. If you're considering whether or not to rent with them, please seriously consider if you would want to support these questionable practices. === 6/29/2020 update after response from Ferdinand=== I appreciate that Ferdinand read my review and took the time to reply. I am also glad to hear that you don't feel that your policy is in violation of the shelter-in-place order, although I stand by my initial comments. To be fair, I am also including a link to the full text of the current order that I referenced, and the quote I pulled is found on page 13: https://www.sfdph.org/dph/alerts/files/C19-07e-Shelter-in-Place-Health-Order-as-revised.pdf The order clearly states that tours "must only occur virtually" and that in-person tours should only be held when "a virtual viewing is not feasible." Your team makes no good faith effort to conduct a virtual tour, and the excuse that LTE coverage isn't reliable across all of SF is extremely flimsy -- you should know that your competitors have no issues conducting virtual tours. Even if you feel that your policy isn't violating the order, it's unfortunate that you don't recognize how unsafe and unwise it is. You have chosen to exploit the wording of the order and needlessly place your staff and potential tenants at greater risk of covid exposure. That's just not the right thing to do.

Maintenance was super smooth, putting a request in the app and they would come the next day every time to fix the issue. One time a roommate broke one of the blinds in her room, and our landlords.. replaced them with nicer blinds. When we were renewing our lease we got an email asking if there was anything that needed upgrading in the house or that bothered us. They have been a lifesaver for everything from providing referral letters for future landlords and helping me with paperwork, to checking for mail that was sent to my old address and quickly addressing maintenance issues. I've even had to call them when I was locked out, and they responded promptly. To top it all off, they sent lovely cookie baskets during the holidays, which was a thoughtful and personal touch. After touring a rental unit and talking…read moreto the guy showing the place (Greg, Liz's assistant), I immediately applied online and paid an application fee. I was told the landlord was evaluating multiple applicants and to wait for the final result. I was eventually not selected. But instead of refunding me for my application fee, Liz simply told me that my materials were good for up to a month if there's another listing that I'd like to apply to. This was a violation of California law AB-2493, which states that the landlord must refund your application fee if you're not selected. After voicing this compliant, Jackie responded to me immediately and offered to help me get a refund on my application fee. I'm glad to know that there is indeed a process for rental applicants to get back their application fees if they're not selected. However, this overall experience has still left a nasty taste in my mouth. Honestly, this was the most difficult rental company I've had to deal with during my recent apartment search. I suggest Rentals in SF leasing agents provide applicants with clear guidance on the application fee refund process, if applicable. In general, the leasing agents can also do a better job of handling the overall application process because they left me waiting to hear back from the landlord and failed to provide insight into the decision process. This just gave me false hope that I was still getting considered.
