Good end result, but be ready to run the project yourself…read more Topaz did a ~$50K basement finish for me (ceiling, shower, cabinets, door, vanity). Several areas genuinely look good and a couple of their people are talented. But getting there took constant oversight, and the missing management, communication, and QC made it a part-time job and weeks of stress. Safety and avoidable damage: - During the work, Topaz drilled through an existing, fully exposed water pipe about 6" in front of the crew, after the adjacent line had already been nicked. - I saw an existing junction box in the ceiling when Topaz removed the drywall. Later, the box had been removed and was lying on the floor, while the wiring was left above the ceiling with multiple splices and disconnected wires. I found it before the ceiling was closed. - The electrical work knocked out my greenhouse circuit, leaving the vent fan off long enough that I lost about half my plants. I spent about an hour restoring it myself. Power to another room was also knocked out later. - In both cases, drywall was being installed before these problems were caught. Had I not been home and checking the work, the issues could have been sealed inside the walls. Communication and management: - Promised a manager on site every other day; saw one once. Promised nightly summaries; rarely got one. - Communication went quiet right after each payment cleared, then reappeared the moment I held the next one. - Crew arrived unannounced early on multiple mornings (including a holiday weekend), then vanished on weekdays. I put plans and payment milestones in writing myself because info wasn't reaching them. The milestone dispute (why this is a 3): we spent nearly two hours agreeing to a payment plan tied to specific milestones. A week later, wanting the next payment without having hit the milestone, they disagreed with the terms we'd shaken hands on, as if that meeting never happened. Their management then framed me as the problem for holding to it. Quality control, found by me and not them: - Shower door: asked ~5x to have it picked up; grabbed at the last minute. The base had a non-standard 2.5" threshold, so the door I'd bought didn't fit. I researched, bought, and coordinated the replacement, which also failed after a week. Early pickup would have caught this weeks sooner. - Vanity: told to buy one size, then last-minute it "had to be" smaller. Top drawers came with no handles and almost no storage. We'd sent a photo of the exact vanity up front; nobody flagged it until install. - One cabinet installed wrong three times: too wide, then a color matching no other cabinet. - Ceiling lights out of alignment, and pushback when I wanted a few recessed lights moved even though the whole ceiling was being replaced. I also fixed thin and missing insulation myself. Trim and dust: - After a month of ceiling demo and hauling debris, the basement trim had well over 100 dings. I bought the house six months ago, the basement was unused, and my upstairs trim is perfect. First response: "how do you know it was us?" They fixed it, but only after I argued. - Asked three times to seal a closet off from drywall dust. Never done; Dust all over in master closet. - A cabinet/vent piece was removed without a word, left outside, and water-damaged beyond reinstall. Painting: one of their painters is a true pro, taped correctly, matched colors, cleaned up. The rest was hit or miss: wrong paint more than once, and tape over uncured paint pulled finish off walls and floors. Credit where due: some finished areas look great, their better people do quality work when pointed in the right direction, and they came back and fixed things when pushed, without nickel-and-diming every change. Before signing, I was offered a 1% discount to sign that day and give them a review. Not explicitly required to be positive, but the incentive is obvious, and relevant when weighing their many positive reviews. Bottom line: the craftsmanship is there in spots, but this company runs on the homeowner catching mistakes. Several of these could have been far worse and were only caught because I was standing there. If you hire Topaz, budget the time to manage them closely and inspect everything before releasing a dime.

I needed a curtain drain put in and the land graded because my first story would flood during heavy rain. The drain had to be dug by hand in clay soil (no heavy machinery) because the area that flooded was above my septic tank. They had a huge team out, on time, and on the days they said they'd be out. They were professional and communicative during the whole project. It's been a few years now with some very bad storms and that curtain drain has never missed a beat. It works hard year round and I have never had standing water in that area again. I would love to someday hire this company again.

Background - After growing very tired of an awful looking front yard at our previous home in Silverdale, we finally decided to hire a professional landscaper as my vision required equipment to handle the large granite boulders destined to be the focal point of the yard. After a short consultation Derek presented us with a wonderful design and we quickly gave him the green light. Within a week of starting work he was finished and boy did it pop! Compliments abounded from friends, neighbors, and relatives. We liked his work so much that two years or so later we hired him again, to do the back yard this time, complete with a water feature, large flagstone patio/walkways, and yes, more boulders! During the consultation and after learning I wanted a waterfall of sorts incorporated into the design to surprise my wife, he got absolutely giddy after seeing the perfect place. He walked up the short incline and pointing to the ground stated, "this is where the water will come out like a spring", then split into 2 separate and smaller falls/rapids wrapping around a small island of evergreen trees, and finally collecting in a large deep pool at the bottom where the recirculating pump would be located. He was so "stoked"! This project also turned out perfect and was so complimentary to the backyard. Photos of both yards are attached. So last year we decided to move to a new location where the front yard again needed some "TLC", i.e. new landscaping. I called Derek to see if he was interested and within a week or so he came for the consultation and then subsequent to that came out yet again to spend a few hours on site developing the landscape plan. Work on the 3rd project took 2 weeks to complete and a few photos are also attached. It is almost winter and so we will wait until he Spring to add plants, so it looks a little naked right now. It therefore goes without saying that Derek and his crew are top notch, professional, and most importantly, can be trusted as other Yelp reviews have stated. Regarding the work itself, the crew are very careful to position important landscape elements for maximum impact and are always interested in home owner input. If you don't care for the way something is looking, they will work with you to correct the problem. They are always careful to cleanup once everything was done and I cannot emphasize too much how much we again enjoyed working with Derek and his crew. Otherwise, why would we have used Randles Landscape & Design on 3 major projects?

Every day they packed up their tools and cleaned up the jobsite, a detail which is rare in our experience but deeply appreciated. Due to a scheduling issue on our end they also had to spend 2 days working alongside another crew and they worked vary hard to ensure that everybody was able to get their job done and stay out of each other's way. We had them out to transplant a large bush, build a paver patio, and build a foundation pad for a backyard office. Their work on the patio included several excellent details that no other landscape/hardscape company we talked to mentioned, including steel edging around a crawlspace vent and buried cement around the entire exterior of the patio to ensure that none of the pavers would move. The pattern throughout the patio and along the border is flawless and exactly what we asked for. The foundation pad was built beautifully, the company we had out to build the structure was able to start immediately and it's all rock-solid. Imperial Hardscapes was also able to offer us a steel edge for the pad instead of the more traditional treated lumber which we love because it meant the pad took up the minimum amount of necessary space in our yard. All of the details were taken care of beautifully. Everything was level, square, and every choice along the way was communicated to us so we weren't left with any questions or anything we weren't happy with. We can't wait to get Lima out again to build a step for the backyard office and potentially a paver path for us, we loved their work and recommend them without reservation.
