Bumble got busy & delivered better than I ever expected! Jose was here every day overseeing the job site. Brad handled the permit and inspections. Linda was always only a phone call away for any concerns I had. I expected a good job and Bumble delivered an amazing job! Their price point was within the range of the other 2 estimates, with a 50 year warranty. The roofers cleaned up around the Apt. bldg. every night before they left.     We hired Roofing Angels in late November 2025 to replace a leaking roof on our duplex, paid a…read more$1,000 deposit promptly, and what followed was nearly four months of delays, disorganization, and surprise charges. From the start, communication was poor. They repeatedly blamed permitting and city hall for delays, promising the permit was "always around the corner" and that we'd be first up once the new year started -- that never materialized on time. When heavy rains hit in mid-January and the leak was getting worse, I pushed them to tarp the roof in the meantime. They tarped the wrong unit of our duplex. The tarp was also done so poorly it was flying off the roof, and our tenant's unit continued to leak throughout. By mid-February they still hadn't broken ground, this time blaming the rainy season. Work only started after I pushed them again. Once the project was underway, the original estimate ballooned -- they came back asking for roughly $1,000 more for the solar work and additional roofing costs. We paid what we felt was fair and moved forward. The final straw: after they issued a "final invoice" and we paid it in full -- believing we were done -- they came back asking for an additional $3,250. They apologized for "any inconvenience" as if it were a scheduling mix-up, not a failure to communicate thousands of dollars in charges before issuing a closing invoice. The roof work itself may be fine, but the experience getting here was exhausting. Constant runaround, poor follow-through, a botched tarp job that made our tenant's situation worse, and financial surprises at every turn. We would not recommend or use them again.

    This update relates to my previous 5-star review…read more Approximately a year after DLS Development finished the complete re-roofing of my house, I discovered that the roof guards/drip edges near my main door threshold and in several other spots were accidentally missed during the installation. I only pinpointed the problem recently (last quarter) when I noticed the area approaching our main door in the mornings following humid nights. Knowing how much time had passed, I fully expected DLS might dismiss my concern. To my amazement, DLS crew promptly arrived and fixed the oversight around my home at no cost. This proves DLS is more than just a company that performs an excellent re-roofing job; they are incredibly responsive and stand by their work - even for seemingly small issues that arise long after the initial project is complete.

Spencer from DLS Development gave a great pitch, plus the quote was one of the lowest we received from almost all roofing companies. They reached out over a month later to check in and offer an additional discount. Pros: The workers did an excellent job and worked from nearly sunup to sundown. They had a few questions, which I could answer (or get my husband to answer) when I was around. It took about 4 days for them to tear off the old shingles and install the new ones. And it was hot out there! They did the work quickly, professionally, and efficiently! One of the crew members performed a walk-through with my husband once they finished, and my husband was very pleased with the finished product. I feel very grateful looking at my roof now, since the old one was very old. Cons Once we signed the contract and paid the initial deposit, we were told that the permit for our house needed to be pulled and that it would take about a week. Almost two weeks later, I asked the project manager if she had pulled the permit and when the project could begin. She then let me know the roofers would begin the following week. I guess I hoped that the project manager would have reached out to me first to let me know that the permit situation was complete and that they would begin the roofing process. You need to take initiative and find out what's happening, since I've never had a roof replaced before. Next, the project manager informed us they discovered and replaced rotted wood. The project manager sent us a change order for the additional amount, yet the contract did not list any extra charge for rotted wood. Additionally, they had already replaced the "rotted wood" before we signed anything, and they had no clear photos showing any rotted wood. It took a lot of emails and texts back and forth before we reached a resolution we were happy with. Still, it was a headache and frustrating for several days; we had to deal with uncertainty and explanations. Finally, the project manager never confirmed when the inspector for the last inspection would actually come to our house to collect my signature on a form. We didn't know whether we needed to be at home, leave the document out somewhere, or when the process would officially end. I received an email from the project manager asking me to reply and attach the form with my signature, as the inspector had come around but could not collect it because I was not there. I replied to the email with the form and asked the project manager if I needed to do anything else. Only when I reached out again to the general DLS development general email was I told what day the inspector would come around again to collect the form. We're thrilled with the roof and the quality of work, but it would've been less of a headache to have a lot of this information up front without having to keep asking, since I'm unfamiliar with the roof process. I also had to email the general DLS development email, as the project manager was not responding to some questions and concerns as quickly as I would've liked. I know she probably had a million things going on, but it felt like I got a response much quicker once I emailed through the general company email. This was not a cheap project, and I feel like this company lacks clear communication, but their workers and work are absolutely outstanding.

    *Would Hire Again*…read more [Project Scope] Re-roof on a one story single family house, including new underlayment, drip edge, composite shingles, plus sheathing repairs and ventilation updates. FWIW, in my line of work we nit-pick over details & craftsmanship. I bring those expectations--for better or worse--to maintaining my house. Unsurprisingly, I tend to find some level of fault with any contractor. [Communication] The project manager (Danny) and front office (Melissa) were quick to answer the many questions I had via email, text, and phone. They were patient while I took my time selecting a contractor. They also coordinated directly with my solar contractor so the rooftop PV system was off the roof for no longer than necessary. The PM was out briefly each day to check the work and collect payment. [Availability] I didn't need the work done urgently, but Smart Roofing did start work within two weeks of signing the contract and finished within 3 days. [Warranty] One reason I chose this company was their standing as Owens Corning Platinum Preferred, which gets a workmanship warranty backed by Owens Corning (except the solar penetrations in our case), should the contractor ever go out of business. [Workmanship] Crews (separate tear-off and install) were on-time, respectful, and cleaned up each day. Overall, the work appears to be done well, though I'm no roofer. The way some of the holes in the roof were cut and flashings set did seem to be rushed, but so far it's watertight and that's what matters. The original sheathing had large gaps, which I asked to be fixed, although they may have done so without my asking, that wasn't communicated one way or another. They handled the addition of an exhaust vent flashing, relocation of a vent flashing, and removal of an unused vent flashing as per my request. [Issues] At some point, the furnace b-vent was pushed into the attic, breaking an elbow inside the attic. I ended up getting the part and doing the repair myself. Similar as well with the water heater b-vent: it was pushed down and crushed a section, but wasn't caught by the crew. Plus, the vent was reset at an angle so it's now pressed up against the house. Finally, while cleanup went fairly well, there was still trash and a few handfuls of nails scattered throughout the property, roof, and gutters--a small complaint and probably par for the course. Slightly-related... at no point did a Simi Valley building inspector come onto our property. For both inspections, a truck appeared across the street, yet no one got out. No looking at the back of the roof, no rooftop inspection, no check that sheathing was sound and work done correctly. What a joke, that $560 payment to the city.     House was built in 2007, but already started leaking at different locations since late 2022. After…read morethree spot repairs, I noticed more water marks on ceiling during heavy rain. Decided to do a full roof underlayment replacement, searched on Yelp and received 4 quotes with almost identical materials from 4 different licensed roofers. Quote from Evi at Smart Roofing is the lowest with a bit more coverage, and Evi always answered my questions in a timely manner. Eventually signed a contract with Evi, project started in March during the hottest week. Evi kept me posted on a daily basis, and their crews are friendly and hard working, cleaned up before leaving every day. 1st day to demolition, 2nd day for city inspection and material delivery, then it took 3 days to complete the installation of Westlake Royal TileSeal HT underlayment. Smart Roofing offers unlimited plywood and tile replacement as needed, and they do not subcontract, all crewmembers are employed by Smart Roofing. Evi brought company's insurance document along with different underlayment samples when coming for an estimate, my project is backed by 10-year labor warranty and 30-year underlayment manufacturer warranty. Need to wait for the rain season to see how everything holds up, many thanks to Evi and all the crewmembers.

    This is my honest review…read more Steven, the sales representative, was great--very helpful and professional. However, I was disappointed that the 20% off coupon advertised on Yelp was not honored. There was a clear lack of communication between the company and the crew regarding the scope of work. On the first day, the crew arrived and asked me what needed to be done, despite the fact that I had already discussed all the details with Steven. At one point, they nearly left 100 square feet of the old roof untouched when it was supposed to be replaced. Fortunately, we caught the mistake in time and had to call Steven to resolve the issue. Additionally, they attempted to install the wrong plywood instead of the insulated plywood we had specifically requested. Luckily, we noticed just before installation and had to ask them to bring the correct material, which delayed the project by about four hours. The crew worked efficiently, but I noticed some carelessness with private property. Instead of using a ladder, they sometimes jumped onto the roof using the fence, and there was some minor damage caused to some of my plants and a garden light. They also started working at 7:30 AM and were quite loud, though they did respect our request to keep the music off. There were also a few issues with the installation. Some existing shingles sustained small rips where the old roof merged with the new one. The drip edge that was installed didn't match the color of the existing one and wasn't aligned against the fascia in the same manner. Additionally, the plywood extended slightly past the border, preventing the drip edge from sitting flush against the fascia. To his credit, Steven took responsibility for some of these issues. He offered to deduct the cost of the damaged garden light from the total, and when I mentioned that I had purchased paint to try and match the drip edge color, he reimbursed me the $55 for it. I just wish they would have installed the right color from the beginning. That being said, the pricing was competitive compared to other companies, so overall, I'm still satisfied with the value of the service. However, better communication and attention to detail would have made for a much smoother experience.
