Julian Construction's team replaced two foundation walls that formed a corner. My problem was the old corner had cracked from top to bottom in two places, one on each of the adjacent walls, and the detached corner was beginning to sink, causing the house to slide to one side. The lack of a long tube from the gutter downspout leading away from the house was a likely culprit. How did I know? The doors around that corner were not closing. I like treating issues as they arise and I knew this problem could stand no delay. I asked for estimates from a handful of foundation companies that other homeowner friends had recommended. Julian's was the only one that had a well-documented inspection, a thorough scope of work, a fair price, and reasonable contract terms. Mayo was on top of it. She scheduled me within a week after I submitted the signed contract and deposit. The crew showed up at 7AM and the foreman spent an hour talking with me while he guided his team into action.They had to jack up the house. The foreman and I stood in the room being elevated and I could hear the creaking wood and straining nails like an old man stretching his joints to his limit (my house is 115 years old). It was scary but I felt like I was in good hands. The foreman was observing every reaction of the house and giving immediate instructions to his team. He also gave me an education on foundations and how houses slide, pointing out the the accelerating slant of the vertical wood pieces in my cripple wall. I do some much home repair myself so I ate up this education! The team worked fast. I was onsite the first and last day. On the first, they asked me a lot of questions about how much leveling I wanted (I opted to keep a slight slant or else my old doors would be jammed) and I could show them all the resources (power, water, fusebox) to help them do their job. They were really nice and had a good sense of humor even though the work was heavy and hard and the summer temps were nearing 100. Mayo had asked me to clear the space (remove plants, remove gutters, remove siding if I wanted to reuse them, protect the AC unit, so I did before they came. On the last day, I was dazzled by the new foundation walls. The floor in the house even felt better to walk on, much more solid. Julian's team offered to put the gutter and the siding back for me, making a vent hole to match the old one. This saved me so much time. Their work passed inspections. The entire process was very smooth. The crew was orderly and handled all items with care. We spoke in English and in Spanish and it was fine. I'm a native Californian so knowing some Spanish comes with the culture here. Up until this experience, I was nervous about foundation replacement but working with Julian Construction made me feel it is a manageable process, even a pleasant one. I got in touch with Julian Construction from a partner of theirs. I asked for an estimate and the date of the estimate Julian himself showed up. He crawled in my crawl space, checked everything himself, and then a day later I got the quote for the foundation restoration, underpinning, and bolting of the home for earthquake protection. I got a call a week later indicating the permit was obtained from the city of Long Beach and asked them what day they wanted to start. They said the next day. I was ready. At 6:45am, I had multiple trucks, a port a potty, and a crew of 8 workers getting ready. Since I had cement all around the house, they had to do the entire work and digging from inside the crawl space. They did 5 underpinning which involved pouring 5 tons (11,000lbs) of concrete, installed 13 braces on 13 cracks, added a lot of extra plywood to strengthen the foundation, and bolted the house. It took 5 days to complete the work and passed all inspections with no rework. The crew cleaned after themselves took all the materials, and were respectful. All in all 5 star experience. I just called to let them know hoping they send someone to connect it. So careless whaT a shame. Will update once I hear back from them. -Called on Friday they came by Monday morning to fix what had been done. I decided to retrofit my foundation with cripple wall and started taking bids with companies in January 2021. I took bids with 5 companies and Julian Construction came on top. They did very good initial inspection but some other companies did too. There price was competitive but some other companies price was in the same ballpark. What sold me on Julian construction was that they were very upfront about everything. Part of my walls was relatively high more than 4 feet. They were the only company that told me that engineering is required and included engineering in the quote right away. Even with included engineering their price was competitive with other companies prices that quoted standard plan without engineering. The work was completed in 2 days with very good quality. I did not trust city inspector to crawl everywhere so I crawled myself with foremen on completion of job. Everything was done as promised. 9 years after we bought our house we finally were ready to address our deteriorating foundation. Julian Construction is local to South LA. I've met over 30 neighbors who have used them and were happy, so while they were the best price, that feedback from others sealed the deal. I appreciate how patient they were with all my questions and for such an intense project, they were very organized in the process. Kept me updated each step of the way and didn't seem like such a bad project in the end. So glad it's done and they provided me a nice complete folder with all the docs and permits after. File the rebate info for me as well. I had a lot of questions about the siding replacement of my historic bungalow. I wish I had more context as to how they were going to remove the shingles because I later hired a carpenter who said he could have easily pulled the shingles with a special tool he had and put the same shingles back. I didn't know they were going to cut through my siding with a saw and replace new. In the end it's fine. It's all fixable, but if I knew I would have brought in a carpenter ahead of time as I care a lot about the historic details, but seriously. . . not the end of the world. They handled a very big stressful job with a lot of ease. Thank you Julian Construction. Would use you again although I really hope to not buy another house that needs a new foundation. hahaha. read more

We had a NIGHTMARE when we bought a house in Venice & hired a company called Whitecastle to fix our foundation (you can see my review of them under their name); we were so "burned" that we got other estimates, but decided to do the work "later" (which quickly became 7 years!) When we sold the house, the buyer insisted on getting the foundation repaired. I'd gotten a GOOD estimate from a company called Julian Construction (at the same time as Whitecastle), but STUPIDLY went with Whitecastle. I had kept the estimate Shawn (@ Julian) had given me when we bought the house (7 years earlier!) & he honored that price without me asking! ;) BUT I needed him to match it "apples to apples" with the (horribly over-priced) estimate buyer had gotten for same job. He came back with estimate that was almost HALF of theirs. :) AND he's A+ rating with BBB (since 2001) and has 4-1/2 stars on Yelp. :) He also included (which the other company did not) a 20 year warranty, all permit charges (etc) AND if it needs to be painted or if siding is glitched, he takes care of that, too -- included in the price. :) They did a GREAT job & the buyers were VERY happy with his work. I hired Julian Construction to do a foundation repair on my 100-year-old private home that I recently purchased. I had actually interviewed several companies for this job, and I hired Julian Construction for 3 reasons: (1) recommendation from a friend, (2) reasonable prices with ability to finance some of the cost, and (3) because Shawn spent a good amount of time with me answering my pretty naive questions without ever making me feel dumb or needy . Julian did a great job in leveling our house and implementing earthquake bolting. The home had significant settlement over the years, and they did the best they could to minimize damage to the interior finishes (all anticipated). They took good care with the various permit approvals and all got signed off with efficiency. In all, it took about 2 weeks. They finished all areas as promised and left the site clean. Juan was especially skilled in this difficult type of work, which is more of an art form for older homes. I called the company, explaining that I needed all the rock slates removed from my house and my entire home re-stuccoed. I was told that I would be called back within an hour. 7 hours later I heard nothing. I called back and was told that my call would be indicated as urgent for a call back. By 11 am the next day, still nothing. I am concerned about the reliability. I'm still waiting for a call back. I would have to indicate that if they can't keep a phone appointment, it would be really hard to expect that they would be able to do what needs to be done in a timely manner. *** 3-16-12 - I received a follow-up call apologizing for the issues that transpired in April of 2011. I was advised that the error relayed to me was in an answering service and that was rectified. In ApriI of 2011, I did receive a call that following business day, but by then, I was already turned off by the lack of follow-up per the answering service after 2 days of waiting. Shawn advised me that the answering service personnel has been advised of the correct procedures during the weekend. As I did not have any personal experience with the company's workmanship, I am increasing the rating due to the follow-up. I had been interested in this company's service due to the high Yelp reviews and expect that if you don't have the same issues with the answering service and do not call on the weekend, you may have a different opinion of the company. read more

We used Julian Construction for the earthquake retrofit of our home through California's Earthquake Brace and Bolt program. Their initial quote was one of the most reasonable from all of the contractors we brought out and they identified one other problem in our foundation and offered a few different ways to address it at different price points. They handled ALL of the paperwork and processing for the city and for the EBB program as well as getting me the paperwork to lower my earthquake insurance policy. The work was done entirely in one day and the crew left no trace that they had been there. They even arranged to have a porta-potty for the day so they wouldn't need to use our bathroom because retrofitting is messy work. If we ever need foundation work done again they will be my first and only call!!! Highly recommend them to anyone looking for an earthquake retrofit, especially through the EBB program! read more

The deciding factor was a combination of a reasonable price and the ability to make monthly payments on this expensive project of mine. Also they are fully bonded and insured. The work was completed in a timely manner and they answered all my questions and concerns. They did an excellent job. Mayo is their secretary and she is awesome and sweet. We were nervous to replace the brick foundation of our cute 100 yr old home in San Pedro, and looked all over LA to find the right one. Mayo was very helpful throughout, workers were hard working, and although the broke some of the crawl space mesh closures, they got back to rebuild it and cleaned out the basement/crawl space well, after pouring concrete and retrofitting. Good foundation replacement and seismic retrofitting were done on my home in an efficient and professional manner. But when I found an issue with improper installation of some foundation components, it was difficult to schedule an appointment to review the problem with the owner. Then, at the belated meeting, he didn't offer any definitive explanations about how the mistakes had occurred and what the implications of it were. (Later, a skilled structural engineer with another major foundation company immediately understood and explained those issues from the same photos I provided to both of them) Although Julian was responsible enough to send out a couple workers with some materials to mitigate the issue, they didn't perform the work in the way that had been arranged, leaving me with lingering concerns about the problem. So I would recommend this company, which is one of the major foundation specialists in L.A., but with reservations about the potential for hidden defects in their work. read more

I received 3 quotes for a house seismic retrofit and Julian Construction gave a very reasonable quote and was the most honest and no-nonsense of all the companies. They showed up exactly on the day scheduled, on time and actually brought a double crew (8 guys) and completed the job faster than planned. They scheduled the inspector for the very next day and had someone come and meet the inspector. They took photos and reviewed them with me and gave them to me. They processed the permit and the inspector said that Julian Construction went above and beyond what was required for the permit. Everything went extremely smoothly and efficiently and they kept clear communication with me throughout the process. They also cleaned up amazingly well. Julian Construction is a very professional business and submitted the best (out of three) bids for this work of bolting the cement foundation to the wood structure of the house. This was a relatively large single family job of over 4,800 square feet. Julian was able to accommodate me twice with requests for rescheduling the job, as I wanted to be able to ensure I'd be here on-site the days the work was to be done. The entire job only took one and a half days. The first day was a four-man crew who showed up on time, and worked from 8am to 4pm. A second day was needed to complete the project, was arranged at the end of day one for the very next morning, and entailed a two-man crew to finish and clean up. The overall quality of work appears to be top notch with high-end materials (heavy and thick braces) and thorough workmanship. The city inspector was familiar with Julian on many projects like this. The inspection was conducted the next business day with a Julian rep present, went smoothly and passed upon first review. Julian's office was able to help with all EBB related requirements, including uploading photos of the house and crawl space (before and after) to my EBB dashboard, pulling the permit and supervising inspection, details of costs and follow up. All I had to do was fill out and upload the W9 and assignment of payment forms. All in all, this was a very efficient and enjoyable experience. Excellent professionals. My dad has been shopping around to see about getting his house retro-fitted and as a retired civil engineer, he was very impressed with the initial consultation. The previous company that he called gave him a quote of over $16,000. Julian's price was MUCH more competitive, like less than half of that and my father was so impressed with the inspection. Their initial quote was almost 50% more expensive than the other company who bid the job but Shawn knocked the price down a bit and assured me they'd do a superior job, could start immediately, and would finish in two days or less. Also, they were highly recommended by a friend so I hired them. In the end it cost about 30% more than the other quote and took twice as long as they said but Shawn and Mayo were both very pleasant to deal with throughout and when I discovered they had accidentally damaged the alarm system they covered the cost of fixing it without any complaint. These jobs never seem to go as smoothly as you'd like but at least they were nice and in the end I think they did good solid work. read more

Requested an estimate from Julian Construction for repair of our raised foundation. Guy who came out tells my mother in law, "This house is no good. Its not worth working on. Just sell it." Then he gives her a verbal estimate that is $30,000 more than the next highest estimate we have received. I called to speak to someone about the rude comments.
