I own a real estate company and have to deal with contractors and construction companies on a regular basis. I first contacted Julian Construction because of the reviews I found on Yelp and another site. They responded to my request immediately and within a week I had a full proposal for my client to review. The job consisted of retrofitting and reinforcing a badly damaged raised foundation on a single family home. They started the job on the exact day that the contract stated and finished way ahead of schedule... Both of these things rarely, if ever, happen when dealing with contractors. I contacted Julian because of their good reviews on Yelp and Angie's List. I have a crack in my foundation that was causing me concern. They came out and gave me an estimate via eMail. I accepted and returned my acceptance again via email. They showed up on our prearranged day with 3 men who went under the house with their equipment and strengthened the cracks (2) and also rebolted my home to its foundation. When they left, everything was cleaned up, no debris was left from the project. When the city inspector came the next day to inspect the work (yes, they took out a city building permit), Julian sent a man to go under the house with him. I was happy I didn't have to. Very Highly Recommended So I bought a house built in 1906, and we needed a new foundation, and I was very very scared. Many contractors came by, and the prices varied widely. Julian Construction (Shawn) came by, quoted a price - not the lowest, but he was able to finance 50% of the cost, at ZERO PERCENT interest. So that was pretty amazing, and we hired him. They said it would take about three weeks to prop up the house, tear out our foundation and pour a new foundation. They did it in FOUR DAYS. FOUR DAYS. Totally new foundation. All the bricks from the original brick foundation neatly piled in our yard, all other waste gone from the site, city inspected and accepted. We freaked out of course and were ready to sue them, assuming they'd done something wrong, even though the city inspector signed off. But we had an engineer come by to inspect the work, and it turns out it was very good work. Julian Construction just didn't have a lot of jobs that week and was able to get everyone to our site at the same time and finish the work. So my experience probably isn't representative, because we got one lucky break with Julian's schedule. But - They quoted us a fair price, financed half the cost over 5 years for no interest, completed the work on budget and much sooner than promised, and two separate engineers (one from the city and one we hired separately) both say it's a good foundation. Julian Construction is like magic as far as I'm concerned. I wish they did bathroom additions. read more

Foundation work has just recently been completed at my home. The crew was efficient and punctual. There were a few issues that we had to have corrected during the process (broken sprinkler head, disconnected heater, etc) and in all cases the company was very responsive and quick to fix. Although our relationship got off to a rocky start (i.e., they originally were unaccommodating of timelines), Shawn made things right and was able to come view our foundation in a reasonable time period. Shawn's inspection, and his colleague Luis, were extremely thorough. He laid out several options in a clear, no-pressure manner, and was extremely communicative throughout the process. His team showed up on time on every appointment, and they completed the work in the agreed upon time period. The clean up was excellent and Shawn even had Luis power wash our concrete. Out of the 5 foundation companies I reached out to and received quotes from, Julian Construction was the most reasonable from a cost perspective. When we had to have our foundation fixed, we solicited a bunch of contractors, all giving us different advice on options. In the end, it came down to two different contractors, Julian and one other. Both were professional and came with roughly the same quote. I pored through the estimate from the other company when I noticed that they weren't going to use J-bolts and were going to utilize the epoxy method. Not only that, they were going to only fix the one corner that was damaged and level the floors. The next call went to Julian, asking whether the estimate would use the epoxy method and if the estimate was for only one corner rather than the whole foundation. They assured me that the estimate was for a brand new foundation, not just one corner. They sold me there. When work commenced, they were professional, starting on time and ending when they said they would. They were able to complete the job in the estimated timeframe, cleaned up the yard, and were even able to re-stucco the house that they had to break off to do the work. Our house has a funky stucco texture and they were able to replicate it perfectly. I recommend Julian to all my friends whenever the subject of foundation repair comes up (happens more than you realize). read more

Four years ago we bought a house that had been built in 1928. It had fallen into some disrepair over the past few decades and we knew it needed some TLC based on the home inspection. One of the things that the inspector mentioned was that the foundation had some problems but he said that it could be fixed. So we called a few "foundation people" including Julian Construction. We got a wide range of quotes and recommendations including one company that wanted to do geological surveys and were talking about a price close to what we paid for the house. After some research and talking with several companies we decided to go with Julian Construction based on their reputation and how they explained what needed to be done and how it could be handled. We needed one corner of the foundation underpinned, several support posts replaced, additional support posts added, some cracks in the sill repaired and earthquake sheathing installed. They quoted a very reasonable price. On the day they brought a fairly large crew and got an amazing amount of work done in just one day. A half a day later and it was finished. The guy supervising the crew (sorry, I'm horrible with names) was great. He explained what they were doing and had the large crew working like a NASCAR pit crew - meaning coordinated and efficient. The workers to a man were polite, friendly and respectful. And the work was very professionally done. One thing that always bothers me about contractors and workers in general that we've hired to work on the house is that they don't clean up after themselves. Julian Construction was the exception to this rule and they left the place in perfect shape. It's a small thing but I really appreciated it. They even prepped an area in the basement where we're planning on adding a bathroom. They trimmed the sill and added framing for a door. Now that we're through with the major repairs to the house (we've done the roof, stucco repair, windows, painting, plumbing and electrical) we are planning to schedule Julian Construction to come back to finish off the bathroom foundation work (it's going over the main drain from the house so that will have to be moved) and possibly have the car port extended. TL;DR - They were straight forward, honest, professional, and extremely competent. 10/10 would hire again. read more

The customer service is terrible. The person who answers the phone, Mayo is argumentative and rude. I got a decent bid and wanted to find out more about it but could never get a returned phone call or email and ended up using another company. I was willing to forgive the lateness to my appointment, and even the rudeness but when i called and was told that the contractor Shawn would be coming to my house when i was not home to check it out, i felt violated and tried to explain this to Mayo who insisted it was perfectly fine for them to trespass on my property without permission. I think they probably lose lots of jobs due to being disorganized and rude. read more

Having been in Real Estate for many years, I do my homework on contractors. So when I hired Julian Construction, I knew they had both general liability and workers comp insurance, not my homeowner policy at risk. I drove by the yard on Jefferson Blvd, they are for real. Some of the foundation contractors I checked out had nice web sites, and nifty names, but no insurance, no workers listed with the state,even a one man operation out of a garage or apartment with brand new contractor's license, and claiming to be experienced. After having gone through the stressful ordeal of seeking retribution for damages caused by other contractors, I feel compelled to give credit where it's deserved. My husband and I have now dealt with 4 different contractors on various house projects, and only 2 of them produced work that didn't need to be 'fixed' afterwards. One of those contractors was Julian Construction - fast, excellent work and very professional the entire way through. They came in at twice the cost, so we originally didn't go with them. However, we ended up regretting that decision when the contractor we chose turned out to be completely incompetent at leveling our foundation and floors. Lesson learned - you get what you pay for. And even then, sometimes you don't! But with these guys, you absolutely do. These are the types of contractors we want in business. read more

Julian's quote was significantly the lowest of the three and the only one to say that a good portion of the foundation was still in fine condition - everyone else wanted to replace the whole thing. Having never been through this before, Shawn was extremely patient in answering my many questions throughout the process. They crew was also extremely conscientious with my dogs while they were working. I'm no expert but from my observation for earthquake retrofitting, it seemed like they did a good clean job, but I am giving them three stars. Three stars isn't necessarily a bad thing since it's supposed to stand for A-OK. The reason I am giving them three stars is because 1) There were some playing cards leftover and laying in the dirt. 2) The porch was muddy and some branches from the nearby rose bush were snapped. 3) I scheduled a date with them to do the work but nobody communicated with me when they started and when they completed. I didn't even know they were done until I decided to look in the crawl space myself. It appears they completed the estimated three day job in one day as well. 4) It wasn't until three weeks after the job was completed that they decided to pull permits, get an inspection on their work, and collect payment. I do appreciate them taking some of the leftover piping underneath the house with them, though. And their estimator was terrific and friendly. I also got to pay using a credit card so I could collect points on my card. After I paid, they mailed me all the documentation / permits. But communication and service is pretty important, too, hence, the three stars. read more

I have to say this is the best experience I have EVER had working with a contractor. He stayed in touch, returned calls/emails promptly, and did what he said he would do when he said he would do it!! (I have found that to be rare when it comes to contractors) Can't recommend these guys highly enough. They completed the work in one day and the city inspector signed off on it the next day. Julian Construction provided all the documents required for EBB and the EBB program accepted our application for reimbursement the day after out permit was signed off. I had three estimates done for seismic retrofitting of our house, and Julian Construction came back with the lowest bid without trying to up-sell us in any way as I felt the other companies did. They were able to get me into their schedule within a week, while the other companies would have taken many weeks. They arrived with what seemed like an army of workers who efficiently got the work done and cleaned up, leaving barely a trace. Afterward, the city inspector kept canceling on us to do the final inspection and issue the permit, but the receptionist from Julian Construction was good about keeping me updated and working with my schedule. The foundation required quite a bit of work and thus, I obtained 3 bids. Julian's bid was definitely competitive, but what impressed me the most was the fact that they appeared honest and didn't try to up-sell me any additional, unnecessary work. Additionally, the Julian team was great. They accommodated my schedule, were friendly and hard working, and even cleaned up very well when the job was done. Julian Construction installed additional steel anchoring to bring it up to today's retrofitting specifications. The office staff are polite and efficient and the crew arrived on time, and their pricing is fair. During escrow, the home inspection revealed the house needed foundation replacement. Any homeowner- not to mention a first-time home buyer in escrow- would find foundation repair work to be a daunting task. After getting several estimates and much trepidation, Julian Construction was not only the lowest estimate but they were "On time, and On budget." Tristan came out three separate times to my house to review and explain the construction process. He explained that I needed 70 ft of new foundation, but the other sides of the house were fine. He didn't try to up-sell me. He only recommended I retrofit/bolt the other two sides and provided an estimate as an option to exercise. I went with the entire proposal. Tristan estimated the work as a 2-3 week job and informed me that they can work with me on payment/financing plan. The crew showed up on the day and time they said they would. Carlos was the team lead and these guys are true professionals! They knocked out the old crumbling foundation, poured over 40,000 pounds of concrete, retrofitted the other two sides, re-stuccoed and painted the exterior to be flush with the original exterior wall, and cleaned up all the mess every step of the way. They finished in two weeks, from start to finish! These guys don't cut corners and completely above-board. They pulled LA City permits (at my request, provided a copy as proof before the job started) and after the work was complete, Mayo (the office manager) mailed me the permits and "before and after" photos of the work for my records. If every contractor on earth took a page out of Julian Construction's play book and provided the level of professional service as them, contractors/construction companies wouldn't have such a dismal reputation. These guys are awesome, I've used them on two of my houses and both times the price was reasonable, they cleaned up really well and the work was top notch(even the inspector commented how good it was). What also impressed me was that they didn't seem to be trying to suck every last dollar out of me, when there was a minor or even moderate fix to be made that wasn't on the original work order they just did it, no additional cost. Although foundation work is not cheap they are very reasonable when compared with other foundation companies. I always recommend these guys to my friends if it comes up. read more

Before I was lucky enough to work with Julian and Julian Construction I was dealing with loads of workers, inspectors, electrician, plumbers, hpoz,, builders, contractors you name it, as I owned two older craftsman homes ( that I have completely restored from the bottom up),both were "diamonds in the rough" at the beginning with emphasis on the rough part.. A good part of the time, you know the drill, someone comes and makes a bid and says they will call, it will cost this much etc... then you start the work and they don't keep their part of the bargain or they simply disappear!, I was frustrated to say the least, then I got a flyer on my door from Julian Construction, and i needed some work right away on my basement and foundation as the floor was sinking in the middle. Julian came right away. listened to my questions, answered them all, then faxed me the bid in a few hours just like he said he would, the crew came the next day right on time. they got to work and finished the job in one day, they were professional and respectful and super hard workers, no one was standing around EVER. halfway through the day i remembered something else i was worried about (a loft in the house & its beams) Julian took care of it right away, no problem. At the end of the day Julian walked me thru all the work, explained everything to me etc.. The Bill was exactly what the bid was, extremely fair and reasonable. He didn't charge me for the extra work I had asked for and when I inquired about a bill for that, they said "no charge" , they had worked it into their schedule. This work required parts as well. That is for sure a great way to keep a client coming back and I did, over and over again, for all the work I could on both my homes. Now I have been a client for over 7 years and I have the same experience each time and I am so grateful because there are so many people out there who are dishonest or don't care about the work they do or who they hurt. In February 2013 I was set to upgrade a section of laminate floor downstairs in an older home in Hollywood, California. Imagine my shock when a sinkhole was discovered! It was not as bad as the one in Florida where a man disappeared in the night about two weeks later, but a three by four pit was a scary discovery. The floor guy from Z Best, another contractor whom I highly recommend, advised having a specialist in foundation fix the problem. I did not know whom to contact, but he knew about Julian Construction, a company I had noticed on Angie's list. While yet a third contractor declined even to inspect the problem for a petrifying three weeks, an inspector from Julian Co. was on site one day after I called. He exuded knowledge of the problem and experience and confidence in being able to fix it. I thought the total price was reasonable, and partial financing was available, which I appreciated. Work started a week later. I was impressed and reassured by an extraordinary crew of seven. Every worker was incredibly professional, conscientious, hard working, and dedicated to stabilizing my house. My home was safe within three days. The house needed thirty days for the new concrete flooring to cure, and there were some restoration issues during that time, all in the normal range, all solved as agreed by Julian Construction.
