I had contacted several companies before, and honestly, most made me feel like I was bothering them. We worked together on three separate projects, and in every one, his quality of work and professionalism truly stood out. First project: Elliot installed a French drain in my basement and noticed damage to the walls, so he recommended and installed a special polyester wall barrier. He walked me through the entire process with patience and clarity. I waited a full year before writing this review, just to make sure everything held up--and I can confidently say, even through heavy rains here in Medford, NJ, my basement has remained dry. His work speaks for itself: solid, clean, and reliable. Second project: I still had high humidity in the basement, so Elliot suggested and installed a whole-house dehumidifier (AprilAire E100). He connected it directly to the French drain system, so I no longer have to worry about emptying water or dealing with moisture. It runs efficiently and quietly--even when I'm traveling, I have peace of mind. Third issue: Recently, I had water flooding in the finished part of my basement. I thought it was the water heater, but Elliot offered to stop by just to help figure it out. And he did--within two days, exactly as he promised. He quickly diagnosed the issue: it was actually the AC pump, not the water heater. Thanks to his advice, I was able to get the original installer (under warranty) to fix the problem. Elliot didn't have to help with that, but he did anyway--because that's the kind of person he is. Beyond his technical skills, Elliot is honest, communicative, punctual, and just a genuinely good person. Highly recommend this company! I had confidence in this company when I made the first phone call and could actually talk to a real person and not hear the "this call will be monitored for quality assurance purposes". Elliott the owner came within a few days of me calling and gave an estimate to repair a floor joist that was severely damaged by a plumber. They came and completed the work just a couple days after that. They did a great job and even reinforced some other surrounding joists while they were there. If I ever have any foundation or basement issues in the future I will not hesitate to contact them to help! read more

I had noticed that the kitchen stove was tilting down at the left rear corner. In addition, a closet door along the same wall had started closing by itself. Just as others have said, calling and talking with Susan was a great first contact with the business. Unlike many service companies, she is quite familiar with the company and its approach to their work. (I later learned that she had been a customer and eventually started working with them - a truly excellent review in itself.) It turned out that the ends of some of the joists in the crawl space were resting on crumbling 70 year old concrete. The solution was to employ a metal support beam from close to the entrance of the crawl space all the way to the back wall as close to the crumbing side wall as possible to support the leaning joists. Once the work was done, I was surprised to see that nothing seemed to have changed. I was advised to wait a few days and that they would look to come back to make final adjustments in a couple of months. Three days later, the closet door stopped closing by itself. By the end of the week, it stayed put wherever on its path I moved it to. Another week and I could see that the low corner of the range had improved a little. It's been a bit more than a month now and I have gradually lost my fear that the kitchen floor would collapse as I was cooking. The cost was exactly as quoted, although they did more work than they had originally planned to. Just Dry Basement is an excellent, fully professional organization. I decided to go with Just Dry Basements after talking to several other firms and not being impressed at all. I saw Just Dry's great reviews and decided to ask them to quote for the job. They did exactly what Elliot, one of the owners who had come out to give me the quote, told me would be done plus more. When we were moving back to PA 15 years ago, my wife and I looked at 42 homes. All 42 disclosed a flooded basement at some point, indicating the prevalence of power failures during storms in this area coupled with high water tables and poorly maintained, insufficient, or nonexistent) backup sump pump systems. The home we purchased has a very high water table, such that there is water in my sump pit almost year round, and during periods of rain the basement will flood if a sump pump is not running. A previous owner had installed a Frankensteinian dual-pump system cobbled together with random parts in a code-noncompliant fashion. I upgraded portions of this system over the years, including a Wayne battery backup pump and marine battery (highly recommended!) and various electrical pumps, and I purchased a gas-powered generator as an emergency backup. When the neighborhood loses power during a rainstorm, all of my neighbors pull their generator out of the garage and connect it to their sump pump. For 15 years I had no water in the basement, so the system worked as long as I remained hypervigilant. But after 15 years, I was tired of the constant concern. I originally contacted Just Dry Basements and met with Elliot to address two poured foundation concrete wall cracks, one of which wept water during heavy rains. He recommended an interior urethane seal and installation of a vapor barrier over the cracks, tied into the existing French drain system, warrantied as leakproof for life. This brings peace of mind. Elliot was quick to dismiss any sort of through-wall injected epoxy because it is not a permanent fix in most situations - if the concrete wall has cracked due to expansion/contraction stress, the hardened epoxy will likely crack over time in the same place, as well. While Elliot was there, I had him look at my sump system, which rightly merited a laugh. He suggested a total reworking of the space. His crew came in and demolished about 20 feet of French drain, extending the drain an additional 10 feet (which Elliot thought was necessary post-demo but was not included in the original quoted price, but was done for no additional cost). They jackhammered for hours (our soil is extremely rocky) to created a deep enough hole to insert a new sump basin 10 feet away from my electrical panel, per code requirements. They backfilled with gravel and did some extremely neat concrete patchwork. I upgraded to a Zoeller M63 pump (with a superior switch, as sump pump switches are the typical failure point) and a Liberty SJ10 water-pressure syphon pump, negating the need for a battery backup system. The Liberty was fed with a new PEX line, complete with shutoff valve, and provides the ultimate in backup pump confidence. As long as city water pressure remains, the pump pushes 2 gallons of water while syphoning out 1 gallon from the sump pit. It's not meant for long term use, but only as an emergency backup (i.e., until the gas generator can be started and attached to the Zoeller pump during prolonged power outages). Both pumps now push water out of an appropriately-sized PVC pipe. I added a Moen WiFi sump alarm and monitoring system. It provides additional peace of mind, although it does occasionally give false alarms. However, it is worth the money as it allows live monitoring of current water levels from a phone. As the project was starting, we addressed outdoor sump drainage. The existing PVC pipe was too small and likely broken underground (I never saw water coming out the end of the pipe at the curb despite all of the water pumped out of my sump pit), so Elliot quickly pivoted and added a 90 foot trench and 4" PVC pipe to remove water. This required a second day of work and about 6 hours of jackhammering (to remove rocks from the soil). Additionally, the crew tied in two gutter downspout lines, removing even more water from the property. Just Dry was able to accommodate this work 3 days later even though it wasn't originally scheduled and required 4 men working nonstop for 9 hours. I now have a system that is well plumbed, appropriately sized, professionally installed, and virtually worry-free. The crew was very friendly and hard working. My wife and I bought our first home this past December. It was sold to us by fraudulent flippers who overcharged us based on what they passed as a partially finished basement. In May, we detected moisture under the laminate floor installed by the flippers. Soon, we realized that mold was emanating from virtually every surface(wantonly installed drywall) and for our very safety, had to have Just Dry demo and spray clean the entire basement. While I've learned plenty about home buying, home owning, and home improvement, I think the emotional toll this has taken on us is what I will say Eliot and Just Dry Basement was the most sensitive to. My wife follows much more of the vast knowledge Eliot brings to his work, but my constant barrage of humor as a means of coping seems to resonate with Eliot simply because he is sensitive to the effects bad work has on innocent homeowners. His considerable experience could easily make him aloof, his business acumen could easily make him mercenary, but his compassion doesn't waver at all. Here are the details of working with Just Dry Basements that stood out to me. Eliot was the single point of contact from start to finish. We were never three steps removed from the owners of the business. He describes himself and what he does, does it, makes sure you agree that he's done it, and the transaction is done. If you need the work broken down into stages, which we most certainly do, he will work with you. I need stuff like this laid out as plainly as possible and he did. I am a former teacher and I firmly believe Eliot should teach should he ever retire. Weeding through contractors when you feel in over your head with homeowner woes has to be disorienting at best. Spare yourself the misery, and just call Just Dry. PS: You might read this five-star review and think the owner had to have written this. Eliot is many things but a great writer, I think not.
