We have worked with a few other property managers and found that they offer: no in person access, no walk thru availability or on site review of work and pushback on suggested services. Initially, there were just minor things needing repair--met with condescending questions like "explain how the refrigerator not working?" When we raised a habitability concern just days after moving in and during a rainstorm--the response was to argue that leaking windows are not a habitability issue and a general lack of urgency to help. I'm leaving a two star review because I've truly enjoyed the few neighbors in my wing of the apartment unit and because a very kind and funny gentleman came and changed my blinds (broken when I moved in) and he did a wonderful job of facilitating that repair. Unfortunately, communicating with K&S is incredibly difficult and I'm at a loss for how to move forward with the process of moving out of my apartment. I cannot get anyone to confirm my move-out date or to acknowledge my request for a walk-through inspection prior to moving out. I'm just looking for a confirmation, not any excuses or reasons why I'm misunderstanding (I can't help but notice that in all of the responses to these reviews K&S never takes any responsibility at all but continues to place blame on their tenants...). I have finally sent a certified copy of my request to not renew my lease at the end of my fixed term agreement and a request for a walk through of the apartment in the next few days so I can address any issues the management company might want to charge me for. Emails continue to go unanswered no matter who I send them to (Maria, Anna, Jeff...no replies). I will also provide them with a self-addressed and stamped envelope when I return my keys/garage door opener so they can be sure to send the deposit back to the correct address and in a timely manner. I recently transferred my lease to move out, and the experience was horrible. I found a new tenant for the place by myself, and she was eager to move forward, but K&S was remarkably unresponsive and constantly delayed the process. Anna Corona in particular is one of the slowest and rudest people I've ever interacted with. She gave us the wrong information on an upcoming rental change, furniture agreement, and was very rude to the prospective tenant. After over a month of repeated emails and calls because they would not answer our simple questions and move the application process along for the new tenant, we finally transferred the lease and got the hell out. And of course, after I'd sent them my new address multiple times in big bold letters, K&S was impressively incompetent and addressed checks and documents for me to the address I had just moved out of... I urge everyone who's looking to rent in the Bay Area to avoid this company that has no sympathy for the several families that depend on timely communication and basic competence. On another occasion, K&S knew about an issue with my unit's utility bill and hid it until I made a case with the Berkeley Rent Board. Basically, my building charges the entire house's electricity/gas to my unit's meter since K&S is too cheap to install another meter properly. They neglected to tell me this and wanted me to pay for the whole property's electricity and gas until I contacted the Berkeley Rent Board. This action forced them to reimburse me in full for the utility charges incurred during the 3 years I lived there, though my final month's utility check is still outstanding. That was thousands of dollars in bills that they would have otherwise happily saddled a college student with (at least until they were threatened by the government). I recently moved out of an apartment on a property managed by K&S Company because of my negative experience with their management and team. Based on this experience, I would never consider renting an apartment if managed by K&S Company and should I find myself in a situation in the future where they take over management of somewhere I live, I would choose to move out as soon as possible. From the very beginning, communication from their staff was really poor. The notice of the management change came the day rent was due for the following month (the timing of this was not their fault alone - the property owners did not manage the transition well). The notice emphasized late fees, and required a check to be turned in to their office. When I called, their staff assured me they would not issue late fees for the first month because of the timing (which I was grateful to hear), but they certainly gave the impression that they were prepared to charge late fees in their communication. They also took weeks to cash rent checks. When I called to check-in on the timing, they told me they could not tell me when I could expect the check to be cashed, because they have just one person working on that, and that person was going as fast as they could. I totally understand getting behind, but it was frustrating they couldn't provide even an estimate on timing or proactively communicate that there would be delays in the checks clearing. At this time the only way to pay them was with a check or to bring cash to their office. Later on, because of a leak on the property, the water for the building needed to be unexpectedly shut off for a repair after 9pm (totally understandable - you can't predict or plan for these types of emergencies). I had to call 6 times to get any information about the timing for when the water would be turned back on and no notification was made at all about the water being off until after I happened to catch the property manager by phone in the office. In order for me to go to work that day, I got a hotel room so I could shower, and I had to follow up 4 times by email and more times by phone to eventually get that cost covered. My account wasn't credited until more than 6 weeks after the fact. There were a few other issues that required just a short conversation to get resolved. In order to reach the person responsible for my property, I tried emailing (per the recommendation of the person I spoke to at the office), but I never heard back so I continued to call to try and reach her. When I asked for the best way to reach her to get a response back she told me, "Your problem is you think you're the only tenant I have. I don't have time to call you back or return your email. If you need to talk to me, you can just keep calling the office until I happen to be free. Otherwise, I can't commit to returning your call or email within a certain period of time." I know everyone is busy and very stretched in their jobs, but she was the only person at the office who I was told could answer my questions or get me information to resolve issues. And, I don't have the time to call multiple times of day indefinitely (during my work day) to try and get information from my landlord. During my move out process, I was misinformed by someone in the office about the timing of the refund of my security deposit. When I called to inquire, I was told to try emailing and calling back again leading up to the deadline to find out if my check would be available on time. And throughout that process they were not transparent or accurate in informing me about my rights and options regarding my security deposit. I truly have just run out of energy to fight about it, and am grateful to no longer be living in a home under their management. The amount of effort I have spent trying to communicate with their team has been incredibly frustrating. As a property management company, they make it abundantly clear that their clients are the property owners and not the tenants. basically all the landlords are cool but it does not matter as they must ask for things as if they are a tenant, any self pit request is ignored but anything you ask landlords to ask will be charged as if you caused it. i moved in thinking all face value problems would be solved(cracks in walls, rusty tub, new carpet,(nothing ever was, i called in front door and was charged 300$ for "kicking it in" when it as already cracked and since worker came put 3 nails in and some caulk how is that 300$?!), now we are trying to get our cabinets fixed... they came, took bolts from working cabinets, left and came back, to pit those same taken bolts into the fallen cabinets so every cabinet i have in my kitchen is unbalanced and will fall at anytime randomly when uneven bolts gove out) as it has on my hand and toaster breaking both.!!!! read more

I haven't rented with them and based on the application process I wouldn't and advise you to stay away as well. I worked with Ana Corona throughout my application process. I applied for a unit and had all my information ran and pulled only for them to tell me that the unit I applied for had already been approved by "the owner" to someone else. I then asked why my information was pulled then and they(Ana) said they didn't see the approval for the other person until after they ran my information. I asked to get a refund since it was the least they could do and instead they have offered different units that I didn't apply for and that didn't meet my requirements. I was then given incorrect information about a unit and scheduled an appointment to go and see the unit in person. The building manager called and thankfully gave a description of the unit which was the opposite of what the agent described. When I called her to ask why there was a difference information she simply said she must have misread the info. No apology or anything. Had I gone to see the unit I would have been livid. I have called the office multiple times and asked to speak to a manager or supervisor regarding getting my money back and rather than transferring me I get asked "why?" "What's the problem?" Or I'm told she is out or in a meeting. This place is unprofessional and clearly ran by people who don't want to help. The attitude you receive from the beginning should be enough to prove this review is accurate. Update: spoke to the manager and she basically gave me a crappy excuse about how the fee is non refundable. So if there are 10 applicants everyone is charged a $50 to apply and if the unit is approved for someone else then you lose your fifty and they gain $450 dollars. Imagine how much this company makes on application fees. If the place your looking at has an application fee beware. Make sure that the reviews for the company are good before paying a nonrefundable fee or pick a place that doesn't charge a fee at all and gives you the option to use the application fee as a hold for the unit so your money isn't just spent on filling out a form. He gave me and my partner the run around just because he didn't want to "waste" his time showing the unit because he supposedly had a prospective renter. He said he was willing to show the unit if me and my partner committed to a move in date of July 15, which we agreed. Once we reached an agreement, Damon then denied us again of viewing the unit without an explanation. I just recently moved into an apartment managed by K&S, and wow there are SO MANY PROBLEMS. Once the previous residents moved out, we checked out our apartment, and we were extremely disappointed with the condition of our apartment. So we emailed K&S and told them a list of necessary repairs. We were told that everything would be okay by the time we move in, but on the day of our move-in, our apartment was still crap. My room has a hole in the ceiling... the bathroom has mold growing on the ground... the carpet is uneven, effing old/dirty (my socks and feet turn black from walking around), and it also has random burnt marks... some of the cabinets are broken... the patio door doesn't lock... the keys we received are obsolete... and 2340324 other problems... i can't believe they expected us to move in and be fine with this shiet hole. We finally got parts of our apartment cleaned yesterday... and a professional came in to check out our carpet... and we now have to move everything out in order to replace our carpet... I don't understand why this was not done before we moved in... It is a huge inconvenience because as full time female students from out of state / socal, we don't have the time, resources, and manpower to move out and in AGAIN. Our ceiling better be replaced the next day or on the same day because I can't afford to move out and in for the third time. BED BUGS (See picture). Imagine discovering these disgusting bugs crawling all over you while you sleep, and the helpless feeling you get when you realize your management company doesn't give a crap about fixing it. *****The first incident***** I called them to place a work order/complaint. A few weeks passed - no reply. I called them again. Apparently, a work order was NOT placed. Lie, negligence, or incompetence? After I filed one AGAIN, it took them weeks just to respond to the complaint. And a few weeks later, the exterminators finally arrived. They told me 2 units were heavily infested, and therefore the whole building will be exterminated. Great! Right? EXCEPT not.... ****The second incident**** A couple weeks went by. 4 AM, an itchy feeling on my neck. I scratched and a fat, rusty brown insect fell off my neck (picture). Few days later, discovered 10 more. WHY? It turns out they LIED and did not exterminate the entire building, only the two units (they said it was too "expensive" to do the whole building). FYI - bed bugs multiply very fast and spread from unit to unit quickly, therefore it is standard protocol to exterminate all units within the vicinity of the infected ones, at the minimum! The bad part is that I called them and they didn't respond for WEEKS (4 to be exact). I had to call them multiple times, and still could not reach the property manager, who happens to always be out of the office. They think they can screw over students without any consequences? Likely, the bed bugs have spread to other units, and at the rate at which they are responding to it, it seems like most of the building will be infected. Not only is this bad for the tenants, but also for everyone else too. You see, the bed bugs will travel with the tenants, and they will spread to other buildings, and other cities, and countries. If I could give this place 0 stars I would. I've lived in the same place for 3 years and k&s took over the management of this property 1.5 years in. They had billed us an over due charge for 2 months of parking when our housemate who occupied that parking spot had already returned her remote, was no longer on the lease and had long moved out. It took us a while and multiple conversations to clear up this wrong charge. When we tried to get another parking spot for our apartment, I went into the office in person and signed the paperwork at $60/ month. However they told me they would not accept card or cash and would only take a check. I asked if it was okay for me to go home and return the next day with the check and they said that was fine. When I came back the next day, they had the audacity to tell me that the landlord raised the rent for parking to $100/month and crossed out the written $60 on the lease that I had signed the day before. How is that allowed when I had already signed it???? When I brought this up to them they said I could either take the parking spot for $100 or leave it which is incredibly rude. Expect to get conflicting answers from the different staff members that you talk to and expect for delayed responses when bringing up issues you want to address with management. And don't expect to get your full deposit back. I had spoken to someone over the phone after moving out to notify them that some items were left behind in the apartment that were there prior to our move in back in 2017. They told me that we should not be charged for these items as long as we email the correct person disclosing this information since they were there prior to our move in. However I noticed a $400 hauling charge taken out of our security deposit. So I brought this up to them again for clarification and sent multiple emails and left voice mails to the person I was told to get in contact with. He told us that these charges are valid and majority of it was for hauling items left outside the apartment and the little charge was split across all the units moving out from the building. He did not address the conflicting information that one of his coworkers gave me over the phone and instead said it was our responsibility. I literally spoke to someone maybe a week prior who told me something completely different! Did every unit that moved out get charged $400 for hauling???? I asked for an itemized total and they sent me receipts but they were only charged $660 total for hauling for the entire building, so how was our unit alone charged $400 as our share??? He also mentioned that other charges had yet to be received but I find it hard to believe that they are still working and hauling overflowed trash from around the building almost a month after we've already moved out. After a few email conversations, at the end of his email response, he had the audacity to say that maybe they should have charged more off our deposit. read more

This has been the worst rental experience I have ever had. Between a flood in my apartment that took two months of back and forth to get repaired, causing us to lose most of the things in our home, to the "manager" Jennifer and Bryan taking my security deposit saying that the floors were destroyed by me and that they were repaired when they never were after this flood, I will never advise anyone to rent from here. Calling them slumlords is a understatement. They are Incompetent, dishonest, and lazy. It is California law that they need to return some or all of the security deposit within 21, days, they failed to do so and now I am pursuing them in small claims court because of their dishonesty and greed. There are plenty of companies in Berkeley that you can rent from that don't charge an arm and a leg for a dirty and mismanaged apartment (there's rats outside of the building and they don't care to ever sweep or vacuum or replace anything in common areas like walkways) read more

K & S are an incredible group of people that sit in a building on San Pablo and somehow do less than nothing 8 hours a day, 5 days a week. They are so committed to not doing a single thing that it wouldn't surprise me in the slightest bit if they were a money laundering operation. At least that would be less absurd. I cannot stress how hopelessly incompetent this company is. It is simply mind boggling. If you attempt to contact this company, a receptionist (who knows nothing aside from how to pick up a phone and speak) will stonewall you, transfer you to someone who hasn't showed up to work that day, or hang up, all with an attitude that would get one fired under any normal working circumstances. Anna is very rude and a liar. I found this apartment on Facebook. The renter wanted to do a lease takeover because he just had another child and wanted to move his family into a bigger place. The renter is moving out within the week breaking his lease which wasn't ending until 6 months later, Feb 2020. The renter said his rent was $1327/month and he got the appartment by lease take over from his friend. The apartment was a one bedroom in Alameda. We saw the place and it seemed cool to rent out. The renter gives us two applications which had K & S Company's logo and said he spoke with his landlord which said it was ok and that we would be the first one's with our applications in. I understand that the renter is neither the landlord nor the owner, I get it. We were the first one's that turned in our applications with all necessary paperwork which I personally brought to their facility in Albany, Ca. The receptionist Shirley, I believe was her name and she was very nice and attentive and took our applications. Shirley called me a couple of minutes later asking the address we were applying for and I told her but it didn't seem to be on their website and said Anna wasn't in and she would have her call me because our situation was a unique one. Next day I got on their website and see the exact same address "for rent soon" for the amount of $1550/month which wasn't bad either. They said it was a studio but it's not but whatever. So I call and Anna answers, good thing I took a screen shot of the website kands.com with the price. She even answered the phone with an attitude! I tell her what the situation was and she did not want to hear what I had to say. She interrupts and tells me that he's not the owner or the landlord like 3 times. I said I understand that ma'am inturrpting her. Then she said he would be ending his lease and we would be starting a new one. I said ok well, how much would the rent be anyway? Then she said the rent was $1997/month with a deposited of $2995! I told her hmmm well, that is no where near what the tenant is paying now. I said well ok, how long would it take for you all to process our paperwork? She says 3 to 4 days. So we hang up and I call the renter back and tell him what's happening and he was upset as well but hey, I'm not really tripping. My husband on the other hand, that's a different story. He calles the following day and speaks with Anna and he wants to know exactly why we can't take over the lease and she just tells him because we can't. He's asking a sincere question for his understanding also so he can tell the renter as well. She continues to say "because we can't". Then he says "well on your website it says $1550/month". She says "what website are you on?" And he tells her theirs. Then says "well can we send you the screen shot of what we have". So I send to her email cona@kands.com and have yet to receive a response. So my husband ends up telling them that it sounds really greedy and that it sounds like their trying to take advantage of people and asks for our application fee back after he hangs up on her . Going to pick that up today. I am a renter who unfortunately is forced to use K&S. It's one thing to do your job, it's another to do it well. The employees at K&S do the bare minimum. I have to constantly hound them to get any work order done, and even sometimes have to threaten to call the rental board. I have been trying to contact the manager of my property for over two weeks, Gina on multiple platforms and she has not acknowledged my presence yet. If I could leave a 0-star review I would. The most unprofessional people I had to deal with in my life. Lived at 1737 Solano Ave for 3 years, no problems with the property but here are some problems I have encountered with management: 1. The manager of the building does not answer my call, ever. I would say his response rate is about 10%. Forgot to bring ur keys? Good luck trying to find your way inside the apartment. Even when I tried to call the leasing office they did not have the master copy of my set of keys (IKR, like WHAT?!!!!!!) 2. So for the first 2 years of my residency, the washer/dryer were working fine. They werent great, but hey you get what you pay for. But for the past year that I lived here, they took away the washer/dryer saying that they're doing "maintenance", called and asked when it was going to be done, they said in a month, BOOM 1 year went by and they were never fixed. Been going to my boyfriend's place just to do my clothes, its not that convenient having to carry my laundry every time when you're a 110 lb gal. 3. Vague responses (phone or email) I paid for parking for the first 2 year, and decided not to anymore. Called the leasing office to let them know that I won't be needing the parking space anymore, to which they told me to request that via email. "OK" so I did. Emailed the email address that they gave me, saying that I won't pay for parking anymore starting blablabla date. Never gotten a response! Just stop paying for that, but cmon? a simple 5 sec confirmation would be nice!!!!!!!!!!!!! 5. Same thing when I requested to 'move out'. My month-to-month agreement was that I had to notify leasing 60 days prior to my moving date. To which I did, thru email, that I also never gotten a response too (Woohoo!). But they did send me a letter regarding my move out 'instructions' (kudos on that at least you got that right). Asked if I can return my keys on 10/8 (on a saturday) to which they said 'YEAH FOR SURE' but when I called again the next week and asked 'so I can return my keys on 10/8 its a saturday?' the person says 'no you cant we're not open on Saturdays'. ?!?!?!?!? had to change my move out day like, really you could have checked the calendar the 1st time I asked. 6. Lastly, my deposit. moved out for almost 1.5 months and still no deposit. After reading all the yelp reviews here I got suspicious and called leasing, but of course, another vague answer! "we processed this" "you should get it in the mail" which I never did. Asked what address they sent it to, and turned out they had 2 different addresses under my name in their file. Like how is that even possible????? and why did you not call me to confirm which one is right??????????????? UNBELIEVABLE. And the person did not even know which address the mail was sent to. They told me that a deposit wasn't needed only the application, when it comes time to chose who gets the apartment I lose out because whoever put a deposit gets priority. If I could give them negative 100 stars, I would. I hate them with a passion. The first year I rented from them was great. I shared a 2 bedroom, 2 bathroom apartment with 2 other roommates. Our rent was $1700 a month. The managers were fantastic. It was clean, quiet, and stuff worked. The 2nd year was decent. They raised our rent to $1850 a month, but we still had the nice managers so whatever, right? That's an 8.8% increase on the rent, btw. Then the 3rd year...this is where I feel the rage coming on. First, tried raising our rent to $2350, a freakin 27% INCREASE (without a 60 day notice, which the LAW REQUIRES), and I'm like wtf, my friends who live upstairs in the 2 bedroom + loft pay $2350 you assholes (and I had a copy of their renewed lease). Then I went into the landlord's office, and Al the landlord (or whatever his name is who was nice when we were new tenants), was the meanest most condescending person I've ever encountered in my life. He totally talked down to me, and I was just outraged by the way he treated me. Then goes on to raise our rent to $2400 "because of the deck" which we never used, and just so happened to be outside our apartment. And i was like "look bitch, i have your lease renewal here in your writing, so you can't raise my rent again just because you f-in feel like it." And, earlier that year, Al had fired our old managers supposedly because they weren't keeping things clean, and apparently thinks the new manager is doing a great job. First, she is NEVER around, so I have to buy my laundry tokens in bulk (like $40 bucks worth at one time, so I minimize my interaction with her). Second, she always has random ass people living in her apartment. And threw a freakin loud ass party on the roof when I was trying to study one day. Someone called the cops on them, thank god. Parking is an extra $100. That is atrocious. The laundry machines are perpetually broken, and they break your tokens. Their idea of cleaning the apartment is throwing a bucket of pine sol in the stairwell. You can never get your packages delivered to you unless you are home and have a landline, b/c the manager won't sign for you (since they are never there), and her husband does not speak English. Their apartment reeks, so I always had to hold my breath when I got laundry tokens, and the apartment building itself reeks of Subway. *shudders* I would highly discourage anyone considering renting from K&S to look elsewhere, unless they are only planning on living there for only a year. After that, they will try to squeeze every last penny out of you, so you're either forced to move out b/c they try to tack on an extra $500 a month to your rent, or you're forced to pay. Oh, and get this. A month before we moved out, we got a notice saying that if we were to renew our lease, the rent would be increasing to $2800. Our old apartment is still currently vacant...4 months later. This is what Al considers "market price" apparently. They have just decreased the price to $2500 (for 3 people) and $2000 (for 2 people). hahaha good luck with that. Oh, and if you ever try to send anything to the office (lease forms, rent, other important documents), they always tend to "lose" them. So bring things in person. K & S Company Real Estate Management specializes in the classic bait-and-switch scam technique. They regularly use photos in their Craigslist ads that aren't of the property being listed, or suddenly raise the asking price when you get ready to rent and then try to illegally raise your rent higher than they are allowed to under Rent Control laws. They're also more than happy to charge you non-refundable "screening fees" ranging from about $20-$60 even when the property has already been rented or they have no intention of renting to you. I was looking through the K&S website, perusing their listings in search of a nice 1 bedroom apartment in Berkeley, when I came across my dream spot: hardwood floors, a fireplace, big kitchen, office, dining room, everything and more for only $1095/mo. So I call the office and speak to a nice lady who said that others had looked at the apartment, but that none had applied. I could swing by their office in Albany to pick up a key and check out the unit on my own time. I hopped in the car, drove to Albany, arrived at the office, but was faced with an unfortunate situation -- somebody had already checked out the keys. Even worse, the office only had one set of keys to spare. How the heck do you manage dozens of apartments in the east bay, service hundreds of renters who rely on your service, and you only have ONE KEY in the whole office? I don't understand. Regardless, they made some phone calls while I waited around and told me to return in half an hour to grab a set of keys. I decided to walk up the street and back. When I returned, I had to leave them my credit card to borrow the key. It was either that, or give them $20. I should have stopped right there. Twenty dollars to hold onto a key? What exactly would the twenty dollars help for if I decided to keep the key? For twenty bucks, could they will into existence another set of keys? That's plain stupid. So I drive all the way across town to visit the location. Nice street, good neighborhood, pictures match the outside. Strangely enough, the photos on their website (the photos of my dream house, mind you), aren't ANYTHING like what I find in the unit. Carpet, a tiny bathroom, and a bedroom that would have been better defined as a cell. There was no fireplace, no office, no dining area. There was a corner, a window, and a bit of clean floor. How quaint! I put another ten miles on the odometer and returned to the office, where I explained to them the problem. Nobody there seemed to know where the photos on the website were from. In fact, nobody there had even seen the inside of the unit. So how the heck do I discuss the place when they don't know what it looks like? In the end, I had spent two hours, a quarter tank of gas, loaned my credit card, put up with a negligent office staff, all for absolutely nothing. There were no apologies from the office, no quest to find the photos I had seen online, and not even a "thank you for being so patient" because of the key situation. Although I'm not a renter with K&S, I give them two stars for horrible customer service, poor attention to detail, and a half-hearted attempt at being attentive property managers.
