The reviews are so disappointing. I have experience with Carmel apartments in Denver, so when I saw they were the owners I looked further into Kapilina. After I looked at the pictures I was extremely excited to check out the property. However with most things in my life I research the heck out of things. The reviews are awful especially around 5 to 4 months ago, and I'm reading outrageous claims about the utility bills. I'm from Colorado so I love a cold room especially when it's hot and muggy. BUT I have NEVER had a single utility bill over $150.00, and people are saying they have up to $1000 bills? I think I'm more surprised this property hasn't been sued. If these claims are true I'm embarrassed for Carmel Apartments. I'm not sure why people are allowing this to happen. read more

Some security personnel are extremely unprofessional. Contacted the security manager for some information on beach regulations since security at beach did not have this and manager said that she also does not have this. She then referred me to the housing manager. I have called several times but only get voicemail. One employee did answer but that person also was not able to provide beach regulations. read more

Evalani Exner our Townhome Manager has been professional, easy to reach, and most welcoming since we've been Kapilina Residents. She has at times popped in personally with the paperwork we were missing, and has consistently maintained contact with reminders or simply to answer any questions we've had. Anytime we have a delayed issue I reach out via email, and Miss Evalani literally has it handled within a day or so. Though the neighborhood isn't perfect, I wanted to shine a light on Miss Evalani. We have never had an issue that she has left unresolved, an email left unread, or a problem where she has not personally found a solution. She is hands down the reason we renewed our Lease, and probably will again. We have no doubt that she will continue to take care of us or any issues that may arise in the future. Her Customer Service and kindness are hard to find, and for that, she deserves 5 Stars! read more

Don't walk, run as fast as you can from this place! It's advertised as Luxury living when in actuality it's section 8 housing. The houses are falling apart! Bug infestations no matter how much pest control sprays, it does nothing! We were moved into a unit that was abandoned for 5 months (Danielle made the mistake of informing us of this) and it took weeks of us cleaning to try and make it tolerable to live in. Dead ant piles all over the house from loads of spiders that had taken over, gecko poop ALL over the walls and kitchen counters, cockroaches on a daily basis, the list goes on. Now we're finally leaving and we're being told we have to return this place brand spanking new, no holes in the walls from picture frames, scrub the walls and crevices, literally says no dirt on the ground, etc. otherwise we'll be charged outrageous fines. Not to mention maintenance isn't the best, takes forever for things to get done, they never inform you when they're coming and just walk right into your home (literally came home one day, used the restroom, came out and there was a man in my living room), and then they break your personal items in the process. Danielle is by far the worst manager I've ever dealt with! She takes no responsibility for anything, is unbelievably rude and condescending, and barely responds to you in the first place. Boy am I glad I listened to my instincts on this one. The listing on Zillow is blatant false advertising. Went to view the community and was quoted one price before we went to view the model and then the price went up $500/month when we got back to the office... it is very obviously old military housing that Greystar bought or is renting from the Navy and did the absolute bare minimum to renovate (I was born on this island into very similar military housing 28 years ago that was demolished and completely rebuilt 10+ years ago on MCBH - exactly what should happen to these structures). Seriously. Don't even consider. Not worth your time or the drive. read more

If there was a way to give no stars I would. This place preys on people arriving to the island be that military or civilian. Offering "resort style living" well don't be fooled. I'm sure most people's definition of "resort style living" is not cockroach and mice infested homes, astronomically high utility bills, crap maintenance, and "security". We lived in the townhomes for just over a year. Our electric bill was always between $350-$450... yes a $100 difference on any given month. After resigning a new lease in September our electric bill hit over $700. In September and October my husband was gone for the most part. My toddler and I spent our days out of the house, I went from doing laundry 2-3 times a week(diapers) to laundry once every other week. Our bill in October was just under $1,000! I went to the residential manager and asked for an explanation. She pulled all of our "reads" specifically on Halloween our usage was insane. We were home maybe 2 hours that day. Her explanation for that was that sometimes they group two days together yep that makes so much sense... Hawai'i has cockroaches. It's a thing everywhere BUT infestations are not! The buildings here need to be treated for infestations. Yet the property will not. We also had a mice problem. We are very cleanly people and our neighbors seemed to be as well. After leaving this property we've now rented two other homes, all bigger in size one with central AC one without. My electric bill even running central AC 24/7 at 74 in a bigger house never went over $200. They're crooks plain and simple do not rent here. The island is beautiful, housing is expensive, electric is expensive but it is not nearly as expensive anywhere else. Try Ewa Gentry if you want to be on that side, it's right outside the gate of this awful place and significantly cheaper!! read more

Security is a joke, might as well hire blind deaf people to Patrol. Management is rude, and the people here have no respect. The chickens are a problem, kapalina doesn't care. If you live here you understand the noise pollution and how extreme it is, from planes, cars, people and the biggest in my opinion is the land scrapers. I've lived here almost three years and advise that if you want to live here talk to residents that live close to your future unit and ask about the daily noise so you aren't in for a shock. These homes aren't made with real walls like a regular homes , the walls here on all the homes are plywood making them very very thin, about 3/4inches and the windows are jalousies giving your home the ideal atmosphere to let even the slightest noise right in. My advice is please stay away from living close to the parks here in kapilina or the main road the noise will be the worst in these areas. The landscapers love to come landscape a few times per week for hours, the will leaf blow and day of the week even Sunday and not 1 leaf blower but 2 along with 2 or even 3 ride on lawn mowers simultaneously. I've watched them leaf blow and they leaf blow the same small areas over and over again like they want to kill time. On different days the add weed whackers to the mix along with the rest of the crew. Please know the area you will move into and ask neighbors. read more

I love living here. It literally has everything you could ask for. 1. It's safe for the kids to run and play outside. 2. Has resort style amenities- best I've ever experienced. Pool, club house, hot tub, gym, kiddie pool, dog park, splash park, semi private beach with small restaurant, lots of free parking, lake for fishing.... on and on... 3. Friendly staff 4. A good community of neighbors with our own Facebook page. 5. It's the kind of place you can leave your doors open and not worry. 6. Lots of FREE safe parking! 7. Beautiful landscapes with plumeria trees, avocado trees, mango trees.... I can go on.. Only negative for me is living directly under the Honolulu airport flight path. Such a beautiful place hidden in the back of Ewa beach. Private gated community. We were able to visit the beach just by letting the guards at the front know we wanted to check it out. We got a pass and were able to park right in front of the beach. There are bathrooms with showers. Volleyball net. Chairs with shade. Just such a beautiful place! On a nice cool windy day laying out in the sun there is perfect. Kids are able to play on the shore since it isn't rough. We'll definitely visit more often now that we know of this place! read more

This house is always falling apart and they have to come fix something but they don't return calls, they say I'll have someone call you then nothing.. when we first moved in, I had put in a lot of work orders because there was plenty wrong with this place.. there were even work orders from the last Tennant that they still yet haven't fixed. MY DISHWASHER HAS BEEN BROKEN SINCE MOVE IN 5 MONTHS AGO!!!! I have to keep calling to bug them about it and they always say they don't know when it's coming in I'll have someone call you. Nothing!! I am giving 3 stars because the gate woman was not friendly. I have been to D'Lish, friend's houses, and the beach many times. I live in Ewa Beach and come here to relax and enjoy the beach. I handed her my driver's license. I didn't know the rules had changed. I complied with registration and insurance. She was completely rude the entire time. Why would someone want to spend money here if their friends and family had to deal with gate guards that are rude. We are a military family, and I am a veteran. If the Department of the Navy wants to hire people that are rude and disrespectful, I can recommend my friends not to rent from Kapilina homes. read more

We went out last week to look at a couple of rentals. I was shocked at the condition of the non model we looked at. It had cockroaches all over and it was so filthy that I couldn't even finish the walk through. I guess it's not a priority for them to quickly install items that shouldn't have been missing in the first place. This is EGREGIOUS. Only to add to this my family and I were having a nice dinner with my one year old sitting in his chair in the kitchen. When suddenly the cabinet door comes crashing down nearly missing my sons head, luckily my wife was there to catch it, which a pretty heavy door. After further inspection it appears that the cabinet door had been missing a hinge on the top and it was only a matter of time before it fell. If I could give less than a single star I'd give them negative stars. Initially you sign your lease to live here thinking you did something great then slowly over time you realize that there is so much wrong with living here. Problem after problem, and you're basically left to deal with it until someone in management has decided your issue is worthy of attention. The second we started to notice things and push for maintenance or management to fix problems, they stopped making efforts to send someone out, When we first moved in we noticed the AC vents were growing mold and the AC UNIT or set up in the laundry room had a gaping hole in it. So we called them to come and clean out our AC system entirely and fix the hole. They only fixed the hole and said they'd have to contract out... months later no one's come even though we've constantly reminded them. Another incident they almost blew us up when replace the water heater filters we smelled gas or something and asked and with a scared look on their faces the maintenance guys rushed in to turn something off at the power box and told us it was "nothing" Another issue, our downstairs bathroom had water coming out from underneath the tile, that according to them was coming from a leak in the wall from the kitchen sink... idk what that means but they wouldn't replace the tile or the toilet. Now within the last month we learned the neighborhoods have a RAT problem. And it's not a new thing. We've been here over a year and never had any issues until recently we started to hear rats in our attic. First they put in traps that were for mice, no bait. The actual exterminators literally laughed at what their solution was tiny mouse traps with no bait, set up everywhere including kids rooms with no protection or plan. 4 dead rats later and we still have no solution or consistency to solve this problem. BUT we did learn after pressuring them to come down for the smell coming out of the attic, that there is a huge hole in the wall (double the size of the man telling us) between our unit and the next. And that the rats could likely be coming from the connected units because that whole was not there a month ago. Absolutely disgusted with this place. Not only that but he informed us it looked like there were very very old traps up in our attic from a long time ago and even a cage!!!!!!!!!!!! Not only do they not disclose this to anyone but then they act as if it is a tenant problem. Upon reaching out to other tenants we learned that one woman even had rats eating through the walls and they couldn't keep food anywhere in the house because it was overrun, eventually they were allowed out of their lease and were later contacted by Kapilina to sign an NDA to not talk about the rats, when they refused to sign Kapilina tried to charge them 30k for the entire problem saying the rats were their fault. Not only that but my whole cul de sac was broken into, the one hour my house was completely empty (we always have someone home because he's old) someone tried to break in. We got home to find our lock broken, and boot marks on our door. AND THE HOUSING NEVER SHOWED UP TO HELP US. Only the gate security came and let us know we weren't the only house, management sent someone to fix the lock and THATS IT. They were supposed to file police reports and discuss what happens and no one came. I'm telling you, this place is a hell hole. Please save yourself the trouble and do not move your family in here, management is so unorganized, so careless, and the amenities are not worth it. read more

Everything seems perfect when you first are shown the amenities, gym, dog park, nex, elementary school, gated community, beautiful pool and beach area.... what more could you want? Everything seems great! Well a little too good to be true. *amenities: pool is nice and looks pretty however, is usually not the spot to go because of all the piss/crap that gets in there all the time- rather go to the beach. *gym has a lot f equipment but not cleaned ever, stuff is always sticky or smells really bad. *dog park has bad shit INSANE OWNERS. Owners will be in cliques. Even the dogs are in cliques. Some owners spank their dogs hard for simple mistakes like tossing over the water bowel. A lot of owners take their dogs that aren't neutered or spayed either when their in heat, as well as people let their kids run wild on the dog equipment 24/7. The dog park is a second day care that a lot of parents leave their children with their dogs. A lot of children left with their dogs will hit the dogs and throw objects that them. Fucking insane. You would think that adults will know it's not a good idea to do the stuff I've said above but it's a shit show. *planes fly 24/7 here. Super loud and annoying. Wouldn't be an issue is everything else wasn't so bad. *people let their dogs run wild here, or if not wild, will let their animals stay outside in chains all day. I've saved the same Chihuahua from being hit by a car several times and told Kapilina to tell their owners to not have him run wild but they don't do anything. There's a guy with a turtle that covers his turtle with a laundry basket so he can't move. And he's left like that all day. Animals here aren't treated kindly by their owners, and Kapilina doesn't do anything to help out despite complaints. *Bugs are everywhere. Hawaii is known for bugs but Kapilina is invested. Feels like I'm living in a run down trailer park in the middle of no where. *Neighbor once tried to tell me that she's never seen me live here even tho I've lived there for months and accused me of stealing my own mail. And told me she was gonna report me. That was fucking great to have that lady watch me from her house then come out yelling at me at the top of her lungs, pretty normal at Kapilina. *Kapilina is in the middle of fucking no where. Far drive from everything that's relevant and you will not feel like you are living in hawaii. You will feel like you are living on a military base with neighbors from the catacombs of hell. *there are some neighbors here that take living here super seriously, it's like a fucking cult. They live and breath Kapilina, and get treated well and are like mini celebs by the community. Does that sound like a normal fucking place to live wtf ??! *power outages that happen all the time raise your bill. Shits expensive and everyone complains and nothing has been done to fix it. *the amenities are what you're paying for, but they fucking suck ass so there's no point to live here because the houses are old, neighbors are psycho except for a few that agree and want to get out of Kapilina, yeah beach is nice here but it's fucking Hawaii. Everything is nice here. There's beaches everywhere. FULL OF THIEVES!!!!!! ANY BUSINESS APPROACHED BY KAPILINA BEACH HOMES...BEWARE!!!!!! Creighton "Pono" Higa, the new marketing coordinator, asked us to provide services for them being that he stated he needed to spend money or he won't be getting the million dollars he currently has to spend this year for next years budget. He stated that he wanted all of these costly items for a proposed large public event, which was supposed to happen the second weekend of September 2022, but when it came down to asking about the budget, he constantly gave me the runaround telling me to go get quotes and he'll provide me a working budget. He also stated that whatever costs come out, they will pay for it including the costs of our services, plus subcontractors and performers, etc....basically all costs, he stated I just needed to bill Kapilina Beach Homes and allow 2 weeks for a check to arrive. This happened at our first meeting in June. For all the things that "Pono" was asking for was estimated at least $100,000. In order to do any work on property at Kapilina Beach Homes, you have to apply to be in their system...this process took about 4 weeks being that Greystar is so nit-picky about your business documents and how the information is presented. During those 4 weeks, of course I'm not going to waste time waiting to be approved being that the event was anticipated for September 2022 (Less than 3 months) to start work. We constantly asked "Pono" for a budget and every time he responded the same BS..."provide me with numbers and I'll send you back a working budget". Just before we finally got approved, our team was near completion of making arrangements and planning. We finally got a budget number from Creighton...$35,000...AFTER ALL THE WORK THAT OUR TEAM HAD COMPLETED, THAT WAS A MAJOR SLAP TO THE FACE. We immediately withdrew services being that we were no longer working towards the same goal and when it came time to pay, HE REFUSED AND SAID WE DID NOT PRODUCE. NEVER DOING BUSINESS WITH KAPILINA BEACH HOMES AGAIN. Don't even bother living there either. It's a nice property, don't get me wrong but the reality is that it's section 8 housing...more crimes and poorly managed units. Called security for a noise complaint, 45 minutes later still barking. Called back, get told they went to the wrong house. They come, knock on door, find out nobody's home then just leave. 2 hours after first phone call (it's past midnight at this point) and dog is still howling and barking. Call security and get told there's nothing they can do. After refusing to accept "sorry can't do our jobs ¯\_(ツ)_/¯ " as an answer I get told they'll contact their supervisor. Call back 30 minutes later (dogs STILL barking) and speak to the supervisor. She reiterates there's nothing they can do, and when I'm skeptical of the fact they can't do a single thing to enforce quiet hours or prohibit animal neglect she gets defensive and, no bullsh*t, starts arguing over the phone. I've put off leaving an awful review for this awful place until that. It wasn't the infested units, constantly closed commodities, uncontactable staff, ludicrous utility fees, or lack of upkeep that pushed me to this point. It's the fact that being able to sleep is too much to ask when living here. TLDR: A (filthy) beach within walking distance is not worth the constant headache of living here. If I would have known more about this community I would not have rented here. Winds from the west I get the dumpster smell, winds from the east I get the sewage treatment plant. Feral chickens crowing at 330 am. Electric is over $500 with all the lights off and not running the AC. Now with this water issue and Kapilina denying they are on the same system, I have the schematics and yes...we are on the the same system. My water has always been disgusting anyways. The houses are crap. My foundation is literally cracking and collapsing on itself. This is not a resort community, its more like Section 8 housing for people with no money or terrible credit. Terrible management. Unethical and slow to respond. They have swapped ownership several times and are now owned by corporate vultures. They have continued to over price our unit and did the same with the neighbors. When our neighbor moved out because of the price increase, they posted that same unit for $500 under what my neighbors renewal rates were. We have complained several times but are give BS excuses. If we didn't spend thousands to fix up the house, we would be out. I'd advise to find another place to live. read more

Because of the location, there will always be planes flying low over the community. We have paid up to $1000 for utilities and during that month no one was home (ie. Deployment and leave). That is when we knew something was very corrupt about Kapilina Beach Homes. The staff is great to you when you're signing the lease but we found very quickly when leaving the residence, how rude they can be. Giving three stars for now as I have yet to really explore the amenities since the pandemic. I moved in April 30th. Saw the place. Wanted the place, got the keys within three hours after looking at it. Rachel Ventura was amazing! Highly recommend her! Although when we moved in, it wasn't quite move in ready as there were dead bugs all over the place. Ants crawling from underneath the floor boards. Gecko poop everywhere and HUGE cockroaches come out from all over the place. We did however accept the place as is since we were very determined to move out of my parents place. I'm sure we could have looked at another place, and after living here for the first two weeks, I wish we did look at another place in kapilina, as I don't quite like my neighbors. Their kids didn't and still don't make my kids feel welcome. Putting in work orders is so amazing! I can do it all online and there's someone knocking on my door within a week. We have yet to check out the amenities. We kinda procrastinated getting our resident IDs since amenities were closed due to the pandemic. So we're looking forward to checking them out. I mean, that's why it's so expensive right? Although I do wish that rent wasn't so high if your paying for amenities that we couldn't use. It only makes sense. It took some time to get use to the commercial flights descending right over us. The military flights I'll probably never get over. Those jets are so loud! They wake me up every time I finally get a good nights rest and want to sleep in. Even with pest control coming over once a month. I've watched a cockroach from the yard, go under the sliding door and into the house and NOT die! Pest control came over the day before and sprayed inside and out. (First time they were able to spray inside) kinda find it pointless if I can get a Walmart brand pest control spray and it does more damage. ‍. At that point, what are they actually spraying? Water?! Still trying to get the bugs under control. I'm just thankful I'm not having to deal with centipedes like the people closer to the water. Umm it is hard to drive down my road because people will park on both sides of the street. I'm afraid I'm going to clip their car. It's already narrow enough. Maybe if they could park on ONE side of the road? At that point, you're asking for it. You might as well park in the middle of the road, which some people have. I don't have an issue with security, only see them at the gate or the beach. Family members don't have an issue getting a pass from them either. And is the NEX strictly for military only? I haven't even made it over there to find out for myself and don't wanna look like a jackass trying to get something and they say "military only!" Other than the bugs, paying for amenities when we couldn't use them till recently, and the planes . It's a great place to live. I do however also wished that we were shown a 4 bedroom for the same price as my rent for a 3bedroom before we signed a lease. That would have been great. I'd have gotten a 4 bedroom instead. I called and after discussing and requesting upper management number the phone hung up. Will be contacting a legal team to push this further. read more

CONS carpenter ant infested, occasional roaches, and diff to cool top half of home even w/ central ac. Only 1 reserved parking spot per household, it should be at least 2. PROS convenient location, elementary school w/in community, frequent community events, maintenance requests are handled promptly, NEX gas station, quiet and beautiful. read more

The transition of coming from the downtown area to The Waterfront at Pu'uloa was a great one! Kathy from the Leasing Office was very helpful and cordial, her experience and knowledge made the process smooth. The staff at the Maintenance Office is also nice. I just wish they were able to answer the phone every time someone calls, that way our phone calls don't get routed to the main offices in the mainland (it takes longer for our work orders to get completed this way). The Resident Services staff's attitude is often awful and moody, at the office and over the phone. My suggestion is that they take a customer service class. Although is great that the South Community has a new manager. We have lived here for about 2 years and we love it. Is nice being able to go to the beach every day in such cute and family oriented neighborhood. The no so-good part about this, is the careless people that don't pick up the trash after themselves. Also, we were able to bring our dog to any part of the beach, and now there is a designated area ...? We have to walk about 3 blocks so our dog can get in the water when we practically live across from the water, in a no-dogs allowed area. And by the way, every single one of our neighbors have dogs. We like the fact that there's always security staff around; it makes the neighborhood feel safe. read more

I'm gonna get right to it. Once we moved in, the place was not clean, we were invaded by thousands of ants, dead roaches, and a centipede. (I will post pictures). We immediately enjoyed the pool/kiddie pool then coming to realize shortly after that there are really bad kids in this community; throwing rocks at each other in the KIDDIE pool so we stopped going, not just because of that but because it was constantly dirty as well. We enjoyed the beach when we first got here as well then after a few months of living here we noticed they don't rake the beach so it's really hard to enjoy with kids unless you dont have any, it's a great place to lounge at with the umbrellas they provide and the Dlish drinks. What was convenient for us was the nex, thank god that is there because if it wasn't we would hate it here lol. It seems like they have a really bad infestation/mold issue here... while our house was vacant they didn't keep up with the monthly sprays so it took months for us to get rid of roaches (which we still have but less often) thank god for cats too we got two while living here. I contacted Christina who is in charge of the "lagoon" part of the houses and she's just completely rude, I hope to never encounter someone like her ever again. She didn't take any of my concerns serious. So now we have a long cleaning list to worry about even though our home wasn't move in ready and disgusting. Also, they want you to spend $600 on an AC unit for the living room which is ridiculous. I don't know why we can't just buy our own AC unit. There is no insulation either so summers are way too hot to be living in a house like this. The commute to Pearl is not worth it to us so we're moving for that reason as well. Kapilina is a beautiful place to visit with a million dollar view. I love how the clean the beach is over at kapilina. I'm a frequent visitor and my only problem with this place is security. One security guard in specific, yesterday while I was visiting she followed me from the gate to my sisters house, to the shoppette and to the beach. This isn't the first time this has happened to me with the same security officer at Kapilina. I feel harassed and I'm beginning to feel unsafe because of her actions. I totally agree with having a security guards and encourage a safe community but for someone to go out of their way every time I visit to harass me when I have done nothing wrong is ludicrous! read more

I have nothing but good things to say from the beginning of move in till now. We basically have "almost" everything we need here from a pool, the beach, a gym, resident events every single month, an elementary school, a community center to relax in, and a business center where you can use the computer and print things. All we need is a grocery store and a gas station for all to use!! The homes here are very spacious with lots of storage space compared to many other rental places here in O'ahu. The landscaping of the grounds here are also well maintained. Maintenance is awesome!! You can basically put in a work order online and they will call you back within 24 hours to schedule. All the workers are very friendly and get the job done in a professional and clean manner! Thumbs up maintenance!! Keep up the good work!! read more
