Really disappointed with the lack of customer service from JANNELLE of the leasing office. I have rented a unit at Kapolei Lofts for almost a year. Paying a premium price for a two bedroom in Hawaii, I wanted to utilize the amenities at Kapolei Lofts, specifically, a dog washing station. The station accepts cards, quarters ($10 worth), or tokens (held by leasing office). It is my understanding that the leasing office sold the tokens because the card reader was broken (this was over a year ago) I called the leasing office and JANNELLE answered. I inquired as to if the card reader of the dog washing machine was broken (again). She said that it was broken. I asked her when would it be fixed. She stated that she didn't know. I asked whether anyone including her supervisor knew to which she stated "no". I asked her if I could purchase tokens. She told me that the leasing office doesn't have tokens. She said the only way to operate the machine was to deposit an entire roll of quarters. Not once did JANNELLE offer to call Evolution Dog Wash to get an estimate as to when the card reader would be fixed. Her only advice was to walk to Foodland to get 10 bucks worth of quarters. To the powers that be: please train your staff in customer service and monitor performance after hiring. This is very disappointing and I will submit my Notice to Vacate at the end of my lease. Kapolei Lofts has the facade that it is amazing, resort style amenities, and modern look. Reality is the interior is poorly designed the interior apartment is not well sealed from exterior. Our patio door had a big gap to the outside patio with bugs coming in. Upon our move in we had a fly issue and we would see them flying outside the window, and they were able to get in through due to a cheaply installed window. We've had to throw away food all the time, constantly in our fridge, and we had 60 dead in a vinegar solution. Still in our month in we have not had the issue resolved with the property management, they are terrible with responding to issues. The community in general is noisy at night, trash receptacles are overflowed and trash is thrown around the dumpster. When walking you will find dog pop everywhere. I will see that the leasing office that we've interacted with are very friendly, only a minor issue when initially moving in. We do not plan on stay beyond our lease, if it works for you great. But what you get is not worth what you pay. read more

If I could give 0 stars I would. DO NOT live here. The management is HORRIBLE. They could give two craps about the residents and their safety. They NEVER answer the phones. The maintenance team is amazing. They're so hard working and do way more than they need to. Goes to show what kind of company they work for. Whenever you ask management to be put on a wait list for a bigger unit, they say that you'll be on the list and they'll contact you. But instead, when a unit opens up, they bring in new people to lease to. When you ask them about policies or what you can and can't do, one person says one thing..then you'll get a penalty letter saying otherwise. The team in the office acts so oblivious to everything and they just "work here." Just recently, I called 15 times and finally got an answer on the last attempt. There was a chronic person jumping railings and trying to get into the units, jiggling security doors, and looking into bedroom windows. I called the office just to notify them so they're aware that someone is doing that. Not necessarily did I need the lady to come and see where the guy was..but just to take note that safety is an issue! What if he got into the security door? What would've happened? Who knows! Her response was "There's nothing I can do about it, you have to call the cops." She could've at least said, "Thank you so much for letting me know, I'll make sure the team is aware and we can keep an eye out." Something to reassure me that our safety was a priority. But she could care less. The office staff is extremely unprofessional. Don't live here. Period. read more

Please read ...Horrible complex management is dishonest... kapolei lofts don't waste your time or money. They charge you for everything, bill from a 3rd party agency for water, electric that has questionable charges on the bill. Most important they are dishonest. When it comes time to give you back your money for your deposit forget it. Even if you clean thoroughly. They Will charge cleaning and painting fees. They had no reason to clean or paint the apt. I left it in amazing condition. When I asked to see the invoice from the cleaning company they supposedly hired they refused to send it. That tells me they never hired one in the first place and illegally charged me. I had to fight to get it back and when they finally did send it back it was past the deadline in Hawaii which is 14days after your lease ends. Then the manager Haley lied and said that was not the law and they had more than 14 days to send it, they just had to have an invoice sent within 14 days. This is one of the many lies they told to try to keep my money. The buildings inside are not well cleaned floors always filthy and animals pooping on the floor inside. People smoke weed all over the place and nothing is done you can smell it inside. You get charged to park and have to pay a parking pass fee. They need to look up the laws In Hawaii because they are not following them. Don't even bother I will be filing a claim in small claims court against them for acting in bad faith and failing to comply with deadlines per the state. Jaeger read more

Music in the pool area is occasionally loud, and at times will stay on past normal operation hours. I've called the courtesy patrol to see if they can do anything about it but their voice mailbox is always full. So the only solution is to shut our windows. read more

Don't live here! So over priced, everything is base model nothing 'luxury' about these apartments. (I paid 2,100 a month not including water, electric, trash, parking, etc. for a studio) The apartments are small and cramped, washers can barely wash two towels. You can hear everything from your neighbors even if they are talking in a normal voice or playing music, you can hear it! Also I hope you like looking into people's windows because almost every apartment here your either looking into Someone's window or at the parking. Which makes it so you can never have your blinds open unless you want people to see right in. Moving out cost so much money and the staff are only nice when your moving in. Once your moving out they are extremely rude and don't care about anything you have to say they even hung up on me. So many better places in Kapolei and Eva to live! I now have a two bedroom apartment in Kapolei with a Mountain View a huge Lanai and it's so quite and peaceful, for LESS MONEY! The only people who live here are military or tourist moving to Oahu I swear. No local in there right mind would ever move in here and that should be a warning to stay away from this place. read more

It is no surprise that rental properties in Hawaii can be expensive, and lacking modern comforts, so I was stoked when I found Kapolei Lofts! Now living here for more than a month with the family, we couldn't think of living anywhere else other than here. Access to library, parks, groceries and restaurants, plus the feeling that we're living in a resort type property evokes an exciting emotion everyday we wake up. The application process requires a different review. There are three price points to get into Kap Lofts: pay market price, or affordable housing programs based on 140% or 80% income qualifications. Since we qualify for 140%, we went ahead for it. Even at 140%, the price is still above similar 2bed/2baths in the area, but Kap Lofts comes with many amenities that we are looking for such as a gym, swimming pool, and on-site maintenance plus it's brand new! With only 40 properties available under the 80% program, expect a very long wait line, while market price is already equivalent to a decent mortgage. We have all our docs ready on the day of our application, so we expected a turn around time of 3 days given that their compliance office is in Ohio. Hawaii starts it day, while Ohio is about to end. No phone call or email after a week, so we decided to give them a call. It turns out, they had a few questions on our file and they held on to it pending phone call to us. My wife went to the leasing office, answered all questions, then they faxed, that's right - fax, not email, the file over to Ohio compliance. Almost every week there was a question from compliance, all in all taking a total of 2 months before we could move in. The most ridiculous response was when leasing agent told us we had to wait 1 week before they send our file to compliance. In my thought, why would a private, for-profit company implement such a policy when their business is to fill vacancies ASAP? Here are the problems: 1. Leasing agent is not aware of the docs needed by compliance. This can be easily fixed if.... 2. Compliance is local! Hiring a local to do compliance is more prudent than lose potential residents due to ridiculous wait times. 3. Then again, the leasing agent should put it a priority to fax pending applications. The crazy thing is, they keep on scheduling a bunch of walkthroughs when they already have good applicants in a pile and all they needed to do was to fax applications to compliance. I suggest they schedule walkthroughs after 1pm, and do all paperwork during the morning. They might even catch Ohio before their closing time. It was Friday noon when we received a call from Kap Lofts. We already confirmed with another apartment that we're moving in on Sunday pending security deposit which we will deliver by that same Friday afternoon. We were that close from moving to another apartment. In the 1 month we've been here, there have been some major changes, and Kap Lofts now have a new property management company. They also promise to bring in in-house compliance so hopefully you don't have to wait 8 weeks before moving in. Living in Kap Lofts is 5 stars, but leasing process is just so bad, I wouldn't even wish it for my worst enemy. If you do decide to move here, I recommend contacting Linda. She's the most reliable person in the office. read more

Great amenities at reasonable prices for all this community offers, however...... Their leasing office is unorganized and inefficient. Just trying to contact the leasing office is a joke. Their automated system sends you to another automated system when selecting leasing that sends you back to the original automated system when you select the leasing option from that menu. It took me 6 calls back to back of going in circles for someone to finally answer the phone, simply for an update on my rental application. When I finally got ahold of someone, I was told that I was at the bottom of the wait list even though I dropped off the application as soon as their office opened on the first day they advertised accepting applications. I even inquired how many applications had already been accepted knowing that they held a early application event and wanted to know if it was even worth trying for because there is a non-refundable application fee. The Assistant Property Manager that assisted me that day told me that only 250 applications had been accepted at the event and we were literally the first people she was assisting that morning. Their office also didn't even have a working time stamp, which should've been my first red flag. What concerns me is that if someone that applied months ago is at the bottom of the list why are they still advertising and actively soliciting applicants on social media platforms? Oh I know, the non-refundable application fee. Place is very poorly constructed and what you won't uncover during your walk through, will drive you crazy if you have to live here. Almost living here for 1 yr. Shopping nearby a plus. Love the amenities although, it is small to accommodate a property of 499 units. Not that everyone's there at once but there are times when the pool area looks like a whole community is in there. The leasing office is incredible. John was so kind and helpful. The property is amazing!! So much to offer with such fair pricing. It's literally living a permanent vacation. We were exhausted searching for a new home and tired of compromising our expectations. A lot of places try taking advantage of the military and swindling you. Not Kapolei Lofts. This community has everything we wanted and more. There's a state of the art gym, it's pet friendly, and the pool area is absolutely gorgeous. That's not even taking into consideration that your minutes from fantastic beaches and a walk across the street gets you a full belly. Minutes from shopping. A short drive from the base, this is a must for military families looking for a home, not just a place to stay. We didn't end up moving here, but simply it's such an incredible community. read more

I have read the several negative reviews and agree that not everyone should move into Kapolei Lofts. If you read the reviews, the majority of the problems are caused by rude, callous, entitled tenants who feel that paying high rents gives them permission to do whatever they want. I did not rate 5 stars because no one is ever perfect but more importantly,no one can be perfect if the Management Office is dealing with irresponsible, unrealistic, or just plain unreasonable demanding tenants. The trash problems are caused by tenants who are too lazy to throw trash daily and accumulate a week's worth of trash AND throw them either on the ground or worse, into the recycle bin- you know who you are. Those who believe that the lofts are dorms or barracks, pick another complex. Immature, irresponsible, overpaid prima donnas, need to go to another complex and see how your service is compared to the Loft's Management. To all of you raised with instant gratification ( of course I mean "Spoiled" by over protective parents), grow up and learn some patience and humility. My dealings with ALL of the staff have been COURTEOUS, PROFESSIONAL, and TIMELY. Every time I walk in, yes, I said walk in, without any prior phone call, I patiently wait my turn AND the Office Staff takes the time to listen to my concerns and recommendations for corrective action, AND they give me a reasonable estimate on when the problem can be fixed. I am not a new resident. Problems that I have encountered are caused by other tenants- parking a dilapidated Jeep in front of my carport! ( you are fortunate I had no place to go and didn't have your Jeep towed to Sand Island!). As others have stated trash thrown outside the bin, again by callous tenants; and floors trashed by pets or filthy foot wear( boots, mud, manure, etc.). The people who have cleaned up the mess from tenants were the Kapolei Lofts Team! Resident tenants need to be more appreciative of the relatively new apartments AND having lived in other "roach", "termite", and/or "rat holes" apartments around Oahu and mainland, I certainly appreciate the Apartment I'm living in. FYI I do not have BAH, and not wealthy, and feel very blessed to be living in the Lofts( having been in less than ideal housing). I believe that The Kapolei Lofts Management Team, ( new and old) are doing their best to serve the tenants. I especially want to say Mahalo to Ms. Dana Beckstead, Leilani, and Sabrina for their willingness to address my concerns whenever I visit the Office. I am also appreciative of how Leilani stops the project she is working on to provide assistance. She deserves a medal for her patience and expertise. To my fellow tenants, let's exercise some common sense, patience, and remember the Golden Rule. I certainly thought of this when I decided not to call a tow truck on a fellow resident who probably does not have the $200-300 dollars( cab and towing fees) to get a vehicle back. Those of you who disagree with me and don't like the Lofts, good luck on finding a better place with better management at the same price range. This an update from January 9, 2019- as other residents have reported, tenants continue to throw bags of garbage on the cement rather than the dumpster. Some tell me that it's possible that the kids of tenants do not throw the bags of thrash properly. I have no proof of this. Personally I think it's a combination of laziness and phobia of germs that's preventing trash to be place in the garbage bin. This is causing loss of time and resources because the Loft's staff spend a lot of time picking up all the misplaced garbage! I moved into Kapolei lofts the beginning of this month and ran into a problem, not with my apartment but with an accommodating factor. Initially it seemed like my problem was going to be tied up in "Red Tape" but thanks to John Hawelu ( property manager), he listened, and responded in a timely manner, and found a solution that worked for me, turning my frown upside down and giving a true meaning to the term "Excellent Consumer service '. Kapolei Lofts is really a scam and one of many reason I am grateful to leave Hawaii! Small loving area with high amenities such a sewage, water, and power. Even clearing the apartment was a huddle... I could only use their cleaning company even though my carpet was professionally cleaned. I paid my pro rate prior to moving out and cleared my inspection with their maintenance rep and finalized my contract. 6 months later they send me a notice that I owed for property damage without sending me a statement and notifying me prior that my deposit would be taken. Initially I gave 5 stars and I barely gave three because of the after the fact disappointment. When I initially reviewed the lofts I was thoroughly impressed with the quality, craftsmanship, leasing agents, beauty, and maintenance. At that time I was able to be placed on the 1st floor and the upper units were vacant. It was very peaceful, quiet, no noise from the hallways, etc. It took about a month and a half to place someone into the second 2nd floor unit above me. Unfortunately, it's not so peaceful anymore! I literally hear every footstep, every day vacuuming, sliding of furniture, and other unexplained dropping noises. Everything echoes all of the time and management knows from several tenants complaining. For some reason I believe it's a major mechanical/structural building error. There is no reason it should sound like thunder all day and night. I really hope the structural/engineering team can fix this issue before filling in the rest of the buildings with tenants. This will be a Management nightmare to deal with. I absolutely love this place but there is only so much a tenant can do to minimize the noise. So disappointing for such a wonderful place.. I would also like to add that what Kailee (commenter) is saying about Ms. Laura (named changed but is really Ms Linda) is completely false. Ms Laura (Linda) deals with several people a day and often times is juggling several issues at one time, yes she may speak fast, but that's because she is trying to be as efficient as possible while trying to get several families in at a time while being the first face you see at the lofts. Unfortunately, not everything is in her control and being the first smiling face you see can be very difficult when you have harsh critics and negative comments and not giving credit were credit is due. I'm pretty sure she is only doing her job considering all of the red tape and being on the bottom of the totem pole! I wish Kailee and all of the other negative people try to do what she does and see how you feel. She is always welcoming, smiling, and even if she seems to maybe having a stressful day, always tries her best to get answers or shows concern. That's why the lofts got three stars instead of two. My husband and I just moved from Chicago and needed to rent a place right away. We saw this place and just fell in love with it right away. The view is amazing from lanai, shopping malls all around, great pool area and fitness center.. Most of all Janelle who was helping us was the sweetest person we met since we moved from Chicago. Very helpful and friendly.. Made us feel right at home. We saw other place around here but nothing compare to this. We are just so happy! read more

It's very expensive to live here. It is like paying a mortgage. You pretty much pay for EVERYTHING. Parking lots, base water, sewer, garbage, electricity is way too high. There's poop EVERYWHERE. It seems like everyone is moving out due to lack of integrity with payments esp with electricity. They want to increase our rent ‍ Our overall bill for the month is $2700+-$2900! DON'T WASTE YOUR MONEY ON THIS PLACE!!! I've lived at kapolei lofts for a year and decided not to renew my lease for many reason!!! They do a really good job at selling the place to you. What's not to love! Brand new everything!!! There's a gym, clubhouse that you have to pay by the hour if you want to rent it out and pool!!! What they don't tell you is everything that wrong with the place. When we first moved in, we were told that the rent WOULD NOT go up during our contract. But they lied, they raised it up 2 times since we moved in. It was no longer affordable in any way. Don't get me wrong, I loved his place when I first moved it but it's flaws were starting to show. The walls and the floor were super thin and you can hear pretty much everything, water pressure in the bathroom sucked that you could barley take a bath, no hot water, main door doesn't lock (unlocked it without using fob key), and they always do inspection. Meaning they give you 2 days notice before they enter your place. I never trusted them entering my home without me. They have very strict rules here!!!! Only 2 guest are allowed in the pool and gym per unit. No exceptions!!! Can't store bikes in the balcony so you need to rent storage locker to store them or you get a notice. If you EVER TRY TO BREAK YOUR LEASE EARLY, they will be very rude and give you the cold shoulder. These people will be all sweet when you take the tour, but the minute you give them a problem, the turn to really mean a**h****!!!!! Wait there's more!!! When you finally do move out, they will find a way for you NOT to get your deposit!!! No matter how well you clean the unit before you move out, they will change you over $120 for a small smudge on the blinds. Seriously, don't even bother!!! read more

We've been residents in a 3 bedroom unit since 6/20. So far I don't have any complaints. Maintenance has been attentive the one time I put in an order online. The Lofts recently changed management and I'm not finding anything wrong with that either. Just a few glitches with the utility bill but, that wasn't intentional and corrected promptly. We love our new apartment here and we had the best experience working with Janelle A.!!! She was very, very nice and made us feel right at home as we toured the grounds and looked at several different units that would meet my family's needs. She was able to answer all our questions and show us the great amenities that Kapolei Lofts has to offer as well! The leasing/on boarding experience was made easy as pie thanks to Janelle's expedient and thorough work-she was great at letting us know all the necessary documents an paperwork we would need in order to get approved making opt wait time super short! Once we moved in we found that the current residents are amazingly nice and a pleasure to be around! The landscaping is beautiful and well maintained compared to other places I've lived. And the staff are so friendly! So, If you're thinking about renting here ask to work with Janelle, you'll be super pleased that you did! read more

My husband and I searched high and low for a place that was reasonably priced and didn't look it was built in the 70s! John and the staff were amazing. They were friendly and flexible and incredibly patient. They have a great gym the pool area is like staying in a hotel. I loved it we had an apartment already but ended up purchasing a home instead. While we decided not to rent the Experience from beginning to end was impeccable. In addition to that, they have affordable units for middle to lower income which look the same! Except smaller! I think is WONDERFUL for people in Hawaii and it says a lot about the company. I would highly recommend kapolei lofts especially if you have pets! They're very pet friendly!! read more

One will have you on a waitlist for 6-12 months and the other list requires you meet an income level that is FAR FROM REALISTIC for most people working on the island. Headed to the Kapolei Lofts tent to redeem our flyers that we had received at the Kakaako Eat the Street from the night before for $1 off coupons. When we got there they seemed clueless about the whole thing. They offered us a reusable bag and a chance to win a $50 Foodland gift card by way of a drawing. The team was very friendly and personable. They told us to come back a little later and when we did they had come to a solution. They took the flyers and gave us back the bottom portion to use as coupons. I was glad that they were able to figure something out. My apartment is beautiful and such an upgrade from living on post. I love actually having central ac and having to have a fob to not only get in the apartment but also your building. Ugh. Where do I even start with this review? Don't let the high price fool you, the apartments are very cheaply thrown together. Not only do things break (a.c, faucets, blinds, etc) but also most of the paint and tile grouting is just terribly done. Don't ever plan on using the pool or gym as they are both very small and either being used for swim lessons (at which time residents are not allowed to use the pool) or there's 5 people in the gym and nothing's available. Plan on paying inexplicably high utilities. They will tell you that the units aren't master metered (aka R.U.B.S. Metering) but it's in the lease and its also the only explanation for our two person household to fluctuate several hundred dollars every month. Since utilities are calculated by a third party and just collected with your rent by the Lofts, no one can answer any questions about your bill. Finally, upon move out make sure you have an exact date and time written down to do your walk-through. We gave them our request but weren't sure of exact date due to our work schedules. When we tried to contact them to set it up, no one would return our calls. They ended up doing it after we turned everything in and charged us for ridiculous things. For example, we shouldn't be charged for them finding 1 dead cockroach after we cleaned for 3 days. It shouldn't be the tenants fault that your property has cockroaches everywhere. I'm a clean-freak, trust me there's no stopping them there. I'd also recommend calculating what your pro-rated rent should be and just paying that. I spoke with multiple people in the office and no one could tell me what our last half-month rent should be. I was told, "you can just pay for the full month and we'll credit the difference back to you".... oh really, can I? No thanks. It's now almost 6 months since we moved and we've attempted to contact their corporate office in California both by phone and certified mail to dispute and adjust our bill. As usual we were just ignored and they've now sent it to collections without even bothering to respond. Our next step is just taking it to small claims court, such a pain but worth it after everything we've been through. My husband and I have rented a lot of places in a lot of states over the years and neither of us has ever experienced anything close to this. It's a scam. read more

The ground crew and maintenance staff at Kapolei lofts is great. If you have a problem it gets fixed quickly and correctly. Security is non existent. We recently had cars stolen and broken into both in our parking lots and on the street. Bikes are stolen from the bike racks. Lazy irresponsible neighbors don't pick up their dog poop and it became out of control until their maintenance crew started having to clean it up every day. The grounds are taken care of OK. the pool water is hardly ever clean due to heavy use and tons of chemicals they use to do what they call shock it due to extreme heavy use. They rent the pool out to a swim school on the weekend mornings so you can't use it until after 10 am. They like to raise the rent here every six months or so. There is absolutely zero sound proofing so good luck trying to get any sleep. Elevators would have been nice for people living on the 2nd and 3rd floors. Makes moving more difficult. Incredibly disappointed in the fact that a couple that would like to live there makes a call a week in advance to set an appointment for a showing and gets turned away the day of all because the lady I spoke too somehow managed to not not have us in the in the schedule. Appreciate the after hours emergency service. When my garage door failed to open at about 6 p.m., Chrissy responded to my call to the emergency maintenance line. My car was locked inside and the key pad to open the garage door was inoperable. Fifteen minutes later, batteries replaced and I could retrieve my car. It would have been a long evening with many cancellations if I had remained locked out. Help with a smile. Much appreciated. read more

Management began putting notices on my door back in December asking me to renew my lease. They wanted to raise my rent almost an additional $300 per month. After making contact with management, they "lowered" the increase to $114 extra a month. I have sent numerous emails asking what the status of my renewal was, if they needed additional info from me and when I would be able to sign the lease. It became the end of January and still they had given me no paperwork to sign. Since then, extenuating circumstances have arisen and I need to go home and care for my mother. I have expressed this to management and they are now trying to tell me that I have to give a 60 day notice and pay all the way through March, even though my lease ends at the end of February. The rate from month to month would be almost $3,500! I do not need to stay that long and tried giving my notice on January 31st. The Hawaii Statute states that on a fixed term rental, "termination is automatic and there is no notice requirement." I shared this with management and they acknowledged the Hawaii Statute but said to refer to my contract. So the contract overrides the law? The rent continues to increase while the property continues to decrease in appearance, professionalism and aloha. There are roaches in the apartments no matter what you do to keep it clean, the carpets in the buildings are disgusting and my lanai is broken on both sides (I believe from moving trucks hitting it). I have asked many times and nothing has been done. In reading all these reviews and the property managers' responses, it is all lip service. They ask to reach out to them to appease people online but when you reach out, nothing gets done. This place is seriously lacking and it is a shame how the tenants are treated. I wouldn't recommend living here, at least while Greystar has anything to do with it. read more

Please don't rent this place. it is not worth to live. Paying $2,000/month for 1 bed room apartment. At least I expected to be able to have quite weekends off after 5 days hard working NO!! not at all it has markets and parties etc., almost every Fridays and weekends. My car was hit twice already. It was parked in the designated parking lot which I pay every month. Caused $1,000 + damage to my car. None of the office staff returned my call even my multiple visits and phone calls inquiry about this accident. "NO ONE CARES". Definitely not extend my lease agreement when it ends. read more

This place is a rip off. $2,555.00 a month for rent and that's not including utilities?!? Negative!! We can use that to put a down payment for mortgage on a house to own, not rent!! If I could rate this place a -100 I would because the management is horrible and overly priced for a small apartment. There's apartments that's cheaper and bigger that you can rent out else where. Management changed up while we lived there with zero warning that your leasing agent is leaving and you're set with a new one that you don't know. They don't handle things well such as harassment from neighbors but they will call and tell you that your neighbors think you're being "too loud". If you complain about a neighbor harassing you they will say we can't do anything unless you get a Police report first then turn it in. Also security doesn't do their job when you call them they don't answer the phone it goes straight to voicemail. Utilities are so damn expensive. When they said "power saving appliances" they lie. I hated this place since I've moved out. For those who are thinking about living here check the reviews before you sign your lease. You never know what kine of shit they gonna pull on you. read more
