Had a surprise mold issue pop up while remodeling a shower and was in need of emergency remediation. I called Kennedy to see what they could do and spoke with Matthew Steimle who was extremely helpful. He quickly sent someone out to inspect the job and gave me detailed instructions on what we needed to do and what they would be able to do to get our shower ready to be re-tiled. I am in the insurance industry and found myself with black water toilet leak in master bathroom. We have tile everywhere and had no idea the toilet was leaking. I called Kennedy Restoration and have been treated like a QUEEN! They have gone above and beyond any contractor I have ever hired. Twice this company has been to our condominiums and completed work for two separate units. Not only was the work finished on time if not early the quality of work was amazing. I specifically had a damaged ceiling due to a roof leak. Kennedy restoration took the time to check for asbestos and work around our busy schedule. Armando is an amazing coordinator and had everything timed perfectly. We knew what day to expect workers and also what work was being done. From the beginning, this company was difficult to work with. It started with a completely inaccurate timeline (the job took a month instead of the promised 2 weeks), and ended with the estimator, Jason, treating us with disrespect, sarcasm, and dishonesty. This particular restoration job was being done at a thriving and growing business, and it was paramount that the job be done in a manner that allowed the business to stay open. At the initial meeting, it was promised that this would not be a problem, however after 2 weeks went by, and only 10% of the job was done, they told us we were going to have to close in order for them to complete the job. At this point, we had to take it upon ourselves to devise a plan that would get the job completed and also allow us to stay on business. For a company that has been in the business of restoring buildings after floods, fire, etc., it would seem like strategic planning would be a strong suit of theirs. It was their Achilles heel, however, and is why I would never recommend using this company. Initially, it was promised that working after hours during the week and all day on Sundays would be the plan for getting the job done on time. Two weeks into the project, they had only actually shown up at the building a total of 4 times! Days went by without a single thing being done, and carpet was left torn up in multiple rooms; leaving them entirely unusable. When asked about this, Jason responded telling us that they were simply too busy working on other jobs! We reminded him time and time again that we were under a strict timeline, but to no avail. Perhaps even more concerning than their poor planning, was the unprofessionalism with which they conducted business. After being called out for over-promising and under-delivering, the representatives of this company made excuses, attempted to lie about what they had promised, and then finally, became non-communicative about answering questions and concerns; instead, responding with sarcastic and rude comments. To top it all off, Jason hit and damaged our building with the Uhaul that had been rented as a storage unit (for some reason they wouldn't get us a pod). If this weren't bad enough, he then proceeded to call the property manager and tell him that WE were in fact the ones that had hit the building! Unbelievable. I can't even begin to fully express the anger and frustration that dealing with this company caused. Poor planning, unprofessional, and dishonest. If I could give them zero stars, I would. DO NOT USE THIS COMPANY!! read more

Last fall I woke up to my my house flooded and called Kennedy based off a suggestion from someone. They were great at first and got to work right away on demoing the damaged part of the house. However they didn't put my things in a pod. They left furniture in the house to be covered by dust and dirt from the demoing. They placed my appliances outside on my covered back porch and left them there even after their job was done. Also placed a box of my good dishes back there to be exposed to the elements as well. They put my good shower curtain on the floor in my shower and placed my toilet over it and over my bathroom mats. Needless to say I had to buy all new bathroom stuff because they stains wouldn't come out. I didn't hire them to do the restoration part because they kept siding with the insurance adjuster to not replace the damaged carpet and various things that I had other contractors tell me needs to be replaced. It became apparent they were looking out for the insurance company's best interest and not mine. I had two different contractors point out shoddy work done by Kennedy as they were working on my house. Kennedy only had blowers in my house for 5 days drying the floors when it should have been longer. My floor guy had to delay putting in the new flooring and bring in his blowers to finish the job because his moisture readings showed the floors were still wet. Meanwhile I was pregnant and living in a hotel with two kids during the holidays, having to deal with this stuff. I was told by Kennedy as they were demoing my house that they kept a moisture log. However when my insurance company and my husband both came back asking for a copy of the moisture logs the last day they were here Kennedy lied and told them both they don't have a moisture log. My husband tried on several occasions to get a formal bill from them that showed what they were charging for. It took them months after several calls and emails. Then we tried to reason with them on the exorbitant cost because of their shoddy work and they responded by sending us a letter threatening with collections. Needless to say I will NEVER use this company again and I'm warning people DONT use this company. read more

I would recommend Kennedy for water abatement services but definitely not for reconstruction. The rebuilding of our house took over 2 years. We had three different project managers. The insurance company had to step in on more than one occasion to find out why the process was so slow. Just over two years later, I am dealing with a house where parts of the exterior paint is pealing off because it wasn't primed before it was painted in some areas. I had never had a house burn down. Needless to say, it was quite a shock. If I could turn the clock back, I would have hired Kennedy to deal with the immediate fire issues and then would have gone to a qualified contractor to for the rebuild. read more

I hired Kennedy upon the recommendation of my insurance company after I had a water loss at my home. The job took longer than expected because of my schedule and because the replacement flooring that I selected was not available. There was also a mis-communication which caused Kennedy to install the new linoleum before the adjoining flooring was corrected, but Kennedy remedied that error at its expense. Although I am a very difficult customer, Kennedy was incredibly patient with me and saw the job through to the conclusion. I am very happy with their work and would hire them again if the need arises. read more

Quickly reached out to Kennedy Restoration and their representative was out to the house quickly. The person (Nathan S.) was very thorough in his investigation and answered all of my many, many questions. He was patient and accommodating. Kennedy Restoration worked seamlessly with my insurance company, and other contractors working on my house to arrange schedules/access. All of the workers employed by Kennedy Restoration were polite, took care upon accessing and leaving my home and kept me well informed. I would hire and recommend this company in a heartbeat. They were out the next day surveying the damage and the next day came to clean up the outside debris and board up the damage and sent an electrician to fix another fire-related issue. If I could enter less than 1 star, it would be done. I have never witnessed such poor quality workmanship in my life. I had MULTIPLE shoddy repair efforts that ultimately caused more damage than I had to begin with. Shortcuts- yes. Excess billings for things that didn't happen- yes. Lack of follow through from their estimator- yes. Un-returned phone calls- yes. I will say the one person that came to do the mitigation was friendly and communicated well when he would be late, however you are never told that you will be billed for the extra days on equipment and machinery when it isn't convenient for them to come retrieve their equipment. I had my home in disarray for more than 5 months. When I opted out of a 4th attempt to repair the same damage- it took my new contractor 1.5 days to complete the work. He was quick to identify what Kennedy had been unable to repair for months. Be warned- YOU WILL BE RIPPED OFF FINANCIALLY FOR SHODDY WORK! read more

This is my second review of Kennedy Restoration. The 1st one has fallen somewhere in the Yelp nether region or I would just amend that one. the first review gave Kennedy 1 star. We had a sewage back up in early November, 2014. Kennedy was great in the cleanup portion of the job, so I hired them to replace/remodel. from the beginning, it was an unsatisfactory experience. Communication was poor, they got really busy with other projects, and my basement lay empty. Not for that long, but no one likes to hear that "we're too busy" for you. Some of the work done was unacceptable, and we had to complain. The carpet was done very nicely, as was the vinyl. However, they did meet my timeline of getting the bathroom in service before Christmas, since I had family arriving. By mid January, I couldnt get our project manager on the phone or by email. When we returned from a trip in March, there was still some unsatisfactory work that needed fixing. So, long story short, I posted my original 1 star review. I was frustrated. I promptly got an email from someone at Kennedy, who wanted to come out and try to rectify our issues. And he did, at their expense. Kennedy was timely, they listened, they came up with fixes that they paid for out of pocket. So, I offered to update my review- I think they deserve that. Ultimately, we are happy with a remodel project that we never intended to do, but after a sewage back up, you do it. And I can add 2 stars to my Kennedy review- I can't go higher, because I'm not "a fan", as a 4 star rating implies. But they did do a good job on assuaging us, and I now say Kennedy Restorations is a 3 star "A OK" company to work with. read more

If you use them you will regret it. They never showed up on time as told. So my whole day was lost, many times. Their work crew was a lot of temporary agency workers. Bickering amongst workers. Kennedy's crew, consisted of sub-contractors. All of whom, were incapable of working in tandem. I complained about the gutter job and the overseeing Kennedy, said to me " oh , there just gutters.." Water flies right over them. They put in a new electric panel. Now when I wash, the lights go from dim to bright, while the washer runs. My roof job, they recycled the old metal panels. They were bowed from tree falling on my house. So they were not flush to gutters. I complained, and each sub contractor blamed the other. No tarp was laid down, so I had nails on drive everywhere. Where they painted, the wall is covered in mold, unlike rest of my house. The valley of my house, the panel cuts look like they were bent back and fourth, like an aluminum can, to fit, instead of a nice clean cut. Where the roof was done, all over are jagged cuts sticking up waiting to slice me open when I clean the chimney. KENNEDY's RESTORATION good luck with that. read more

My insurance company sent them for kitchen floor damage estimation. One guy came and immediately tried to take out my kitchen cabinets claiming no floor can be repaired without taking out all furniture and appliances. He didn't even looked at the floor and said it will take 2 weeks. I opened yelp and read a bad review so decided not to give them any job. Then a girl called me claiming they already settled with insurance and "insurance will pay for your new cabinets and new paint". I said I don't want to deal with them. So I hired another contractor who replaced my floor without taking apart all my kitchen. Next day another guy came. I said I already fixed my floor. After half an hour he came with the third guy who said they need to take a look. I thought they can't believe I fixed floor so fast so I let them in. They took out a huge hydrometer and tried to pry my new floor to prove that underlayment is still wet. But I saw how my contractor inspected all subfloor and replaced wet underlayment. Hydrometer would make a hole in my new floor. So I had to stop those guys and send them out. After another half an hour they returned with a girl. I have a feeling they would try to convince me to replace the whole kitchen at insurance expenses. read more

We had a tree fall on our roof early this year and someone from my insurance suggested to go with Kennedy Restoration and I trusted him, unfortunately the work has not done for 8 months since March 2016 to Nov. 2016. After this comment I will send the a final email if they do not want to come to finish their work--I have not pay them yet. Be careful, they are hiring the sub contract to do your project not their people. They have very limited of staffs working for them. Most of the works, they are hiring the sub contracts and the sub contracts seem are not professional--They damaged my property such as front yard grass, back door latch lock and gutter (but they fixed it). However, be careful with this company. I am giving them 1 star. if there is zero star, I will give them zero not even 1. Good luck and don't be a victim like me. read more

I had fire damage at a property in Northeast Portland that was covered by insurance. I chose Kennedy restoration as the general contractor to take care of the repairs and I'm glad I did. They are a first-class organization who has knowledgeable employees that knew how to deal with insurance adjusters and insurance companies. I have dealt with many contractors in the past and the associate I worked with throughout my project was a blessing. Our lines of communication were superb. We had a horrible experience with this company. They wasted our time and money, and didn't even complete the tasks we asked them to. We had a basement sewer back up, and asked them to come in, take our belongings into a storage pod, clean the basement, paint the floor and walls, and put our stuff back. Should have been a pretty simple job. I don't know if we got the B team, but everyone I dealt with (with the exception of the actual workers on site, they were really great) was inconsiderate and did not communicate well. Our project could have been completed in a matter of weeks, instead it took months. And they ended up telling me they couldn't paint our walls because they had some sort of deposits on them. They couldn't have looked at the walls when they first came out to the site to review the project? And then they eventually said they found a product that they could use, but it would be more expensive. I decided to get them out of there and not waste any more of my time or money.
