Awful experience on move in. Mediocre experience while we lived there. Terrible experience on move…read moreout. This is not a local Texas apartment--it's owned by greedy corporate companies that don't care about you at all. Move in: we got into our unit and found a roach infestation. See photos for proof. It took weeks for the apartment to properly address it. They didn't want to address it until we threatened to break the lease for giving us an apartment that was unlivable. During: prepare for constant bug infestations. The apartments are old and have a lot of little cracks for ants, roaches, and other critters to get in. They don't do much to address it. Furthermore, they nickel and dime you for everything. Have too much garbage that you left for trash valet? They will charge you for trash valet but won't collect your garbage. Leave your can out after trash valet picks up your trash? $25 fine. I've seen cars randomly being towed out of the parking lot even though there are a million spaces open. If you have maintenance issues, it takes a while and multiple times before they address things properly. Oh, and they will randomly change your electricity provider for the entire complex without telling you, leaving you with a huge electricity termination bill from your previous provider. Since the apartments are old and not well insulated, prepare to pay $200/month for electricity and still have an 80 degree apartment. Move out: did you know you'll get a bill for almost $1000 when you move out? That's right--they'll not charge you for your current new electricity until AFTER you've moved out and will accumulate all your electricity for months, to be paid when you leave! (And that was only for maybe 2-3 months of electricity! Imagine that!) And they won't give you any notice they're not charging your electricity! And they'll charge you for utilities you already paid for! Best of all, there is a clause in your contract saying you waive rights to participate in a class action lawsuit by signing with them! I've lived in multiple apartments but this one takes the cake in how awfully they treat you, especially on move out. If you ask them to explain what the heck the charges are about, they ignore you! This place is not doing well. They have apartments that just aren't getting filled and have changed management companies. Towards the end of our lease, we were getting multiple emails asking us to refer people to their complex for a little money off your rent. They also use annoying Henry the AI assistant who doesn't do anything, and decreased their office hours "to better assist our community" by being less available. Save yourself the money and don't come here--if you need a 2 bedroom place and are a high quality renter who always pays rent on time and doesn't have any credit issues, do yourselves a favor and rent from a nice, local Texas house owner who will treat you well. Avoid this place at all costs because they will NOT treat you well.

She makes sure that my needs are always met in a speedy manner, no matter how big or small. I live in Phase 1 (the older section) and I love it. The trees are mature, the landscaping is absolutely gorgeous throughout (kudos to Lori). It's like paradise! Not to mention, having a beautiful park on Clear Lake to boot! There is nothing that compares to Village on the Lake. I had only planned to stay temporarily, after having been a homeowner for 35 years. But at this point, I haven't found anything that even compares! Thank you to Lori, Michael, Ramsey, Luis, Eric and all the nice folks who take such good care of me! I highly recommend!

The gym equipment, and the air conditioning units are showing their age. Parking is difficult partly because people with garages use them for storage. The complex has a great location and has potential to be a very nice place to live. I wish they would better maintain the apartments and amenities. We come from the woodlands where everything is nice so finding this gem was nothing short of a miracle! I mean NO CARPETS! Top of the line amenities it's always clean. (At least aside from when PEOPLE DONT PICK UP AFTER THEIR PETS) but that not the complex fault. The staff has been great, they remember us, they're happy to help and answer any questions. The gate ALWAYS WORKS! Unless there's an outrage but they go above and beyond to prepare all tenants for all of this! The maintenance is incredible, super quick, respectful and kind! Even change your lightbulbs if you need it! I'm alone sometimes and I've never felt disrespected or as if I'm a bother when I need something fixed. It's safe, my children love to play in their balcony it's actually roomy enough for them to get some chalk and play outside! Don't get me wrong. I've complained about noise and I mean that's also not the complex fault! It's just the Inconsiderate people that don't have any respect for others. I mean if you want to party or rearrange your entire furniture or even play video games and scream at the top of your lungs don't do it at 3 am when others are sleeping. That's not good apartment community behavior. The staff has handled everything in a timely manner and also in a profesional one. For those complaining about the pool and bringing extra people I mean cmon if you had a pool would you like random people coming Into your yard to use your things. My apartment has been infiltrated with gnats, ants, and roaches, and I moved in a few days prior to September 2025. I am now escalating this to Harris County Environmental Public Health / Neighborhood Nuisance, in addition to the Texas Department of State Health Services's Public Health Sanitation. The so-called General Manager, Stephanie Sellars, is a complete joke. I almost slipped on trash in the hallway in front of my own doorstep due to the filthy neighbors. They do nothing to adhere to their own lease agreement. Perhaps, enforcing this in court will be my the next steps. I have photographs to substantiate each statement. It's ridiculous. It's mentally draining, and it's time a court steps in because taking my time out of the day when I finally decide to address the same issues over and over takes its toll, and they should be liable. Also, the resident parking garage often resembles a mechanic shop rather than a residential parking garage, with cars and large trucks regularly being repaired there. This creates unnecessary safety concerns, including the potential for oil spills, debris, and other hazards. As an example, on Friday, July 10, 2026, I reported a vehicle that was elevated while repairs were being performed. Although I was advised the matter had been addressed, the vehicle remained in that condition more than four hours later. Also, look at how the toilet is situated. I have been subjected to using the guest bathroom, never using the jacuzzi tub since moving in almost a year ago; however, when I mentioned this to the Towers of Seabrook Manager, Stephanie Sellars, she chuckled and stated, "They're all built the same, and why would they single out my apartment." I have bumped my funny bone twice as a result of this defective and unusable toilet, as the toilet also extends well beyond the toilet paper holder, so it's impossible to place it on its holder and pull from it while sitting on the toilet. Moreover, look at how my bedroom door obstructs the entrance to the bathroom. I have to close my bedroom door just to gain full access to the bathroom. As I continue organizing my binders of photographs and documentation supporting the concerns described in this review, I also plan to visit the corporate office in person to discuss these issues.

I was also contacted by them ONE time and given false hope about approval, only to be told every day that they didn't have an answer (mostly due to the owner not answering them). Today I went up to get a final answer, and a whole new staff was there. He called the owner and she answered immediately, and without hesitation said we were denied based off of poor credit. Apparently we would've needed a credit score of 650 to be approved, yet there was absolutely no mention of this when we applied. How can a company take your money and give high approval odds if it was based off of credit the entire time? Can't believe we waited two weeks to be told no, and I can't believe I had to go up there and get the info out of them. Very suspicious behavior. Do not waste your time or money on this poorly ran complex.

I had the pleasure of touring with Ms. Kim Jezek. I came in without formally reserving a tour (had…read moreanother tour prior and didn't know how long that would have lasted) and upon walking in, I was immediately greeted by Ms. Jezek. She was assisting another person, but was very friendly and even offered me water as I waited. The lobby is beautifully decorated and it's cool to know they have a Christmas decorating section. The gym was very nice with a stair climber. As Ms. Jezek became available, she maintained her friendliness and was very down-to-earth. I was originally interested in the E floorplan, but there wasn't any available to tour. She showed me the upgraded F floorplan with SS appliances and granite countertops. She explained the differences and comparisons of F to E units. The upgraded F was very nice and almost perfect minus the price. Upon getting back to the office, Ms. Jezek went above and beyond even explaining some D/C/B floorplans. Sadly, most units have either white or black appliances and it's a gamble on which you could receive. I explained to her that my prior apt, San Marin in Austin was an older apt had white appliances that I despise. I just cannot go back to white appliances - they are ugly and outdated, and mines at San Marin felt like they were from the 80s. *Anyways off of that sidenote* Ms. Jezek did not assume that my last apt was low income due to the older appliances. She was very understanding and searched for units that had a newer finish with the right price. Ms. Jezek even showed me the actual unit. The unit was beautiful, spacious, and bright. The attached garage was a real treat. The grounds appeared to be lovely with its foliage, and tall trees, and I didn't see any exposing trash littered throughout. There are some things I'd have to consider such as living near children. I saw children's toys in the adjacent unit across from the unit I toured. That was one turn-off since I WFM and prefer quietness over screams. Another thing is the lack of parking around the unit considering most of them were numbered (reserved). I wasn't much interested in having valet trash service again, had it at Valencia Place in Houston. The apt complex may be older, but the curb appeal is very beautiful. It's in a prime location especially if you shop in CL. I'll have to deliberate further with Ms. Jezek before my final decision.
