Can't forget to shout out Camila @ the front desk, Shanice & Kelly in leasing either. My wife and I loved it here and if the rent prices hadn't skyrocketed on us, we'd be staying.

The gym is technically there, but it looks like it's been lifting the burden of neglect for a while. It could definitely use a good clean--or maybe an exorcism. Now, here's where it gets... interesting. I moved into an apartment facing North Highland Ave and near Char. Sounds cute, right? Wrong. Every weekend, Char transforms into a full-on nightclub with volume levels NASA could probably detect. DJ Jammin J (yes, that's a real name and not a joke) spins the same early 2000s tracks on loop like he's been cursed by a time-traveling iPod Shuffle. I had to sleep with noise-canceling headphones just to make it through the night--and I still know every beat of Yeah! by Usher in my dreams. Also, if your unit overlooks North Highland Avenue, prepare for your new white noise machine: roaring engines from drivers auditioning for Fast & Furious: Atlanta Drift. It's loud, constant, and there's no "off" switch. In summary: Great location, decent pool, haunted gym, and a front-row seat to DJ Jammin J's eternal Y2K rave. LFP is eclectic, hippy-ish, and back then had a Rocky's pizza location that we loved! I liked perusing the independent bookstores and vintage clothing shops especially Junkman's Daughter. I rarely leave reviews, but after living here for a year, I feel obligated to share my experience…read more The most frustrating part of living here has not been any single issue, it's the constant cycle of recurring problems. It genuinely feels like there is something to complain about every week. Over the past year, residents have dealt with flooding and water intrusion issues, elevator outages, internet outages lasting multiple days, security concerns, sanitation issues, and ongoing pest problems. One of the most concerning issues has been building security. The garage entrance door that requires a key fob has frequently malfunctioned. At times residents cannot use their fobs to gain access, and at other times the door does not properly secure at all, allowing anyone to simply push the door open and enter the building. Most recently, the dumpster was allowed to overflow to the point that trash accumulated in the area and residents are unable to properly dispose of their trash and are leaving bags of trash in the chute closet, causing it to overflow into the hallway. There were gnats, ants, and even maggots present around the waste areas. This is also not the first time the dumpster has gone without being emptied in a timely manner. I have also noticed ongoing cleanliness concerns throughout the property. There have been occasions where trash remained in hallways for multiple days before being removed. Some hallways and common areas have noticeable odors, and I have seen full garbage bags left in the parking garage, likely due to issues with residents being unable to properly dispose of trash through the chute system. My own maintenance experiences have also been frustrating. I experienced flooding through my balcony door during rainstorms. Despite repairs being completed on several different occasions after having to reach out to regional, water intrusion continues to occur when it rains. I also spent months requesting replacement of a ceiling fan that made excessive noise, only to repeatedly be told that it was functioning as intended before it was eventually replaced. My washing machine stopped working and had to be replaced. While it was eventually addressed, being without a functioning washer for an extended period of time is extremely inconvenient when residents are paying for units that include in-unit laundry. Pest issues have also been a recurring concern. There have been ants, large numbers of black insects entering from outside, excessive amount of gnats/flies, and even centipedes throughout common areas of the building. What is most disappointing is that these issues do not feel isolated. They feel ongoing. Just when one problem appears to be addressed, another one arises. For a property that markets itself as a luxury community and charges luxury-level rent, I expected a much higher standard of maintenance, responsiveness, cleanliness, security, and overall management. I recently renewed my lease only because I plan to move out of state in the near future and staying put made the most financial sense. Had I been planning to remain in Atlanta long-term, I would have seriously considered moving elsewhere. I sincerely hope management takes these concerns seriously and works to improve the experience for current and future residents.
