Came here for the grand opening today ! No restrooms available , and seating available at a table for 6, table near the window for 2 and bar seats at the window for about 4 people. There's plenty of parking in the lot out front. I got the Oreo c&c brown sugar milk tea, with light ice, which was delicious ! The staff is so nice and despite it being the grand opening, the service was quick. They also offered free Korean sushi samples for the grand opening which was a nice touch. It seemed the staff was communicating and working efficiently, so kudos to them and hopefully they can keep it up!

Kokee Tea has arrived in Centreville! Kokee is known for their tasty milk teas and fruit teas, and now you can stop by their new location in Sully Station next to the Planet Fitness. In addition to the bubble tea, they also sell a variety of baked goods including macarons and croffles. This area really needed a new boba shop, so it's great to have them now! The staff is super friendly and drinks were made very fast (despite the fact that it was the grand opening and there were a lot of people in line!) There's a few spots to sit inside, too.

Cool place, their house milk tea is ok; tea little on the strong side, and boba lacked flavor a little bit. I want to give it another shot and try something else.

So excited for another Kokee location. Kokee is definitely one of my favorite tea places in our area. You can tell they do not use powders and brew their tea fresh. Love the variety of teas that they offer from milk teas to fresh fruit teas. They also offer non-caffeinated options for kids as well.

I got the coffee based one it's amazing; not too strong and not overwhelmingly sweet. The service was quick and polite staff. It's a very clean area. Tho the tv can be a bit loud

Boba's texture-perfect. Drinks are well made but they don't ask if you want less sugar or ice like other places. And if you're not aware that you're able to request the sweetness or level of ice, etc then the drinks tend to be on the sweeter side. The place is new and perhaps overtime, this can be something that the team can consistently offer to their customers. Their macarons are also yummy. I've tried the pistachio and mocha and would get those again. Place is simple and well kept. Cute little Boba tea spot in the Westfield/Sully Centreville area.

Waste of money. I didn't like it at all, bubble tea tastes nothing to me. I will never go this place again.

The boba isn't bad, and the decor is nice, but the staff can be rude and short. The waffles are old and dry, and the place has an odd smell.

Ordering is done at the counter, and the process was quick and easy. The staff taking orders were friendly and helpful, and our food was brought out very fast despite the lunch crowd. My husband and I both had the ham and cheese sandwiches. They were good, although nothing especially memorable. The desserts, on the other hand, were delicious. We also picked up a couple of muffins along with an iced tea and coffee. One thing that really stood out was the huge selection of desserts, danishes, cookies, teas, coffees, and other drinks. There was plenty of indoor seating plus a few outdoor tables, so it never felt cramped. The only disappointment was that there were no free refills on the iced tea, which is what kept this from being a five-star visit for me. On the plus side, we signed up for the loyalty program and were pleasantly surprised to earn a free pastry from just this visit. Since we don't live in the area and probably won't be back anytime soon, that was a nice unexpected bonus. Overall, it's a solid spot with friendly service, great desserts, and plenty of seating.

First, we had the best service and they accommodated our speed and style of dining. Tried multiple dishes and desserts. Spicy eggplant stir fried with veggies was delicious and medium spicy was not very spicy. Tom Yum fried rice with shrimp was very seasoned with the right amount of spicy. Pad Thai with beef had the best noodles, perfectly chewy. Slightly on the sweet side, but very addictive. Good portions Papaya salad was very fresh and tasty. Inside was crowded for lunch, but the patio was empty. Patio was lovely today, beautiful weather. Mango with sticky rice and coconut custard was one of the best desserts we had in a long time. Definitely getting this again. The Thai Coffee with crème brûlée was smooth and creamy, very satisfying. Avocado and honey smoothie was creamy and good, maybe more avocado flavor could have improved the taste. Will definitely come back with more friends.

Bad: - service is very slow. I went on a weekday during lunch so it's possible that they were not fully staffed, but the food did take quite some time to make and at one point, the front counter person left for a bit and we couldn't get to-go boxes or any help. We even looked and tried to call for someone in the kitchen but they didn't hear us. It's possible that they didn't have as many people during the day when it's slower, but I would hope evenings are better since this place is probably busier then. Also there's a step when you walk in so don't trip! :)

The Food: I went with the "Butter Chicken Foodles" for my food item and the "Zafran Iced Chai ". The Butter Chicken was very underwhelming. For something so small, it took a long time to come out. And, it lacked a whole bunch of that creamy and rich flavor. And the noodles just felt very bland. The Chai was also a big let down, it was very bland and I had no taste of the Zaffran flavor whatsoever. The whole meal was just not good in my opinion. Especially for the price. The Service: Service was okay. I went during lunch and it was kind of empty. But it did take a little longer than usual for my food and drinks to come out. The staff are friendly here though. The Atmosphere: Nice, clean and modern decor. Very simple with an open concept. Plenty of seating around to just hang and have food/drinks. Overall, a 2/5. Didn't really enjoy the food and drink items I had here. Kind of deterred me from wanting to try other items. They do look good, but this experience didn't really do it for me.

I'm glad I was with them, since the location is tucked away up the stairs and would be easy to miss if you are passing by. However, inside was very airy and spacious with many cozy options for seating. I ordered my chai with oat milk and a cinnamon roll from the friendly cashier. She asked if I wanted to warm my roll, and I agreed with the suggestion. Once we had our order, we headed to the couch to enjoy our brunch. The chai was delicious and had a nice peppery kick. It even came with a little cookie! I also really enjoyed the cinnamon roll, which was especially packed with spiced goodness at the warm center. I loved that everyone from studying students to large families could enjoy the indoor and outdoor space. Even with a fairly steady flow of customers, we were able to relax in the sunny couch area without feeling rushed. I would definitely return here for another chai and some breakfast in the future!
