Slum.. **Please note** any positive reviews are for Cesar our previous maintenance guy who was absolutely incredible. We miss him. Let me start by saying I have lived at this property since 2016. I chose this property because it was quiet and well-maintained, had spacious floorplans, indoor laundry and hardwood floors. At that time, the financial criteria was also extremely strict to rent at this property.. Please see the images attached to verify the information below. Things have a rapidly went downhill since 2020 there was a home invasion here and numerous grand theft autos.. https://news24-680.com/2023/10/25/lafayette-kidnap-hostage-case-takes-a-turn-warrant-issued-after-suspect-leaves-diversion-program/ Copy and paste the link to read more about it . Personally, my car has been stolen from this property and broken into. Last year there were drug dealers and squatters living on the property since there is no longer management on site, they were utilizing an outside application process and not doing any applicant verification only an online application process. Residents within the community had to take action and proceed aggressively to form a neighborhood watch group that involved getting the chief of police here because the crime was so high at that point within the complex and management would not take action.. The area around the office is the most maintained however, if you walk through the different buildings and stairwells you'll see the filth, the concrete is stained completely black, the trash receptacle areas are disgusting you will notice all the deferred maintenance within the landscaping and painting on the property as well as people having blocked out windows patios, broken blinds cords hanging from windows, damaged screens, mismatched blinds, dead landscaping, holes in chain link fences and fencing that is actually rotting and falling.. there is an area at the back of the property that floods so bad during the winter time that the water is over 18 inches. I have posted many notices to management about the deferred maintenance within the property to be told for over a year that there are projects in the works for improvement or to be told that power washing is done on a monthly basis all which is false. They will not repair any deferred maintenance there is no onsite maintenance or cleaning of the grounds. Yet, they have increased our rents the maximum percentage even though we were all living under the stress of having the cops here on a daily basis for months last summer this includes the family that was held hostage. That being said the units themselves inside are spacious decent for what you pay and for the most part if you decide on a renovated unit, it is very quiet here for an apartment complex and maintenance within the units is usually fairly quick if you can deal with everything else that I've mentioned.. then best of luck.

We lived here for 1 year moving out in August 2015. It was a decent transition from selling our home and needed a place to live for a year however this complex has its shares of pros and cons. Pros- pets are allowed, 3 bedrooms with decent space, great location, easy paperwork process to move in with a minimal amount for deposit, maintenance was prompt to respond. Cons- windows are old, making it very noisy and can hear neighbors, cars, neighbors having sex, college students from St. Mary's partying late( I called security a half dozen times and management sent a notice letter without fixing issue), yes there has been car break-ins and the worst part was, living upstairs and the aged air conditioner did not cool down our apartment. Maintenance said its old, their not replacing them and offered a floor fan to help. Also, the rates go up based on time of year supply/demand. Move in winter time if possible. The pool is nice but the pool service needs to be monitored since all those kids swim there and the pool water is NOT chlorinated properly and the jacuzzi tends to always have sentiment.

The building manager Claudia, and the maintenance staff Dave and Miguel, do a wonderful job responding to our issues, repair or replacement requests, and they do a great job maintaining the appearance of the apartment complex, community spaces and grounds. I stay in a top unit which have a high vaulted ceiling and a fireplace, and it is nice to be able to listen to the Happy Valley Creek, and look at trees out from my windows, and sometimes I see deers. I think all the units are equipped with central heart and air conditioning (which you need here in Lafayette), and a full size washer and dryer. There is a newly remodeled BBQ area, patio area with a nice view, and amenity spaces. I feel safe and happy here, and I would recommend this place.

I am writing this review to share my experience trying to rent an apartment at Town Center…read moreApartments in Lafayette. My wife and I were initially drawn to the property because of its location near BART, but the entire application process turned into one of the most frustrating rental experiences we've ever had. The first red flag was communication. We were never able to speak with anyone at the leasing office by phone. Every interaction was either through text messages with someone who wasn't on-site or with an overseas representative, making it nearly impossible to get straightforward answers. After our self-guided tour, we decided to apply for a two-bedroom, one-bath unit. Right before submitting our application, we were informed that the unit we wanted was not renovated. Nowhere on the website was it disclosed that some units were renovated while the available units were not. The apartments shown during the tour gave a completely different impression than what was actually available, which felt misleading. Despite that, we moved forward with the application. Because I am self-employed, I was repeatedly asked to provide additional documentation that was never listed as part of the application requirements. Every time I submitted what was requested, another request followed. It felt like the requirements kept changing as we went along. We spent nearly a month going back and forth with Rajshree, submitting document after document, even though we clearly demonstrated that we were financially qualified, including current bank statements showing well over ten times the monthly rent in available funds. I repeatedly asked to speak with someone by phone so we could discuss the situation and find a solution, but those requests were ignored. Eventually, we were told we needed a co-signer, but even then the requirements were never clearly explained. The same cycle continued, with vague requests for more documentation and no clear guidance on what was actually needed. After wasting nearly a month, paying over $180 in application fees for three applicants, and getting nowhere, we finally gave up and rented elsewhere. When I eventually spoke with Rajshree by phone, there was no apology or acknowledgment of how poorly the process had been handled. Instead, she claimed they had called us and that we never returned the calls, which is simply not true. We genuinely wanted to lease here because of the location, and we made every effort to work with them. What I still can't understand is why a property with multiple vacant units would choose to turn away applicants who were financially qualified, willing to sign a one-year lease, and even willing to pay the entire lease amount upfront. Instead of working with us to resolve what should have been a straightforward application, they allowed the process to drag on until we gave up. It left me questioning whether their priorities are really centered on filling apartments and providing good customer service, because that certainly wasn't our experience. To make matters worse, it took approximately six weeks to receive our deposit refund, and we had to follow up multiple times before the check was finally sent. Don't let the recent positive reviews fool you. If this is how difficult it is to communicate with management before you've even signed a lease, I can only imagine how frustrating it would be if you actually became a tenant and needed help with an issue. Save yourself the time, money, and frustration. There are far more honest, professional, and responsive apartment communities in the area that actually value prospective residents. Based on our experience, I would strongly encourage anyone considering Town Center Apartments to look elsewhere.
