This is by far and above the best apartment complex (overall) that I have lived in as a tenant. My favorite thing about it, is that is smells like pine trees. Since the complex is situated above the park hotel, we get the breeze off the valley. Our apartment doesn't get much hotter than 72 degrees, unless we want it to be! My second favorite thing about living here is the staff. Beth & Theresa are quite possibly the greatest team I've worked with. The application process was easy, moving in was simple, and our 2 months living so far have been wonderful. The apartment itself is beautiful with a HUGE deck. This apartment complex sucks. Do not live here. Save yourself the headache. For ex: today they towed my car from my assigned parking spot for asphalt recoating. There was no signage put up to inform residents not to park in their assigned spaces. The complex is dirty and the office staff is sarcastic when they respond, no responsive and rude. Imagine what they have to be like to tow their residents' vehicles from their assigned spaces without any posted signage. See photos for proof. Apart from this, the pool is dirty and freezing. It is never heated. And the walls are paper thin to where you can hear every word of your neighbors' conversations. The deposit is cheap for a reason! It is hell. Don't live here. They are managed by Essex, look up the several lawsuits against this property management company. Update: they did clean up the trash outside. The pool continues to be freezing cold. And it's frustrating to have the upstairs neighbor banging on the ground when I'm just trying to read my son a bedtime story, that's how thin the walls are. Additionally, they allowed a blue nose pitbull to move in next door which is a violation of the lease that states this types of large breed, aggressive dogs are not allowed. I've emailed about it and I've been told if they're service animals, pitbulls and any other aggressive breed is allowed if they're service animals. I asked, is that dog a service animal? They're refusing to answer so I hired an attorney to look into it. I'm scared to walk my small dog or to let my autistic 4 year old play outside. These dogs are unpredictable especially around people they don't know. It's irresponsible to have one on the property. The office seems to be waiting for something bad to happen before they address the danger. As always, my concerns go dismissed. And they continue to refuse to tell me if this is a service animal or not. I'm guessing they'll have to tell my attorney. read more

Front gate has been broken for months and residents intermittently cannot access their own apartments (key fobs don't work, codes don't work, lines of cars waiting to get in). I've called endlessly over this issue bc - you guessed it PAYING RENT SHOULD GET YOU ACCESS TO THE APARTMENT YOU ARE PAYING FOR! Not at Essex I guess. And when you call resident services they say stuff like. "Ok. Thanks". NOT "sorry for the inconvenience", NOT "someone will be right there", NOT "we are planning to fix the issue you have called about no fewer than 4 times over 3 months". NOPE! Not at Essex. Their team tells you that you are being rude for being upset about not having reliable access to your apartment, and they don't have to give you their name so you have a record of everyone who blew you off the next time you call about not being able to access the place with all your stuff that you pay them money for. read more

I chose this property because it was quiet and well-maintained, had spacious floorplans, indoor laundry and hardwood floors. The area around the office is the most maintained however, if you walk through the different buildings and stairwells you'll see the filth, the concrete is stained completely black, the trash receptacle areas are disgusting you will notice all the deferred maintenance within the landscaping and painting on the property as well as people having blocked out windows patios, broken blinds cords hanging from windows, damaged screens, mismatched blinds, dead landscaping, holes in chain link fences and fencing that is actually rotting and falling.. there is an area at the back of the property that floods so bad during the winter time that the water is over 18 inches. I have posted many notices to management about the deferred maintenance within the property to be told for over a year that there are projects in the works for improvement or to be told that power washing is done on a monthly basis all which is false. They will not repair any deferred maintenance there is no onsite maintenance or cleaning of the grounds. Yet, they have increased our rents the maximum percentage even though we were all living under the stress of having the cops here on a daily basis for months last summer this includes the family that was held hostage. That being said the units themselves inside are spacious decent for what you pay and for the most part if you decide on a renovated unit, it is very quiet here for an apartment complex and maintenance within the units is usually fairly quick if you can deal with everything else that I've mentioned.. then best of luck. read more

He is polite, generous, and an extremely hard worker. Beginning to get accustomed to new space and location, the workings of the utilities and appliances and all the amenities, can often be a challenge. When issues arise, one is hopeful that a maintenance department will be available to solve problems. We lived here for 1 year moving out in August 2015. It was a decent transition from selling our home and needed a place to live for a year however this complex has its shares of pros and cons. Pros- pets are allowed, 3 bedrooms with decent space, great location, easy paperwork process to move in with a minimal amount for deposit, maintenance was prompt to respond. Cons- windows are old, making it very noisy and can hear neighbors, cars, neighbors having sex, college students from St. Mary's partying late( I called security a half dozen times and management sent a notice letter without fixing issue), yes there has been car break-ins and the worst part was, living upstairs and the aged air conditioner did not cool down our apartment. Maintenance said its old, their not replacing them and offered a floor fan to help. Also, the rates go up based on time of year supply/demand. Move in winter time if possible. The pool is nice but the pool service needs to be monitored since all those kids swim there and the pool water is NOT chlorinated properly and the jacuzzi tends to always have sentiment. read more

It's so nice to know that when something goes wrong or breaks down Cesar Sandoval always comes to the rescue!! He shows up in a timely manner and with a smile on his face! This most recent incident was when a plastic kitchen cabinet shelf support bracket collapsed on my wife (several glasses and dishes broke) he was there immediately to fix it! At first I thought that the Lafayette Highlands were "okay"--worthy of at least 3 stars. There really wasn't anything great about the place, but they kept out of your business. Sure, there were noisy neighbors, over-crowded apartments (which jack up shared utilities), but overall, it was just okay. Then, come December, I moved out and the greediness that everyone here is talking about began. When it came to refunding me my deposit, they wanted to keep every penny of it, even the parts that weren't owed to them. For example, shortly after I moved in (maybe 35 days?) one of my dogs passed away. I immediately informed BRE, and they stated that I would be receiving my pet deposit (less some small prorated amount) back at the end of my lease. Needless to say, I never saw that money upon moving out. Oh, and did I mention how absurd the cost of the units are there? If you move in in the off season, you can get a two bedroom for about $1800, yet when I came in January, my unit somehow jumped to $2200...sounds a bit pricey considering I was living in a 2 bedroom, 2 bath unit off Chestnut St for $1500 prior to moving to the Highlands. Needless to say, there are much better places to live in Lafayette. read more

The other low reviews are very warranted. I have lived here for a few years and it has been consistently going down hill. This started with the multiple changes in management which has resulted in very little on-site oversight and a very uncaring staff. The biggest issue now is actually safety. There are many dark covered parking areas which they refuse to do anything about and they are also very slow to change lights that go out on porches/outside of doors. We literally have to get a flashlight if we need to go to our car in the evening. As a result there has been several criminal incidents including car thefts, attempted plate lifting and other minor crimes. Management does not seem to care and they "safety patrol" that doesn't care and doesn't start patrolling until 10 pm (the incidents have happened before that time). Our car and house keys were stolen and they said they would come change the locks immediately the next morning. But alas we had to go and follow up take time from work to deal with the office, etc. This place is ridiculous. DO NOT MOVE HERE. Despite the attraction of being Lafayette, this is terrible place, let along the safety concerns. Oh, in addition our rent has gone up over $500 in 3 years! read more

I have worked with him through parking issues, lease renewal, and apartment maintenance. I am so impressed with his positive attitude and obvious knowledge of the trade. He has gone above and beyond to make sure and follow up until all issues have been resolved. He really took the time to explain how the market prices work, including the differences of surrounding cities across the bay. When we moved into Lafayette Highlands under the previous ownership a year ago, it was the best place to live in Lafayette. Then comes BIG Corporate Bre Properties out of San Francisco and Emeryville. Since they have taken over, the quality of living has diminished considerably. The property is filthy and the Property Manager, Melissa Stevens doesn't seem to give a damn about keeping it up. She has hired an assistant property manager who won't lift a finger to do anything. Her answer to everything is "if you need it done just call the number on your magnet". The grounds workers show up supposedly twice a week to mow the lawns and clean...Really?? Where are they? This place is a complete mess. Which brings me to the assistant maintenance worker (NOT the Maintenance Supervisor), who all he seems to be able to do is drive around in a golf cart smoking cigarettes and tossing them around the property. Everything he fixes...breaks again. He will never take his shoes off when entering your apartment and leaves a trail on the carpets. He sweeps dirt into a pile or blows it down into the stairwells. For anything you want done here you are required to put in a online maintenance request. We have sent several requests asking to thoroughly clean the onsite Exercise Room and equipment for 8 months now ans still it is disgusting, and smells like a homeless person is living in there! Additionally, I have never lived anywhere where there are several abandoned vehicles, or residents who have 4-5 cars and taking up the already limited guest parking which other residents would like to have visitors come and be able to park. I question whether or not they are renting units to select tenants at the same rate most others are paying, just by looking at the quality of individuals roaming the premises and loitering late at night (in a gated community!). This is clearly evident since the Lafayette Police seem to be spending way too much time here since Bre Properties took over. We truly love and respect where we choose to live, and only want to see a little TLC given to make those who DO live here a sense of comfort. For the Premium's Bre is charging to live here, you definitely are not getting what you are paying for! DO NOT LIVE HERE as long as Bre Properties owns it!! So this place just keeps getting better. I casually mentioned to Beth, the manager, that a mirror would be helpful in an area where we pull out of our building. I didn't really expect anything to come of it ... a month later, there's a mirror! Then, a few weeks ago, Ray, the awesome maintenance guy comes by to do a few repairs. It was day 3 of me being home with my sick daughter so I hadn't had a lot of adult contact. Ray was wonderful, friendly, funny, made sure everything was taken care of that I needed fix. We moved here just a couple of months ago. Beth and Theresa were wonderful, responsive and made our move so much easier. The management of the complex is active and always doing things to improve the quality of life of the tenants. Beth and Theresa believe in community building and do very good job to promote it. There are a lot of families in the complex as well as people of other ages. The school bus stop is down the hill and many children walk there and back every day together. Safety was very important to me. When I compared this complex with others I visited, this one felt the best. The private gate although is open during the day, limits access at night and provides an extra layer or sense of security. The pool is well maintained and brings endless enjoyment for the kids. Tenants are good about sharing common spaces. The gym has the essentials to obtain a good work out. The complex is peaceful and surrounded be trees. The fact that is next to a cemetery was not a deterrent to us. You totally forget about it once you live here. The maintenance crew is friendly and always quick to respond if you have any questions. We moved from a different city and I was hesitant to move from a house to an apartment. It has not been a problem. We love it here and already my kids call Highlands Apartments "home". read more

Worst maintenance and service ever! No one picks up the phone, no call backs, follow ups or any kind of customer service until you complain and take way more action, time and stress then necessary!!!!!! This is the last straw for me and my neighbors, we have complained about the thousands of flies in our stairwell with this heat, it is repulsive, they are everywhere, on our doors etc. Cannot open the door without 15 20 flies getting in. I have called 7 times! I came home to a soaking wet car park area and stair well, they sprayed water everywhere and ruined my birthday wreath on my door! NO notice, just soaked everything, like flies are going to leave!!!!! I finally spoke with the temp when I got in the door, after killing all the flies I let in.... they could NOT say when the exterminator could come out. I asked again for them to call me back with the info. No call. 5:45 now. We will be 4 days in tomorrow that I have been calling and asking. The average time for most of my service requests are about 30 days! I wonder how long this will take!!! I sprayed raid, now the dead flies are by the hundreds everywhere!!! it is sickening!!!!!!!! They need a manager, maintenance and a leasing professional that can DO THE JOB! read more

I have been a tenant at Lafayette Highlands for over 12 years and would renew for yet another year but I have a fantastic opportunity in the south bay. Beth and Teresa, the management team here at Lafayette Highlands are simply fantastic. They are fun to work with, responsive and accommodating. If an issue comes up they are the first to propose a reasonable compromise. We will definitely miss them both! Requests for maintenance are handled promptly and professionally. Most fixes are completed that day or by the next at the latest. Items that are worn and in need of repair are typically replaced. We haven't any real issues other than normal wear and tear with any of the appliances. The rooms are a good size (although the kitchen can be a bit crowded if more than 1 is cooking). The balcony is huge (we are able to maintain a small garden). The rent is competitive with East Bay rates. We live on the second floor so are fortunate to have vaulted ceilings. Noise is not an issue. Late at night if you open the doors/windows you can hear the faint noise of Highway 24 but it's not noticeable otherwise. The standard yard maintenance takes place each week so those of us working from home have to contend with the sound of gardeners armed with gas powered "weed wackers" for a couple of hours on Thursdays but that's about the extent of it. We haven't experienced any noise issue with our neighbors. We use the "corporate gym" and sauna quite often and at times we'll partake of the hot tub. All are kept in great working condition. In sum, we would definitely recommend Lafayette Highlands! I used to love Lafayette Highlands but the new management company, BRE, has made this place significantly less enjoyable. I'll give a current example to share what, in my opinion, is unacceptable behavior toward tenants paying a premium rate for an apartment. They recently changed the mailboxes in our complex. We received notice that this would happen and, though the time frame that they gave was not correct, the mailboxes were replaced rather quickly, we picked up our new key, and all appeared to be fine. A few days later, however, in the late afternoon on Saturday of a holiday weekend, there was a note plastered to the mailboxes informing tenants that mail must be picked up from the postal annex down the street. This annex closes at 4 pm during the week and 2 pm on Saturday. So, mail we had expected to receive on Saturday (paycheck, prescription, etc.) just wouldn't be available when expected. This change, according to the note, was expected to be in effect for TEN DAYS. While I'm sure some people that live here either don't work, or can arrange to be home before 4 pm on a weekday, i really don't think it's reasonable to expect hundreds of tenants to find a way to get their mail for such an extended period of time. Also, it would have been great if they could have shared this development with tenants BEFORE the annex was closed for a long weekend so we could have had the opportunity to obtain our mail. So, today, manage to leave work early to attempt to pick mail up at said annex and the woman at the annex has NO idea what I'm talking about. There is NO mail being held for Lafayette Highlands. So, the mail that hasn't been delivered in days is just 'somewhere' that tenants aren't able to retrieve it. It wasn't until I got home that received another (poorly worded) memo explaining that they were able to fix the issue sooner than expected and that normal mail delivery would resume today. The whole thing is just one example of many that I feel demonstrate the company's disregard for tenants, their personal property and their hard earned money spent renting here. I love Lafayette and do appreciate this complex's proximity to BART and shopping...but be forewarned that you will have to deal with BRE's 'improvements' that will likely be more of an inconvenience than a benefit to you. read more

You will not see your deposit back - they are upgrading their flooring from carpet to laminate and decided to finance it with people's deposits. Once you move in, they've got you. They have no value for their current residents. Our new rent increase was more than what they were offering another similar unit for. When we asked to move to another unit once our lease was up, they told us we will need to pay $200 transfer fee. BRE is a big corporation at its worst. read more

We have been at Lafayette Highlands for almost two years now and we would definitely recommend this place to live. Our apartment has everything we could need from great paths for walking our dog, a small park, and a very clean pool. We have great natural light, plenty of space, and love our vaulted ceiling inside of our apartment! We have been so fortunate to have a great management and office staff, who is constantly available to assist with anything. David has been a great addition to our community which his staff has worked tirelessly to provide excellent service. Management: We have new management who are very responsive and truly wonderful to work with. I look forward to interacting with them whenever something comes up with my 2BR. Maintenance crew: Awesome, awesome, awesome. They immediately respond, are very thoughtful, friendly and trustworthy (I let them come in when I'm not here because I trust them that much). My washer/dryer broke and immediately was replaced. Window broke because of my daughter's friend and immediately fixed. Screens replaced with upgraded quality. Very very reliable. Location: Right by freeway but doesn't feel like it! I love the quick access. We are nestled among trees and lawns with wonderful views. I look at Mt. Diablo and redwoods daily. Walk to Starbucks, my mani/pedi place and Lafayette Moraga trail around the corner. Traffic on Mt. Diablo Blvd on this end is light and easy to zip over to the other end. Facilities: Pool, hot tub and gym kept up very nicely. The gym is so convenient. There are grills and tables in one part of complex and a small park in another. Lawn spaces for children and dogs. I couldn't find a home or smaller complexes that would take the dog. I was concerned there would be too many dogs especially those barking types but that hasn't been the case at all. Mail boxes in one convenient area. UPS drops at door. Apartment: I wanted the second floor (only two floors) because I like vaulted ceilings for a sense of spaciousness. The living space is large and has long balcony right off of it through sliding glass doors. Rooms are a good size compared to other places I checked out. Only wish the kitchen was bigger yet I've adjusted. I like the granite counters. Each apartment has stacked washer and dryer which is a big plus because I'm not a fan of laundry facilities in a complex. Price: Comparable to everywhere else in the area. New complexes seem to be getting smaller with very little balcony space. read more

This place has a great location close to BART and downtown Lafayette, has nice apartments, and is well kept. I haven't had any reason to complain and I'm very happy with it. I was worried due to the negative reviews on here from years past, but I guess that those problems are long gone. We were in the process of looking at Apartments in Lafayette for the School District. When we first arrived at Lafayette Highlands there was a young couple with two kids walking to the community pool. We asked them what it was like to live here and their quick response was "Don't" because management doesn't do care about the property and just wants to fill units. At first we thought they were just disgruntled tenants and didn't think much about it and proceeded to the Rental Office. As we entered the office door we were greeted by Ann Taylor the Property Manager. She bluntly said that the office was closed and she couldn't help us right then and to come back. (Keep in mind it was 1:45pm on a Monday). I thought that was rather rude. When we returned later in the afternoon the Office was still closed with a window sticker clock posting that they would return at 3:00pm. Yet, Ann was sitting at her desk and would not even acknowledge us being outside. At this point, my wife and i figured that maybe there was something to be said about what the residences were referring to. Very poor customer service and definitely a place we are now glad we never got into. After reading some of the other reviews of this property, it appears that she should not even be working in this business and that BRE, Essex or whoever the owners are need to seriously fix this problem. It's really a shame because Lafayette Highlands is one of the better looking communities in Lafayette. We decided NOT to live here and I would NOT recommend this property to anyone after this experience. read more

The honest truth is we enjoyed our physical apartment and the geographical location of the complex. We lucked into a corner unit with a great view of the hills. We met some very nice neighbors too. The compliments can stop there. This place pretty much has so much potential but Essex is driving it into the ground. I read another recent review stating "They switch management every few months and each one comes in with their own agenda without regard for resident's input. Definitely does not feel like home, feels like a business, and makes you feel like just a number," and I couldn't agree more. In our almost two years there I can't tell you how many office staff and maintenance people changed over. For the price you pay to live here, it's very poorly managed. I felt safe personally, but I heard of many small thefts that regularly took place from peoples' cars and things in their car ports. They claim to have some kind of contracted security driving around, but I almost never saw them myself. Also, the gate at the entrance is a pain in the butt! It malfunctions a lot. Just not a cared-for place for the money paid. I wish it wasn't so cooperate - it could be a pretty nice place to live then. Oh, and don't count on getting your deposit back. It's only $500 thankfully. We cleaned the crap out of our place and still had to pay most of that in cleaning fees afterward. I know lots of others who moved out before us who were billed very large amounts for cleaning and repairs. Greedy cooperate companies will do that to ya I guess. read more

2nd water main break in less than 6 months. Water has been off since 10am and it's 9pm. No one working on it, no one from management onsite, and no water to shower, do dishes, laundry, etc. They haven't said when it will be back on. Horrible customer service. read more

I have lived here for 1.5 years and continue to boast to friends and family how lucky I was to find such a beautiful place to live. 1-deposit versus first and last month payment 2-more affordable lease than WC, Pleasant Hill and other Lafayette properties 3-amenities like pool, spa, gym, gated comm, friendly/responsive/onsite staff 4-location atop hill surrounded by trees 5-cool, nice neighbors 6-dog friendly Yes, there has been car theft, loud neighbors in pool at night, dog barking...normal things one deals with when living in an apartment. Pros outweigh cons. Living here has made my life transition much easier and enjoyable! read more
