I was at The Reserves at the Galleria the other night and backed into a parking space. They put a large sticker on my window that I couldn't peel off saying I'm not allowed to back in. However, there is no signage. So I had to go purchase Goo Gone because of it. There is no reason to place these large stickers on our windows. Just simply use normal paper and scotch tape. I emailed the management to tell them this is not ok. I got a response back saying the residents are responsible for informing their guests of the rules. There wasn't even an apology. But to explain some things.....parking rules are NOT the responsibility of the residents. You are managing the parking lot. Therefore it is your responsibility to put up signage. That's how the law works. And hold your security accountable and make that change with the paper notices. And telling us to blame the residents isn't a very good approach. Also......it wasn't a lot. After reading, so many of these bad reviews on here, I am becoming more agitated at this company, not taking care of their residence when they charge so much money. Where does all that money go if they're not even taken care of the residence concerns? I have lived in one of their communities for over 2 1/2 years and have consistently Seen so many issues that have not been addressed by them. So disappointed with Coventry Community Association from Landmark and the group who oversee my development in Elk Grove. Have been in a months long stressful battle to get basic security cameras installed.. Was advised the ones I had professionally installed could not be used because "they had previously denied a request for similar style and would not be okay to permit these, when in the past they rejected", but no legitimate reason about the size (small). Would not provide a list of acceptable cameras that could be installed. Purchased a "suggested" brand, and when sent application for approval it was denied due to color "black", and was told needed a lighter color; although my neighbors have black security cameras... feels very much discriminatory and personal as I'm paying fine month after month waiting for an acceptable security camera. Would be nice if the security of my home and my neighbors and community for having a good quality, while also small and discreet (as security cameras should be for obvious reasons) OR if specific details or what is approved or not allowed. Having them try and trim a tree on THEIR property is like talking to the DMV phone line - they answer when they feel like it. I've emailed them since January, they replied "We'll take care of it today!". Two months later. The tree has grown substantially. Followed up by calling, the HOA assistant Trista claimed they meant to respond to my email. She then sent out only a roof inspector and claimed a vendor would be out shortly to trim the tree. Nearly a month later and still the tree grows with a vengeance. It's only been her I've been able to speak with, since the main HOA manager only speaks when she feels likes it. Absolutely horrible company. They don't want to be bothered by anything; they just want money. They could careless about the community and people who live there, just like every other post on here. They don't respond to phone calls or emails. Since seeing these other reviews and experiencing these things personally, I will not give a company like this my money. I took it upon myself to start a petition to have this company removed from our HOA. So far, I have 924 tenants and over 400 homeowners in total. They respond with " they cannot do anything and it is up to the other party". A lot of "buck passing to others". There should be some sort of investigation of this company. They're broke because they've mis-managed the complex in Stockton, CA, so everything is assessed back to the members. I don't know what they do with the money, but they take in $150K a year and have no reserves. Multiple units roofs are leaking. One woman had a flood of water coming from her roof and they would not fix it. It was so much water and she had mold in her walls, so she hired her own roofer and paid him, and they FINED her for doing that. Your only recourse to get them to take care of things is to sue them, and then get assessed for the work at twice the going rate for contractors because apparently, they can't even manage hiring contractors. HUD should be doing something about the deplorable conditions people are living in. read more

Landmark Ltd is unresponsive. So disappointed - we pay over $500+ a month in HOA fees and I can not get Janelle - Property Manager to respond to emails or phone messages beginning April 10th. I have worked in the construction/property management industry for years and find this kind of work ethic absolutely ridiculous. I have requested a phone meeting/time via email and still no response. What does it take to get a return call from the property manager? We are always early with our HOA fees and have great tenants in our unit. I'm certain if our HOA fees were late - we'd hear about it. This company is a joke! I've lived in my new house for 2.5 years now. Winter of 2016/2017 washed all our bark away. In December of 2017 I was told by Gianna Covarelli that the bark would be replaced after the rainy season. 8 months later , still no bark. They are awaiting to approve the cost and find a company. STILL!!! They put in short no parking signs on a street that no one is suppose to be parking on! Our HOA rules prohibit us from parking on the street. So why the hell would no parking signs be needed??? Then when they realized a kid was gonna split his head open on the short dangerous signs, they paid more money and put in tall ones. I had dead plants in front of my house that were dead for months and no one replaced. They eventually got replaced, but I have another dead plant Gianna promised would be replaced on the 25th! Still no plant! They come around and bust you for having your garbages in front of your garage for one day! Threaten you with letters. I'm not sure where'd they expect us to put the garbages. We have to park both our cars in the garage because we aren't allowed to park on the street and we can't get our garbages through our side gate to the back because the electric meter is there. No one follows the parking rules and no one comes out to regulate that. There is no park here. No pool. Just rules, no bark and dead plants and I pay $98 a month. Now they want to come " inspect " my garage to make sure I have room for two cars?!!! How about tow the fucks away breaking the rules ? Or fine them. This company lies, doesn't maintain the property , makes poor decisions and sucks! They simply make money for their pockets! RIP OFF! read more

Landmark Limited Roseville is a small mom and pop company with low standards. Our HOA was assigned an inexperienced and incompetent property manager with the intellect of a middle school graduate, now that teenager manager is the regional director for Bay Area. This company cannot handle a HOA with 200 households. Financials are always many months behind. Their staff are not familiar with the California common interests codes and doesn't seem to want to follow it. Unresponsive to home owners requests and unable to complete assignment. Specialty is to act stupid , blame the board, blame everyone for being rude and out of line and the manager lie repeatedly when she cannot get her acts together. Simple jobs take months to get done, incapable of sourcing for quality competitive bids to service our HOA. I doubt this company will last very long. The only person holding the company together was the cofounder who is in her very senior years. The moment she stopped holding her manager hands, everything falls apart. I am still waiting for the "Statement of Censure" they threaten to send me for complaining about their unprofessional service on group social media. We're paying Landmark $4,000 +++ per month for sub standard services. Shame! Not recommended. read more

While I do agree that "managing a community" (as Jimmy L says in his review) is a hard thing, but it is what they do, it is their business to manage. They act like they are temps going into a huge job and they don't know what's going on. Juliana is probably one of the rudest old ladies ever, if it's not an easy transfer to a certain person please don't ask her anything else. I got a letter saying I needed to change out a screen, not what screen, just a screen. I called and they didn't know which screen. I took down 2 I though were maybe sun damaged, nope, got another letter. I emailed and they sent me a picture of a window that was not even mine. I was denied an "In person" meeting to discuss profiling/discrimination fines for so called yard maintenance while other homeowners were not asked to be held up to the same standard. I've paid my dues religiously for 14 years never missing a payment and went to meetings. With all the pressures of Covid-19 they arbitrarily decided to out of the blue hit me with violations and fines for tree trimming/pruning that is telling me to cut my trees to half their height. Other homeowners only trimmed a few branches but I was demanded to conduct thousands of dollars work in less than 30 days. Getting people to come out has been more than a challenge with cancellations and rescheduling to get work done. Don't join a Landmark HOA! read more

Terrible communication and customer service I've been less than impressed with this property management company from the beginning. Phone calls go unreturned. Communication is very poor. The list goes on and on. If I had known we would be working with a company this inept I might have chosen to buy a unit from another builder and managed by another company! While the receptionist always answers when I've called, when transferred no one ever answers in any other department. When I shockingly got a hold of someone in accounting today I was told that she was too busy managing the accounts of 40+ complexes to communicate with us any other way than snail mail. The company would make no attempt to communicate by phone or email! The online payment service fee of $9.95 is a joke! Quite possibly as laughable as the so-called pool security/lifeguard that's posted at the pool. I really wish there was a way to find us better property management. I live in the Aspens gated community in Elk Grove, and Landmark Management 'manages' it. Hmmm. me thinks not! If I could give it NO STARS, I would! I have been embroiled for over a year with dog owners who believe that my front yard is a "commons" area for their dog to pee and poo and the management company and homeowners association will not address it. One dog owner believes that because the management company hires a crew to maintain the front lawns, that I do not own my own front yard. I told her maybe she should go look at her property deed as I KNOW where MY property line is. The problem is that when you submit a complaint, this woman named "Pat" believes she knows what to do when she probably cannot get a copy of the original CCR's that were set in place. Then, she gets all feisty and she has to submit things to her 'lawyer', who we have already spin circles around regarding another problem they couldn't handle. It's simple: READ. Then, the group and homeowners send out a 'friendly' newsletter misquoting the CCR's as "if your dog does the doo, pick it up". Most won't and what about URINATION? I don't want THAT on my lawn as well, got it? Hear me out. When I raised my children, we had pets. Cats. Dogs. Birds. Fish. We raised the kids and pets at another house, BUT NOT AT THIS HOME. We always had the dogs do the doo in the back yard and had the chore done by the kids. We now are pet free but when my grandchildren come to see me, they run the 'gauntlet' of dog pee and poo that is deposited on my lawn and track it into my home. I then have to call the carpet man to come and clean it after I do emergency clean up with the spray stuff. Why is it that pet owners feel that their pet ownership gives them the right to trespass and allow their pets to urinate and defecate on anothers lawn? Is it passive aggressive behavior against those who challenge them and/or do not own pets? It is almost socialism as it makes me feel like "that's yours is mine as well" or "love me, love my dog poo". Writing to the Homeowners Association and/or the Management Company is a waste of time since they are without gonads to enforce. I cannot place signs on my lawn 'reminding' people of the CCR's and I can't live a life of policing my front lawn. Why can't these knuckleheads get a clue? How would they feel if I allowed my grandchildren to pee and poo on their lawn? read more

HOAs have a tough mission. Managing a property is a daily almost thankless task. Landmark is very flexible and responsive. The few times I have spoken with them they have been polite and considerate. This holds equally true in written correspondence. CA laws are very complex and it's an ongoing task for an employer or management company to meet these dictates, suffice to say Landmark is constantly on the job and to add, keeping the community's appearance well maintained and safe. read more

The most unsettling incident is when they started letting this man who isn't apart of the management group start walking around the property including behind the buildings at all hours of the day and night without telling us who he is or why he is creeping around. That's been going on for two years, no guard card to prove he's not some serial killer, just an orange safety vest is apparently all you need to creep around the complex. Today they had THIRTY cars (according to the tow company who even thought it was ridiculous!) towed so they could resurface the complex. Clearly if 30 cars had to be towed your directions were not clear enough. I've not come across a single tenant that is happy with them since taking over. Landmark was the management company for Jasmine homeowners association for the last ten years. The first five or six were adequate. But every year after that got worse. Deadlines were missed, legal papers were not filed. The last year was so bad we on the Board of directors had to do everything ourselves. We were told to find another management company so we started looking then landmark came back to say "just kidding" but we decided we need to find another one as legal matters were being missed. They were given 90 days notice and once given did pretty much nothing. Hopefully they will not treat the next homeowners association the way we were treated. read more

Had been in the market for a condominium and while doing our due diligence, called the corporate office, Landmark Limited, to get a copy of the annual financial review for Alicante Villas in Sacramento. The person answering my call, Juliana, required that I tell her the building and condo number before that I wanted to buy. We wanted to know the overall financial situation of Alicante Villas, why the need for an address of a specific condo? In a very rude fashion the woman said to call her back when we had the address. Very dismissive. I could see that if we bought into Alicante Villas future exchanges with this management would be problematic today the least. People spend hundreds of thousands of dollars and life savings to buy a place to live and are treated as a nuisance by office staff. Shame on them. read more

I miss them. We have FPI as our management company now, and there hasn't been a month (in almost 3 years) that I don't sigh, put my head down, and say "I miss Natalie". Landmark was fair, they seemed honest, and didn't have it in them to just gauge the tenant to appease a greedy owner. They were great about enforcing rules, and keeping things clean. Landmark Limited customer service is horrible. When I bought my house, the staff acted nice and friendly. They responded back to my email fairly quickly. Now, that I'm settled in, my emails are being ignored and the phone screeners are rude and other office staff are rude as well. They answered my questions abruptly and it seems that they're in a hurry to get off the phone. I find myself getting cut off and felt uneasy when I talk to them on the phone. Very typical hoa, power hungry and money greedy. Do they even have customer service skills? If you happen to live in a community run by Landmark Limited, I suggest you run the other way. read more

I am shocked this place is in business. I am appalled at the customer service. I had called in regards to a charge on my credit card. The child who had answered the phone spoke to me as if I had a learning disability, and was really mad at me for it. Then after hanging up on me. Upon me returning the call, it went straight to voicemail. I called again and was put on a 5 minute hold, then after getting laughed off the phone by the "manager". I would imagine they get paid under minimum wage due to how business is done there. Do not do business here. I came away with the perception that I was wasting her time by asking her the simplest questions. I explained to her that I had found her number on the contact portion of their website and she blatantly told me that I was wrong, instead of trying to help find a solution. I have been working with Landmark Limited now for four (4) years. There was a time we had a problem with communication but when the problem was brought up with Landmark, Terri, the owner bent over backwards to try to fix the problem and fix it she did!! The ladies and gentlemen at the Roseville office for the most part have been GREAT!!!! Everytime I call I get the warmest greetings!!! As with any company, Landmark is not perfect but they have no problem correcting what is missed or is wrong. I personally enjoy working with the majority of the staff. Everytime I see Terri, Mel and/or Amy they are glowing with smiles and laughter!! Sarah is normally the first person you speak with at Landmark and she takes a little warming up too but once you do, she is a joy!! Renee, WOW she is Terri's right hand lady and she too, you can see and hear the smile on her face and the knowledge she brings to Landmark is worth it's weight in gold!! Kiersten, is another unbelieveable gem in Landmarks team. April is also another very valuable employee who I have recently had the pleasure in working more closely with. Last but not least at all is Karin! She is always checking in with me to make sure our newsletter has what I think the residents at Jasmine need to know. I have lived in a community for 14+ years that this organization manages. In this time our association community manager George Patton has ignored my requests for information in regards to my community. He has lied and stated he never got the message or emails. Even when I have addressed items directly with him he states I will have to get back to you, still waiting for answers to questions I asked in 2006. When you call the office he is NEVER in. He has perfected the art of ghosting. He has allowed this property to be rundown, and maintained at the absolute minium. But yet, increases our assessments yearly. At our last hoa meeting he informed the community that we need to do his job by policing the community and informing him of what is going on. Pretty sure that is part of his job and he gets paid for it, not me. He is extremely slow at getting things repaired, I called to have a safety light repaired it took 18 months of me calling to get the bulb replaced and that was after I told them I was going to pay to have it fixed.
