It was also very dirty, took about seven mops before it started coming out with clean water. The MOST frustrating thing is that I paid to have a garage that closes, and in 20060 the garage door doesn't even close. My final straw was last night when I walked to my car to grab something and there was a man trying door handles. Are they ever gonna fix our garage door? They didn't even give me a tag or garage opener, seeming like they don't ever plan to fix it. When I went to go tell security, I found him sleeping in the chair. They advertise us as a luxury apartment, but they don't do any upkeep. PLEASE FIX THE GARAGE!!!!!!

The following reflects my personal experience living at this property. Living here has been an extremely stressful experience for my family. I have been without functioning air conditioning for five months, including during the San Fernando Valley summer. My apartment still has its original single-pane aluminum windows, which provide little insulation, making indoor temperatures difficult to control. The indoor furnace was manufactured in 1983, and the rooftop HVAC unit dates back to 1993, operating on R-22 (Freon), an obsolete refrigerant no longer manufactured for over 25 years. During recent heat waves, temperatures inside my apartment reached 98°F. Concerned about my family's health, I hired independent environmental professionals at my own expense to inspect the HVAC system. Their inspections and laboratory testing identified significant mold growth inside the furnace and supply plenum, torn fiberglass insulation within the air stream, and possible asbestos-containing debris inside the airflow plenum. I now have three separate laboratory reports documenting mold contamination. Management also provided me with a Word document summarizing their findings that conflicted with the laboratory report attached to the same communication. After reviewing the lab data myself, I believed their summary intentionally misrepresented the laboratory findings. Despite multiple laboratory reports documenting mold contamination and recommendations that the HVAC system should not be operated because doing so could circulate mold spores and fiberglass particles throughout the apartment, management continued insisting that I operate the system before they would consider replacing or repairing it. At the time of writing this review, management has not replaced the HVAC system and stopped responding to my emails and phone calls regarding the issue for more than three weeks during an extreme heat wave. The HVAC problems are only part of my experience. My apartment also suffered a partial ceiling collapse involving popcorn ceiling material that later tested positive for asbestos-containing material. Management initially attempted to have on-site maintenance personnel perform the repairs instead of licensed asbestos professionals. Because I was concerned about the health risks, I contacted the South Coast AQMD, and the matter ultimately required intervention from both AQMD and the Los Angeles Housing Department (LAHD) before proper remediation was completed. What should have been a straightforward repair took approximately three months to resolve due to attempts to cut corners. Throughout my tenancy, I experienced repeated delays in maintenance. In my opinion, repairs involving significant expense often received temporary fixes or prolonged delays before meaningful action was taken. The laundry facilities have also been problematic. During my tenancy, I repeatedly observed cockroaches in and around the washing machines. In my personal experience, the property manager, Carla, was frequently rude and confrontational. I personally witnessed her yelling at children playing outside, and I felt that my interactions with management became increasingly adversarial after I began asserting my rights under California housing laws and requesting repairs. Management also changed the swimming pool hours to close at 6:00 p.m., making it difficult for working families to enjoy one of the property's primary amenities after work, even during 100-degree weather. They have also removed all childrens play areas. Because of the age of the property, prospective tenants should understand that older apartment buildings may contain materials such as lead-based paint or asbestos. In my apartment, laboratory testing confirmed asbestos-containing materials and mold. Overall, my experience has been one of unresolved maintenance issues, poor communication, delayed repairs, and ongoing concerns about habitability. I encourage anyone considering this property to carefully research its history, read reviews from current and former residents, and fully understand their rights as a California tenant before signing a lease. Its likely you will need to know and enforce your tenant rights to live here peacefully. Based on my personal experience, I cannot recommend this property.

The unit had a rushed, sloppy paint job -- with paint left on appliances, door handles, and other surfaces. There are also noticeable bumps under the carpet, and the flooring is uneven in certain areas, which feels careless and poorly done. The neighbors often come off rude and confrontational, and there's a constant feeling of being watched or judged. The staff frequently leave multiple notes on your door over small things but don't address the bigger issues happening in the community. They also monitor what you keep on your balcony, acting very bossy and overly strict about what's "allowed," which makes the place feel more like a rule-heavy dorm than a home. There's no real sense of welcome or community here -- just control. As for the amenities, they're poorly managed. People don't pick up after themselves or their kids. Move the pool furniture around making it hard to get a seat of your own. The pool is always crowded, and just recently, there were people drinking beer in it late at night after 10 pm with no enforcement of the rules. Never in my years of renting have I had these problems in my life. I pay rent on time am a quiet tenant who goes to work and comes home looking for peace and relaxation. If you're looking for a peaceful, respectful, and professionally managed place to live, I would suggest looking elsewhere. The place has potential but the the community ruins it.
