Trash dumpster and the dumpsters were full. More than a weekend collection.

We had on line made reservations for site 523. Did not pay for guaranteed site. We have came here from Northern AZ for medical appointments several times and don't think we will come back. It is very crowded and many sites are home steading with all kinds of stuff in the sites. Many encroaching into other sites. Cars are being worked on in some sites like major repairs. This place is very trashy for being a Sun Outdoors Resort. Too many permanent residents which leaves no room for traveling RVers. These pictures of people moving out of state and took two sites and we had to get stuck between them. WOULD NOT RECOMMEND LEAF VERDE TO ANYONE. Don't stay!! For future medical appointments we will find other accommodations. I have to say that when the office was open Monday morning the manager was not aware of the size of the move and apologized to us for the inconvenience and credited us back for one night stay.

This is basically a gravel parking lot for RV's. Most of the sites are buddy sites where you share your gravel "patio' with your neighbor. On the hook up side, slide outs almost touch the other neighbors slide outs. We stayed 1 night of our 3 week reservation. They do not grant refunds, but eventually they agreed to refund 2 of our 3 prepaid weeks. This was a Huge disappointment. Shame on Sun RV Resorts for calling this a resort.

I feel for those who had a bad or negative experience with the front office staff. I arrived on a Friday night after the office had closed. One of the resident RV'ers showed me the after hours procedure and the paperwork already indicated spaces that were open and available. I elected to go for the pull through space at 502 and the security staff greeted me just as I had completed the self check in and got me all squared away in my spot not far from the entrance where my family, who reside in Buckeye, could easily find me. I spent a beautiful weekend there and left Monday morning before the office opened and, if I'm not mistaken, I think they charged me less than they quoted me in the paperwork! I am planning to return for a week during the Christmas holiday, only this time I plan to have a reservation. :)

The landscape is beautiful although I would love more palms. The walkability is perfect The amenities are fantastic from the laundry, weight room, pool, to the pickleball and clubhouse. Any issue I've had has been swiftly addressed with kind professional caring respect. The rv sites are large and clean. The only gripe I would have is the lack of respect fellow campers have when it comes to cleaning up after their dogs. If I were to request big changes.... Open pool from 7am-10pm, more palms, offer covered spots (like the KOA in Tucson) , and find a way to In force guests cleaning up after their dogs.

A couple of things that were disappointing. -no picnic…read moretable at the site. Overnight or short stay sites should have a table. -there is 42 pull thru sites in the short stay section. There was no more than 8 RVs in there at any given time and on our second day here they put a huge motorhome next to us. Are you kidding me? All of the open sites and they put someone right next to us. Not a single other rv had another rv within 6 spaces. With COVID and all this room that was the most disappointed thing here. Good thing we were visiting family and really didn't spend much time at the rv park. When we made this reservation only about 6 weeks ago the person acted like we got the last spot. This whole place is probably 50% empty. Destiny is way better for short stays. Will definitely stay there next time.

My wife and I lived in Cotton Lane for approximately four years and I have to say that they have…read morethe worst MANAGEMENT I have ever seen. My wife wrote a review after we left so I won't get into that. However, as of lately we have a men's Bible study in the library at Cotton Lane and after having it there three times the MANAGEMENT told us we cannot have our studies there any longer. There are only eight men that go to this class is very quiet. It's studying the Bible and yet the SOMEONE MANAGEMENT told us to leave. There's a reason why my wife and I left and there's a reason why so many people are trying to leave Cotton Lane resort. As nice as the resort looks, the MANAGEMENT drives it right into the ground. My wife and I are so happy to have left there and I'm sure there will be many more happy people once they leave. I'm sorry for this review however somebody has to say something.
