Bought a house a couple years ago, but its garage door opener was from decades ago before they standardized on the transmitters, so I hadn't been able to get a second opener to pair with it. It was so noisy when opening that the whole house would shake as the door opened. And sometimes, on hot days, it'd decide to just... not work. So this Sunday I looked for a garage door company. Whoo, I found a local one, and they had all five-star reviews (OK, they have two one-star reviews, but you have to hunt: they're in the "not recommended" reviews, and are dated from when the company was just starting out, about five years back). Sabino responded FAST to contacting through Yelp, usually within a few minutes even on a Sunday evening. I asked if he could mask since my wife's immunocompromised so we're still being careful, but said it wasn't a big deal if not: he said sure, and thanked me for letting him know. He came over the next morning (Mon), but when I opened the door he was standing well back, apologizing that he'd forgetting the mask and saying he'd go get one and be right back, if that was OK. I said sure, thinking he meant he'd go get it from his car, but nope, he and *he went off to buy one*. I felt bad, I had a stack by the door I coulda given him :( A few mins later he was back, and inspecting the garage doors. His free estimate was helpful and insightful: he clearly knows his stuff! He let us know what to expect. He advised us on the openers available to buy at Lowes just around the corner, discussing the nuances of brands, and features. Once I'd bought it, I messaged him Monday night and he confirmed he could do Wednesday morning, sometime between 11 & 12. He messaged Wednesday morning with an update that it'd be about 11:35. Good comms! He arrived and once I'd taken the cars out, he set to work: I left him to it. A couple of hours later, he said he was done, and the difference was night and day! Super quiet (he'd advised us to get the belt-driven for quietness), and even the noisy rattly tracks that I'd kept had quietened. I'd also bought some track lube, and he'd used it, but there was still a squeak - by the evening even that had disappeared. Soooooo quiet! The fit & finish was much better than the original, too: the old one was held in place by two-by-fours, but the new one was fitted with its proper bracket, all the old dangly wires were instead carefully wound around the supports, or tucked into the attic: really nice cable-management work, there. I got the feeling that he took well-deserved pride in his work. The old parts were neatly stacked to one side. For after-sales support, he's continued to answer his yelp messages in minutes, always kindly and politely answering my questions on things like how to use the lock button... apparently I need to close the door before I lock it, who knew? D'oh. THE DOWNSIDES! Yeah, so, the one big downside, now, is that with the garage door so quiet, I can no longer hear when my wife has returned, even though my office is next to the garage. So I don't know when I need to get back to looking like I'm working :( My other gripe is that I feel he undercharges. Yeah, it's nice to be able to lowball, but he's charging '90s prices. Others charge twice the price for the same job: I felt with even a 50% tip, I was still underpaying. The unit itself was about twice what I paid him, and he'd put in hours of work with the estimate and fitting. I guess he's been in business and clearly successful for five years, so he knows what he'd doing with these prices, but still... tip him well, people! He deserves it! read more

On both occasions, work was promptly performed..on the same day-at a very reasonable price! I had previously called six other companies for bids...but all had at least a weeks wait before coming. Called to get a estimate on changing our rollers on two garage doors. Sabino came out gave me a quote that was reasonable and he came back next day and installed them and took the time to check that both doors were operating properly. He ended up replacing one of the gears in one and tightening up the chain also. He also noticed that one of the doors was not closing evenly and adjusted that one also. We had bought a Genie door opener and google searched for a company to install it. Leander Overhead Door responded first and the lady on the phone was knowledgeable and very helpful. We exchanged photos and measurements. It turned out our 30 year old door needed to be replaced and the bid was considerably less than a comparable company's. Sabino arrived and did an excellent job taking down the old door, installing the new insulated door and opener. The installation was done promptly after our first contact. It works wonderfully. I got one almost all the way done but had issues and could not resolve them. He responded right away, came out same day at 7 pm so I would have a functioning door the next morning. I called him a couple months later for a neighbor whose kid hit their door with the car. He said he wasn't sure the opener would continue to work and might need to be replaced, so he would not charge us immediately but wait till the next day to see if the opener was still working. The garage door opener stopped functioning within a few hours, so Sabino offered to install a new opener, that we provided, the following day and not charge us twice. This was the first time I had to get a new door for the garage after it had broken in the middle unexpectedly due to it's age. Having to call several placed to show up the same day, due to not being able to close the door, I came across Over Head Doors and spoke to a lovely lady who under the circumstances of having a full schedule found a way to be able to get someone to help me. Two hours later Sabino stopped by, and closed the bent door so I would not have it open throughout the night. After he examined the condition of the door I had no choice put to get a new one. To make the story short the next day he had a new door, assembled it all by himself, set it up efficiently and and took the old door with him. This was the easiest service and a delight.
