We had contacted Mr Lee late in the evening in regard to our garage not being able to open back up through yelp. We had closed our garage normally and for some reason it came down hard and when we tried to open the garage back up, our garage wouldn't open. Short version : I HIGHLY recommend Lee. Great way to end the year - NOT : a broken torsion spring on the garage door, which now won't open. I read some yelp reviews of local repair places, and then called around. An aside - I usually completely disregard all reviews from people who have less than 5-10 reviews to their name. I figure 'yelp advertising' from friends or just fake accounts to boost overall rating, and Lee had a LOT of those. BUT, he had been in business for years, and the reviews by people with 30+ reviews to their name were all glowing. And since he gave me a verbal 'guess' quote on the phone (stressing the "I might see something else that should be fixed once there" and "free estimate - no obligation") I gave him a chance. Also, he said he had a quote in Campbell in 25 minutes and could swing by in an hour or so. This was Dec 31, in the afternoon. He called about 25 minutes later (almost apologetically!) saying he was in Campbell, the other guy had bailed and he could be there in about 2 mins. I said "YEAH!, come on over". Very professional, he evaluated everything, said that my springs were slightly undersized for my door - within specs, but, well, in this case bigger was better. He told me he only used 'heavy duty' -rated springs, which last longer - "why pay $10 less for something that will last 5 or 10 years less?" (and in fact, the price on the springs was in line with what would be my price at home depot - maybe $10 more each - I looked at spring prices before he got there). I checked his springs against the old ones - not only larger gauge, but the springs were also longer by about 6 inches on each side - so more torsion spread over longer distance. i.e., better and longer-lasting. I used to do all the handyman repair stuff around my house (sheet rock, electrical, fencing, plumbing, painting, blah, blah) - I even replaced the garage door opener motor myself about 10 years ago. But I'm getting tired of that sh*t and NO WAY was I going to re-tension garage door springs - I really don't want an emergency room visit or to lose an eye. Lee was professional, knowledgeable, amiable. He explained exactly what he would do to fix the problem. BTW, *always* replace both springs if one snaps. I knew that but apparently some people don't. He laughed when I replied "well, hell, who wouldn't?". Lee re-greased the bearings on the top wheel, tightened loose bolts for the attachments of some of the wood pieces, lubricated rollers, and balanced the tension on both of the new springs. Door opening/closing is quieter now - I didn't think it was noisy before, but it is noticeably quieter now. It is probably a tad bit faster as well - but I can't be sure as I never stop-watched it. He was done and gone in just under an hour from showing up, inspected the door and did preventative maintenance, cleaned up and took the old parts, and he got paid exactly what he asked for over the phone. I got a printed receipt, and paid by check - NOT a fly-by-night or under the table guy. Amount was in line with other places (actually about 25% cheaper). Again, I highly recommend Lee. I have a single garage door which acts as a "gate" to a covered carport. The door had become heavy to lift and looked off balance. I called Lee on Tuesday and arranged for an estimate. He gave me a tentative quote over the phone. He came the next day, calling to see if he could come earlier when his schedule opened up. He arrived when expected and determined the spring needed replacing as well. This was not surprising as the spring dated back to 1984 and I had been expecting it might be the root of the problem with the door. It had the only spring that had never been replaced on my 3 garage doors. I asked him to also quote doing maintenance on a manual lift single garage door that I had trouble opening and the double door which has an automatic opener. For that one, I wanted to make sure there wasn't a problem being masked by the electric door opener still being able to lift the door. The estimate was very reasonable and his work time estimate was very accurate. He completed the repairs and went over all that he did with me. Of course, he lubricated the rollers on all 3 doors. The single manual lift door's track was too close to the rollers so he adjusted it. It now opens easily. He tightened the 2 heavy duty springs on the double door by a quarter turn, tightened some screws on some of the the hinges between the sections of the old '80's style wooden door and adjusted it so that the door didn't hit the garage floor hard on the way down and had a soft stop when being raised. These will improve the lifespan of the electric garage door opener. I do have a small bit of daylight under the door at the outside edges that he said he would change that if I preferred, but that would mean a hard landing in the middle of the door. It is a known problem with this style of door that the center sags over time. I opted for protecting the lifespan of the door opener. As for the initial reason for the repair visit, the carport garage door lifts extremely easily now. He exceeded the original quote for that door only by the cost of the new spring and the labor to install it. And, of course, the total job cost included the added work I requested he do on the other 2 doors. He also advised me on an issue with the carport door latch. I can replace the latch at my leisure as the latch can still be locked. read more
