I have lived in a community managed by Leland since 2008 ,Magnolia Park West in Tampa. In the early years they were ok. As the years have gone by they have become a horrible management company for our community. The last couple of community managers have never seem like they really had our best interest. First Tatiana Pagan( we were told she abruptly quit) And now our current Manage, Jennifer Sanchez. Jennifer is rude and on many occasions is obnoxious and her emails are just not very customer friendly. But last night Thursday July 26th, 2023, takes the cake. We had a very importamt Zoom meeting with our residents and HOA and Board of Directors. There is a chat feature that we always use in Zoom every meeting. Last night Jennifer turned the chat off shortly after the meeting began because she stated she didnt like what the residents were chatting with each other about. Then during the meeting, which lasted several hours, she was often seem on camera laughing when residents were asking questions. Thats just plain ignorant. This does not represent your company very well at all. we took an informal poll last night and we would like her removed from her position. She is not people friendly. Out of over 75 residents that voiced their opinion, there was not one person who wants her here. She was very confrontational with some residents as they tried to ask questions about this very important issue that this meeting was for. All the residents wanted this meeting recorded on Zoom. She was very reluctant to do this, until the President of the Board of Directors insisted on it. Please make this change immediately, thanks, Magnolia Park Residents. read more

Leland managed our HOA while our neighborhood was being built. They hired our landscaping company and when the company planted half the trees in the neighborhood still in their pots and all the trees started dying, Leland did nothing for 7 months. When the second landscaping company they hired damaged homes, Leland's response was to add a 12" mulch barrier around all of the houses which would be paid for by the HOA. Unfortunately, they don't look out for the residents of communities because we have no say in their decisions and they happily take our money. read more

Avoid if possible. One of their main purposes is to collect HOA dues and their online system is a joke. You have to create an account at their bank for the best results. I don't want a new bank account! The place you log in to pay doesn't tell you how much you owe nor does it have a way to remember your information. I have two units which means first login to Leland (twice) to verify amount due, then log into a different web site (twice) entirely to pay, retype name, address, phone, email, routing number. Also be prepared to listen to a LOT of hold music if the need arises to talk to somebody other than the 'automated assistant' on the web site. read more

Would like to know why at Palms Villa Condo's there hasn't been a manager show up for days and the only person sitting at the club house is maintance person. I thought if the manager was not there Leland sends another person to put there for any kind of situations that may arrive. We would like some kind of number to be able to call, the manager took all the numbers off the window of the club house before the holiday. I feel like the negative reviews have more to do with the communities themselves rather than the Management Company because I have had no issues with Leland whatsoever. I love my new home and have had several questions/gate access/clickers/etc that someone at Leland was able to assist me with in a timely fashion without any issues. After having missed a monthly dues payment for the first time in 2 years, I received a very aggressive and threatening letter from this Association (on Christmas Eve) for immediate payment plus fees. However, I believe the late notice fee charged on top of the fee itself is in violation of statutes of Florida. Since it is not clear, I have notified the Attorney General of the issue. Its sad that this year I have spent my own money for improvements to the infrastructure, as well as donating a Christmas tree to the clubhouse. This will all stop as I will not be doing any more for this community. read more

This is by far the worst property / HOA management company I have ever been associated with and had to utilize. No response with resident issues, gives you answers like (go to our website and fill out forms) if you are lucky enough to figure out what you need to do and what forms to respond to, they have very little response. Absolutely horrible. I'd rate them a zero if I could. I bought a townhouse in the Lake Washington community a month ago, have called multiple times to be put in the gate system and still they haven't entered my information in. Last night my child and I were, again, unable to get into the gate and HAD TO PAY FOR A HOTEL. For $400 a month HOA, you would think this wouldn't be an ongoing issue. Especially since I paid $1000 to the HOA at closing. The property manager has not solved this issue even though it was brought to her attention MULTIPLE TIMES. I will not live like this and now I plan on selling this property and finding a more competent management company. I would absolutely not recommend them under any circumstances. read more

Hands down... Leland is the worst HOA! The Avalon Park location makes up rules on the spot. I sent an email to inspections & copied the manager. I got two completely different answers. It's very frustrating that no one knows what they are doing. They also send out friendly reminder (1st notice) letters & then the next letter says 3rd notice final notice. I guess the stamp for the 2nd notice cost too much to mail. I love my community but the HOA is absolutely dreadful!!!! read more

LeLand is the best because they just focus on property management in Central Florida. They were given the contract where I used to live. Before LeLand you could find mattresses and nasty old couches on back porches... but no more! The place is fixed up now. The fountain always works. The managers I met are very well trained and respectful. I noticed the negative reviews where from owners receiving violation letters from LeLand... I view that as a positive for LeLand! read more

If I could give this company a lower rating I would. I have vacation homes on the west coast, Florida and Maine in HOA run communities. I pay for the year for each HOA fee. I hire the best professional landscapers, my homes look like models, I do not bring in tenants, they are for my use only. In the 50 years I have been dealing with HOAs, I have never run across a more poorly trained, incompetent, bunch of trash as Leland. I read the the very short and unimpressive paragraph on the Leland president. Total inexperience, NOT qualified to run this company. And they "train" their employees. I have written a formal complaint to the Florida AG. Just look at the pictures the employees post of themselves. I wouldn't let them stand in line behind me at a convenience store, I would leave. This company needs to be booted out of Florida. Employees are backwards, illiterate, slow, and completely crooked in my opinion. Will be hiring an Attorney if I come back to any problems after leaving for the summer. Our "CAM", not licensed as far as I can see, doesn't even know bookkeeping or how to use a computer. Leland Management company is the lowest quality of HOA management I as a long time homeowner have ever experienced. They are slow to respond to concerns, when they do respond they are not solution oriented. Our particular Community manager puts a band aide on all issues and rarely if ever solves for issues in our community. Leland and our community management ignore community members if they annoy them, they don't like them or they feel they are a nuisance. They are not a resource for a community and do the bare minimum claiming they have so many other communities to tend to. I would not recommend them and would highly suggest anyone look elsewhere and research the company as well as the assigned community manager. The professionalism is non existent and the facilitation of meetings and gathering of the community with Leland in charge is pathetic. They lack technology advancement and display much difficulty facilitating a professional meeting. The manner, tone, and interaction amongst the members in our community from Leland Management and the community manager are NOT professional in any way shape or form. Unfortunately, I cannot leave a review with a rating of less than one, because this company deserves it. They are a bunch of thieves. They nickel and dime you as a resident for everything they can. They ask that you pay your monthly maintenance on the 1st of the month, but when the check is sent, they take their time in cashing it. They then assess interest and fees (which are forecloseable) and never tell you about it. They continue to assess even after they have cashed the checks. We went from missing 2 payments for a total of $600, to an assessment of of $4,000. That's unconscionable. These people should not be allowed to take peoples hard earned money like that. read more

Terrible. One of their core functions is to collect HOA dues and they make it as difficult as possible to do online. You have to log into their web site to find out how much you owe, then into a completely different web site to actually pay it. So to simplify, I started paying from my bank's bill pay. They have verified that I have the correct information in my bill pay system but they consistently send my checks back to my bank about 6 weeks after they are sent. And if you try to find out why, they tell you to call somebody else. All the while they are sending late notices and SOMEBODY has my $1000 and lots of late notices from them. read more

I purchased a villa in Spruce Creek Del Webb community in July 2020. Did not move in until Sept 1, 2020. I chose a villa due to management company caring for my lawn and landscaping and villa's are very desirable. During the month of August, the only landscaping chores completed was lawn mowing. No edging, shrub cutting, limb cutting, etc..... My next door neighbors house has been vacant since I moved. Only maintenance they have received is lawn cutting. I had a meeting with Bob Moody, general manager, and Matt Davidson, Director of Operations on Monday Nov 23, 2020 to become informed as to what lawn services are provided for the fees I pay. There were several other home owners outside when they arrived. Upon their arrival, there seemed to be a very negative attitude in the air. I was able to get minimal information from either men, both who are managers. While speaking with the landscape company manager, Bob and Matt got into their car and left. No hi, good bye, fu or anything. They just left the meeting with no warning. It is very hard for me to understand how people in a managerial position drop the ball and leave during a meeting. I called both men an hour or so later. I left Bob Moody a message asking him to get back with me so we may finish our meeting. 8 days later and no response. I actually spoke with Matt about leaving the meeting without warning and he assured me he would call today and reschedule. Needless to say, no return call. I have complained numerous times about the lawn service I DO NOT receive, to Bob Moody, yet get nowhere. How can any company place a person in charge of managing, that walks away from problems rather than addressing the problem. While talking to Matt in the beginning of meeting, I asked several direct questions so I might get some direct answers. Bob then chimed in and said "I won't talk to that lady," meaning myself. HOW CAN HE BE A MANAGER????!!!! He does nothing but run like a scared chicken. Leland management appears to care less about their properties and their homeowners. I just want clarification and a job well done. Matt explained that he drives around community ALL THE TIME. Obviously he is blind and cannot see what is NOT being completed. I think we have two men who could give a crap less about our community and just want the paycheck. I asked Matt to bring the covenants so everything was in print on paper. After reading covenants for the villa lawn care, I was astounded. "No shrubbery shall be allowed to grow above 4 feet. We've got 6-7 foot high shrubs covering windows. Shrubs behind the homes that get cut only after a complaint. What gives???? Can't even follow their own guidelines. Leland, it's time for your company to step up and make something happen. The people you have placed here to manage don't know what managing means. Problems and issues need to be resolved not swept under the rug. I will continue to complain to Leland Management until we start getting some management. I'm quite tired of paying for service that I am not getting. To end.... They should receive 4 negative stars for their total disrespect to homeowners and their disrespect of their positions in this community. read more

First of all, I want to say that sending payments to them is a terrible thing. I have autopay set up so my bank sends a monthly check to them without fail. It's been like that for months. Two months later, I get a notification that I owe three month's of payment (late fee totaled the amount of 1 month basically). There was no notification on where to send the checks to or "Hey, we have fully changed address to where you can mail payments to..." Nothing. My checks reached their destination, but apparently somebody's holding on to them or whatever. I called about it and I written a letter to the board to see if I can get it waived, explaining the situation, particularly the late notification. I haven't heard from them in a month now and I do not know what their decision is. Not a "Yes, no, F-you" or anything. It is not fair that it is okay for them to send a late notification to us about a "late fee", but we get penalized for it. Calling for advice on what to do for damaged property from mother nature due is a hassle with these f***ing people. I asked the guy, Miendez in charge of (for lack of remembering the position) landscaping on the procedure to fix the issue, whether it be my responsibility or not, and he replies with a snooty tone in his voice like I was supposed to already know what to do. I just asked a simple question. Seriously, what kind of professionalism is this business running here?? read more

My job has been shut down since March and although my HOA dues have been paid there was a fee that i have reached out to them about more than 4 times explaining i was furloughed and my job has been closed. so instead of working with people they slap a lien on your home with additional costs to set you back even further and try to force people to choose between keeping food on the table and a roof over your head. THAT IS DISGUSTING. Yet just like others we manage to try and still pay pointless HOA dues for lack of any amenities or sad excuses of guidelines at Canopy Walk. This is the worst Managent company that I have ever dealt with. The are harassing and threatening. I believe Vanessa Furlow is a racist. She is very rude and a nasty woman. I am filing a complaint with HUD against this company for blatant discrimination and retaliation. They recently sent me a notice that one of my vehicles could not be parked outside after dark. I drove around the entire association and took pictures of at least 200 cars in front of others houses. I contacted Vanessa and left her a voicemail that no car will be moved unless I see that everyone has done the same. read more
