I hired Lemus Construction to repair the extensive dry rot and termite damage on the front side of my home. This involved tearing down stucco on two floors, replacing the damaged wood, installing new windows, adding insulation, and generally rebuilding the front side of my home to code. Jose was helpful every step of the way. The estimate was fair and the project did not stray from the original estimate. They passed every inspection without any issues and were clearly familiar with the permitting process in SF. They proactively identified issues with my new roof installation and replacement windows. Addressing these issues delayed the project, but ensured that the work they were doing wouldn't be compromised. There was also an area of damage that was not identifiable until the walls were torn down. Luckily, Jose had warned me ahead of time that this was possible, and the change order was reasonable. All the workers were respectful when entering my home and knowledgable in their craft. I asked many questions along the way and they took the time to help address any concerns I had. Contacted Lemus to give a bid to replace our internal stairs for SF flats. Jose was prompt, gave us clear information on his bid. Having seen some of his work, we were strongly inclined to go with him. This was a good decision. At every juncture, Jose and his capable crew addressed every issue. They pulled all permits, got an architect to get drawings prepared. An electrician to move lines, a painter to refinish as needed on the house structure.Absolutely seamless. A three story staircase in these tight quarters is no minor carpentry build. If you have this type of staircase in your home, I'd strongly consider asking Jose Lemus for his help. This is the second review I am posting about Lemus Construction. I posted the first one while they were still working on the deck and was so impressed with what they were doing I had to write. Now that construction has finished and I have looked everything over with a microscope I cant find anything wrong anywhere. It is beautiful workmanship and quality materials. Even my architect friend of 30 years experience with decks and building codes had only good things to say. A first for him. He usually points out the problems. Now we are waiting a month or two for all the new wood to dry out completely before sealing and staining, which will also be done by Lemus Construction. Again, I can only say wonderful things about Jose and Javier and Caesar and the work they did, and completed without the usual final 5% of the job taking months to finish. They worked full time from beginning to end and built a dazzling structure that I might actually use, unlike the rotting, hideous deck that was there. The price was fair, and people who have had work done on their own projects with other contractors say I got a pretty good deal. The structure is all up to code and will never fall down, unlike the deck they replaced that I could feel move if I was standing in the middle of it and my 8 lb cat walked out on it. I needed to repair the outside staircase/deck to my building in SF, as it had severe weather damage. I had 4 contractors come out for a free estimate and he was the only one who took pictures of the issues that needed to be addressed, and wrote down my ideas and concerns. He did not give me a ballpark immediately but by the next day I had an itemized estimate in my inbox, outlining exactly what fixes were recommended and even the brand of products he would use. His estimate came in higher than the other three contractors, but when someone pays that much attention to detail it's hard to ignore, and those ballpark bids are so off the cuff you wonder if they are lust low-balling you to get you to give them the job. The job he did was well done with no outstanding issues, and he cleaned up the area as if he was never even there. Jose is a very mellow guy, easy to talk to, with good attention to detail. I will only use him from now on for any construction/handyman project that I need done. read more

I couldn't give higher praise for Jose and his team. We lucked into finding Jose on Yelp when we were selling our house. I've had the pleasure of working with his team on 2 projects now and they are like friends/family now. Project #1: windows, back door, interior moulding/trim, rebuild steps, exterior paint and change door fixtures. He helped take measurements and recommend the right window/door sizes for our house. After talking with Jose, I could walk into a store and know what I was ordering. He has recommendations for window vendors too. Project #2: drywall, insulation, corrected old contractor's rusting nails, trim/moulding, patch, interior paint, toilet installation, changed shower fixtures, patio doors, weather stripping, caulking, correcting leak points from our deck. Situation: Just 2 months after we moved into our "new" house, the basement flooded. I immediately emailed Jose. He came over right away. He's very knowledgable and pointed out things that the prior "contractor" didn't do correctly, as well as potential rot & termite damage. He told me honestly which items he could bid on and which are beyond his scope. He referred me to a wood flooring contractor and electrician. We utilized both and they've been great. It's been 3 months, but we couldn't ask for a smoother process. Jose even offered to work on the weekend so things could be completed in time for my in-laws to arrive and for movers to move everything back. Prices are very reasonable. He'll try to save you money by telling you what he can salvage and what you need to purchase. He helped me purchase/pickup trim, paint (to get contractor pricing) and offered to pickup the toilets. He even found me a possible refund grant in San Francisco that I didn't know about. He took care of all permits and questions with the city of SF. Professionals- i.e. they show up on time, work hard all day, knowledgeable and are incredibly courteous, keeping your place clean and tidy when they go home for the night.
