    We hired Three Kings Construction to replace a couple windows that were leaking when it rains. Gary and his team helped diagnose the issue and found that the previous window install was done incorrectly and we had to remove the damaged stucco surrounding the windows as well. Everything took about a month in total to fix and Gary's crew did a great job. Gary even came back later to replace a window that I had accidentally cracked after the install was complete.

    TOTAL PROS! Really happy I found them. I had a complex job at my house replacing a hard to access very large window, adding glass to a shower (enclosing it) and a few other things. Three Kings is a LOT more than your run of the mill handyman. These guys are a full service contractor who can handle complex jobs. we're already working on another project together here.     I want to share with you a story: my wife and I bought a house in the Bay Area. It was our first house. And we got a wreck. We didn't even understand the seriousness of its condition as the seller masked many of its issues. It was a dump, not a fixer upper. We called Three Kings after they installed windows at a friend's house. They came highly recommended. We began with our backyard-facing windows, then we hired them for the dry rot in the wall, they changed our plumbing and fixed our sewer, they dug under the house and stabilized the foundation, they installed a deck (our backyard was initially just an unusable hill) and retaining walls. In short, they made an old house look and feel new. After the foundation work, we ended up with a large space under our house. Gary and his team made an in-law 1-bedroom, 1-bath studio out of that space that, in truth, looks better and more modern than the rest of our house. Now we have a space for family to live with us. We've had a crazy year. And relying on Gary, his knowledge, his professionalism, and his understanding of our situation--we put all our money into the original purchase--made everything better. He worked with us on payments and worked hard to give us the best deal in the Bay. We checked. To be honest, now that the main work is over, I miss not being able to discuss my concerns and plans with him: he would put my mind at ease and do exactly as he promised. The pics you're seeing are of Gary's work. The apartment interior and the deck, windows, siding, and doors and any fixtures are all new; it was a heap of dirt before Three Kings came into our lives. We're taking a pause on construction to save some money and then modernize the upstairs and street-facing exterior. You can be sure that in two-year's time I'll call Gary to finish the job. And so should you.

    We recently hired Three Kings Construction to remodel the bathroom and kitchen for our single family house in San Bruno, and we are extremely happy with the results. They installed beautiful new kitchen cabinets, new flooring, replaced the old pipes, upgraded the lighting, and completely transformed our bathroom with a stunning walk-in shower. The tile work was done perfectly and with great attention to detail. The entire team was very responsible, professional, and respectful.     Finding a reliable, trustworthy, and professional contractor can be challenging these days. We were grateful to find Three Kings Construction to replace our windows, all the siding and new exterior paint. From the estimate to the project timeline and to completion, everything was clear, done with quality work and very transparent. Gary and his team were diligent with each step of the project. As with siding work, sometimes the extent of damage is not fully discovered until demo starts. Part of our house had water intrusion and there was additional work that expanded the initial project scope. The team handled these challenging repairs timely and with quality workmanship. What started out as window replacements, turned into a full exterior project. Our house is restored again, with beautiful windows, solid materials/framing and a stunning paint job. We were very happy with the whole process and the results! We would definitely recommend Three Kings Construction -- thank you, Gary, Vlad and team!

    Removed old bathroom window

    I give three kings construction a 5 stars. Gary and his team changed 5 windows at my residence. And found some dry rot around the window areas. They removed and replaced all damaged areas in a timely matter. Gary explained what he will and cannot do. His estimate cost was to the point. No surprises. Now all the windows are installed. They did an excellent job.

    Gary and team did a great job replacing 6 exterior doors (5 Milgard fiberglass french doors and 1 solid wood front door from Caldwell's) on our home in the Visitacion Valley/Portola area of San Francisco. We got several quotes and Three Kings was the most competitive as well as giving us the most confidence about quality of workmanship. Lots of experience in this multi-generational family business. Work product the crew delivered was solid, cleaning up the area each day and doing exhaustive adjustments to each of the doors (our house was built in 1953 on a steep hill and very few surfaces are actually level). Given work was done in rainy weather in February we did need to have some flexibility in the schedule due to the nature of their work.

    Gary & his crew were very thorough, professional, efficient & skilled. Our roof had a persistent leak at the joints around the chimney. He personally visited the site on multiple occasions to assess the issue, gave us a fair estimate, oversaw the fix, checked for dry rot, and made sure the repair matches seamlessly w/ our existing roof. Very good communication throughout the process & super clean work. Highly recommended.

    We hired Three Kings Construction to repair and weatherproof our wood siding and trim. They have replaced rotten wood pieces and sanded/stained/painted/sealed our wood siding. They also helped us repair weathered sealant on traditional siding on the other side of the house and paint the trim on all windows after a recent window replacement. The quality of work is great and the pricing is very competitive. If your house is on a hill, they will know how to build/setup even the most challenging scaffolding!

    They're simply the best. We decided to replace all of our aluminum windows with Milgard fiberglass after discovering 4 of our windows were leaking badly during heavy rains. Gary and Hayk were able to find the cause of the leaking after opening the stucco. They quickly came up with a plan to address the problem that would guarantee no future leaking and at a fair price. Everyone on the Three Kings team was wonderful and a pleasure to have around. They are hard-working, kind, detail-oriented, thoughtful (taking shoes off when working indoors and cleaning up thoroughly at the end of each work day), and experts at their craft. Every part of this project, from start to finish, was beautifully and expertly done - outdoor tile work (to allow for proper water drainage at the base of the wall), indoor tile work (to repair/replace kitchen tiles that had to be cut through), new stucco and exterior paint, indoor framing around windows, etc. They also go above and beyond for their clients. For example, when putting up scaffolding they had no choice but to dismantle our small, back stairway due to limited space. The wooden steps had been badly dry-rotted, so once the scaffolding was down Gary and his team rebuilt the steps, using pressure treated wood that could withstand the elements, at no extra charge. Thank you Gary, Hayk, and the ThreeKings crew for giving me a beautiful and dry home! I would highly recommend this company to anyone.

    We've used three kings for 2 different jobs now. The latest job was a bathroom remodel that involved knocking out a wall and reconfiguring the plumbing (jack hammering the foundation). We couldn't be happier with the results -- they really pay attention to the details and made several key recommendations that contributed to our dream master bath.     In June 2021, I contacted Three Kings based on their stellar reviews on Yelp. My residence in Kensington needed 8 windows replaced, some with dry-rotted frames, and new siding install on one side of the house. I got a call back the very next day, which began a very pleasant & successful working relationship. Three Kings provided speedy and top quality work; they were communicative, knowledgeable, respectful of my home during construction, with good attention to detail and excellent follow-through to finish. Highlights on the process: 1) Excellent communication. Hayk (project manager) was always quick to respond to texts or calls, answered all my questions, and described what to expect as the project progressed. 2) Permitting. Hayk is extremely knowledgeable in navigating the permit process. He took care of obtaining permits and scheduling inspections, even going above & beyond to problem-solve a solution when I was asked to provide additional schematic drawings. 3) Excellent Quality of work. I was impressed at how quickly demo and window installation was completed! Each window was leveled and sealed properly; trim work precise & lovely. Very good attention to detail throughout. Siding work was also well done. Hayk arranged to have painting follow (exterior & interior), again with excellent quality. I really appreciated his project follow-through to completion! 4) Respectful of you & your space. Hayk & team are very personable and a pleasure to work with. They make sure to lay drop cloths while working, and work areas were cleaned up nicely each day before leaving. 5) Budget. Their estimate was spot-on; I ultimately paid what they initially quoted, even after encountering dry rot and other construction surprises along the way. Due to supply chain issues this summer, my windows took four months to arrive. Once they did, Hayk quickly scheduled installation and the job was completed in about 3 weeks, inclusive of rain delays. He is one of the most honest and quality-focused contractors I have ever worked with. During planning, I spoke to a number of other contractors who wanted to use retrofit windows and just leave the siding in place. Alan took the time to explain the proper way that the building wrap, siding and windows had to interface to get waterproofing, and how we were better off replacing all three if we wanted to be sure we'd fix our problem. Even with this extra scope, Alan's pricing was very fair. Thank god we went with Alan. When they removed the existing siding, they found severe water damage underneath the siding and a subpar earlier repair job. When this surprise came up, Alan talked us through the damage and gave us our options. They ended up ripping up two layers of existing siding, cutting out damaged building sheathing and replacing it with new plywood, before proceeding with the job. The overrun costs were very reasonable and we never felt like Alan was taking advantage of us. The end result was great quality at a fair price, and peace of mind that our issues have been resolved and we won't have to worry about the front / roof for a long time now. I would definitely hire Alan again and would recommend him to anyone looking for this kind of work.

You reach out to various companies for a solution. Your limitations, you have one of those awesome SF houses that are mere inches apart from the neighboring house. Honestly, most of the quotes were in the reasonable arena, but I'm an obsessive person and some just didn't seem to have a good plan to tackle the issues. Except for American Home Renewal (AHR). Chris was absolutely fantastic to work with. He answered all my questions, had his team come out to assess options, provided multiple strategies to tackle the project, and answered my husband's nervous last minute questions. I come from a family of folks who have built their own houses and/or done residential construction. I'm also a woman. Often I've found when soliciting quotes for projects there is a bit of condescension and the request to speak with my husband. Not with Chris and the folks at AHR. I was treated with the utmost respect and the explanations for the work and quote were clear and fair. When a minor scheduling issue came up due to some work travel on my part, Chris and team easily accommodated the request. Communication was top notch. The new siding is fantastic and I'm less nervous that we'll have the nightmare of another leaky winter. Dream team to work with and I highly recommend AHR. This involved tearing down stucco on two floors, replacing the damaged wood, installing new windows, adding insulation, and generally rebuilding the front side of my home to code. Jose was helpful every step of the way. The estimate was fair and the project did not stray from the original estimate. They passed every inspection without any issues and were clearly familiar with the permitting process in SF. They proactively identified issues with my new roof installation and replacement windows. Addressing these issues delayed the project, but ensured that the work they were doing wouldn't be compromised. There was also an area of damage that was not identifiable until the walls were torn down. Luckily, Jose had warned me ahead of time that this was possible, and the change order was reasonable. All the workers were respectful when entering my home and knowledgable in their craft. I asked many questions along the way and they took the time to help address any concerns I had. Thank you to Johnny and Zen who handled the carpentry work and Mariano and Benjamin who handled the painting! I would not hesitate to hire them again and highly recommend them to anyone considering a similar project.

    Since this will be a detailed review, including photographs, and since not everyone may want to…read moreread through all of it, I'll list the main takeaways up front: 1) This company prioritizes keeping to their schedule over doing the work correctly. 2) There is a serious lack of oversight on projects. I also want this review to be balanced, so I'll say up front that there were certainly a number of thing that went well in my siding replacement project. But enough things went badly that I regret having chosen Golden State Builders to do the work. My project involved removing 60-year old cedar siding and replacing it with t1-11 plywood siding on the front of my house. I planned to stain rather than paint the siding, which is admittedly an unusual approach. And this entailed some additional complications, two of which I discussed with the foreman before work began. First, plywood cannot be left sitting in water. I therefore emphasized that the metal flashing beneath the siding could not be flush against the bottom, and that an air gap must be left so that the plywood can dry after rain. Regardless, the Z flashing was installed flush against the bottom (see photo below), and for long stretches tilted in toward the panels, which would have acted as a basin directing water toward them and holding it there. When I pointed this out, they removed the Z flashing, which left the underlying L flashing in a somewhat tattered-looking condition (see photo). Golden State apparently considers this to be aesthetically acceptable, and it's what's currently protruding from my wall. Second, although I ordered premium t1-11 panels for this project, such panels always vary in appearance. Some are almost entirely "clean" while others have visible patch marks or major color irregularities. I therefore asked the foreman to place the dirtier panels on the right side of my house, where they would be largely hidden by foliage, and the clean panels on the left side, where they would be immediately visible to visitors and passersby. Despite this, the crew installed one of the dirtiest panels on the left side of the house (see photo). For various reasons I did not demand that they redo this, but it's indicative of a general lack of attention to customers' stated preferences. On the right side of my house, the new siding extended a little farther out than the original siding had. Consequently , it ran up against, and overlapped with, a wood fence that touches the right wall of the house. Rather than removing the obstruction, or even consulting with me to see what I wanted done, they made the remarkable decision to bend the plywood panel at the end (see photo). This could have led to delamination and other structural problems down the road, apart from not looking very nice or professionally done. But it was clearly the fastest way for them to "fix" the problem and get on to the next job. Now, the thing about all of these issues is that none of them were identified by the company itself. And the reason is that there was no effective oversight of the work crew. The onus was entirely on me to spot and report them. Once I did so, they acknowledged them and fixed (most of) them. (There were other smaller ones I won't go into here.) But clearly, the formula seems to be: if the customer doesn't know enough or doesn't check carefully enough to complain, leave it and move on. The problem here falls mainly on the project managers. My original one disappeared as soon as work started, and consequently exercised no oversight. He was replaced by a second one once I started pointing out problems, but that second one likewise identified no issues on his own, despite the fact that some were discovered (by me) only after he was put on the job. Good project managers visit worksites daily and inspect work closely. Golden State's project managers do not do this. I would identify this as the primary issue with my project. Golden State would probably argue that the main problem was the foreman. They claim to have fired him immediately after my job, but if that's even true, it's small consolation to learn that the work has been done by someone worth firing. But I would say that the onus falls on the project managers, who are simply not doing their jobs, and on management, which is probably encouraging or at least tolerating this behavior. Look, if your idea of siding replacement is throwing up some hardie board and painting it, then these guys will probably do a decent job. But if anything more complicated or detail-oriented is involved, you're probably better off hiring a small local contractor rather than a large outfit juggling many jobs over an extended area. I wish I had.
