I've been living at Llewellyn with my family for 8 months now and here is my honest review. The property is a hidden gem. It has all the amenities you could possible ask for and them some. The maintenance staff are very diligent at keeping these common areas clean and spotless. When comparing our experience at this property to our previous apartment in DTLA, my wife and I were shocked and extremely impressed with how the management and staff are on top of everything to ensure you always have a safe and inviting experience when you come home. I also want to give a big thank you to Kimberly. Throughout the entire process she was patient, attentive and very responsive. I definitely did not make the process easy for her by constantly asking for favors and questions to clarify all the details on my lease. She was very patient and willing to clarify all my concerns and accommodate as many favors as she could before any formal paperwork was signed. I would not be a resident here, if it wasn't for the phenomenal service that Kimberly provided. Another person who deserves a ton of credit for the success of this property is the property manager, Angel. He is easily accessible and very approachable for any issues that may arise as a resident. The management and staff are present on the property everyday except for Sunday, which means that there is always someone to attend to you. Lastly, it's no secret that the location of the property is questionable on one side but extremely desirable on the other. The security team on site has been phenomenal at not only making sure the property rules are followed but also to ensure no questionable characters are lingering around the property. The property is heavily surveilled and we have had no issues or run ins during our time here. If you are looking for a luxury property that works with a variety of budgets, and boasts a phenomenal amenities for young adults and growing families, this is your place! I have lived in DTLA for a very long time and since COVID-19, l have been wanting to move out of the city to somewhere safer. Businesses have closed, the homeless population has increased significantly, and the overall cleanliness and safety of downtown is really bad now. My lease is finally going expire next year, and I am excited to move out of DTLA and into Llewellyn in Chinatown. I have been working with Michael Zubia and Cara Milliken in the leasing office. When I called in, Michael informed me that they would be open for tours in a couple weeks. He offered to send me virtual tour videos for any floor plans I liked. He answered all my questions quickly and was very knowledgeable about the timeline for them to open the building (Jan 2021). Before submitting an application, I went to go check out the area. I was surprised to find there were ZERO homeless, no trash (except the construction obviously), and a new park right across the street. I also take the Gold line to work so this location is perfect because I can go to downtown for work in a few mins and go shopping to Pasadena also on the gold line. When my friend invited me over for a visit, I never thought I have seen something like this near DTLA and specifically China Town because I thought it's probably crap, but I got blown away by this place, so brand new and high end and secured. Plenty of parking on the street, but if your friend could buzz you into their garage you could park there, as long as you're on the visitor lot. Then you have to come to the lobby and tell the security whom you're meeting with or which room floor, then the security will require you to call that person to confirm an approval, after that security will lead you to the elevator, sounds a lot right? I don't know if any apartments do this, but a little overwhelming here, maybe because it's an LA thing, maybe because their tenants are Hollywood celebrities included my friend ;) but whatever the case, I think this is worth the time to tour and get a long term lease if you got the money :) read more

I have been a resident for two years and have loved every minute. The amenities are incredible, especially the gym. It has all the equipment you need to get an awesome workout in. Plus, the location of the complex is great if you love running because of the park across the street. The maintenance does an excellent job cleaning. The security is friendly and hard-working. Management and leasing do a great job of answering your questions and going the extra mile to help you out, especially Kimberly. She has always gone out of her way to ensure all my problems were solved. I highly recommend living here. read more

My bf and I decided to take the next big step and move in together, and Megan has made our experience at Llewellyn so enjoyable from beginning to end. We loved our tour so much that we cancelled all our other scheduled tours and put in an application that same night! Even after moving in, Megan has consistently made our experience here a great one. So far - the staff and community are friendly and considerate. We love to walk everywhere so location is perfect! There are even food trucks that come right next to the building every Wed. ABSOLUTELY DO NOT TRUST THESE PEOPLE. THEY DO NOT CARE ABOUT THEIR RENTERS OR OUR LIVELIHOOD. I initially leased a unit online. Later, Angel and Kimberly called saying the unit wasn't even available due to a ceiling issue. I called 2 weeks later because I hadn't heard from them and then they said they were not done with the flooring. WHATTT?! They went back and forth with the ceiling and the floor it didn't even make sense. I've called multiple times and still have not received an answer. We no longer wish to pursue renting this unit or a replacement unit. We will not be doing business with Llewellyn. This is unacceptable and we have grown frustrated over the months since they give no assurance or communication about our unit. The unit should not have ever been set as available online if it WAS NOT available. Instead of helping us, the leasing agent gave us the number of the construction company working on our unit. That is not acceptable or a way to treat future renters. DO NOT RENT HERE, LOOK ELSEWHERE. NOT WORTH THE STRESS. Since they do not answer I decided to leave this review. We would like a full refund or we will take legal action against the Llewelyn. read more

My partner and I moved to Llewellyn because we wanted to be close to what we love about downtown, the Art District, Chinatown, and Little Tokyo, but at a distance for peace and calm. The security team is friendly, especially Daniel, who has been here since we moved back in July 2021. The amenities are great for the costs and are maintained well. I'm also very appreciative of Kimberly, who toured us and has continued to be highly welcoming ever since we moved in and consistently welcoming individually. The building is full of residents that throw away trash in parking lots and hallways, that never pick up dog poop, and that lets their dog out unleashed. I've seen soda cans in the stairwell with cigarette butts inside, trash left out in the hallway for days on weekends. We all get emails saying repeat offenders will be fined and removed from property but I have yet to see this happen. If you like a building where rules are not enforced as long as you pay rent, then this building is for you. read more

This rating is for my experience visiting Llewellyn Apartments for a tour. Front office staff confirmed my appointment via phone but did not communicate with one another. When I arrived, I was aggressively asked by Kimberly why I didn't call back to confirm my appointment and that I'd have to wait and see if there was a no show first. When I told her I did with the other woman who promised to relay the message, I did not receive an apology. I was told to wait on the couch. After a few minutes, I left without touring because the experience was completely disrespectful of my time and effort. I don't mind waiting and I understand mistakes can happen - it's how the situation was handled afterwards. If this is the first encounter I have with this leasing management, it doesn't bode well. I asked a current resident for their thoughts while I was on-site. They also had bad experiences with the front office staff and said they can't wait to move out. Obviously feedback sample size of 1 but I left knowing I made the right choice. I received voicemails from Llewellyn afterwards to schedule time for a tour (again, no apology or acknowledgment of the situation). I addressed my experience with Kimberly over the phone when she rudely interrupted to 'correct' me with her account of the situation. Does that negate the fact that your front office staff's customer service is subpar and I wasted precious time on a Saturday afternoon because of it? The phone call confirmed I will definitely not go back for a tour. Unprofessional behavior throughout this experience was shocking given the sticker price of this place. It's significantly more expensive than other buildings in the area but apparently you're not paying for top tier service, would not recommend scheduling a tour. read more

When my boyfriend and I made the decision to move in together, we in inquired about Llewellyn and was offered a tour by Kimberly. We were blown away at how beautiful the building and their amenities are. We are dog owners too so the dog wash room really sealed it for us lol (amongst other things, of course) It was obvious we needed to put in an application! After applying, we scrolled through the yelp reviews just to get a feel of what peoples experiences/thoughts are within the building. We took notes with concerns people had written regarding the building/management. Mostly the main concern we read were noise complaints and the package room. T But our application process was pretty smooth and professional with Kimberly. She was great with answering all our questions and concerns. To back track, I actually ran into one of my old friends who I didn't know lived here during our scheduled tour and her only concern was the package room as well. With that said, people do have the tendency of not picking up their packages from the mail room, which goes to overstock room and you'll find yourself looking through assigned bins for your packages. But, that's not the managements fault. People just need to pick up their packages, thats all. Even on some days I pick up my packages in the overstock room, Kimberly and the assistant managers are there organizing packages to the assigned bins to make it easier for the tenants. As for the noise complaints, Kimberly assured us regular normal footsteps you would hear from your neighbors, not anything obnoxious and if they were, you'd just have to tell management so that they will communicate that over with your neighbors. Fast forward to us moving in, we haven't experienced any loud noises, we don't hear foot steps either or any issues with packages. Kimberly does a pretty great job at communicating back to us with any questions or concerns AND in a timely manner too. We were sold on the building based on our tour and experience with Kimberly despite what other people might have said on the reviews. We've never been the type to fully go off of anyone's personal experience anyways! So, thanks Kim. We love it here! read more

Llewellyn Apartments, the building and amenities are nice. Walls are super thin. Do not move here if you're not on a top floor.   Their application process was an absolute nightmare. Kimberly Lalor, my assigned leasing agent treated me like a criminal throughout the entire thing. For instance, she forced me to log into my ADP in her presence several times, took my personal computer to her manager's office and combed through my bank accounts for 15 minutes and then told me she could not authenticate my jobs. It was not until I escalated it to another agent that this concern was addressed. Kimberly's response was "we catch 80% of scammers through our review".   That aside, I have had several instances with Kimberly where she has been rude, uncouth, and unkind to me for no reason, yet eager to help white residents right in front of me. She harasses black and Latinx people when we are using amenities and make security ask us to leave while simultaneously not doing the same to white residents. I have confronted her about this on several occasions and had multiple meetings with Anjel regarding her behavior.  A little over a week ago, I walked into the office to ask a brief question, before I could even open my mouth to greet her she shooed me away and exclaims "oh I'm so busy right now, I can't help you, Albert (security) can".  In fact, she was not on a call, nor where her fingers on the keyboard when I approached. Also the security team is not the leasing office, so Albert could not actually help me.  About three minutes passed and while I was waiting for Evelin, another resident walked up looking for a package Kimberly emailed him about. She got up from her desk, asked him "how may I help you"? There are quite a number of other residents here that have had the same encounters with her as well. Last week, a resident's boyfriend noticed a DoorDash order sitting outside the building, brought it up to Kimberly to turn it in for it's intended and she stated "don't touch people's orders, it's not yours, and we don't hold food here, there's nothing I can do with that". Instead of simply leaving it at the concierge desk, like other order that are brought in when security is not present. She is dedicated to ensuring that black and brown people here in this community never come out of their homes to enjoy anything and her attitude is ridiculous. Not only is she rude and unhelpful to us, she has created a racist and hostile living environment here at Llewellyn and has opened Greystar up to a class action lawsuit. I started a petition to that affect. If this has been your experience here, please sign it. If she is not here to serve all the residents equally, then she would be better suited somewhere else.  It is my hope that she will be able to use this as a teachable moment and improve on acting like a professional as well as mastering the art of basic conversation principles. The elevator was down last week and it's currently down again. It's currently 9pm on Sunday so there's definitely nobody moving in. Not sure why you aren't aware of it being down this often. read more

I am extremely disappointed in how this building is managed. I've never had so many issues as I am experiencing here. 1) The elevators break down every other week 2) the coffee machines are out seems like once a month 3) hallway floors are dirty, they rarely vacuum them 4) within the last two weeks we have been without hot water twice 5) no surveillance cameras on the elevators or hallways. I've sent three emails complaining within my 11 months of living here. Looking forward to the day lease ends here. read more

They weren't rowdy but the walls and ceiling are so thin, that we were able to hear much more noise than was acceptable. Trash bulter was awful. I'm two months into my lease here at Llewelyn and I I've seen enough to give an honest review as a resident here. When my girlfriend and I were looking for places to stay, we stumbled (understatement given the size of this building lol) upon Llewelyn during a trip to L.A. historic park next door. The first thing I did, as many of you may do, was read through the reviews. I took a mental note of the negative things I read and had done three different tours over a weeks span, being sure to candidly ask the current residents I saw about the things I've read including topics like the thin walls, packages, noise, employees, and general satisfaction of living here. Most people had small dissatisfaction with some of these things, but all in all here's what has been echoed: 1.) This building has been open for only about a year, therefore rules and processes are new as well. 2.) Leasing agents cant control the uncontrollable (events at the park, the manner in which delivery couriers decide to leave packages for 300+ people on a daily basis, the light footsteps you may hear in a 7 story building with 10ft ceilings, etc) 3.) People vocalize dissatisfaction more than satisfaction. (i.e. the amount of negative reviews you read from people who don't live here over the positive ones that don't ever make it to yelp) Not that race is a factor, in fact I'm only referencing this based on another review posted from a black woman, about the same black leasing agent who helped us transition here from our initial tour all the way to signing day. Kimberley has been nothing less than professional when dealing with us. She is fair, by the book and to some people I assume that may feel "impersonal" to them. If there is a rule, she literally follows it to the T and that is something I respect in business, especially when things fall back on you as a liaison between company and tenant. It took us a week from start to finish to move in, with the process being smooth along the way. If you can afford to live here, have valid income/credit, and a clean background then I don't thing you'd have a problem, just like hundreds of people (of different racial backgrounds) who went through the same process as you, just saying. I don't have a side to pick here, but as a black man, I hate seeing victimized people try to throw good people under the bus! If you are reading this as a black/brown person and wondering if you will be comfortable here, you shouldn't worry at all. The building is predominantly Asian, we're literally located in Chinatown ‍ I've found that people here are either really personable and friendly, or prefer to keep to themselves entirely, either of which isn't a problem with me. Being nice and understanding towards people gets you way further than being angry and entitled. Long story short, if you can afford to live here then you can probably afford 90% of other apartments in the area. Spend your money how you choose, and get a feel for the place through tours and interactions with the people who live here. We have bomb ass amenities, weekly food truck vendors, community events and 24/7 security. As with any mega building, order is needed, rules are rules and nobody is forcing you to move here :) Best of luck. read more

They have a sucky management. They don't answer calls nor emails. They're very bad at responding. I don't find them friendly sometimes, only when they give you a tour. I moved out a few backs. They don't still don't respond to any questions and important mail gets lost. They don't seem to care. I've lost several mails before but they don't seem to answer. I have important mail I'm missing after I moved. They don't seem to care about that either. So useless especially for something simple like that they can do. Amenities are nice. Just a bit noisy when there's a concert across the street. read more

I have lived here for over 8 months and OH MY GOD. the management is fucking HORRIBLE. if you want to constantly be talked down by security leasing agents and property managers DO NOT MOVE HERE. they are absolutely fucking useless when it come to any problem solving and are always passive aggressive. They have lost 5 of my packages in the span of a few months (ranging up to $300 a package) and not only didnt try and help me find them but just grazed me with the "oops" attitude. The walls are so fucking thin you can hear people breathing 2 rooms down. The amenities are nice but don't you dare be anywhere outside your house past 10pm bc all the security guards will be running to escort you back to your apartment. For the amount of money I spend monthly to live here it is NOT WORTH IT. LOOK LITERALLY ANYWHERE ELSE. not to mention there nothing around besides an overpriced coffee shop and a mens jail. Recently visited a friend here to help with his dog and considered moving in. After seeing the place, I wanted to share. Elevator smelled like dog piss. I was here two days in the last seven and the same trash by the floor. Went to help him get a package and saw the room flooded with packages and poorly managed. I did a little research so please go read apartments.com for a true representation. Construction seems poor just from the couple times I've visited and the loud neighbors. There are plenty of places in more well kept buildings in downtown from what I've toured and this place is not worth the money. Maybe consider moving here if you're not worried about noise and cleanliness. read more

I recently visited Lewellyn apartment complex to view possible units to move in with my girlfriend and we are just surprised of the quality of costumer service they have. Front desk security on point. Leasing agent who help us with our questions was amazing. I believe her name is Kimberly very nice lady. She knew was she was talking about, very attentive and she even offered us water and coffee. I really felt i was being treated the right way. Llewellyn saved my life!!! I was getting ready to move out of los angeles due to the homeless issue that we have been having. I came here and guess what, no homeless. The area is super clean. It feels like a hack. The building is brand new and I absolutely LOVE my apartment. My favorite part is the gym. High ceilings and lots of lighting (for my selfies) and there's also the historic park right across the street. I have been going every evening with my dog and it's very well kept. They close it at night but that's to keep the homeless out. Llewellyn, you guys are awesome. Very modern. I love the finishes in my apartment and love the natural lighting. They have a very organized package room with your apartment numbers listed on them (I've seen some previous reviews about the package room but seems like it was overstocked at the time). They recently added in extra racks for bulky items. The Co-lab is my favorite amenity, I just wish that it was open 24/7! Can't wait for the next event so that I can meet more amazing neighbors! read more

I've been renting from modern apartments for quite some time in DTLA now and I can honestly say that this building is the most well-kept. Things break down, but they get fixed. It's normal. Staff is very friendly. Neighbors are very very nice and location is prime. They put a lot of effort in hosting events and most importantly, no homeless in the area! I have loved living in Llewellyn so far. The building is quiet and I hear occasional footsteps, but that's expected in apartment/condo living. The amenities are well kept and I appreciate the security staff who are always helpful. The leasing staff have been very helpful from move-in to work orders. Kimberly helped me with the move in process and has been very affable; greeting residents when they enter and making sure that everything is going well. She has been helpful in resolving any questions, special requests, or maintenance issues. The location is great being next to the historic park which frequently has fun events and there is good food nearby. The building is not in a busy area so it has all the amenities of urban living, but doesn't feel as hectic as living downtown. The cost is a downside, but that's the price of living in a managed building in SoCal. read more

I decided to come back and update my review due to management never responding to emails and for the staff not being able to follow up like they said they would. We did the refer a friend program and were supposed to receive a rent credit of $1500 by June 5th. I have been reminding the staff every week that I have yet to receive the rent credit and then I was promised it would be done by the time rent is due (July 1st). Well, it still hasn't been done and it should have been applied over a month ago since we started asking about it. read more

I had a good experience with Llewellyn for the most part up until the move out process. First we had issues with the maintenance team being rude specifically Carlos when it came to checking out the apartment for inspection even with our efforts of cleaning the apartment to the best of our ability (we took super good care of the unit and always kept it clean throughout our two year tenancy). We were told to clean the apartment everyday before inspection and even clean dust that naturally accumulates (basically no traces of hair or we will be charged) . Once pre inspection came along they were one hour late and we had to contact the leasing department for them to come and once they did that's when they were rude with the whole inspection process so much so we needed to speak with management to find a solution. We then cleaned the apartment again to make sure there were no issues and we were as transparent as possible to make the inspection easy. Once again no one showed up to inspection after 30+ minutes we headed downstairs to confront management about inspection since the first time they didn't seem to care about wasting our time since theirs in apparently more important. We were getting mixed messages from management explaining that we would need to pay for paint, cleaning fees and other charges even after going back and forth with them. We were only hit with cleanings fee but it took us so much time to get that point even with the paint on walls having with no damage. Once we moved out we have been speaking with Rebecca about our security deposit and it has been a challenge once again. We received our security deposit after 21 days per state law which when that happens we should receive the full deposit back but that was not the case and we have dealt with deductions that should not be there. We currently are very frustrated with Llewellyn once a place where we felt at home and welcomed has now been a place where they are picky when it comes to giving back money to tenants and has given us constant issues since the move out process. We have never gave Llewellyn any issues for close to the 2 years that we stayed there and it's a shame that they started to do this. We always paid rent on time and were very good tenants in all aspects within the community. Daniel that works at security is amazing and is the best person there but unfortunately that's the only thing. Rebecca keeps going back and forth in emails providing false information when it comes to returning the security deposit. She states that we don't need to receive the check within the 21 days and when asking her to provide proof to back up that statement she pivots away from it. Hopefully a resolution can be found because it's absolutely a waste of time and overall this move out process is very unprofessional. May this be a warning to any current tenants staying there and to make sure that Llewellyn isn't taking advantage of you please stay vigilant. read more

Let me just say that this was hard for me to write this. This isn't an overall blanket review of the property folks but rather MY experience moving here. Honestly I almost didn't move here because of ONE leasing agent who's name will remain nameless. We've lost some of the most caring agents recently and it super wack cause they made it cool to live here. I ran from DTLA to this place because of safety, cleanliness and location. Hate there aren't good grocery stores super close (forced to go back to crazy land DTLA) and it's a food desert too and that forces you BACK DTLA. Honestly I'll never get the rent prices out here. Coming from Houston I'm just shaking my head cause these "nice" places are JUST acceptable back home. Sure it's new construction BUT that construction is NOT GOOD. Me and my neighbor ain't cool now cause I thought they were being jerky but the floors and walls are made of rice paper. This isn't the management's fault either. It's the owners fault. I love/hate this building because of it. All of the other issues like parcel/parking is an LA problem. Too many people here including myself haha Overall I'd choose to live here than any place DTLA. He got me hooked up with a killer apartment in what looks to be a great new building and he made it all incredibly easy. As it turns out I'm not able to move there due to other external factors. I've lived here for about 6 months now and the maintenance of the building has definitely gone down. The amenities are definitely great, but because there are more residents living, they aren't maintaining the building like they should. All of the TVs are still not operable in the amenities, fireplaces on the rooftop do not work, and they blocked off the pet area for almost a month. The security staff is really great, but the leasing office is completely rude to new and current residents. If you are interesting in living here, do not ask for Kimberly. She is ridiculously rude and two faced beyond repair. read more

Amenities are pretty decent, but the construction of the building is extremely poor. Do not move here if you enjoy a quiet environment. The floors and walls are paper thin and you can hear your neighbors having conversations. Elevators are often down and or broken. Be aware if you do move in, they do not have a freight elevator and you'll be stuck battling neighbors "overriding" the elevator and taking it to another floor as you're moving in. The elevators are not tall or deep, so your moving company will likely charge you additional to carry bigger items up the stairs. The package room is a disaster 24/7. Anyone in the community has access to it and although they have a package system, carriers generally just throw your package in the room leaving it up for anyone to grab. Sadly had high expectations of the community, but management is unable to resolve noisy neighbors and frequent complaints of weed smell. They'll tell you it's like any midrise building when it comes to noise, so do your research. read more
