It says Greystar would "welcome the opportunity to sit down" and "speak with me directly" yet it's signed "Greystar M., Business Owner" with no name, no title, no phone number, and no email. There is no one here to actually connect with. If Greystar genuinely wants to talk, provide a real point of contact. Otherwise this is the exact lack of follow-up I described in the first place and would advise against living here if you are looking for a luxury experience. I've lived at THEA for almost three years, and while there is a lot to love about the building itself, the resident services team is by far the worst I have ever experienced. I'm writing this in the hope that management finally takes the ongoing complaints seriously, because the residents here deserve better. The positives are real. The building is beautiful, the amenities are excellent, and the leasing team is wonderful. That team is the reason a lot of us signed. Unfortunately, the leasing office sees constant turnover, and once your lease is signed, your day-to-day experience falls to resident services, which is where things fall apart. The most recent example was a serious one. I returned from a trip to find the key I'd left at the front desk missing, even though I had called ahead to confirm it would be ready. I was placed on hold for eight minutes, and once staff realized the key was actually gone, no one in resident services or the property manager's office would come to the phone, and no one made any effort to look for it. It was the security officer who finally asked what my key looked like and located it within about three minutes, tucked inside another resident's envelope with my house and car keys still attached. My keys were nearly handed to a complete stranger. I submitted a formal complaint in writing and, as of today, [over a week] later, management still has not responded. This was not an isolated incident. I've filed several complaints about this team over the years, and nothing changes for any meaningful length of time. Madison in particular has a habit of placing me on hold on purpose so that I'm forced to come to the front desk in person, only to ignore me once I arrive. There have been others. Recently, the front desk turned away my Amazon driver and would not let him bring my package upstairs. Even after I called to authorize the delivery myself, it took several minutes on the phone before they allowed him up, and only then did I learn there was a new delivery policy that management had never communicated to residents. A simple package drop-off became a drawn-out problem over a rule no one knew existed. On another occasion, two unauthorized pitbulls from a unit I had reported multiple times got loose and attacked my dog. It was a frightening situation, and despite my earlier reports about that unit and the attack itself, management took no meaningful action and the matter was simply brushed aside, like so many others. This isn't about every staff member. The new security team is consistently pleasant, and Jerrod and Summer are generally kind and helpful, which shows the standard is achievable. Madison, on the other hand, is rude in nearly every interaction and routinely unwilling to help. If you're considering leasing here, I'd encourage you to read the other reviews, because poor service is a recurring theme and not just my experience. My friends and family have seen how residents and guests are treated firsthand. The amenities and the leasing team are impressive, but those are the parts you encounter before you move in. Afterward, you're left with resident services, and with the current staff, it makes living here far more unpleasant than it should be. I'd recommend looking elsewhere until this building addresses its customer service. I truly hope that changes, because the residents here deserve better. read more

ehhhhh no place is perfect, but their amenities are top tier. me and my doggy love the dog park, great for making human and pup friends! the pool is the best too, take those new friends and gossip in a cabana . apartments are very nice, the garage gates break every now and then, the resident services team are trying their best and getting better every year. the environment is not for the weak though, you have to be able to stand your ground and document everything as any regular LA renter should. my ice machine has been broken (not producing ice) for over a year and and after countless maintenance requests nothing has changed. not the biggest thing but honestly the ice maker was one of my favorite things about my apartment ... but whatever, my dog is happy and has play dates EVERY day. read more

I've lived in this building for about 3 years and unfortunately my experience has raised serious concerns about both management accountability and resident safety. On April 6, I parked briefly on 3rd floor in the garage due to an urgent situation. When I returned about an hour later, I found a large green, water-resistant sticker placed directly in the center of my windshield and window damage. The adhesive is extremely difficult to remove and leaving large residue （I tried hot water, alcohol, etc.). I had to cancel my plan for the night and wasn't able drive to work the next day. I contacted parking management LAZ and even checked with the neighboring building that shares the garage--both confirmed they do NOT use stickers for enforcement. So only Thea uses these green stickers. However, property management has refused to take responsibility, declined to review camera footage, and has not responded to multiple in-person visits, calls or emails. This raises two serious issues: - If the sticker was placed by staff or a contractor, it was done without proper notice and using materials that can damage residents' vehicles. - If it was NOT placed by management, then unauthorized individuals have access to the garage, which is a major security concern. Either scenario is unacceptable, especially for residents paying high rent and monthly parking fees. This is not an isolated concern. During my time here, I've heard of multiple large water leak incidents damaging 30+ units, car break-ins, stolen vehicles, apartment break-ins, and even reports of gunshots. Unfortunately, when issues happen, management appears unwilling to respond, support residents or even properly noticing other residents of those incidents. More importantly, future residents should be aware: this building does not reliably protect or stand behind residents' property or safety. Proceed with caution. ---------------------------- Response to building's response: 1. I have made repeated attempts to contact management regarding this issue. Over the past few days, I visited both the front desk and leasing office multiple times and made more than ten phone calls. Unfortunately, I was unable to reach a manager, and my requests for communication were not returned. I also left my contact information and requested a callback, which I have not received. Given these efforts, it is inaccurate to suggest that I did not attempt to make contact. 2. Regarding the incident, I parked in a space marked "EV Charging." Even if there was any misunderstanding about the assigned use of the spot, there are appropriate and lawful procedures for handling such situations. Placing a large, water-resistant sticker in the center of my windshield--one that is difficult to remove--and causing damage to my vehicle is not an acceptable or legal course of action. read more

A few days ago, a package was left right at my front door. Two days ago, I had to pick up my Amazon delivery from the lobby. Today--Thursday, June 11, 2026--I was told that Amazon had taken the package back because I wasn't registered in the new locker system. It seems I won't be able to receive packages anymore unless I sign up for it. The person in the lobby who was assisting me kept interrupting our conversation to talk to other people; he would tell me to keep speaking while simultaneously greeting and chatting with others. I find it incredibly rude to treat someone standing right in front of you that way. Such situations have been rare during my time here, but lately, it feels like something new happens every day. Honestly, it seems like they don't really care about long-term tenants; it feels as though the perks are reserved only for new residents. I really love this apartment, but the unwelcoming attitude I'm facing now--perhaps because I've lived here so long--is truly disheartening. It is a very sad evening. read more

I moved into Thea in December 2024, signing a 24-month lease, and overall, I've had a fantastic experience. The approval and moving-in process is a little bit challenging -- they're very thorough -- but once you sign the lease, you are truly in good hands. The concierge team, especially Jermaine and Jerrod, are absolutely the best. They're incredibly polite, professional, and genuinely make you feel welcome every time you walk through the door. The building itself is extremely clean and well-maintained. They clean every single day without fail. Unfortunately, some residents don't seem to share the same respect for the community -- you'll occasionally see dog waste left right next to the provided bags, but that's on the residents, not management. Thankfully, the janitorial and maintenance teams do an amazing job taking care of it quickly. Thea is a 59-story building with about 658 units, completed in 2019, and it's been a popular residence ever since. If you do a simple calculation, you'll see that there are only around 240+ reviews out of 658 units and years of residents -- most of them are from a few unhappy people. Usually, happy residents don't take the time to leave a review unless they really love the place, like I do. Don't let a few negative voices mislead you -- this building is run very well. I noticed some complaints about the elevators, but honestly, I live on the 56th floor and have never had a problem with long wait times. The elevators are fast and reliable. As for the EV spots -- yes, they are limited, and sometimes people leave their cars parked even after charging is complete. Again, that's a resident behavior issue, not a management one. Management does everything they can to keep things running smoothly and fairly. Security here is also excellent -- always professional, friendly, and attentive. At the end of the day, a lot of the negative reviews seem to come from people who don't recognize that many of the problems they're complaining about are due to resident behavior, not poor management. In my experience, Thea's management and staff work very hard to maintain a beautiful, safe, and welcoming building. I'm very happy I chose to make Thea my home. read more

I moved into Thea, and just two months later my apartment was flooded with dirty water caused by the building's negligence. My entire unit was filled with filthy water, and for over a month I couldn't use essential parts of my home including the guest bathroom, washer, and dryer. The damage inside my apartment was severe, and the mental stress it caused was indescribable. To make matters worse, my refrigerator also broke down, and I still haven't been able to use the freezer for almost a month. This building may look luxurious on the outside, but the management behind it is completely broken. The biggest problem here is the management's total lack of responsibility and communication. I have been suffering from these issues for more than a month and sent multiple emails, yet not a single one has been answered. Their complete disregard for residents' well-being is unacceptable and deeply disappointing. The night front desk staff are also extremely rude. They act irritated and dismissive as if helping residents is too much to ask. They are being paid to do their job, but instead they show no respect or professionalism whatsoever. Thea confirmed they could do tandem prior to me purchasing my second car. Leasing person even instructed me to park in guest parking and then "badge" out when I get the transponder. After escalating to leasing over email, Jermaine told me that if I added my girlfriend to the lease then it can be done. However when I went down to do that, leasing manager said no because it's a one bedroom unit and offered no apology. This experience is extremely frustrating, especially when paying nearly $4k/mo for rent. I'd expect ability to pay for a tandem spot and decent customer service. I intend to break my lease unless it's resolved. As I also have safety concerns given the recent shooting. Escalated to management and Thea and still haven't heard back. DO NOT MOVE HERE. Living at this property has been nothing short of a nightmare. The leasing office and management are extremely disorganized and unresponsive. I've had my assigned parking changed multiple times without notice. One of the spots they gave me came with a sticker threatening to tow my car if I didn't move it -- despite it being the spot they assigned. I was given another spot the next morning, but by the time I got home from work, it was already taken. On top of that, I've reported a malfunctioning refrigerator/freezer over a month ago, and it still hasn't been fixed. This is a basic issue that should've been addressed immediately. I've visited the office three times a week for the past three weeks, and nothing has been resolved. I've been told repeatedly that I'd receive a call back -- that never happens. They also advertise free parking for a certain number of months as part of their leasing incentive. I never received it, and no one has offered a correction or explanation. I've sent multiple emails, even directly to management, and haven't heard a single word back. The complete lack of accountability, professionalism, and communication is unacceptable. First, I previously lived at another Greystar-managed community in North Hollywood and had a great experience. That's why I felt confident applying to Thea in Downtown LA. Unfortunately, my experience here has been the complete opposite marked by miscommunication, a lack of professionalism, and an unfair retention of my $500 holding deposit. I applied for Unit 2006 in November 2024 with a planned move-in date of September 2025. After submitting a $500 holding deposit+App Fee, the leasing agent changed the unit availability and began offering me different apartments with different rents and availability even though I had already applied for and expected to lease a specific unit since I was approved. This completely changed the original terms of the agreement! When I followed up to confirm the move-in timeline, the leasing agent John told me they were still unsure about the availability of the unit I applied for despite already withdrawing my deposit. When I could no longer proceed under the proposed changed terms John gave me which was a move-in date "Mid Jan", I formally requested a refund, citing California law that landlords may only retain deposits for actual damages. My emails were ignored for over a month, and when they finally responded, they refused to issue a refund, stating I "withdrew" my application after the 7 day grace period. This felt disingenuous and deeply disappointing given the timeline I had to wait for their confirmation and fact. After multiple attempts to resolve the situation amicably, I've been left with no choice but to escalate to consumer protection agencies and consider legal action. If you're considering applying to Thea, do not assume your deposit is safe! Even if circumstances change on their end! My experience serves as a warning that your application terms may shift, and if they do, you may be out hundreds of dollars with no accountability from the leasing team, GM or Accounting Team. I truly hope Greystar leadership revisits their practices at this location. Thea may be a beautiful property, but no building is worth an experience like this. read more

unfortunately quality of living at Thea has gone downhill. Very strict on hosting guests and expensive guest parking rules. The jacuzzi has been broken/closed for over 1 month (ridiculous considering the rental high price point). Unsafe lack of security measures as multiple shootings, theft and crime have been reported & documented. Not to mention it is annoying that daily parking is on the 6th floor. There are plenty of other options to choose from, I would recommend checking out other actual luxurious alternatives that are comparable in price. read more

I am a resident at Thea, and my designated parking spot was repeatedly occupied by an unknown vehicle. I called countless times and even went to the front desk in person to report the issue. I was forced to park in the guest parking area due to the unauthorized use of my space. Despite proactively informing the management in advance and requesting immediate assistance, no one helped me. As a result, my car was towed by the towing company, and I was forced to pay an outrageous fine--all because someone else parked in my assigned spot. The management team showed zero accountability and kept passing the blame around. The staff only responds quickly when it benefits them financially. In all other situations, they are dismissive and unhelpful. Even worse, I've personally experienced clear signs of racial discrimination--non-white residents are often ignored or treated with noticeably less urgency and respect compared to others. It's unacceptable and deeply disappointing. Who can guarantee that no unexpected issues will arise while living in an apartment? And when they do, you'd hope the management would support their residents--not abandon them. Do not trust those fake 5-star reviews. If they were real, there wouldn't be so many 1-star ratings and angry complaints from actual residents. Living in this building was the worst decision I have ever made. Please, stay away. read more

Makes me want to move and not deal with their shady maintenance team. EV charging is slow Bidet connections but they won't let you connect to it. Not really the luxury it's hyped up to be. I lived at Thea at Metropolis for two years, and at first, the maintenance team was very responsible. However, during my second year, my apartment ceiling started leaking in the middle of the night, flooding the living room, bedroom and closets. After the initial repair, part of the wall was opened up to dry the moisture, but it took two months to fully fix the issue. When we discussed compensation with the apartment management, they told us that our request had been forwarded to higher management. However, despite multiple follow-ups, we never received a response. The following photos show the state of our apartment after the repairs. My leasing agent, Krystal was the best! She gave me a great tour, answered all my concerns, and was so helpful!

Literally 5 stars because of the staff they are so helpful and friendly! The building is gorgeous definitely a 5 star hotel vibe. Its quiet bit too busy and The tenets seem to be pretty nice as well. I really loved the security as well I definitely feel safe especially with the front desk always checking with me before letting anyone up, wish the balcony's had more sun, the dog park was bigger and the smell could be controlled someway. But other than that no complaints 2 years update. They definitely need more staff, the elevators are always dirty, the dog park is disgusting my poor pup has gotten multiple infections so we have to walk outside. Numerous of incidents happening that put our lives at risk! Medical examiners were here and 10 police cars and all they told us originally was there was a "private matter". We had to go on the citizen app to really find out the truth! Security us to be really tight but now there's more residents it's not as good as it was. Between the fights, drugs, shootings, it makes you scared to even leave your unit. read more

This place is complete garbage. The amount of times my transponder for the garage doesn't work is actually sickening. The guard wouldn't allow me out of the front gate because I had a rental car and it didn't match my transponder. Wasted 30 minutes and was late for work. My transponder has been super spotty the last 8 months. I'm on my 3rd or 4th one. My apartment had a leak and they ran fans for 30 days. It led to a cockroach infestation. They reset our fobs multiple times without telling us when workers entered our apartment. The bald metropolis guard with a beard and glasses basically implied I was stupid due to my speech impediment. I complained to both managers at each building. Literally nothing was handled because they are incompetent losers. Id rather drink bleach or live on the streets in skid row than stay here after my lease is up. read more

I absolutely love Thea! The location itself is perfect. So close to freeways and located so close to shopping and great places to eat. The staff was amazing during our tour. I have a friend wanting to move in and we loved the staff and building! Keith, Darryl, Nataly and Ernesto create such a great environment for the tours. Everyone chimes in and welcomes you even when you just your! How amazing is that. We have been on so many tours of downtown properties and other areas and no one has yet to give us customer service like they did. Definitely a great place to live!
