I've lived at Circa LA for a year now, and it has been an absolute nightmare from start to finish. What should have been a luxury living experience has turned into constant frustration, stress, and feeling completely unsafe in my own home. The final straw was when maintenance or a vendor, they refuse to disclose, entered my unit and my jewelry went missing. After bringing this to the leasing office, they completely dismissed me and told me to file a police report. No follow-up, no concern, no accountability, nothing. It's beyond unacceptable. You expect to feel secure where you live, but that clearly isn't a priority here. On top of that, the building has ongoing plumbing issues. There are water shut-offs 2-3 x a month, the hot water frequently has issues, and sometimes the water comes out murky. For what residents are paying, basic necessities like reliable water shouldn't even be a question. Between the lack of security, poor management response, and ongoing maintenance problems, living here has been a terrible experience. Do yourself a favor and look elsewhere. I lived at Circa for two years and recently moved into another building in the downtown area. Here are some of the positives and negatives when electing to move into this community. Positives 1) Most of the units are spacious with higher than normal ceilings, especially the living room areas. 2) The building is located at the heart of LA Live. 3) While limited, amenities are for the most part maintained well. Negatives 1) If you live on the west tower, there is A LOT of noise on Figueroa Street. If you live on the east tower, the nearby metro makes a ton of noise making you keep your windows closed to mute some of the sound. Every month, there are illegal street racing at midnight, which invites crowds that are only there to cause trouble. See picture of street take over that happened recently where a mob invaded the building lobby. 2) There is a lot of traffic exiting the building...the convention center's renovations is something that has added to the already bad traffic. 3) Management uses a lot of their vacant units as airbnb rentals. This wouldn't be a bad thing if they properly screened their customers, which they don't. So expect a bunch of druggies and party crews to ruin your sleep. Also, not a good place if you have children as you'll random people roaming the building and structure. 4) The building water pipes are always breaking down. This means every month, there are hallways and units getting repaired for damages. If you are not directly impacted by the damage itself (water damage directly impacted me twice during my two years living there), you will experience slow elevators, unusually higher than normal water utility bills and water being shutoff during random parts of this day. This happens all the time at Circa. Far from luxury. 5) They don't offer a lot of community events and whenever they do...they offer them at noon on a weekday to ensure attendance is low. 6) You get random high charges for utilities as they allocate them to every resident regardless of usage. To make matters worse, they don't explain their calculation and send you late adjustments which they added to your rent for the current period. 7) Leasing and Management is extremely incompetent. Whenever you have a question, they ignore you even when you visit, call or email them. Be very careful when you move out as they will randomly add utility charges in arrears and repair charges that don't make sense. The manager in the community will ignore you and more busy taking picture of himself and trying to be an influencer than actually focusing on his job. This is why I give this community 1 star and I had the option to give zero stars, I would happily do so. Save yourself money. Don't fall into the trap of living at Circa and stay away from the community. There are a ton of better options in DTLA. read more

Multiple attempts to schedule a tour with no success. They will cancel your tours day of or day before with no response. They don't do follow up phone calls to any online submission inquiries. If you call the leasing office, you can't get ahold of someone. If you go to the leasing office, you can't get ahold of someone and they have security communicate on their behalf. I was finally put in touch with a "Leasing Specialist" who took down my information and said the staff would call back to confirm my tour/appointment. They never called back so I escalated again. Received a number to the office that went straight to voicemail (apparently the number on the website is non-working according to the Greystar rep). I was assured me there would be follow up but still no response. Another Greystar example of a management team that does not care about their building on the leasing or resident management side. Good thing there's many nice apartments in DTLA to choose from. read more

Current resident here. I've lived in Circa LA for a few weeks now & so far I really love it. The view from my unit is absolutely stunning & everything inside the apartment is upgraded. This apartment really gives you a luxury living experience. I do have one piece of constructive criticism. This apartment needs to be wayyyy more strict. If someone walks in claiming to be a guest, PLEASE do not walk them up to my room?!? That is so dangerous. I heard from a friend who also lives here that they even keyed someone inside his room when he wasn't home. THAT IS NOT OKAY. That aside, the amenities are great, parking has been easy for me, I truly have been loving being right in the middle of downtown with this view. read more

Review mainly for the parking situation. Love the layout, streamline one direction parking once you enter from either Figueroa or Flower Street. They have helpful attendants close by, security for the inside and levels upon levels. We paid a flat rate of $30 for the day and the garage is open 24/7 and being downtown from 1045am til about 515 pm for Los Angeles Comic Con we absolutely were grateful. Some of the exit signs are a little confusing as you can see multiple at once, but I love that cars aren't coming in both directions when you're driving in. It's very ADA compliant, EV friendly and even the compact spaces are wider so most standard vehicles can actually fit. The elevators are efficient and quick and the lobby for residence is very nice. I do recommend leaving your ticket on your dashboard as you may need it to get out, however we didn't as they had extra people on deck in the late afternoon when LACC was closer to wrapping up. It's near quite a lot of good eateries, gastropubs (like 33 Taps), event spaces like the Crypto Arena (literally diagonal on the Figueroa Street side) and several pockets of DTLA. Reading up on these luxury apartments with both residential and public parking I was amazed by the amentinites including the rooftop pool, tasting room, co-working center, modern fitness center, lavish windows for natural lighting, outdoor yoga (and pilates) area, spa, fire pits, pet lounge, sports lounge/rec room, concierge and more with 1 to 3 bedroom floor plans. It's steep but chic (lowest 1 bedroom 1 bath starting at just above $2600, and you're getting quite a lot - see Zillow, Apartments dot com and their website for more info, pics, inquiries and virtual tours). read more

I've been living at Circa for 3 years now. I love the amenities and the location being in the heart of South Park is nice. It's walking distance to everything from concerts to bar $ restaurants, but it can be noisy at times - which is expected with DTLA living. My only issues here are the water issues, they're always doing Maintenance or emergency repairs so you water will be turned off for a full day every other month. read more

Visited a friend at Circa recently and wow -- this place is stunning. The whole property feels like a luxury resort with amazing views of downtown, beautifully designed spaces, and a super chill vibe. We were trying to find the pool and ended up stopping by the office for directions. Kevin from the team was so helpful and actually took the time to show us around. He was super friendly and made us feel totally welcome even though we were just guests. Honestly made the whole experience even better. No one is to blame for this prolonged nightmare but myself--I chose to transfer units instead of leaving when they originally agreed to let me out of my lease, but unfortunately I just swapped one hell for another.. Take the other *low rated* reviews seriously, because you truly can't make this stuff up. I was at the restaurant next door recently and a neighbor said that living at Circa feels like being in prison and, honestly, I felt that. The constant plumbing problems and the unpredictable lack of hot or cold water (depends on the day and time of day) are relentless. Another neighbor said he burned his skin off from scalding water... I wish I could relate, because 90% of the time I'm stuck taking freezing showers or the temperature swings from one extreme to another ON ITS OWN. Do yourself a favor and don't move here. This place is not for the faint of heart... and all of this while they charge a premium. This building feels held together with bubble gum, tape, and paper straws for pipes. DON'T DO IT. read more

IF YOURE GOING TO PARK HERE FOR CRYPTO, DONT. There's thieves in this parking structure. Items got stolen out of our car while at the DAYTIME Kings game, and there was visible remnants of a broken window in the parking spots next to us, meaning there was a huge hit on several cars here. The parking attendants don't give a sh!t (probably in on it) and there's no cameras around either. Your car IN GENERAL or anything it in are NOT SAFE HERE! Do not think you're getting a hook up by paying 2x an average parking rate. Definitely do not park here out of convenience, either. There's no security in this structure. read more

I am a current resident here at circa and My entire living experience has been a huge disappointment. I pay $125 a month for what is supposed to be a "secure" parking garage in a building that costs me over $4K monthly, My car has been repeatedly broken into--valuables stolen without any resolution--and just last night, my motorcycle was stolen from the same secure parking garage. The parking structure is clearly not secure: they let anyone access any floor, there's no security patrolling, and it appears no one ever knows who has access to the cameras. This is nowhere near the luxury living they advertise. The management is shockingly unprofessional and utterly indifferent. When I reported these incidents, I was brushed off with the excuse that parking isn't even their responsibility. I expected a safe, luxurious environment commensurate with the high rent, but instead, I got a system that leaves residents vulnerable to crime. To add insult to injury, the front desk staff is completely unknowledgeable and unable to provide any useful information or assistance. I'm breaking my lease immediately, and I wouldn't recommend this place to anyone who values their property or safety. read more

I never received any notice about damages to the apartment, but they charged me $640 for painting the entire apartment. The unit that we initially moved into had a very strong smoke odor and when we informed Josephine, she immediately took action. Despite the repeated issues that arose during our move-in process, Josephine was always very approachable and took care of every problem immediately. Circa changed the payment system. I set up autopay and received a notice that there was a small balance. I was not sure if I was shortage of the payment or I was charged extra since I set up autopay in my account. My payment is set up higher than the total amount of monthly rent. I called leasing office to buy a new parking pass, the receptionist Moises did sell me the parking pass with the excuse that I had a balance in my account. I told him that I could not access my account since the system changed and I would check it later. I was at work. He still did not want to sell me a new parking pass. Moises tried to make thing difficult to residents and everything is just MONEY even I have been stayed in Circa for 5 years and always pay rent on time. I guess they should improve their customer service and train their staff how to deal with customers better read more

I WAS HELD UP AT GUN POINT AND THE STAFF COULD NOT CARE LESS Parked here for the Clippers Game on October 19th 2023. My friend and I got held up at gunpoint in their elevator and the staff could not have cared less. Literally, not one person even asked if we were OK. They wouldn't even cooperate with the police who requested to see camera footage. I would highly recommend against parking in his hell hole let alone staying here. read more

I've been living at circa for about 2 years...still really loving here. Switched from east tower to west and I'm loving it even more. The units are thoughtfully made, the views are amazing, the building is well maintained, the people are solid, I've made friends with lots of the residents, the building events are sophisticated and well curated and any problems I've had in my unit have been addressed quickly. I have my favs for sure...Martin, Jose, Josephine and Micheal always get it done for me but anytime they're not here, the other folks are friendly and efficient too. Feel really fortunate with this team, they make sure the resident experience is a good one, if you've lived in a building with bad management, you know how important this is. read more

My spouse and I had a highly disappointing experience with Circa Apartments. Initially, we scheduled a tour for June 30th, only to receive an email on June 29th stating that they were overbooked and needed to reschedule. I called on the same day and was told they could fit us in on July 1st at 4:30 PM. When we arrived, the man at the front desk was engrossed in his phone and didn't notice us until a woman behind him got his attention. He responded that he was so "spaced out". We sat down to wait for the leasing agent, but then the concierge called us back up to ask if we had an appointment. I explained that our original appointment was for June 30th, but they had rescheduled us for July 1st. He asked for a confirmation, and I questioned whether speaking directly to someone on the phone to reschedule counted as confirmation. He informed me that the property manager was looking for an available leasing agent for the tour. Ultimately, I informed the concierge that we would not be touring Circa Apartments, despite having a previous appointment. The lack of organization and professionalism was evident, and I would not recommend this place to anyone. Definitely feel as though we dodged a bullet with this place. read more

Do your research before signing a lease here. This is NOT A LUXURY BUILDING! The majority of the 5 star reviews are from people touring the property (it shows well), people who visit the pool because they have Resort Pass, non-residents that are visiting for a few hours, etc.. Pay close attention to the people that live here that leave reviews. The majority are negative. The building is falling apart and the management team is atrocious. We get Right of Entry notices regularly for something to be fixed. We get weekly emails stating that one quality of life issue will down for one reason or another (i.e. no water, elevator shut off, constant fire alarm testing that spanned an entire day, etc...). If you work from home like I do some days, stay away. The Circa team thinks this is the Four Seasons but in reality it's Motel6. P.S. - Brian in the leasing office is horrible. read more

I made a grave mistake by living in Circa for over a year. The building is in a state of disrepair and perpetually dirty. The 8th floor reeks of dog urine, and the elevators and water systems are constantly out of order, undergoing maintenance or experiencing leaks. What makes this situation even more frustrating is the incompetence of the management, Kevin and Luke, who consistently refuse to address any issues. To make matters worse, Circa permits Airbnb rentals despite being prohibited in the leasing contract. I've complained to management about my neighbor's Airbnb and reported multiple incidents involving Airbnb guests, including police calls, attempted break-ins to my apartment, harassment and employee had open my package and stole the context. Management has shown no interest in taking action. Additionally, marijuana smoking is rampant throughout the building, despite it being explicitly prohibited. There were also numerous car break-ins due to the fact that the building is not fully secured I've attached pics. Furthermore, Circa has been involved in controversy, leading to a criminal complaint against its employees for attempted rape. You certainly don't get the quality and peace of mind for the price you pay. I strongly advise you to stay away! I'm glad I'm no longer living through that hell. Lots of plumbing and elevator issues. I live in the west tower facing the hotel and have seen more than my fair share of exhibitionists (mostly men) so I have to keep the blinds down. Super loud - constant fireworks, ambulance, gunshots, street takeovers...it's wild and pricey. read more

The best thing about this apartment is the maintenance team- Martin is super helpful and really attentive to all of our maintenance requests. Other buildings may take a week or more to address a maintenance issue, but the maintenance here is extremely fast and can get things done on the same day or in just a couple of days. read more
