There's an unfortunate trend in the market I live in (Seattle) of local lenders insisting that it's a huge advantage to use a local lender if you want to win a bid in a competitive market. They have a big incentive to convince you of this; however, I've personally found it to be completely untrue. At the end of the day, the seller primarily wants a clean, high offer than will close quickly. Sellers want someone that waives inspection contingencies (preinspect to do your due diligence) and obviously they prefer the highest bid. The other thing sellers often want is a fast closing time. I'm skeptical that they're concerned about the physical location of your mortgage lender. Fortunately, Jennifer is extremely fast to respond. She promised and delivered on a fast closing time and is transparent about the entire process. I tried quicken loans and they'd never respond to emails via e-mail (always would call me when I emailed them), were hesitant to give you rate updates (talked around in circles about how it depended on the property) and were generally difficult to work from. On the local lender side, I ran into issues getting rate updates and I felt they used scare tactics to convince me to use them. Specifically I was told I could lose my earnest money - which doesn't make much sense. If you're worried about that don't waive your financing contingency. At the end of the day, Jennifer had extremely competitive rates and lender credits to offset closing costs. She was helpful and responsive, and got the job done. Someone bid $26k more than I did and I won the offer in part due to a promise to close quickly. I was in a competitive market and having loanlock and Jennifer as my lenders wasn't a hindrance but an advantage. Thank you! read more

As a real estate broker, I know that buyers need a coordinated team consisting of their realtor and lender to achieve their goals. This includes finding the right home, achieving their financial goals and closing on time, all stress free. On a recent transaction, this lender was extraordinarily uncommunicative, ignoring emails, texts and calls. They were late in ordering the appraisal, late in providing the required disclosures and did not close per the contracted date. This affected our mutual client as well as the sellers. I emphatically do not recommend this lender. read more

It's never easy searching for reliable, professional, and trustworthy service. The abundance of companies to choose from don't help either, just search mortgage rates and you'll find out. Went on Bankrates.com one day to check rates and like most mortgage websites, it requires a little more information to give you a customized rate. I was hesitant at first, because I didn't want to get bombarded by phone calls and emails. But to my surprise, it came back with a few leads from companies that could meet our demands and LoanLock was one of them. A few of the leads sort of brushed me off because of my demands, but Israel Ibarra from LoanLock assured me that he'll do his best to meet my needs. Keep in mind, these mortgage brokerage companies are always busy because they make money by closing deals. However, as busy as Israel was, he always tries to answer your questions and concerns as quickly as he can; usually by email or text and phone if it's important. My wife and I have a rental income property that we've been having trouble refinancing the mortgage on it. The issue was self employment income; for whatever reason most agents and mortgage companies struggle with it, and we were denied a refi twice. I would give them a 2.5. Jennifer was good - patient and professional. I used this company to purchase a multiunit property. The company, as a whole, did a mediocre job. Early in the process, the seller and I negotiated a credit. This made its way into an amendment to the purchase contract, however it was not written clearly. Unfortunately, loan lock didn't review this until literally the last hour of closing. Then, they notified me and told me that it would not be approved as written. They then had to come up with a reasonable alternative. I also found that later, during another transaction, other banks seem to have better rates. read more

Let me start off by saying Jennifer Chang at LoanLock is the BEST. We probably would not even have our first home without her. First, Jennifer is RELIABLE and PATIENT. We were first homebuyers and were not familiar with virtually anything about how mortgage works. Jennifer made sure that we understand and feel comfortable/safe in every step of the process by providing thorough explanation of each step in getting the loan. She promptly responded to each one of the millions of questions we had while working with her. Second, Jennifer is EFFICIENT and PROFESSIONAL, simply beyond expectation. Jennifer made literally zero mistake on every document she produced. This means you do not waste time fixing errors and forwarding documents back and forth (We actually worked with Wells Fargo before meeting Jennifer. But, the people at WF [and their sub-contracted agencies] made many mistakes on the documents. In addition, they were super NOT response. Not to mention our time they wasted, we almost lost a chance to have our first home). Lastly, I know I am repeating myself but, Jennifer is simply the BEST. She got us the interest rates A LOT less than what we had previously agreed with Wells Fargo. I was shopping around for a possible refinance online, filled out some information, and of course several companies came calling, quickly. Of those companies, only Loan Lock had a superb rating with excellent reviews. I was put in touch with Tommy Minesaki who called me promptly. Being a little skeptical of mortgage sales people, Tommy was perhaps the most professional mortgage broker I have ever worked with, and I've worked with a lot. I gave Tommy the basic information he needed to give me some estimates for different loans. Tommy, and Loan Lock, had some excellent options for me. There was absolutely no sales pressure whatsoever, and Tommy let me be to decide on the options available, but always there for any questions I had. After some time, Tommy gave me some even better options with great lender rebates due to the rates having just lowered. Tommy found me a rate with incredible rebates, which ultimately cost me NOTHING AT ALL. AND....after a week or so, Tommy came back with .50% lower with more lender rebates. I now just closed and funded a refinance with nearly 1% lower than my original loan from only 7 months ago! At the end of everything, I wound up making money in this deal, with the exact amount of loan as started. I can't give high enough praise to Tommy and Loan Lock for their very processional, efficient, superb customer service. They save me a lot of money. Tommy was always available to answer my phone calls, day or night. He even picked up while attending his child's baseball game and answered all the questions I had at the time.
