I have to say I've never had a bad experience with this management company. Every time I call the receptionist is so polite to help me speak to the correct person. Last time I called I needed insurance information for my mortgage company and was able to speak to the insurance department. The lady was so nice she helped me get the insurance contact info for the agent and they were able to get me the certificate of insurance ASAP. It's great to know my association is in good hands with Lordon. read more

I live in La Mirada Landmark in La Mirada, CA. Lordon is the property manager and I have to say they are ok. The onsite girls here are very nice and property maintenance is done routinely. We have active board members, so that helps. I have not been put into a situation where I had to call Lordon management over the phone, so that is one headache I don't have. read more

I live in Shadow Oaks area, where Lordon Management managed. I have many issues with gardener HOA hired, and they totally broke 16 sprinkler heads in my yard. Many time I called Lordon Management, I had to leave message every time. In average, I need to call more than 3 times and leave three messages to get response. They are sucks! In the past two months, gardeners have not come in to mow the lawn. Plus all different kinds of the weeds have grown with the lawn about 1.5 ft high, and they never do anything. Responsible gardener would apply fertilizer and weed killer during spring, but HOA gardener in Summerwood II never did. Now they do not even mow the lawn. I called Lordon Management, left message, again, no response. Lacking of lawn services happened to me twice in the past 18 months. In the other words, 4 out of past 18 months no gardener come in for services. So I called again, and I had to ask receptionist to call for Summerwood II maintenance. It became the only way to get in touch with someone in Lordon MGMT. Owners pay HOA on time, and if we can not get very basic service stated in HOA coverage, should we hold HOA fee until this issue is resolved? Or we should pay partial of HOA, and hire our own gardener who is qualified and responsible? How about the 4 months w/o mow services? Should we get refund or we should be given credit? When we have our own gardener who did not performance their job, we either ask refund or end their service. So I write to board directly. read more

I agree - Lordon Management is one of the worst companies to be involved with. My experience with them is a little different. It appears that my neighbors, who took a disliking to my daughter and I, are friends with the HOA board. The HOA board takes all the neighbors complaints to the Management Company who sends me nasty letters threatening fines. All the complaints were unfounded. The neighbors just outright lied and the HOA board listened to every word, but worse, Lordon Management took everyone at their word as well. I had my day in front of the board and filed a written rebuttal with them. I had only lived in my condo for six months when the neighbors started getting the HOA board and Lordon Mgmt to harrass me. The charges were dropped because I was smart enough to document it all, and offer a good debate. However, I just received another letter. I am in violation of a patio covering that must be removed because I did not receive their approval to put it up. Well, I DID NOT put it up!!! It was there prior to me purchasing the property, approved by the HOA aka Lordon Management, for sale as is. If this isn't harrassment, I don't know what is. I am one of the only minorities (Latina) living in this complex. I have a feeling that the boards, as well as Lordon Management, may not be too fond of minorities. Anyone else feel that way? I'm sure that is the reason my neighbors don't like me. Would love to hear more from other people having problems with this company. read more

The worst management company! Lazy and the work never gets done!! My roof was leaking and I've contacted them both through phone and email over 6 months ago and the work is still not done!! The only thing I heard from them is they are not responsible for the damage inside. So, why don't you fix the damn roof before I spent another thousand dollars on fixing the damage!! They've raised the HOA fees and no work is being done !! However, the board member's roof got fixed immediately, is it how this works? The board member gets everything they ask for and needed? Very unprofessional!! The same board member lets her cats roam outside and they are everywhere! on my roof, garage, backyard and also our neighbors have same problems. The worst part is the fleas, my daughter and husband got flea bites! I've complained and also no response from Lordon Mangement. I own a property in Rancho Cucamonga CA its in the Hawthorne's gated community that is managed by Lordon Property Management Co They are Horrible, If you are on a board of directors for a homeowners association Go anywhere but to Lordon. They sent me a letter back in February of 2017 saying that I needed to trim my palm trees or be subject to action. I have never had any trees on my property. None!!! I took photos of the house and e mailed them to Ruth Gallarzo of Lordon Property management and called her. she said she would go by the property and see if I had any Palm Trees. Well she never did and when I tried selling my property they put a hold on the escrow so my deal could not close. They did nothing until I threatened with an attorney. What a joke. they should do the industry a favor and close their doors. read more

This company has been hired to "manage" the town homes I live in. My car has now been towed twice because Lordon management has not mailed me out my updated parking permit in time. In addition, They failed to put my car on a safe list. I've lived and paid my parking permit fees for quite some time now and it saddens me that they refuse to do anything about it. I am now out over 800 dollars and have been late for work twice now because a proper system is not in place to protect my vehicle from being towed. All I would like is to see this process be improved and be reimbursed for my car being wrongfully towed. Unfortunately, they have failed to do so. read more

This company started managing my HOA about two years ago and started accusing me of not paying my HOA dues. Our property manager at that time was Maria R and l tried sending her copies of my cashed checks an she would not help me. They then transferred my account to their attorneys office and they put a lien on my home and took me to small claims court. I meet with Diane L from the attorney office at court and showed her my cashed checks. She seemed to understand and said this happens a lot with Lordon Management and she will go back to the office and get my account corrected, so we kept the next court date so she can show proof to me. The next court date she did not show up. She then proceeds to contact me by email and demand l need to send money. I said why if l was not in the wrong and told her to correct my account and reinstate it so l can start making payments again. She said she wanted money before she would do that. I sent her $560.00 and she then asked for more money to reinstate my account. I requested a meeting with my HOA board members in and we had a new property manager Sara R and l showed my cashed checks to them and they verified that all payments had been made and told Sara R to reverse all fees added to my account and reinstate my account and l was told to start making payments again in October of 2018. I mailed my payment in and it was returned back to my bank from Lordon. I had another meeting with my board saying my account still hasn't been reinstated and l have received anything showing the fees reversed and the lien removed. They told Sara R again to correct my account and to notify me. The notice l received was that another lien was placed on my account with more legal and attorney fees. I reached out to Donna, Vice President of Lordon hoping she could help me because the error was on their paper for not applying my payments l sent in and they cashed. I sent her all my documentation and explained everything to her. She responds l have to pay all fees and liens. This is not over because all these fees were because of their error and l have all my proof and the letter from my HOA telling them to reverse all fees. read more

You're lucky if you get a live voice to answer the phone, and if you're not so lucky and are forced to leave a message, don't hold your breath because they will never call you back. I have been living in a property owned by Lordon Management for about 3 years and its has been very negative experience. It seems like they only care about enforcing the parking rules they have and no other one. I have had my car towed once and threaten to be towed on a number of other occasions but they don't really seem to care for all the littering and people jumping over the walls and drug use that goes on. Lack of onsite staff really hinders this place and what's the point of having a security guard on site if they still break into cars, mine has been broken into a few times. The property I live in has a lot of potential but if they stop worrying about cars being in "inoperable" state and start worrying more about cleaning the property up a bit it would be a nice place to live in. Also I've had the same issue when I call I always get a voice mail so I stopped trying to call. read more

There are so many things that have happened between myself and Lordon management - to start with lack of returning phone calls or fairly dealing with requests (happy to provide email proof of this as well). Not dealing fairly or ethically with me and the issues I have with my disabled son (refusing entry to a service to change my flat tire so I can pick up my son - and even though it is allowed per the CC&R's they refused them entry and then called the police to try to have me arrested for trespassing). Deciding when to enforce the rules and when not to...based on who we vote for as our HOA board president. Completely rude, unethical, and I would highly recommend that if you find yourself looking to hire a management company - run away from Lordon Management. I have lived in an HOA community for over 30 years, and the last 2 having Lordon Management at our new home - and it has been the worst experience ever! Josephine Perez is terrible, and the company should fix their problems instead of trying remove completely truthful reviews of the experience. I should state that I love living in an HOA community, and we follow the rules - but the mismanagement that this company has brought to our community is truly sad. I wanted to follow-up to Dave B's review and Donalea Bauer's response. Yes, there is a frivolous lawsuit by the HOA against myself and Dave for starting a facebook site. We started the first one and the president of the association then started one himself. Then sued us to stop our page because he doesn't like what people are saying. There is a counter suit against the HOA along with two other suits against the HOA. Donalea knows for a fact that 2 years ago, myself and one other individual came to see the owner of Lordon. We did not ask to meet with Donalea, but she was there. After the meeting, we cc'd her on many communications and she took no action. In fact most emails were not answered and if they were, it was a week or two later and the issues were well in to other states. Ultimately this other individual filed suit on our HOA, Lordon, the president of our HOA and the property manager at Lordon. This could have been avoided with good management and a good HOA attorney. We have neither. I would NEVER EVER move to a property managed by these people...did I say NEVER? read more

If you even paid attention to any of the calls, board meetings and issues raised you would know I was addressing the walk in gate on the Gallitan Road side of the estates. This gate has been open for months and it has not been repaired. The gate is wide open for all to enter and I'm sure has contributed to the rise in crime. Lordon Managment's/Terrance View employees are rude! I'm a real estate agent and have two listings in one of the buildings they are managing. I have left voice mails,sent emails, and spoke to at least 4 different people and Specially Crysta Amato, they throw me from one department to another for over a week! Their manager received my calls, emails, and voice mails, yet, ignored and went on Vacation. I wanted them to give me information for open house rules and regulations on the building, it seems like no one wants to be liable for what they say. Horrible, Horrible company. I have experienced some of the same issues as everyone on here with a comment. From the day I bought my home in their community I haven't seen tons of things done. The front gate has been broken and never any attempt has been made to fix it, yet they have a front gate maintenance fee in their annual budget. The homes are all in dyer need of a new paint job, tons of homes have leaking/damaged roofs, which mine personally was leaking and after leaving several messages, they sent someone out to just come and cover the roof with plastic. About a year later and having to come out to replace the plastic because the hot summer sun dried it up to pieces. that is ridiculous to have to wait that long and they do like one home. Leaving tons of others with damaged roofs covered with plastic. My patio covering made of wood has been rotting from termites since I bought the place and after requesting they come out to replace it, they took forever to finally contact me back, only to say, they don't have the funds and we will have to wait. They will take their time to try and go around and do a few at a time. Well its been since 2005 and I still have the same termite infested patio. I am just one of the luck ones who's patio covering isn't dangerously trying to hang on. One of my neighbors coverings has rotted on one side and is dangling off. Talk about super safety hazard. It is only a matter of time, or a strong enough earthquake to shake that covering and it is coming right down. Hopefully not on someone's head. There has never been any security in the complex, but they have a security salary fee in the budget. Several owners have requested a guest parking pass, but they want to charge everyone $100 to get one. we own our homes, this is our complex, why are you charging for something that is rightfully ours. They are oh so quick to have your car towed though. when I first moved in I had my cable installed, which meant mounting a satellite. the company came out and installed on the roof. it didn't take them no time to come threatening me with a fine to have it removed to a different location. they don't respond to emails and phone calls for a long while, but they have no problem sending you fines. Money hungry crooks!! I have neighbors housing their many dogs within their front porch patios, barking all day and night and creating health problems by allowing their dogs to urine and crap all over the grounds and on the patio. It goes for days and the stinch gets horrible. I can't even open my windows for fresh air, because the house would stink like dog crap and strong urine. they would rinse the crap every so often with their hose and let it just go draining down the public walkway and it flows right under my gate and onto my patio. Just disgusting. I avoided even going out my front door and would just leave in and out of my garage daily, so my baby and I didn't have to keep stepping over dog crap or smelling the strong urine scent. What a feeling to be trapped within your own home and to make matters worse, the neighbors left for over 10 days and left their dogs locked in the garage and house. We only discovered this after the smell start to seep into my house. Before we knew it my entire house smelled like dog crap and pee. I was nauseated, eyes burning. My baby was having allergy flare ups. I called several times complaining to the association, I called the Humane Society, who did little to nothing and even tried the police department, but they just directed me back to the Humane Society. I ended up having to cover up the vents in my home with thick plastic and seal off the smell. Eventually, I had to move out. Between the dogs barking and disturbing me and my families sleep and the extreme health risks dealing with the dog waste on a daily basis. Lordon Management did nothing to come out and address this issue. But of course they were steadily increases the monthly assoc dues. Paying them $210 a month for them to do nothing. I suggested that they reduce the dues and they may have a more successful chance of getting everyone within the community to be able to pay. Increasing the fee on and on will eventually start to make everyone fall off. Everyone has a budget and a cutoff point, when they can't handle something anymore. Anyway, there is so much more I can go on and on regarding this crappy place. I am thinking of filing a suit against them and already filed a complaint with the BBB. Whoever comes on here and reads this review, if you are interested in providing me with a statement regarding your negative experience with Lordon Management please hit me up, so we can discuss further. the more people I have backing up the allegations against them the better. I have a rental property in Riverwalk 9 HOA for more than 6 years. I am fined previously twice, even taking care of the issues in few days after receiving the letter. Then after 4 years I received a violation letter from the HOA. I paid attention to the letter this time. The letter was written on 8/1/2017 but mailed on 8/7/2017 and I received it today (8/10/2017). I believe they are going to fine me tomorrow (10 days to mitigate the problem). I do not know, how long they are doing this. May be for long time. Should I write to the board members for through investigation? or the reader's have other suggestions. read more

Ugh, why can't I have negative stars!! This company SUCKS!!! We're selling our property and the loan officer for the buyer has called their escrow department numerous times to get information and no one bothered to return phone calls. I had to e-mail and finally found out that another company handles it. And I finally received a phone call from that department, from this witchy lady Jennifer telling me that their voice mail message states that if we need certain info to go to a certain website, which it DOES NOT!!! I told her that she needs to know that their voice mail doesn't say that and they should check to make sure and she says "No, I don't have to fix anything." Well duh, stupid lady, you've never actually called yourself so how do you know it's correct. I've called that department several times and all it says is to leave a message, nothing else and supposedly it has a long message...which it DOES NOT!!!!!!! This company is unprofessional, rude, doesn't know what customer service means (and that's the business they're in), doesn't know how to do their job. They delayed our escrow and are delaying our purchase. It doesn't seem like anyone there works since no one ever answers their phone, hello, phone, when it rings, answer it! My house was torn apart by one of your HOA ( lake grove ) I have called and have been giving the rub around about why they tore up my property. I have witnesses photos and videos. I have tried to press charges but was advised by my lawyers to attempt to resolve this because my son and the managers son were friends and it was complicated. Long story short. My property has been torn up for almost 2 yrs. I have received only one call back and it was from a woman who was aggressive and verbally insulting my sons character. Please contact the company that the HOA used and get an itemized list of what they dis and why. They entered while I was on vacation due to a plumbing leak. Please please help resolve this. The manager from the HOA is claiming to have never had anyone enter my unit and claims they did no damage I'd love to meet with you and show you the videos , photos. They have a ridiculous operation with incompetent staff that never returns phone calls. I concur whole heartedly with all of the negative reviews. Today, for the third time, I called the emergency line to report that my roof was leaking due to the rain. My roof was replaced in late October / early November last year. The first time I called, I explained patiently that the roof was leaking from the laundry room and that it was pouring through the light fixture. The on-call person proceeded to discuss for 10 minutes how her daughter took great pictures of the lightning. Picture my face as I am listening to her babble while water is pouring through my ceiling. Tri-Mark, our repair company, responded quickly after they were finally called by Lordon; they tarped the roof and explained that the leak was coming from around the A/C unit. My A/C was replaced in June, 2010 (prior to the roof). The owner of the A/C org strongly recommended that Lordon notify her when the roof was replaced so she could ensure the A/C unit was properly seated after they took it out. Lordon, of course, did not do this. Instead, they allowed the roofer to remove and reseat the A/C unit. The Tri-Mark representative explained that the A/C unit was not properly seated and was causing the leak. To add additional perspective, this is the same roofing company that, while working on another building's roof, walked off the job. The roof on the building collapsed during a rainstorm; all four homeowners were displaced for over six months. One of them is suing the association. The roofing company claims the reason they walked off the job is because Lordon did not pay them for the work they had done in earlier weeks. I don't know if that is true or not, but I do know that the company is now bankrupt because of their association with Lordon. After the first incident with the roof, I called Lordon to find out when the repair to the roof would happen, and when someone would be assessing the water damage inside the house. No response. During the next rain, the leak started again. An addition leak started in my bathroom as a result of the other leak draining downward. The leaks started at 4:00 in the morning. I called the emergency number; 40 minutes later I still had not heard from Lordon and had to call back. The answering service said they had not been able to reach the oncall person. I explained to the answering service that they needed to escalate because the longer the leak continued, the worse the damage would be and the more expensive it would be for the association. It took over an hour for someone to respond. By this time, my ceiling had started bubbling. Tri-mark sent someone out as fast as they could to see what had happened with the repair. They came back and said that nobody had been out to repair the roof (obviously), and that the tarp had been blown off the roof from the wind. They put down a new tarp and said to ensure that Lordon fixed the roof as soon as it was dry. I called Lordon the next day and was transferred to an answering machine. I never received a return call. Today I went out for 3 hours, during which time it started raining. When I returned both the laundry room and bathroom were leaking again; this time water leaked all over my clothes (at least $1000 worth of damage), and drenched the laundry room floor. The floor separated from the baseboard due to the water weight. The water leaked through the 2nd floor to the garage ceiling. My garage ceiling is now stained, cracked, and the plaster is coming off. The ceiling in the bathroom and laundry room are bubbled; I had to move all of my clothes because it appears that the water has gathered, created a foot-long water bubble, and is ready to burst. I had to park my car outside because I am afraid the garage ceiling will start falling on the car. I called Lordon emergency and went through the ridiculous process of giving my information to them. I told them that someone needed to call me back in 5 minutes and that I was on the edge of losing it. Jennifer H. called me back; I gave her fair warning that I was angry, frustrated, and incredibly upset and on the verge of losing my temper. She said nothing, which was just the push I needed to lose it. Admittedly, my voice was raised to the point of yelling and although I tried to control my temper, I lost it for a very loud, long time. Jennifer told me that she wasn't going to let me talk like that; I could not believe that Lordon had people on call that were not trained to difuse a volitile situation. Instead she egged me on by telling me that I better be nice because this was the first time we had talked, and if I wasn't nice she'd hang up and make sure nothing got done. True to her word, she did, and never called Tri-mark. Fortunately, I had Tri-mark's number and called them myself. My floors, ceilings and property are ruined. The PM refused to call me even though the board asked her to. Lordon is a horrible company. read more

Lordon Management is a good company to work with. They have excellent staff members to take care of various aspect of business. I have known and worked with them in two different communities and always with great result. One of the communities has almost 500 homes and the other over 100 homes and overwhelmingly we are happy to have Lordon and Ms. Kaufman as our guide in our everyday workings. They are extremely knowledgeable in the HOA business and can answer almost everything related both in operation and legal! And when in doubt, they also have an excellent attorney they consult with before giving us the final answer! For the Honest folks, we like Lordon and Ms. Kaufman because they are there to help us doing the things in the best way to benefit our community, NOT Individual directors or member's desire. They do work closely with the directors to make sure every i's and t's are dotted and crossed and that we are not infringing on any law. And that my friends, when you are looking for an Honest, Trustworthy and loyal company and manger to work with, Lordon and Ms. Kaufman are surely the BEST choice! read more

I had a problem getting in touch with someone from the management company regarding a leaky window. Long story made short, after leaving a few lengthy voicemails regarding my concerns and eagerness to get this resolved, my calls were answered along with emails following up with me. I really can't say anything positive about them. Every maintenance issue (no matter how small) takes at least three calls and three weeks to accomplish. Follow-through is nonexistent unless you keep calling them. Sometimes you have to be demanding and use a threatening tone to get anything done. Their responses are often flip and dismissive. Within 24 hours of writing my review regarding my experience at the hands of a Lordon Management field employee, I received a Yelp response from Donalea, reaching out to me and asking me to call her. I called her and left a message and sent her an email expressing my chagrin regarding the very short notice I received to attend a hearing (Must have gotten the letter either on Saturday/or Monday) and the hearing was on Monday at 9:00 a.m.- less than 24 hours ! and I told her in no uncertain terms how upset I was with this individual, who has a very superior attitude. Donalea responded to me in a very respectful manner appreciative of what I was already doing having informed my buyer/tenant to take care of the two issues in question - keeping the trash cans out of sight and taking care of the lawn. In just a few words she was able to mollify and calm me down. Donalea told me my tenants had 30-60 days to make the lawn green. This field employee had told me tersely, they only had 30 days! I live in the hills above Diamondgate in Diamond Bar, Ca. We have view property that we have owned since long before these townhouses existed. Over the years, I have had to fight to have the hill cleared of weeds. Typically, I need to find the current Management company, and on multiple occasions, I have had to call the city and the LA County Fire Department. The last management company actually did a good job, and the hill was cleared before the start of fire season. Now we come to this year...when the brush clearance had not been done by July fourth weekend, I called the old company and was told they had been replaced by Lordon. I spoke to someone named Carolyn who returned my call, told me they were getting new gardeners, and the hill would be cleared before the end of July. Now we are in August, and when I called two weeks ago, I was told they need to check the property lines, with no idea when that might happen. Brush clearance should have been completed in May! I have lived in this home for 35 years, I know the hill is Diamondgate property, because one year a pool company we hired dumped chlorine water down that slope, and we were threatened with a lawsuit from Diamondgate. The pool company had to settle the claim with them. On multiple occasions, they have been cited by the fire dept. for lack of maintenance. They have a sprinkler system on the crest of the hill, even though they don't have it connected to a water source! Lordon Management has ignored my multiple calls, Carolyn's supervisor Ashley won't even bother to return a phone call, this is actually the least responsive company yet! read more

First of all, I have to agree with all the negative feedback that is being written about Lordon by the tenants. I have encountered numerous problems in the 5 years I have lived at my condo complex, just as recent as 3 weeks ago. Attending meetings is in itself the worst experience one could ever have. The "so called" board members and/or Lordon Representatives are down right rude and no matter how you present your case, its almost like your at fault, whatever the situation may be. I am not sure how this management gets away with treating people like they are nothing, yet we pay a pretty penny to them for our monthly dues. I think there is a problem when you have people writing more bad things then good things that this company has done, or lack there of. I can go into detail about all that wrong with this company, but it will just fall into deaf ears.
