This firm manages the Homeowner's Association we belong to, and I must say I was impressed with Lordon Management's responsiveness to a couple issues involving setting up my login information and billing. Hello Mrs Gallarzo, Per our conversation yesterday regarding inaccurate information from Ciara Cabral (property manager) three separate times informing myself and my realtor Deborah Downey (LIV Sotheby's Realty); receiving verbal confirmation about Short Term Vacation Rental at Pacific Pointe Unit 8 complex in Ventura.  This incompetence cost me an appraisal fee of $650 for my refinance loan and $350 inspection fee of Pacific Pointe property and countless hours preparing the property for STVR.  In addition, I called Ciara multiple times with no response causing delay in the purchase of the property forcing me to do the appraisal and inspection based on her verbal allowance for STVR which is an easy answer coming from a property management company knowledgeable about CC and R's procedures and bylaws. I received an email from Donalea asking if I could call her to discuss my concerns. Donalea is a breath of fresh air compared to Ruth. Donalea was professional and carried herself with customer service in mind. She calmly listened to my concerns and responded with an answer that put me at ease. She took the time to explain the processes that help me understand why things occur the way they do. Donalea explained things in a manner that educated me and help me gained greater insight and that made all the difference. 5 stars for Donalea minus 2 stars because Ruth is still there. read more

I am owner of a one bedroom condominium in Harbor Terrace, Long Beach. Lordon property became the management company of this HOA for 6 month and the HOA fee went up from $261.04 to $335.07 (for a small one bedroom (495 sq ft.). We have not pool,clubhouse or other major expenses. Also, they charged the tenants a special assessment fee of $1285.71 (due immediately) for the elevator maintenance. I understand we need money to maintain the building, but I liked the way the previous HOA company charged tenants, an additional $200 fee for 6 months, something like that. When I found out this company had worse review I've never seen on Yelp and a bad reputation, why did we choose them? Are they trying to run out the tenants? read more

Property Management companies deal with so many matters, most of these matters are usually related to repairs or emergency and sometimes "US" on the other side need only to know that our matter (work order) is being considered and soon to be addressed. My experience with Lordon Management has always been a great one. Recently, I had a minor road-bump with them due to a non-responsive representative who is no longer there. Right after her departure, Ashley (PM) went out of her way to address the matter and provided with with a sincere apology. Thank you Ashley! The loose wooden step (after a couple months of communication) is know fixed and so were other steps in poor condition. Again, communication is key and Ashley kept me in the loop. Funny how in the HOA rules, you threaten fines when an owner doesn't immediately respond to your requests, yet there a numerous balconies falling off the sides of buildings at my complex and you haven't fixed them for years. That's going to be quite an expensive lawsuit for you guys when someone is standing on their balcony and they fall to their death because you haven't fixed it. read more

Terrible at communicating with residents. There needs to be a notification system to notify residents of any issues. Issues such as water heaters breaking, they don't tell you anything unless you call... and even then they can't really give you any information. And you're always transferred to voicemail. You have to WAIT for a call back. It doesn't matter what time of day it is. We've even had issues with bats entering our unit. That issue is still unresolved. They don't know how to organize or prioritize. I suggest all the staff going back to school to understand how businesses are ran and maybe some courses on customer service. If you are thinking about using this company, don't. I went to pick up some keys at an arranged appointment. My items weren't ready, the girl I was supposed to speak to wasn't available. After waiting 20 minutes another girl got me my keys, I asked her to follow up and look into a parking pass and she told me she couldn't help me and that I should email the company. I asked her if she could just handle the follow up since I was standing in the office and she said she would not. I am thinking of joining the board simply to get rid of Lordon! They say things that can't be true, they act like it's their "attorney" saying it yet can't back it up. They deny covering things that they should be covering. Clearly they know they don't have to perform customer service wise to keep getting money in the bank so they don't care.... That's communities needs to start finding better companies and researching them before going to contract with them. I should say that it does seem that you receive special approvals when you are on the board. After the first meeting I knew they were exactly what we needed to help bring our HOA out of the hole that the previous (mis)management company got us into. Just be aware, they will never answer your phone call. Instead they put you on voice mail and never call you back. I left a voice mail yesterday morning and was never get a call back from them. I called in this afternoon again and she was on lunch (Note she was in the office but ignored my voice mail). And this was not happened just once. Recently I was re-financing my home, the loan company required to fill and sign a PUB questionnaire form, which only needs to answer 5 yes/no kind of questions and shall not take anybody more than 2 minutes. So I contacted Lordon by all means. It took them a whole day to find out their escrow department shall handle this. So I called the escrow, no one ever answer the phone. All I got is some voice message, telling me they will charge $75 to do the standard form and $100 to do the customer's own form. Then I sent many emails and also left voice mails and ask whether I can see the format of the standard form. If it can be used by loan company, I can save $25. But no one ever bother to reply a single word to me. So I had to give up, and sent them $100 check with the form to be filled. Then I wait and wait until 5 days passed. we got nothing back, so I emailed and called again. Still no one answered anything like this company does not exist at all. Eventually, after many rounds of calls, I finally talk to some live person in the escrow department. They said they received the form on Monday, but they cannot get it done by 5:15PM on Friday. Because my loan application has to be filed by the end of Friday so the rate can be guaranteed. I asked whether it can be done by 4:30pm on Friday, so we can still have time to file the loan application. Of course, the answer is NO. The 2 minute work has to be done by 5:15PM. Then the next thing is, at 5:15 pm, they did fax something. But it is my balance statement, which is totally different thing from what I wanted them to do. This is ridiculous. They charge $100 and spend a whole week to give us something we don't need at all? When we called them to find out what's going on, they have already left. On Monday morning, I called Lordon again, and the lady says the manager is out of office. and she does not know when she can be in today, and she is the only one who can sign the form. All in all, Lordon is the worst company I have ever deal with. As homeowner, we paid bunch of money to them each month, but what kind of service do we get in return? P.S. Eventually, after so many hassles, my case drew some attention of their senior manager who finally signed my form on Monday afternoon. read more

I'm not one to complain much about living situations, but Lordon Management takes the cake in WORST HOA customer service. If I could give zero stars I would. But unfortunately yelp is kind and lets the business at least keep some dignity with one single star. My car and another car owned by a gentleman in the house across from mine plus more were towed with no warning, we have no idea where they were taken to, when the towing happened, or why it happened, and why we were not informed about the event. The fact that they didn't notify the homeowners was very upsetting and very annoying. I spoke to the gentlemen across the street from me and he also said this happened last year but without any warning as well. So I called to ask around what happened to the cars, and apparently the landlord's are supposed to notify the homeowners that there would be a towing, but how are the landlord's supposed to notify the tenants living in the homes if they themselves didn't know either. This I found very stressful and irritating. I also called the towing company and it's $294 overnight one night and $500 second overnight. This fee was not reimbursed or even mentioned or offered to be paid off or waived by the manager, Ruth. No newsletters or anything were sent our way telling us about it or even warning papers in the windshield wipers would have been nice. I spoke to a friend who lives in the same community but down towards the second gate, and she said that they got warning signs put in their windshield before the towing, I'm wondering why my street didn't get one, and if my street was the only street with cars that were towed and why? When I emailed and called and left voicemails in the corporate office in covina, they didn't call me back or email me back or anything, I had to keep calling them myself to get anything out of it. And even so, they say their main open times are 8:30AM-5:15PM M-F. I called at 8:30AM and no one answered right away. I had to call twice or more for anything. And when someone did pick up on the operator end, she was kind, but when she transferred me to Ruth's assistant, Carolyn, she was very rude and had an attitude while speaking to me over the phone, I found this very unprofessional and made me think of the assistant as very uncultured. Yes it's early but you should always speak in a professional manner to anyone over the phone if you want to represent the company you work for in a positive way. Ill-mannered workers or phone operators are not ideal for a company trying to regain its stature, and stars on reviews (according to yelp). Also when I scrolled down the reviews, everybody had put a single star and multiple negative reviews, so I'm guessing they feel the same way about the community management but posing different problems on many different levels of annoyances. And the fact that there is only one single good review, shows us that this business is selective and confusing. Another thing, when I first moved in, there was a $1000+ bill on the house for HOA fines that weren't even mine, and they put the entire bill on my account. I wasn't even living in the community yet when the $1000+ bill was put on my account the same day I had moved into the house. This I found VERY VERY upsetting. I did end up taking care of that but all together, this is a very flawed business that needs to up their customer service and business relations. Just started doing business with them, I call in to receive details for online payments, and the representative for my community (Rancho Mediterrania) "Merna" just has the nastiest attitude. Not only does she rush me off the phone she directly proceeds to hang up on me as if I did something wrong. Customer service is atrocious, it's unfortunate I have to deal with them for a long time, hopefully management changes in the near future. One of the first things I noticed is the deplorable conditions the community house is in, very disappointed, where is the money going? Is anyone actually doing there job? Good day to all who reads this, i live in the Glenoaks Town homes, and ever since the new management company has taken over due to the boards decision, i feel that that are not doing a good job. every time i call the person who answers the call seems nice, then you will get transferred to a account person who again seems nice until you have a issue. Then mean girl comes out and puts all blame on you no matter what all shes says is we are doing our job its the board decision we have nothing to do with it. but if you have a problem you need to call the management company go figure. i cant stand them and the security guards who have double standards and are afraid of the tenants. I am at my wits end, and wish the board chose a different company. They never gave me a chance to respond to the one and only email that I and my husband missed. They could have contacted my friend who by the way is the homeowner, by phone or email. The worst management company in American history. I have sent several emails and made calls for repair of damage done by and as a result of the HOA authorized, approved agent.... Well that was 30 days ago.... and nothing, zilch, nada. Just a bunch of excuses. I would not recommend Lordon to anyone. Lordon Management had nerve enough to send scores of letters to residents during the extreme heat in the summer in the High Desert about lawns. Threats about sending someone to fix the lawns; however, now I know that their letters are meaningless. If they cant manage to get a contractor to repair my roof I'm real sure a landscaper WILL NOT SHOW UP to fix lawns dying from the heat. I suggest that Lordon handles their business, fix the dying lawns in common areas within 30 days before wasting money sending letters in 2018. I am very upset with the level of service and management offered by Lordon. Upon pulling up this page, I am relieved that I am not the only one, but now I also feel defeated, to know that there is probably no hope for improvement while I am a homeowner at the Arbors. To be fair, this review is specifically regarding my experience with my property manager, Desiree, and not her assistant Sara or the entire company. Turns out my colleague also has her as her property manager and has previously filed a complaint about her. BACKGROUND March 10 - I spoke with the assistant, Sara, on the phone requesting to reserve our clubhouse for my adopted 1 yr old nephew's welcome home party/'baby shower" on April 9th (4 weeks, 2 days notice). She was very helpful and quickly provided the application with instructions. We exchanged a few emails the next few days to follow up. March 16, I receive a denial, stating "...your request is not approved. The Board is unavailable to perform the pre and post walkthroughs". My first reaction? Unacceptable answer from the Board. Paying homeowners are not able to use communal facilities, because the board isn't willing to figure something out with 4+ weeks lead time? No offer of an alternate date to do a walk through or leaving the key in the mailbox. Just, 'no'. So I responded and asked to speak with Sara to get further clarification, she mentioned she would go back to the Board and let me know. At this point I was mad at my HOA board and not Lordon, since they were just the messenger. From March 16 through March 23, I had to send multiple emails and leave multiple voicemails on both Sara's and Desiree's line (the phones go directly to voicemail, I ended up figuring out I had to get the front desk to page them in order to get them to pick up). Finally, today I got a hold of Sara who quickly transferred me to Desiree. I was polite with Desiree up front, but she was very rude off the bat. I'm assuming because she heard my voicemail and about my multiple attempts to contact them the past week and half and purposely did not get return my call. I told her I didn't think it was fair that homeowners could not use the communal space due to people's unavailability and offered my willingness to come pick up the keys, meet someone during the week for the walk throughs instead, basically try to find a solution. It's not rocket science. Desiree showed no willingness to mediate, no attempt to find an alternative solution, and no sympathy to the situation from a homeowner's perspective. She raised her voice with me and basically said 'NO. the space is just not available. You just can't use it'. Yes, I understand this is an unfortunate situation a bit out of their control, but it was handled very poorly on her part as a PROPERTY MANAGER. First by ignoring my voicemail, not calling me back and second, not making an attempt to deescalate or find a resolution. Then lastly, giving me, the homeowner, a hard time as if I am being unreasonable for questioning. read more

I had an issue receiving finance information for a home owners association after dealing for a week with Francesca Sanchez. Escrow department was telling me that she was the only only who could help but nothing. However, I seach for help in yelp and I got it. I found Donalea name and I called her and she resolved my petition within minutes. She is very efficient and I could tell that If she can help you on spot she will do it. Great customer service skills for her and no procrastination. Sad I could not say the same for Francesca Sanchez after a series of voice mails and email messages. I hope her management will take a close look at her work and ethics and hopefully make the right decision to let her go immediately. Lordan managment is horrible every encounter I have with them is the same .I stopped paying my bill because they would not respond to my concerns about mildew in my garage and electric issues. So they sent me to a law firm even though I still have mold and leaking in my garage? They never listen to your concerns they don't care that our wood on our garage is infested with termites and my roof in my garage is falling down due to water damage ( the garage belongs to the association btw). These are just some of the issues you have no idea how many other things they ignore and we pay $230/ month for what? To be ignored? But when you leave your trash an out they are quick to send you a letter. read more
