Given the nature of the property management business, Lotus Property Services at times must maintain a harder line concerning their day to day operations than a single person owner/landlord living on-site might. The flip-side of that supposedly friendlier posture is that everything is done by the book. Lotus is very explicit about the expectations each party should hold in their tenant-landlord relationships, and while isn't a warm and fuzzy, "let's have cookies and watch TV one night" bond one might have with a kindly landlady renting out her garage apartment, it is very up-front and business-like. Lotus has reasonable, industry-standard rules explicitly stated up front for their rental properties, and the management expects that tenants will adhere to them. Lotus manages a large number of rental properties throughout Southern California, cutting across a fairly wide swath of the "have/have-not" socio-economic spectrum. And while cultural aspects of their various tenant populations vary widely, Lotus appears to offer a level playing field to all prospective and continuing tenants. The sheer volume of individual tenancys under Lotus' purview mandates a rules enforcement policy fostered to ensure that no double standard favoring one tenant over another exists. In short, if a Lotus tenant operates within the parameters of renter conduct as management has proscribed, Lotus isn't a problem. That said, they are quick to assess late rent charges and to charge back tenant responsible repair costs management has incurred. These are not unreasonable property management actions, but tenants do lack any kind of appeal process enabling their voice to clarify any mitigating circumstances of a specific late rent payment or repair cost incident. This policy's net effect is that management is often perceived as monolithic, uncaring and incapable of considering anything but bottom-line financial matters. Regarding the day to day relationship of tenants with management, I can't express enough goodwill toward Alvaro Perez, the Lotus property representative assigned to cover our apartment building. While it's obvious he has a large workload that could probably keep him busy 24/7, Alvaro nevertheless strives to keep his building clean, in good working order and his tenants happy. His can be a thankless job, but our exchanges with him, even when concerning those potentially thorny maintenance issues that can cause tempers to flare and voices to raise in frustration, have always been polite and professional. More importantly, he works hard to ensure that tenant concerns are allayed in a timely manner, which is not an easy task given the number of properties he's responsible for, and Lotus Properties' restrictive and reactive maintenance policy. read more

So people right reviews to tell about their experiences with a company.. no matter what the company is. Obviously, right? Ok well on here, these are all opinions from people.. just like you. Not professionals at writing columns or anything, just everyday people. Well.. we all know there are people in this world that will not be satisfied, no matter what. And sometimes people lash out when they are angry. So a lot of times your see bad reviews and its kinda like you are reading their bad story but you dont know the whole story. So you cant base anything on it really cause it might be total lies. You honestly just wont know. I read reviews and sometimes I get turned off by a place just because of the poor reviews.. but thats not very smart. As I have learned, there are many many good companies/businesses that are great but some people feel the need to trash talk them for whatever reason. Lotus is a great place. Its run by professionals. They know what they are doing. They are very helpful when you need them and very respectful. Its a business and they get busy so sometimes they can't fix things right at the second you want them fixed, but if its a necessity, like really bad, they will fix things quick!! Some people don't realize that. They do inspections.. which I absolutely love!!! Why? Because I know that the people living next to me or across from me or in the apartments above mine aren't nasty like hoarding and have potty everywhere or have stinky apartments or dont have a meth lab!! It makes me feel safe and happy to know my kids are safe. They make sure everything is good and that everyone is happy with where they are living. Is it perfect? No! But how is possible to be perfect? They can only do so much, the tenants have responsibilities too!!! When the tenants don't fulfill their responsibility, it get put on lotus. Thats not right. So you want an honest review, heres one. Lotus is a wonderful company. I trust them completely with the safety and well being of my family that includes my 3 and 6 year old. They have always come through for us when we need them, be it clogged drains or leaky pipes.. whatever. They get the job done. They know what they are doing. Go in to the office and see for yourself. They are professional, but they are very welcoming and respectful. You will see :) . My manager stephanie is awesome. .she always says good morning to me us and is always available if we need help with something or if we have questions. She does a good job keeping everyone happy and managing the building I live in. Our rent sometimes goes up, and it suuucks!! But we pay it because we love where we live and we love renting under lotus and don't want to go anywhere else :) read more

My wife and I have lived in the Chinatown apartment that is managed by Lotus Property Management for a very long time. When I say a long time, I mean over 10 years. Throughout the duration of our stay here, I honestly have to say that we are truly blessed to have such a cute, humble, and wonderful apartment. We have gone through several apartment managers in the past 10 years and our current manager, Sally, is a pleasant, caring individual who really attends to our inquiries and needs. Whether it be problems with plumbing, or rescheduling an appointment for inspectors to enter our apartment, Sally will cater to whatever it is we request. The apartment building is located in Chinatown and is closely located to major freeways, markets, bars, and every other social amenities that one could ever imagine. You can even walk to CVS, get yourself a 12 pack, then walk to Dodger Stadium. As far as where you drink that 12 pack is on you. The tenants that live in this apartment are very diverse. You have young college kids, mid 40's couples, early 30's, a couple of newborns, etc... Overall, this is a great place and a safe area to reside in that's close by to everything. The Manager, Sally, is an A+ addition to this apartment as well. If my wife and I weren't happy with this place, we wouldn't have stayed over 10+ years here. We living in Arcadia Apt. for more than 3 years, sure before you step in to property management (Lotus Property Management), regardless of your poor property management (such as never clean parking area, trash around trash bin, parking door knob broken-lots of tenant complain, plants growing taller and taller in the parking lot, etc), how dare you threaten your tenant. Recently we need to fix the dry wall due to water damage, we ask for a small plastic tent to cover the working area in order to eliminate dust everywhere due to dad's respiratory disease, you management Stephanie said "no" direct and disrespectfully to your tenant who is supporting your business, then the maintenance manager Stephanie told me she will post a notice and enter my Apt. legally to fix it, really? I told you my dad need a tent, how excessive request was that? You keeps saying "No", you are really disqualified on your job. Jenny is the property manager at my apartment complex in Echo Park. She's a lovely woman and really the best property manager I've had. Every time I've had an issue in my apartment, not only is she on it right away, but she follows up until the issue is resolved. Since she's taken over, the whole building has been clean and brought up to date. When I had a leak in my bathroom ceiling not only was she on it immediately, she followed up through every step of the process to make sure the workers were at my place and the leak was being taken care. She even dropped by after work when someone had to come by late to work on the ceiling and hung around until his work was done. Our mailboxes have been a pain since I moved in here two years ago. The locks were constantly a problem for the post office and when they stopped delivering mail (again) shortly after she moved in, she was on it. She got the keys sorted out right away and even though I was being a total brat about the whole thing, gave me some extra time to get my rent in since my paychecks hadn't been delivered due to the post office hiccup. She then organized to get a whole new mailbox put in and it solved the problem for good. read more

I came across Luz by chance and I'm glad I did scanning through Lotus website for rental availability within company because I had already paid credit Check fees .I happen to inquire a unit assigned to her during our conversation I mentioned I was actually interested in a other property that was not assigned to her that I had applied for but had unsuccessful reply's to my rental application status . With that being said she still treated me with the most attention and concern to my needs to the best she could . She went above and beyond then what she needed to reached out to property manager I had originally applied for and confirmed unit was still available and that my application would be looked over .although I still have not heard back regarding my application since a month ago . My wife and I found ourselves in a tough position when our landlord had the building we were renting foreclosed on. We loved where we were with the orange tree in the front yard set back from the street it was quiet and lovely. Well sadly the property got sold on and construction started on the vacant units making our lives miserable. So the decision was made to move and we started viewing places the second of which we fell in love with. Sally @LotusPropertyServices was our contact and when we called she arranged it so we could go right over and check the place out. Within days we had put in our application and on that the same day we heard from Sally who was already hard at work processing it. It did take a little while for us to be officially approved but with so many applications we understood. Lotus Property Services is the LOWEST-CLASS operation I have EVER experienced. My apartment was not luxury but running very smoothly and happily until LPS took over. Everyone we interfaced with regarding maintenace problems was COMPLETELY INEXPERIENCED, amateur, inept at learning and unexposed to a decent, acceptable standard of work as done in mainstream America. The resident apartment manager was a completely irresponsible, low-life, unmarried Hispanic mother of 3 boys, who were fathered by a former East LA gang member, who lived on premise as a free-loader, scaring every paid resident. We are living in Pepperwood apartments in Fullerton for little over 5 years. It was under a different management during initial couple of years and it was a people friendly apartment always. Lotus properties took over 3 years ago and transformed the community into a great living place. We really appreciate the work that Irena and her husband has been doing all these years. He is very active round the clock to keep the community clean and address issues if you have any. They are prompt in notifying any upcoming maintenance with sufficient advance notice. We feel like it's our home. Happy to live in Lotus properties and glad we have Irena as our apartment manager and other friendly neighbors. One important yard stick I use to evaluate a company I first come into contact with is, do they follow through with what they say they will do? And in the time frame you agreed on? The answer with Lotus Properties is YES they do. If they tell you they will call you back, they do. If they tell you they will e-mail you with the answer, they do. I have been at the Pepperwood Apts for almost two years now. I have to say I love this complex, super close to nearby family and work. Irena, the property manager is awesome. When I came looking at the property, she was super polite and professional. She responded quickly and promptly to phone calls and emails, and was very informative and helpful. The complex is clean and quiet, lots of family's that interact with each other and are very friendly. I would recommend this complex for anyone who is starting their first time renting , or for those that have lived in an apartment before. Living in Southern California places can be pretty expensive, trust me I looked everywhere. For the sizes of the apartments that range from studios to multiple rooms, the prices are the best I have come across. So if you're looking for a new place , I absolutely recommend it. read more

The last 4 to 5 months i have come to visit my boyfriend at pepperwood apartments after work. I can honestly say that this apartment complex is the best kept place ever. On top of cleanliness, everyone is extremely friendly and personable. There are families, hard working individuals, and passionate college students. I have met irena more than a few times in passing, and from what my boyfriend has said she has been very reliable when it comes to any questions or maintenance issues he has had. When we see her on the grounds, she remembers us by name and always ask how we are doing as well as how things at the apartment is. She is extremely genuine and caring, yet professional at the same time. Shes never too busy to listen to how everything is going ans and ask if there us anything else she can do to be of help. Shes is very professional yet personable.. Love her! The receptionist is also very professional but also very passionate about her job. She always greets and makes it a warm atmosphere. I am not an easy person to deal with because I ask so many questions and feel the need to have answers right away and my landlord Belsy is amazing! She helped me feel more comfortable in my apartment and would always call me back when I had a question or needed verification that something went through. Thank you for all your help! She called me in advance to let me know that my dog was approved to stay in our apartment! I was supposed to find out on Monday that it was approved but she called today and let me know! On 12/5/18 I was notified that my rent payment was not received that I had mailed to Lotus Property Services. On 12/5/18 I contacted Arlin who was very helpful in helping me fix my problem. Arlin spoke to the Accounting Department who agreed to hold on and not cash my rent payment check if it was delivered. Arlin instructed me how to go on line and pay my rent payment. I was able to do so with ease on line. This was a relief as I do not like to miss my rent payments or be late. From not on I will pay my rent on line.
